Welcome to the fall/winter edition of Design & Remodel. The cooler weather brings us indoors with thoughts of creating warm, inviting spaces to share with family and friends. As always, we’re featuring trusted NYC/LI NARI members in this issue – licensed and insured professionals dedicated to providing you with a positive remodeling experience. With the holidays approaching, you might be thinking about decorating your home. We’ve asked the experts to give us some helpful hints and advice when it comes to holiday decorating, so that you can transform your home into a winter wonderland this year. Living together as a family can make it a little difficult for people to be able to find their own space. For years, men have been installing “man caves” in their homes, but recently, women have begun to stake their claim to an area of the residence as well with a “she shed.” We’ll share some great ideas from our members on how to create a designated space that you can call your very own. If you’ve been thinking about opening up an area of your home to create a great room space, you’re not alone. Great rooms are once again growing in popularity as homeowners move to a more open-concept look and feel for their homes. Today’s great rooms blend form and function in a way that’s a perfect reflection of a family’s personal lifestyle. We provide the inspiration on pages 12-15. There are many unique challenges when renovating a historical home such as incorporating new appliances and technologies while keeping the home’s look and feel authentic to the era in which it was built. We share insights into the successful restoration of a 1920s-era Tudor home to its former splendor, while bringing in the amenities of today’s world. CR (Certified Remodeler) Individuals with the CR designation are recognized as experienced remodelers with skills and knowledge in all aspects of the remodeling industry. They must have at least five years remodeling experience, participate in 16 hours of continuing education and be associated with a business in compliance with the NARI Code of Ethics.

CLC (Certified Lead Carpenter) CLC designation is exclusively for lead carpenters who are skilled and knowledgeable in the technical, handson aspects of their work, and who have demonstrated skill and knowledge in project management, supervision, and customer service. Candidates must have worked in the remodeling industry fulltime and continuously for at least five years, must comply with the NARI Code of Ethics and must have at least two years experience as a full time lead carpenter.

CRS (Certified Remodeler Specialist) This designation includes those remodelers who specialize in six specialty areas of the industry: concrete and masonry, electrical systems, insulation, mechanical systems, plumbing, and

CRPM (Certified Remodeling Project Manager) Certified Remodeling Project Managers (CRPMs) are the field personnel who oversee every aspect of the project: customer satisfaction, personnel

management, project schedule, administration, etc. while working on the project or projects. Candidates must have two (2) years continuous experience in the remodeling industry, AND one (1) year as a remodeling project manager. GCP (Green Certified Professional) Individuals with the GCP designation are recognized as experienced remodelers with skills and knowledge in all aspects of green remodeling, have been in the remodeling business for at least two years and be associated with a business in compliance with the NARI Code of Ethics. MCR (Master Certified Remodeler) This designation recognizes Certified Remodelers that have demonstrated commitment to the remodeling industry through support and involvement in their local chapter, NARI National, and/or their local community. Candidates must be a Certified Remodeler for a minimum of ten consecutive years, hold another NARI certification (CKBR, GCP, CLC, and UDCP) and must submit a letter of recommendation from their chapter executive or chapter president or three letters of recommendation from recent clients. UDCP (Universal Design Certified Professional) Individuals with the UDCP designation are recognized as experienced professionals with skills and knowledge in all aspects of universal design and remodeling. UDCP’s must have been working in the remodeling industry fulltime and continuously for at least two years, must comply to the NARI Code of Ethics and must complete a minimum of eight hours of universal design remodeling/building related education.

Creating the

Perfect Great Room for Your Home If you’ve been thinking about opening up an area of your home to create a great room space, you’re not alone.

Great rooms are once again growing in popularity as homeowners move to a more open-concept look and feel for their homes. As families spend more time away from home – and away from each other – the great room functions as a place where everyone can get together after work and when school is over, rather than be cordoned off to their separate spaces. Today’s great rooms blend form and function in a way that’s a perfect reflection of the wants and needs of the homeowners.

Great rooms combine two or more of a home’s traditional spaces. When many people think of great rooms, they immediately envision a large room encompassing a family room, dining room and kitchen. But an important point to note is, there are no specific rules as to what room combinations should make up a great room; in fact, the rooms in a home that are melded together to become the great room are highly dependent upon the homeowner’s own taste and preferences. The key is making the space livable, and one that will be enjoyed by all members of the family. Gerard Lavelle, owner of Sound Harbor Development in Rockville Centre, N.Y., explained that as the times have changed, so has the concept for the great room. “Modern families view the great room as whatever they want it to be,” he said. “Instead of having a traditional living room-dining room, people are opting to make those rooms more usable as a great room. We are creating more of a livable house.”

Lavelle gave an example of a great room he recently completed that was conceptualized as an adult playroom. The bar section of the great room features an art deco design, with a pool table, complete bar and comfortable seating. Through an open archway, the room extends into a home theater space with sectional seating and a large television set into the stonework above the fireplace. “I think a house should be fun. This client wanted to have a house that was uniquely theirs, that they could have fun in and bring up their family in.” Tina Kurek, CR, of Landmark Contracting Corp. in Maspeth, N.Y., added that great rooms aren’t just for rambling homes; they can be perfect for apartments as well. “Formality is starting to disappear. People want to use the space they have,” Kurek said. “In apartments, people are flowing from the living room, into the dining room, and if the kitchen can be incorporated, they’re opening that up and adding an island.” Kurek also said she’s seen people with apartments in Manhattan open up their entryway into the living space, as a means of bringing the view inside. For people who are considering a great room project, Kurek said the planning phase is important. She suggested people can plan by collecting photos of projects they like from the internet and magazines, making lists of items and materials they’d like to 14 NYC/LI NARI

incorporate into their great room, and anticipate who will be in the space and what their needs are. Kurek also encourages people to share their budget with their contractor and designer. “Contractors, designers and architects can show you where you should spend your money, and what your best options are to get the outcome that you want within your budget,” she said. Robi Kirsic, CKBR, President of TimeLine Renovations, discussed his award-winning great room project and what goes into creating a great room that blends form and function perfectly. “The living room and dining room were split, separated by walls. The goal was to create one large living space that combined all the rooms at once, but yet to create separation between the elements.” Kirsic was tasked with creating four very distinct spaces within the great room – the kitchen, a seating area, a dining room and living room – while at the same time making it possible for everyone in the room to be able to see one another and communicate.

The project, which won both the 2013 Chrysalis Award and the 2013 Professional Remodeler Design Awards, does just that, with each space, while distinct, flowing seamlessly into the other. “My opinion is, when you plan the layout of a great room, is that even though the rooms are essentially all in one, you have to take into consideration where everything is placed.” Kirsic said when a client comes to him wanting a great room; he first asks them why they want one, and what their needs are. “It comes down to finding out what the client needs in the space, and what’s the best way to make it work. Some people may have more needs for their great room than others. There needs to be a cohesive design to the project and a flow.” He indicated that there is a movement toward the modern – people are trending toward transitional design with a clean look and sleek lines.

He added that the creation of the great room is a threepart process that includes creating the layout, the design selection, and finally producing the room – and that choosing the right contractor is the most important part of the job. “The first and foremost important thing is that you choose the right contractor – choose someone you feel comfortable with, and who you trust to guide you through your process.” If you’re considering a great room project for your home, a NARI contractor can help. But recently, women have begun to stake their claim to an area of the residence as well. With the advent of the “she-shed,” a small garden shed or similar building outside the home that a woman decorates to her own taste and needs, it’s becoming a common trend for men and women alike to have a designated space they can call their very own. Michael Emmert, owner of Golden Eye Construction in Glen Head, N.Y., has completed both man cave and she shed types of projects, and he believes the trend toward these spaces has to do with social change. “Years ago, the husband would go out to his workshop, but now you see less and less of that. Instead, you now see women with their areas outside to do their gardening or their arts. Women now have areas to do their arts and crafts and read their magazines. It’s like the roles have reversed.” Emmert also said that while women are seeking their own spaces, most are equally supportive of their husband having his own man cave. “Some wives see putting in a man cave as a gift to their husband,” he explained. Emmert said that while the man caves he has built have varied depending on budget, there seems to be a common theme throughout. “The man cave is usually based around a big TV, a sitting area and a bar. If they have a big enough space, they like to fit in some sort of game room with a pool table, shuffleboard, what have you – it’s almost like they’d like to make a mini-sports bar in their home.” For women, the shed type areas seem to trend towards more artistic pursuits; Emmert has converted a garage into an art studio for one 16 NYC/LI NARI

woman, and a bungalow into an arts and crafts space for another. “The man cave and she shed spaces are areas in the house that are like little sanctuaries.” Veronica and Robert Krendel of R.A. Krendel Contracting in East Rockaway, N.Y. worked with a couple who wanted his and hers spaces in their home, which needed to be renovated due to severe damage from Hurricane Sandy. “The garage was wiped out along with the rest of the basement during the hurricane,” Veronica said. The Krendels set to work, converting the garage space into a she-shed of sorts for the female homeowner, who is a cosmetics representative. The project allowed her to have an area where she could display her cosmetics, color swatches and sales awards, while at the same time providing enough space for her to meet with her clients and perform consultations. “Now the client has a dedicated space from which to sell her cosmetic line,” Veronica said. The man cave portion of the renovation project included a sitting area with a large television and game area, as well as an in-wall refrigerator and wine rack area. Additionally, a bath with a four-stall shower and a

whirlpool hot tub was installed. In contrast to the light colors and clean lines of the she shed area, the space was designed with wood and brick, incorporating heavier leather furniture. Robert Krendel said that like any other project, this one had its own unique needs – due to the 6’ 6” height of the client, the ceiling was raised to accommodate his comfort needs. And, because of the nature of the storm damage, special precautions had to be taken to ensure the entire project was waterproof, to protect the property should such weather ever strike again. Designer Greg Griffin of Alure Home Improvements in East Meadow, N.Y. was also tasked with renovating a basement into a man cave in the aftermath of Hurricane Sandy. Because of the storm damage, Griffin had to work tirelessly to acquire the necessary permits and approvals needed to move the project along – a feat that was often daunting. “We could call this a religious experience, not because the client is a bishop, but because sometimes miracles do happen,” Griffin said. After a long wait and many hold-ups in the process, Griffin was finally able to set to work, creating an ultimate man cave for his client – which was completed just in time for the 2014 Super Bowl.

Griffin, who specializes in man caves, said that he strives to make each project a valuable investment in the home. “The goal is to give the client the most for their money. I take care in looking for the very best products I can get the client.” Griffin said the man cave he created for the bishop includes a home theatre complete with twotier theatre seating and Control 4 surround-sound, a new half-bath, and a Soho-style home office. “This was one of the most difficult, yet most satisfying, design experiences I have ever had. We fought for this client to give him his dream man cave, and he ultimately got it.”

Ultimately, builders and designers agree that each man cave and she shed is, even with the common threads, an individualized project based on the tastes, wants and needs of the client. As people spend more time working outside the home, it seems likely that they will continue to seek their own personal sanctuaries and specialized spaces within their homes. Designing Your Home for the Holidays

With the holidays approaching, you might be thinking about decorating your home. Maybe last year, you felt like your home was one giant explosion of decorations... or perhaps, you thought your décor was way too sparse. Maybe, you’re just looking for some advice on how to make your home a warm, inviting holiday haven for friends and family. We’ve asked the experts to give us some helpful hints and advice when it comes to holiday decorating, so that you can transform your home into a winter wonderland this year. Premier Designs, Ltd. President Shelley Feigelson focuses on helping her customers get beautiful window treatments for their homes all year long, and the holidays are no exception. “Some people like to do special things for the holidays, and that includes updating their window treatments. Some change all of their curtains for the season,” Feigelson said, adding that typical colors are silver, gold, red and green for Christmas, or gold, silver and blue for Hanukkah. She also said that people opt for heavier draperies in fabrics like velvet and chenille, and that some add coordinating slipcovers to their furniture, just to change the color for the holidays. Feigelson said that when she gives people ideas for accessorizing, she encourages people to add small touches like pillows, and to put away items that are summery. Feigelson said she helps people “set the stage” in their home for the holidays, incorporating table settings, holiday dishes, placemats and napkins into their dining area, while adding bowls, candles and holiday items around the fireplace to evoke a “homey” look and feel. She said holiday collections can be fun, but cautioned that they look best when displayed together rather than distributed haphazardly throughout the house.

Lepkoff said that while many people still enjoy traditional colors, she’s seen people using lime greens, pinks, and even vivid tropical colors. She helps people get inexpensive window treatments that tie together the overall décor and color scheme of the home with the colors they choose in their holiday decorating. She said one of the easiest ways to bring a room together is with an area rug. “Lots of people these days have all wood or all tile floors, and generally have an area rug. It’s very easy for six weeks to roll up an area rug and store it, and put down an area rug that goes with the holiday color scheme.” For those who are on a tight budget, Lepkoff said there are a lot of creative options for decorating. “You could buy plastic fruit at a craft store, and paint the fruit all white, or all silver or all gold, and then place it in a clear glass bowl or cylinder for display.” She also said inexpensive, large picture frames spray-painted in your theme color are a good way to complement your decorating as well, and that fabrics like acetate or tulle are not costly and are perfect for adding to your table settings.

Feigelson also said that simplicity is key. “I caution my clients to stay away from overdoing – too much garland, too much of one color. I tell them to keep it simple, keep it tasteful, and that there’s no reason to spend a fortune, because it’s only out for a few weeks.” Wendy Lepkoff, owner of Wendy Interiors, agreed that

Lepkoff added that a small table in an entryway, the dining room table or the mantle are all great places to create focal points in your home. She did caution, however, that you shouldn’t scatter many tiny items or too many groupings over these areas, but instead choose three large items like stacks of books, large paintings, sculpture, pottery or family pictures in frames that are around 14 inches by 16 inches. She recommended that

people accessorize for the holiday with three large pillows that go with the theme or color scheme, in sizes from 36 inches to 42 inches. “The larger pillows can double as comfortable seating on the floor when you’re entertaining for the holidays, and you’re able to bring in pops of color.” The biggest trend in decorating for the holidays? “People are coming up with themes,” Lepkoff said. “They’re creating holiday décor around favorite movies, television shows, musicians, Broadway shows, vacation themes – they’re looking for something different.” She suggested changing out the artwork on the walls with inexpensive posters that go with the theme that have been placed in frames that reflect the overall color scheme.

“People can use their favorite holiday color scheme, and just base it around the theme they choose. Everything Old is New Again

rchitectural aspects of the Tudor-style home include pitched gable roofs, masonry chimneys, elaborate doorways, window groupings, half-timbering, and exterior finishes of timber and stucco. In the United States, there was a resurgence of Tudor architecture during the 1920s and 1930s. These homes were generally built by the middle class to the wealthy, and range in design from elaborate mansions to more modest suburban homes. In areas such as Queens and Nassau, Tudor style homes remain very popular today, with some neighborhoods now the subject of restoration efforts and tourist interest.

Tudor architecture harkens back to the late 1400s, early 1500s in Europe, spanning from the Medieval era through the Elizabethan era. When renovating an historical home such as the Tudor, there are many unique challenges that must be addressed. Maintaining the integrity of the home, incorporating new and modern appliances and technologies while keeping the home’s look and feel authentic to the era in which it was built, and preserving aspects of the home such as moldings, woodwork and windows, are all factors that need to be addressed. NYC/LI NARI member Yeheskel Sharbani and his team at Express Contracting faced such a challenge when restoring a 1920s-era Tudor home to its former splendor, while bringing in the amenities of today’s world. The award-winning project, which was completed at a cost of more than $1 million, entailed the complete interior renovation of a four-story, Tudor-style home located in Queens, N.Y. “The people who purchased the house wanted everything done, but the challenge was to keep the house looking the same,” Sharbani said. He explained that while his company was charged with keeping the look and feel of the interior of the home the same, the exterior had to look exactly as it had before. “It was like building a new house, while leaving the framework the same. From the outside, you cannot tell the entire house has been redone altogether,” he said.

While maintaining the interior integrity, Sharbani’s team was tasked with replacing the home’s electrical, plumbing and HVAC systems. The old radiators were removed, and radiant heat was built into the new flooring, and some ceilings, throughout the entire home. Two air conditioning units and two new boilers were installed, and the home’s comfort system was divided into seven to eight zones. New windows were put in throughout as well – but while the glass in the windows is modern and energy-efficient, the windows themselves appear exactly the same as those originally in the home. Sharbani explained that the master bedroom was doubled in size, and included an en suite complete with a freestanding whirlpool and bidet. A new Rutt kitchen was installed and included a SubZero refrigerator and a Wolf range and steam oven. “The new kitchen is completely up-to-date, but looks like it belongs in the home,” Sharbani said. He added that much of the woodwork throughout the home is the same or has been recreated to look the same as the original. The staircase was scraped down and then stained, and panels in the library were milled to exactly match the rest of the woodwork in the room. For Sharbani, this project was a labor of love – something he brings to every project he completes. “I love what I do. I have a good feeling for architecture and interior work. After 31 years in the business, I know what can be done and what cannot be done, and what makes a home unique.” It is that intrinsic knowledge of what makes every home different that guided Sharbani on the Tudor remodel. “It was a challenge in the fact that we didn’t change the look of the house, on the inside or the outside. If you come in, you can tell it looks new, but it still looks as it should for its time,” he said.
