The POWER of Many to Make a Difference To date we have donated $11,400 to Phoenix Children’s Hospital.

As I drove down the 51 freeway last weekend headed to the Phoenix Zoo with my girls, I was in awe of the new patient tower currently under construction at Phoenix Children’s Hospital. The magnitude of this amazing building inspired me to dedicate this month’s newsletter to PCH. For those of you who don’t know, whenever my team sells a home, we donate a portion of our commissions earned to Children’s Miracle Network, which goes directly to our local hospital. For every bank owned home we sell a donation is made in the new homeowner’s name. Even in the downturn of the market, my team and my office, continued to donate money.

In 2009, RE/MAX generated $7 million for Children’s Miracle Network internationally. In the United States, giving remained extremely strong despite the challenges facing the real estate market. In Canada, RE/MAX continued to make a significant impact in raising funds and awareness for Children’s Miracle Network, donating over $3.5 million dollars. The individual donations of thousands of Associates amount to millions of dollars each year for children’s hospitals. Since 1992, REMAX has raised more than $100 million in donations for Children’s Miracle Network. I am proud to say my team and the majority

of the associates who work for REMAX Professionals have been a part of this outstanding contribution. Our office has collectively donated $34,150 to date in 2010. Phoenix Children’s Hospital is Arizona’s only licensed children’s hospital, providing world-class care in more than 40 pediatric specialties to the state’s sickest kids. Though Phoenix Children’s is one of the ten largest freestanding children’s hospitals in the country, rapid population growth in Arizona means the Hospital must grow as well. There are more than 170 Children’s Miracle Network hospitals throughout North America. Each year these hospitals treat 17 million children for every disease and injury imaginable. Collectively they impact the lives of more children than any other children’s organization in North America.

It makes me sleep a little better at night knowing, my infant daughter, Mila and my 2 year old grandbaby, Hayden both have the best-of-the-best in medical care, right in my back yard. Unfortunately disease and illness do not take a back seat to the economic struggles. GOOD OR BAD?

• Historically, all mortgage companies implement a moratorium at the end of the 4th quarter, especially over the holiday season. This allows homeowners peace of mind and lenders avoid bad press surrounding holiday evictions. Some speculate we will see another moratorium, although there is still talk of lenders pushing forward with foreclosures through the 4th quarter.

• There are estimated 6-7 million homeowners nationwide who are in a distressed situation. 1 out of 3 people are upside down in their current home. A freeze on foreclosures gives struggling homeowners more time to find solutions. • There is an increased amount of interest, media exposure and communication surrounding short sale options. Mortgage companies have a renewed enthusiasm to push short sale approvals for homeowners. For the first time since the market downturn, short sales are finally getting the attention they need. • Although the freeze has been lifted in 23 judicial states, there is still an on-going investigating into the accusations of “Robo Signers”, errors in documentation and malpractice by big banks. Lenders are now viewing short sales as a positive solution to turn bad or delinquent loans into homeowner-to-homeowner real estate transactions. • There have been over 10,000 loss mitigation professionals hired nationwide to help with the short sale process. Right now is the best time to negotiate a short sale. • Economic speculators estimate another 4 to 8 years before we reach a full recovery in the housing market.
