SPECIFICATION Zinc roofing - Light grey VM Zinc on all the roofing cut and assembled on site.To be laid with precision and care, ensuring all seals are water tight. Before laying, ensuring damp proofing is adequate for quality control measures. Engineered Glulam timber structure - All timber posts are 300x300mm, and beams being 300x350mm. All engineered timber to be treated with a coat of intumescent varnish to achieve 60 minutes fire protection. Beam members to be left exposed for aesthetic purposes.

Stone masonry walls - Stone walls to have a blue/grey appearance randomly placed with 10mm mortar joint with a ratio of 1:1:6. Stone to be locally sourced from Blue Penant quarry, Carmarthenshire, arriving on site ready for use to avoid waste. Stone window cills also sources from same quarry arriving on site ready for application.

Timber joists - All timber floor and roof joists used in the building will be 250x75mm and fixed to primary structure in accordance with construction details, either using joist hangers or sitting directly above and fixed mechanically.

Prefabricated Timber Panels - The timber panels are manufactured by a local timber frame company and will arrive on site all ready with one side of ply wood fixed, allowing insulation to be cut to size and fixed on site.The panels will be fixed to a base plate, and mechanically fixed to foundations above ground level. The panels will be fixed to the structure using holding straps inside the panel. Including 250mm of rockwool insulation, this wall method of construction will achieve a low U-value of 0.15 w/m2k.

All travel distances from the centre of the building to each door does not exceed the maximum travel distance as it only reaches 10m to each exit. All walls and internal surfaces have 30mm of plasterboard, giving 60minutes fire protection. All engineered timber structure also have more than 60 minutes fire protection using an application of intumescent varnish. Disabled access
