Over the last few years, the team here has worked hard to develop the Diploma in Residential Surveying and Valuation – a new, vocational qualification created to make the residential surveying profession more accessible to those seeking a career in property surveying. THE DIPLOMA THE SAVA HERITAGE Sava began in 1999 as an accreditation scheme for residential chartered surveyors offering the Homebuyer Survey and Valuation report. This expertise in surveying standards brought Sava to the attention of government and in 2000 Sava was granted the contract as the lead developer for the new Home Condition Report and Home Inspector qualification, the central element to the proposed Home Information Pack. In 2003 Sava was acquired by National Energy Services (NES) and became the leading training organisation for the new Home Inspector qualification until this was abolished by government in 2010. To address the fallout of this government U-turn, Sava then created the Home Condition Survey, aimed

at the buyer rather than the seller, and launched the new Sava Scheme for qualified Home Inspectors. The Home Condition Survey is a report for home buyers who want an independent survey of a property before they buy in order to help protect their investment. The Royal Institution of Chartered Surveyors acknowledges that the increasing demand for surveys and valuations is stretching the available resource. As a result in 2014 the Sava School of Surveying was created to address this skills shortage and offer a new way into the profession. Sava has over a decade of experience training and accrediting residential surveyors.


THE COURSE If you are looking for a pathway into the property surveying industry, the Sava Diploma in Residential Surveying and Valuation is a revolutionary qualification giving those without a relevant degree the opportunity to enter the profession.

Once qualified with Sava, you will be invited to join the following membership schemes: •

The diploma is a level 6 qualification overseen by the Awarding Body for the Built Environment (ABBE). It is delivered by industry experts who are either chartered surveyors or university lecturers, so you will be taught by trainers with real ‘on-the-tools’ experience. The course is delivered part-time via a mix of face-to-face and online learning and includes two contact days per month at your chosen course location. Face-to-face training days comprise a blend of theory and practice and may include property site visits to test your skills. This blended learning approach gives you the opportunity to study in a classroom environment and meet like-minded people, but with minimal disruption to other work and family commitments. During the course, you will study for a number of modules before entering into an assessment period where you will be required to build a portfolio of surveys for assessment. Training takes place over 12 months, with a maximum period of 18 months there after for assessment – actual qualification time will depend on the time you can commit to building your assessment portfolio.

Sava Scheme for surveyors The Sava Scheme is open to Surveyors who wish to offer the Home Condition Survey, a private property survey, to homebuyers. Scheme benefits include quality assurance and easy-to-use reporting software.

• Associate Membership to the Royal Institution of Chartered Surveyors The Diploma is approved for Direct Entry into RICS meaning you can apply for AssocRICS membership as soon as you qualify and could be offering RICS surveys in as little as two weeks after gaining your diploma. As a Sava learner, you will receive: • All course learning materials including textbooks • Quality training by industry experts • Technical support from the Sava training team • Direct entry into RICS at AssocRICS level • One year’s membership to the Sava Scheme

WHO IS IT OPEN TO? The diploma is open to everyone and here are many entry routes. Generally, there are four types of potential learner:

New Entrant This is the entry route for a learner with no prior surveying experience who is looking to change their career path.

Transferable Skills This is the entry route for a learner with experience and transferable skills, for example a tradesman within the built environment.

DEA This is the entry route for a candidate who is an active Domestic Energy Assessor with the ability to inspect property. Surveying is the natural next step along their career path.

Construction Professional This is the entry route for a learner with a degree and relevant knowledge in construction & building pathology. A pre-entry online test is required of the potential candidate.

TRAINING The Diploma in Residential Surveying and Valuation is a vocational course, meaning it is about being a well-rounded residential surveyor. Upon enrolment, and prior to the start of the course, learners will receive a qualification guide electronically and course material, including textbooks through the post. Sava training is about empowering learners so that they can get the most out of the course. We have therefore broken the course down into fourteen modules of twenty two face-to-face training days supported by a library of over 100 hours of rich media content. The course is comprised of the following: • Induction • Professional Issues • Valuation • Construction • Law • Inspecting Property • Landmark • Building Pathology

The training days are around eight hours in length with three breaks, including lunch. These are split into two classes per month in order to help you better fit the Diploma around your lifestyle and to retain the knowledge delivered in each class.

We expect candidates to put in study time beyond the classroom. We recommend an additional 10 hours per week of work outside of the course days. This helps you complete the course in 24 months. Not all modules are the same size. Some, such as Valuation, Construction and Building Pathology, are bigger than others. This reflects the importance and complexity of these subjects for Residential Surveying and Valuation. All modules are relevant to the subject. Law, for example, will teach you how to recognise the legal implications that surround property matters. Training is delivered by BlueBox partners who are all leading industry professionals. This means you will be taught by the very best, as not only are the tutors personable and friendly, but they are also knowledgeable and experienced in both teaching and surveying. The text books you will receive before the start of the course contain all the course knowledge and some are authored by the trainers themselves. RICS officially recognises the Diploma in Residential Surveying and Valuation as a legitimate and direct route into AssocRICS. This means RICS support and encourage anyone to take the course who is looking to make surveying their future.

Nick joined Sava after receiving an email about the Sava diploma. Before joining the course, Nick was a Lettings Manager and Domestic Energy Assessor, so he already had an interest in residential property but wanted a new challenge.

Like many Sava learners, Nick was particularly drawn by the appeal of studying part-time without giving up his existing employment. Nick said he would recommend the course to others looking to pursue a career in residential surveying.

SHADOWING A SURVEYOR We recommend that all learners get some shadowing experience with a practising surveyor during the course. If you already know of a local surveyor, then we urge you to approach them. Alternatively, you may be able to find surveyors who are active in your area through local estate agents. We understand that this may be difficult, therefore we provide a shadowing pack that explains the Diploma and the benefits for both you and the surveyor. Sava will assist in pairing learners with surveyors but we cannot guarantee this service.

THE COURSE TRAINERS The Diploma in Residential Surveying and Valuation is taught by BlueBox partners, a team with many years of experience advising property owners and practitioners. Sava have been working closely with BlueBox partners over the past few years to develop the Diploma, making sure that every learner gets access to the best trainers, content and knowledge the industry has to offer. BlueBox has exceptional training, coaching and consultancy skills developed through their work with corporate, independent and individual clients.

Phil Parnham Phil Parnham is a Chartered Building Surveyor with a special interest in the further learning of experienced professionals. He delivers various courses aimed at existing surveyors looking to enhance their skills. After 10 years practising as a professional surveyor and 18 years teaching at Sheffield Hallam University, Phil is the Professional Development Director at BlueBox partners. He has been integral in developing training courses such as the inspection master classes and technical workshops. With years of experience under his belt, Phil is an expert in diagnosing property defects, particularly those regarding dampness problems and the condition of building services. Phil also offers his services as an expert witness and is closely linked with the Royal Institution of Chartered Surveyors (RICS), having produced several publications on their behalf.

Mike Ridgell Mike Ridgell MSc, MRICS, is a Chartered Surveyor, lover of traditional stone cottages, surveyor for buyers of older South Devon properties, energy assessor and energy auditor. He studied Historic Building Conservation at the University of Bath and is a qualified Home Inspector. Mike was formerly a Roofing Estimator and worked in property refurbishment. Mike regularly contributes to the Sava technical bulletins and training manuals and has been providing training for National Energy Services, SAVA’s sister company, for the last 8 years. Mike is also an Assessor and Internal Verifier for various qualifications.

Larry Russen Larry Russen is a Chartered Building Surveyor, Chartered Building Engineer and Party Wall Surveyor. He also has a Post Graduate Certificate of Education. He practises in Norfolk and carries out building surveys, schedules of dilapidation and condition and acts as a party wall surveyor on all property types. In the last 25 years he has taught and helped train thousands of students, surveyors and energy assessors on subjects including building pathology, damp, building regulations, energy assessment and party walls. He has appeared in the High Court as expert witness, has had articles and books on professional subjects published, advisoryedited two other books and is currently responsible for on-line guidance for chartered surveyors about survey reports.


Chris Rispin Over the years, expert trainer of surveyors, Chris Rispin, has helped shape the industry he started out in. Through seeing gaps in how Residential Surveyors were trained, he wrote “Residential Property Appraisal” which is considered the essential benchmark of what a residential surveyor and valuer should be doing. With significant industry experience Chris has been writing and delivering training courses and CPD on technical surveying issues for several years. He has presented numerous courses including the series on “Property Horrors”. Chris has shared his expertise with surveyors across the country, has written numerous articles on the valuation of residential property and is the technical author for the new RICS Automated Valuation Models guidance.

Alan Appleby

Ian Brindle

Alan Appleby is a technical trainer and an independent surveyor with extensive experience in the surveying field. He uses his expertise to train diploma learners in valuation and inspecting property.

Ian has a wealth of knowledge in the property and surveying industry, being particularly interested in developing processes and making sure that surveyors and valuers learn to use best practice.

Alan applied to study for the BSc in Urban Land Administration at Portsmouth University, graduating at the age of 19. He began his surveying career as an Assistant Surveyor for Frank Innes and joined as an Associate Member of RICS in 1981. Alan owned and developed two busy estate agency and surveying offices and was awarded the prestigious status of RICS Fellow, testament to his outstanding contribution to the industry.

Ian was involved in the establishment of Wolton Chartered Surveyors, spending 14 years as Compliance & Risk Director. He was also the joint chair of the External Examination Panel for the Awarding Body for the Built Environment (ABBE). Ian is currently the Co-Owner of Better Prepared Ltd, a firm of chartered surveyors practising in the East Midlands.

Alan has appeared on Channel 4’s “The Restoration Man”, saving a collapsing 18th century flint mill and transforming it into his new home.

Through co-authoring the first edition of the RICS ‘Valuation of Individual New-Build Homes’ and acting as technical author on a draft of the 3rd edition ‘Mundic Guidance’, Ian has shared his expertise with surveyors and valuers across the country.

ASSESSMENT The last of your essential training modules is Introduction to Assessment. This day goes through the evidence requirements in detail, outlining what is required to complete the qualification and demonstrating the use of the online portfolio system. You will also carry out group exercises and presentations to the class. Once you have attended this day you will be in a position to start building your portfolio. Assessors are allocated to each learner and you will be asked to upload a series of assessments to be reviewed by your Assessor. When the Assessor is happy that the evidence presented demonstrates the required competence, the assessments will be signed off. You will be given up to 18 months to complete your portfolio for assessment. In summary, the portfolio of evidence will comprise: • 10 Home Condition Surveys and valuations • 3 energy reports • Method statements • Learner statement – pre- and post-survey activities • Business and interpersonal skills. The surveys, valuations and energy reports will need to cover a range of property types and ages. Should learners not have access to a particular property type the centre will be able to assist.

Evidence is held in an electronic portfolio so learners and assessors have online access 24 hours a day, seven days a week. The assessment process is rigorous and we recommend a minimum of 10 hours study per week.

ABBE EXAMS There are two ABBE exams; residential surveying and residential surveying and valuation. These are multiple choice exams which can be taken at Pearson Vue test centres around the country. To find your closest test centre please visit www1.pearsonvue.com/abbe/. Sava recommend completing at least 5 reports before sitting the exams. When you would like to book your exams the training team will provide you with your online booking details.

ACCOMPANIED INSPECTION Sava runs an Accompanied Inspection every month. This will be the final day/assessment you will attend. As soon as you have completed your ninth report, you will be invited to book a suitable date.

THE SCHEME The Sava Scheme is designed specifically for residential surveyors. After you complete the Diploma in Residential Surveying and Valuation you will be able to join the Sava Scheme and produce the Home Condition Survey. Benefits of the scheme include:

It provides a clear 1,2,3 condition rating system, includes a section for the conveyancer (surveyors are the eyes of the conveyancer) and, crucially, allows for photographs throughout the report. Steve comes from an estate agency background, opening his own firm – Funnell & Co. – in 2003, but began his working life as a Psychiatric Nurse. Working in estate agency, it was not unusual for Steve to work six days a week and for long hours, so Steve chose the diploma to help him “plan for the future”, seek a flexible career and take more control of his time.
