Prepare the Outdoor for Entertaining
Few things are better than having a functional and beautiful outdoor space to entertain guests. Having a great outdoor space enables a person to host parties or intimate gatherings all year long. Establishing an entertaining space and maintaining that space are essential when planning another year of fun in the sun. There are many things homeowners can do to ensure their entertaining space is safe and functional. As the season approaches, include some landscaping and decorating components to your preparatory plans to make the space as comfortable and aesthetically appealing as possible. Here are a few key tips for readying your yard for entertaining possibilities. Expand on these basics to customize an area for your unique needs. Check the area for any needed repairs. Prior to your first entertaining session, look over the deck or patio to take note of any flaws that may present safety hazards. Are there any loose railings? Are all screws and nails flush so they do not cause tripping? Are there any cracks in concrete or loose patio blocks? Be sure to remedy all of the repairs needed to ensure guests will be safe. If you are unsure of any structural deficits, consult with a contractor. Hire a reputable contractor. If you are just laying the groundwork for a new patio or deck, it is important to get the necessary permits and then hire a person who has been properly vetted. Check qualifications and licensing before hiring a contractor and ask to view a portfolio of his or her previous work. Word-of-mouth recommendations from trusted friends and family members are good, and you can also doublecheck qualifications by contacting the Better Business Bureau to see if any complaints have been lodged or use a service such as Angie’s List to read reviews of his or her work. Think about closing in a portion of a deck or patio. The use of a canopy, netting or even greenery to protect an entertaining space can help minimize weather-related damage to outdoor furniture. Netting will keep a good number of biting insects at bay when the weather 22 HOMES Magazine • October 2016
is warm and humid. Having a bit of concealment also means you can create a private space that isn’t easily viewed by neighbors or passersby. Plan well-defined areas. Just as rooms serve different purposes inside of the home, outdoor areas can be separated according to usage. Establish a sitting nook where guests can gather and talk. Have a bar or serving area where refreshments are made and served. Make sure there is a shaded area for when the sun is too uncomfortable to make sitting outside enjoyable. Similarly, have a sunny area where people can soak up a few rays or dry off after a dip in the spa or pool. Don’t forget to establish a spot for the kids to converge with scaleddown amenities. Consider a fireplace or fire pit. For centuries man (and woman) has gathered around fire for socialization and a means to warming up. Having a backyard fireplace, pit or chiminea is a conversation-starter, a decorative focal point, and a functional tool to extend the number of seasons in which outdoor entertaining can take place. Place the fire wisely and with concern for safety. It should be out of the way of foot traffic, but central enough so that it can be a gathering point. Invest in quality outdoor furniture. Today’s yards are extensions of a home’s interior. Guests no longer want to sit on uncomfortable metal or plastic furniture. There are many different outdoor sofas and chairs that are as stylish as they are comfortable. These pieces can be matched to the decor inside your home for a cohesive look. Accessorize. Consider the creature comforts of indoors and mimic that outdoors. Don’t shy away from hanging artwork on an exterior wall or using urns or pottery to decorate the space. Weatherresistant materials ensure everything from clocks to televisions can be used outdoors. Think about having an entire set of serving dishes and other entertaining items for the outdoors. When refurbishing outdoor entertaining areas, emphasize comfort, safety and functionality.

How to Stay Within Your Home Improvement Budget
Mother Nature is consistently inconsistent these days, when 30-degree Mondays might be followed by 60-degree Tuesdays. Fickle weather is often accompanied by large fluctuations in temperature, strong storms and unseasonable conditions, making it difficult for homeowners to maintain comfort levels in their homes. As a result of fluctuating temperatures, home heating and cooling systems have been heavily taxed. Growing reliance on HVAC systems has also driven up energy bills, as moderate weather synonymous with spring has given way to more days of extreme heat or extreme cold. As summer approaches once again, reducing cooling costs is a priority for many homeowners. The following are a few ways to cool your home’s interior without causing a spike in your energy bill. Reduce sun exposure. Much of the hot air inside of a home can be attributed to sunlight exposure throughout the day. Walls and windows on the south and west sides of a home will bear the brunt of the sun’s rays, so close shades and drapes on this side of the house to maximize coolness. Shades and curtains can save you up to 7 percent on your bills and lower indoor temperatures by up to 20 degrees. Homeowners also may want to think about installing a retractable awning on areas of the house that get a lot of sun. Planting shade trees is another way to naturally cool down hot sides of the house. Draw more air into the attic. Hot air rises, and in the summertime hot air can get trapped beneath the roof in the attic and eaves of a home. While an attic should have vents, homeowners can speed up the exchange of hot air with a simple trick. Open up a window on a shady side of the home, and then open the attic door or take out the access panel and place a box fan inside to blow air up into the attic. This will disperse the hot air and help force it out through the vents. 24 HOMES Magazine • October 2016
Use fans productively. Using box fans to suck cool night air in from east- and north-facing windows and to push out hot air from west- and south-facing windows is another way to increase circulation through a home. Running fans may be less costly than turning on air conditioners. Also, set ceiling fans to rotate counterclockwise. This will pull cooler air up from the floor and create a wind-chill effect. Switch to LED or CFL bulbs. Ninety percent of the energy used for incandescent bulbs is emitted as heat. This not only wastes electricity but also can make conditions hotter inside a home. Switch to cooler, more efficient light bulbs. Reduce humidity levels. Humidity makes hot temperatures feel even hotter. Clean laundry, take showers and run the dishwasher at night or early in the morning before the day heats up. Don’t forget to vent bathrooms and kitchens by turning on exhaust fans when water is in use. Rely on a programmable thermostat. Setting a thermostat to adjust the air conditioning system automatically means homeowners can keep the temperature raised when they’re not home and then have it lowered shortly before they arrive home. The thermostat also can adjust temperatures for day and night use. Keep doors closed. Do not cool rooms that are unused. Maximize the cool air in lived-in spaces by blocking off rooms that do not need to be cooler. Invest in more insulation. Insulation does not just keep homes warmer in the cold weather. Insulation also prevents hot air from infiltrating living spaces while keeping cooler air where it’s needed. Sealant around windows and doors also will prevent unnecessary air exchange.

What to Look for in Investment Property Historically, the appreciation rate for real estate is very strong. Even when the housing market declines, long-term investors in real estate can rest easy knowing that property values tend to rebound rather quickly, rewarding patient investors in the process. Properties in safe neighborhoods that boast good schools and offer easy access to public transportation tend to make great investment properties. Decor Decor is another thing to consider when looking for an investment property. If you don’t plan to reside in the property, your opinion of the decor should not carry much weight. Though you might find a tenant who prefers properties with unique interiors, a property that appeals to as many prospective tenants as possible often makes for a better investment and a lot less stress when the time comes to find tenants. Condition The condition of the property also must be considered before buying an investment property. Some investors want a fixer-upper, while others prefer turnkey properties that won’t require any elbow grease. The former type of property likely won’t cost as much as a fully renovated property, but those cost savings might be lost when it’s time to renovate. Find a property that’s in the type of condition you’re comfortable with. If you decide to go with a fixer-upper, learn the cost of your potential projects before submitting an offer. Cost Real estate makes a great investment, but don’t go overboard when buying an investment property. Before making an offer on a property, research rents in the area and the cost of insurance in that particular neighborhood. You want a property that essentially pays for itself, so make sure the rent you’re likely to collect is enough to cover your monthly costs, including the mortgage on the property, insurance and the costs associated with managing and maintaining the property.
