WELCOME HOME

3820 6th Street North Arlington In The Community Of Ashton Heights

Oakton, VA

This luxury home on 6th Street North in Arlington is a wonderful updated home in an incredibly convenient location. The home has several upgrades and is only a few blocks from the dynamic Ballston & Virginia Square neighborhoods of Arlington. As you enter the home you will be overwhelmed by the space created by the open floor plan (The main level was fully renovated in 2005). The lavish hardwood floors and modern look give the home a very comfortable and luxurious feel. The living room opens into the spacious family room, each with it’s own fireplace. The gourmet kitchen has state of the art appliances, an open flow, and a large breakfast bar with expansive counterspace. The kitchen looks into the formal dining room which is engulfed in light from the multiple large windows along the back of the home. The dining room walks out onto a private deck as well as down to the fenced in backyard. The backyard has mature trees, a patio, a bench swing, and a large camouflage tree fort that inconspicuously obscures the view of the neighbors. The lower level has also been renovated and has a spacious recreation room, a bonus bedroom suite with an office and bonus room, a full bathroom, a large laundry room, and access to the backyard. There is also a greenhouse outside of the laundry room. The upper level consists of two spacious bedrooms that share a full double vanity bathroom in the hall and an luxurious master suite. The master bedroom has a open bedroom area, a personal sunroom with lots of windows and skylights, an oversized walk-in closet, and a lavish master bathroom with standing shower and separate bathtub. The location is ideal with the metro only blocks away from the home. There is a mall right across the street, great restaurants, a Harris Teeter, and lots of nightlife options just around the corner. Washington DC is also just a short metro/drive/taxi away.

The Community: Ashton Heights & Arlington Ashton Heights is a historic Arlington community in a great location off of Wilson Boulevard. This residential neighborhood is quite peaceful and suburban feeling despite being only blocks from the metro, movie theater, grocery store, mall, comedy club, restaurants, ice rink, and nightlife. The community itself features Mosaic Park with a playground and big field, tennis courts, and the Arlington Arts Center which features a nice little park centered around an interesting metal sculpture. Plus, the community has a Walk Score over 90 which means all the conveniences you need are only a few blocks away. While Ashton Heights is the more suburban section of Arlington, it is only blocks away from the towering high rises of downtown Arlington. The Ballston and Virginia Square neighborhoods are centered around metro stations and are packed with restaurants, shops, and entertainment options. Ballston features a mall that has shops, a food court, an ice rink, a movie theater, and a comedy club. Community favorites in Ballston include Rock Bottom Brewery, Bailey’s Sports Pub, Front Page, Big Buns, Uncle Julios, and IHop. Just outside the metro station are many buses that take commuters throughout northern Virginia as well as a cab stand with taxis. Virginia Square is right on the next stop and is home to George Mason University, Mario’s, a new Z-Burger, and Arlington favorite El Pollo Rico. Quincy Park is right in the center of the two neighborhoods and has baseball fields, basketball courts, beach volleyball, picnic areas, and a public library. The special features and renovations of the home along with the great Ashton Heights community and the close proximity to all the conveniences and entertainment options of Arlington make this an incredible place to call home.

Dear Prospective- Homeowner, 703-930-0655 3319 Lee Highway Arlington, VA 22207 - info@NellisGroup.com Welcome to 6420 Boulevard View! We adore our home, and are eager to show you what makes it so Office Independently special. We won’t tell you about everything we like—we’ll let you seeEach some things for yourself—but we Owned And Operated wanted to mention a few of the things that we have fallen in love with about it over the years.

ALLEGIANCE

We fell in love with this house the very first time we saw it—as we rode by it on our bikes. It was so welcoming and stately, surrounded on all sides by azaleas and cherry blossoms and holly and magnolia trees in a quiet neighborhood along the Potomac River. We eat dinners out on the patio in our very own “secret garden.” We run on the GW trail that passes right by the house, and romp with our dogs at the park and nature trail across the street. The location is really special: it feels tucked away in nature-- we routinely see deer and foxes and bald eagles-- but is less than 10 miles from D.C.! Inside is equally charming. We re-furbished the hard wood floors in nearly every room, but kept the original tile in the master bathroom. The sunroom, which has a wall of large windows on three sides, and exposed brick on the fourth, making it a great spot to enjoy coffee and the paper in the morning. Steph has spent many hours studying for Nursing School in our library, and loves the custom-built bookshelves and beamed ceilings in there. While she was working, Joby used the attached garage as his own personal fitness center. It has cable TV, and enough room for an exercise bike, StairMaster, home gym and weight set, with room to spare for storage.

Coming Soon

In the kitchen, Steph loves looking out through the window over the sink into the large, fenced back yard, where she watches the dogs play and imagines little kids of our own running around. And both of us love to curl up under a blanket by the fire place in the living room. Upstairs, the house is laid out smartly, with three big bedrooms that feel both spacious and cozy. The attached master bathroom gives Joby and Steph privacy when out of town guests visit (which happens a lot!).

Families Moved Joby loves the easy commute—a short, straight shot along the river up the GW Parkway to D.C., and Elementary & midSince 1983 bothinlove dle schools thebeing minutes from Old Town, and within walking distance to the Belleview Shopping Center, which has a brand new Safeway, Post Office, 24 hr CVS, and our favorite pizza joint, Primo. neighborhood

Large playground & It will be hard Notes: to say goodbye to our first home as a married couple, and all the wonderful memories For Your Personal tennis courts nearwe created there, but we are looking forward to another family getting a chance to enjoy this special by as well place and make memories of their own in 6420!
