HISTORY In 1983 Vicki and Jim Nellis relocated to Virginia with their children Nicole & James due to a military transfer. Jim served as a Navy pilot and worked at the Pentagon and State Department for his final tours, while Vicki established her Real Estate career in Northern Virginia. Vicki’s passion for people and her ability to understand the needs of consumers quickly gained popularity in the Northern Virginia area. Vicki's career and company grew as her business was blessed with the overwhelming referrals coming in from clients. In the early 1990’s, Vicki expanded the company by bringing on a team of agents and a full time staff. Jim joined his wife in the family business after retiring from the Navy and became a licensed appraiser. Their son James Nellis and daughter Nicole Nellis-Cockrell along with her husband Keith Cockrell all joined the team to create the ultimate family business. In 2005, James Nellis expanded The Nellis Group to include serving clients in Washington DC in addition to Northern Virginia. 2 Speak To A Local Lender Getting pre-approved is an essential part and needs to be done before you start looking at homes with a Realtor. The Nellis Group can direct you to one of our team’s advantage lenders. They will get you an interest rate that is typically better than the bank or credit union. Good Faith Estimate
Your lender should be able to give you a Good Faith Estimate on what your closing costs will be at settlement.

LOCATION...The best way to determine a location is to look at aerial maps. Online maps like Google Maps or Bing Maps can can help you with directions and alert you to busy roads, powerlines, railroad tracks and other items that could impact your home. COMMUNITY...Consider where the home is located. What is within walking distance? What is only a short drive away? While you can find some information online, the best way to learn about the community is to talk to people that live there.
SCHOOLS...School districts play an important role with or without children. If you have children you want to find the best schools for your family. If you do not have children you must consider that if you plan to sell the home in the future this could impact you. CONVENIENCE...Determining how convenient it is to get from your home to different places is essential. How is the commute? Where is the public transportation? How is the traffic? Is it close to a Metro Station, VRE Station, Slug Line, or Metro Park & Ride?
CRIME...Your safety and that of your family is a very important factor to consider before making an offer on a home. Contact local police, search online crime data, and view the sex offender registry website. CRIME

BUYER RESEARCH When a buyer does their due diligence it helps our Realtor Specialists take them to the right homes. Community Drive-By After you find some eligible communities online, your next step is to go to the neighborhood and do a Community Drive-By. A drive-by is going to the potential neighborhoods to look around. Get a feel for the area. See what you like about it. Find things that you don’t like about it. If you drive there and hate it, you just saved some time in the search process.
Door-Knocking If the neighborhood looks good to you, we recommend that you talk to some of the neighbors by Door-Knocking. You can sometimes find out hidden pitfalls in the community by going door-to-door and talking to people who live there. This is nothing formal, just ask them a few questions.

BUYER TIP
Take a look at the last 5 homes that were sold in the neighborhood. Compare their list price versus their sold price. You will find they generally sell at 95-98% of the list price. This can help you get an approximate figure of what the home you are looking at will sell for in today’s market. (May not be true in every market)
Our market specialists are also licensed appraisers and are experts on current market conditions. They can help determine whether the home you are looking at is over or under priced. From this conservative figure we can go in with the right strategy for your offer.
Nellis Group MMA (Most Accurate) The Nellis Group mini-market analysis is an indepth CMA performed by our market specialists. Because they are licensed appraisers, they can estimate the home’s price in the same way as the bank, providing you with a more accurate price estimate.
Realtor CMA (Less Accurate) A typical Realtor will perform a computer generated comparative market analysis. However, this method does not take into account all the necessary factors for obtaining an accurate price estimate.
Online Estimate (Least Accurate) If you are looking for homes you probably have gone online to try to find the home’s price. Unfortunately, internet sites aren’t really an accurate estimate of the home and homes are often under or over priced.

If you discover something during the inspection phase that can not be repaired, you have the ability to walk away from the contract losing only the cost of the inspection.
This is also the time for you to start looking into homeowner’s insurance and to obtain a CLUE report. (free service of the advantage program)
MORTGAGE APPROVAL Your lender will perform a credit check on you and order a home appraisal to make certain they are investing the correct amount of money into a property. Get Approved By The Lender During this phase you will meet with your lender to discuss all the details of your final approval. You provide more information about your employment, credit history, banking, and other pertinent information (which is all kept confidential by the lender) and the lender will be able to remove your financial contingencies
Home Appraisal Along with determining if you are going to be able to get the loan, the lender also wants to ensure they are lending you the correct amount of money for the home. The lender will order a home appraisal to determine the value they attribute to the property in case you default on the loan.

FINAL STEPS Now that your mortgage is set up there are only a few more steps remaining before you take possession of the home. Homeowners/Hazard Insurance Many buyers choose to purchase homeowner’s insurance in order to protect their home from any unforeseen circumstances.
Association Documents If the home is part of an association, you will review the association rules, regulations, and policies. You have the opportunity to walk away from the contract at no cost if you see any problems.

Title Search Our Advantage Partners will make sure the seller owns the property, rule out encumbrances, and ensure it is free of any liens.
Property Survey A property survey should be conducted to see the legal property boundary lines and easements that could impact the property.
Do You Need A Home Warranty? This is entirely up to you. A Warranty covers the home for one year after purchase, alleviating stress so that if anything is mechanically wrong with their new investment they are protected.
Order Utilities You need to turn on all utilities to start on the day of settlement.
Final Walkthrough You will walk through the property with your Realtor Specialist and make sure all repairs were completed to ensure the home is in good condition.

CLOSING COSTS On the day of settlement you will have to pay the closing costs of the transaction. Your lender should have given you an estimate (GFE) ahead of time. If you are using a Nellis Group Advantage Partner, we require them to send you the final numbers 48 hours in advance. Closing costs will vary from transaction to transaction and are dependent upon your lender and the terms of your contract. Your lender will provide you with specific details. Here are some of the bigger costs that occur on settlement day:
Lender Fees Specific fees associated with using a lender (approximately $500-$900) *If points are paid to lower the interest rate it will significantly increase the fee (1 point = 1% of the loan amount)
Tax & County Fees A “sales tax” for purchasing the home. DC & MD call them recordation fees.
Title Insurance Your lender will require you to purchase title insurance or they will not provide you with the loan. This protects their interests if you stop making payments and gives them first position to acquire the property. We recommend that you purchase owner’s coverage to protect yourself.
Prepaids / Escrow This is money collected by the lender so you are covered with insurance and tax payments for the next time they are collected on the home. The lender is required to pay these bills if you escrow as part of your monthly payment.

GLOSSARY Adjustable Rate Mortgage (ARM): A mortgage whose rates change during set periods of the mortgage based on the market’s interest rate. Appraisal: The process by which the lender determines how much the home is worth to determine mortgage details. Balloon Mortgage: A mortgage that offers low rates for a period of time before it increases or is refinanced. Buyer Agent: A licenced Realtor who offers you professional representation during a home buying transaction. Closing Costs: The payments that are due on settlement day. C.L.U.E. (Comprehensive Loss Underwriting Exchange) Report: A report that acts like a Carfax report, and let’s you know if the house has had any serious issues in the past. Commission: An amount collected by an agent for services rendered. Conventional Loan: A private loan that is not guaranteed by the US Government and generally has 15, 20, 0r 30 year terms. Deed: A legal document transferring ownership of a property. Default: A failure to pay mortgage payments. Discount Point: Money paid to reduce the interest rate of the mortgage. Down Payment: Money paid up front in cash that reduces the loan amount.

FHA (Federal Housing Administration) Loan: A loan protected by the government. Financial Contingencies: Time frame for purchaser to secure full loan approval. Foreclosure: When a homeowner defaults on their mortgage, their ownership is terminated and the bank takes the property. Home Warranty: Optional coverage that protects the buyer from any unforeseen mechanical problems with the home. Homeowner’s Insurance: Hazard Insurance protects the home and it’s contents. HUD-1: A settlement statement that discloses all the closing costs. Inspection Phase: The time when a buyer orders the necessary inspections to ensure the home is in acceptable condition. Good Faith Estimate (GFE): An estimate of the closing costs given to you by your lender ahead of time. Home Inspection: A procedure ordered by the buyer to make sure the home is safe, structurally sound, and in working order. Lien: A legal claim for a property that is satisfied on the sale date.

Radon: A cancerous gas that can be found in homes. A Radon inspection can be done to protect the buyer.
Market Price: The amount of money the home is worth based on current local conditions.
Realtor: A licenced professional who can represent buyers.
Mortgage: A lien on the property that promises you will pay.
Real Estate Owned (REO): A sale where the bank is the direct seller of the property. (foreclosure)
Online Transaction Managment (OTM): A system which helps the buyer see confidential information & documents. Offer: A document given to the seller to purchase the home including sales price, terms, and contingencies. Pre-Approval: Qualifying for a mortgage before the home search so you can be viewed as a serious buyer. Prepaids/Escrow: A closing cost paid to protect the lender for the first month of mortgage and taxes.
Refinancing: Paying off one loan while obtaining another. Generally done to secure a lower interest rate. RESPA: Laws requiring lenders, Realtors, and all parties to disclose all information. Settlement: The closing of the buying and selling transaction. Short Sale: A sale where the seller owes more than the home is worth so the bank agrees to allow the sale, taking a loss.
Principal: The amount borrowed from a lender that is subject to repayment with interest.
Survey: A property diagram that indicates the location of improvements, legal boundaries, easements, encroachments, rights of way, etc.
Premium: Amount paid to maintain insurance coverage.
Title: A document indicating ownership of a property.
PITI: Principal, Interest, Taxes, Insurance; the main elements of a monthly mortgage.
Title Insurance: Indemnity against loss resulting from disputes over ownership of the property and defects in the title.
List Price: The amount of money that the seller will take for the home.
Title Search: The process where the owner of the title is verified and the title is examined for liens or issues.
Local Lender: An experienced area lender who will qualify you for a mortgage and is aware of state & county costs.
Underwriting: Analyzing the risk in a loan application. VA Loan: A loan for veterans or current military insured by a federal agency.
