Who Says You Can’t Go Home? By Camilla McLaughlin

The taboo about living with your folks is gone. As a result, Realtors and designers are accommodating multi-generational housing needs at an increasing rate.

WHEN HALLI ECKHOFF, former Previews Director at Coldwell Banker Hearthside in Bucks County, Pa., was charged with marketing a small development of seven homes, each a minimum of 6,000 square feet, she immediately identified the target market — potential buyers seeking space for extended family — and she was right. Five sold to empty nesters planning for returning children and grandchildren. “These were $1 million-plus homes and some owners went way over in size to give family members a sense of space and privacy,” she says. In Florida, when Winter Park architect and builder Phil Kean recently tabulated the number of current projects that involved spaces for extended family, he was surprised to discover it came to almost a third of 30 new homes or renovations in the process of being designed or built. Easily, the growth in the number of multi-generational homes is one of the most under-

they realize they could end up with a family member or a post-college child at home and they ask, “If this was to happen, what would you suggest?” At the same time, he says, “We also see clients who are thinking about the future, which means they are designing with, ‘Gee, I could end up with a family member or a child post-college at home and what sort of design will work to make this addition or new home work differently than the old version’.” “Maybe it’s always been part of the conversation, but because of the economy, people are thinking about what if this happens or that happens,” says Kean. And there is a growing body of research to back up Kean’s observation. After decades of decline, the number of multi-generational households has very slowly been rising and Pew concludes the recession has accelerated this trend. Between 2000 and 2009, the number of U.S. households comprised of three generations of family members increased by 30 percent, according to Census Bureau data. Current estimates place the number of multi-generational households as high as 20 percent. Among Coldwell Banker real estate professionals surveyed this year, 37 percent noted an increase in the number of buyers looking to purchase homes to accommodate more than one generation of their family and 70 percent of agents feel economic conditions may cause greater demand for multiple-

reported trends in real estate today. A record 49 million people (one in six Americans) live in a household comprised of two or more generations, according to the Pew Research Center. Boomerang kids, adult children returning to the family nest, are only part of the story. “Now, a boomeranging person is just as likely to be a 50-year-old parent or a 75-yearold grandparent, a midlife adult with a family in tow, or a 28-year-old trying to figure out what she wants to do next,” says Susan Newman, Ph.D., a leading authority on family relationships and author of “Under One Roof Again.” Siblings boomerang to bunk with another sibling who is willing to bail them out of a personal predicament. Boomerang relatives of all ages number in the millions.” Making room for mom or dad or junior or all three is a concern finding its way into conversations with Realtors, architects, designers and builders. “It seems like more and more it has gotten much more prevalent. I would say changing family arrangements probably are one of the single highest driving forces in the market, whether it is a parent moving in or a young family needing the support of a parent,” says Eckhoff. “We also see a lot of returning children coming back to the nest.” “No one starts out designing for their mother-in law,” says Arnold Karp, owner of an eponymous design/build firm in New Canaan, Conn. During the design process, as clients begin to explore “what ifs,”

generation homes in their market in the near future. Another top priority is accessibility, as more consumers plan for an elderly relative or to stay in their homes as they age, according to the American Institute of Architects. “Seven years ago there was no consideration of this. The attitude was, ‘We’ll sell the house and move when that day comes.’ Now consumers are seeing the difficulty with realty transactions so they are thinking about staying in their homes longer,” Karp adds. Changing Values Put Family First More than economics contribute to this growth. Newman says parenting styles in the U.S. have undergone a reversal since the 1960s and 1970s, when the goal was to have independent children who often lived hundreds, even thousands, of miles away. Until quite recently, offspring were viewed as failures and their parents seen as enablers if they moved back home. Independence was considered a virtue. A similar attitude also prevailed regarding parents moving in with children. “Today, families are united under one roof in record numbers,” Newman says. “Independence is no longer the gold standard, and the stigma of adult children of any age returning home or living with parents in their home has vanished.” Another Coldwell Banker Real Estate consumer survey of single homeowners found that 40

percent live less than 30 minutes or in the same neighborhood as parents or family. An additional 12 percent live with one family member. In this decade, American visions of home center on family, and there is nothing second-rate about how they choose to house family members. No longer is Mom or Uncle Henry stashed in an extra bedroom. Quite often, it’s an arrangement that allows everyone some degree of privacy and independence. Not only are the finishes on par with the overall home, but the spaces are executed with the same level of excellence as the main house. “People are going to great lengths to accommodate that family link,” says Eckhoff. “If they can’t find a house, they will build that cottage or add on that wing, if the property can take it.” Options range from an oversized bedroom with a connecting bath to suites with multiple rooms to a complete apartment or even an entire house. Consider the Spanish Mediterranean compound nominated for the Southeast Building Conference’s Aurora award. Designed by Kean for a couple in their retirement years, the property includes a guesthouse with an elevator for their elderly parents. Both houses share a rear entertaining area including a pool, palm court, cabana, fire pit area and summer kitchen. Other visions for compounds might include several homes for family members, says Karen Bosch, an executive sales associate with Coldwell Banker

No matter what the option, making the home and the space accessible is essential. More and more consumers are adding elevators, or at the very least planning for one by stacking closets. Larger showers without a threshold, wider halls and doorways, and levered handles all facilitate independence. Karp calls the trend “design for better living,” because people are thinking about how they will live ahead of time. Anyone considering buying a home with plans for multiple generations should look for a Realtor with a great deal of experience and who is knowledgeable about the needs of the elderly, suggests Eckhoff. “A lot of times, clients don’t know what they are dealing with. They are focused on the immediate and don’t have a sense of what their needs might be in five years. In this instance, an experienced Realtor’s advice is essential.” Knowledge of local zoning laws are also important, she points out. In her book, Newman outlines a number of issues that can occur when families of all generations come together and offers ways to get through the rough spots and how to establish boundaries. One of her top suggestions is to let family members contribute financially and in other ways, if they can. It gives them ownership and participation, so they feel they are helping out rather than being a drain. Convenience, saving housing dollars and the security of knowing a family member is safe are benefits of multi-generational homes. But the real payoff, according to Eckhoff, is the huge emotional return that comes from families living together.

THE OLD CLICHÉ, “EVERYTHING IS BIGGER IN TEXAS,” truly applies to the extraordinary, ultraluxe Champ d’Or in Hickory Creek, 15 minutes northwest of downtown Dallas. This Frenchinspired Texan palace boasts 48,000 square feet of living space, making it one of the largest homes in the nation. But size is only part of the story at this mega-estate, modeled after Vaux-le-Vicomte, an ornate château outside of Paris. That baroque-style landmark, constructed by Louis XIV’s finance minister, was the inspiration for the more famous Palace of Versailles. Completed in 2002 after five years of construction, this Texas version of French royal living was built by high-tech entrepreneur Alan Goldfield and his wife Shirley. The owners dubbed their eye-popping residence Champ d’Or, which suitably translates into “field of gold.” The home and extensive developable acreage, currently offered at $69.9 million, is represented by Coldwell Banker’s Cindy Frey, who considers it one of the most remarkable properties in America.

The grand salon, just inside the entrance, is a surprisingly inviting space where crystal chandeliers and cherub-adorned molding provide opulence without excessive pretentiousness, while the two-story library is a richly wooded, masculine space with occasional bursts of color. The master suite, which occupies an entire wing of the home, is sufficiently luxurious, with amenities that include Baccarat chandeliers and a hand-carved French limestone mantle-and-mirror ensemble that is a replica of Marie Antoinette’s at Versailles. The marble-clad baths are adorned with Lalique glass and 18-karat gold fixtures, and the dressing room built for Madame Goldfield is no ordinary walk-in closet. In fact, it was modeled after the Chanel boutique located at Paris’ historic

something amazing attention to detail.” Place Vendôme — a two-story art deco sanctuary decked out in glamorous black lacquer, illuminated by a dramatic crystal chandelier. “It’s every woman’s dream!” quips Frey. As might be expected from a property of this magnitude, Champ d’Or is well suited for entertaining, and among its greatest assets is the magnificent grand ballroom, whose reflective walls pay homage to the Hall of Mirrors at Versailles. Suited for less formal events is the tea room, with its soaring windows and color-speckled crystal chandeliers dangling from a high, hand-painted pastel ceiling. Owner Shirley Goldfield incorporated the spirit of New York’s legendary Tavern on the Green restaurant into this remarkable space. A room housing an indoor swimming pool is nearly as elegant is its inspiration, the rooftop pool at the celebrated Hôtel de Paris in Monte Carlo. Additional entertainment opportunities under Champ d’Or’s massive mansard roof include an opulent, state-of-the-art home theater reminiscent of a Victorian-era opera house, and a two-lane bowling alley. For the first time, the property is being marketed with its entire 256-acre developable site, rather than limited to the château’s immediate 25 acres of formal gardens. In addition to the château, those expansive grounds include two additional homes of 16,000 and 12,000 square feet respectively, and several lakes. “The property offers endless possibilities,” insists Frey, citing a destination resort, event center or mixed-use development as viable options. By Roger Grody A PALATIAL LAKEFRONT HOME in Winter Park, Florida, borrows from so many cultures that its owners named it Casa del Mondo (“House of the World”). Located on the shores of Lake Maitland northeast of Orlando, its lushly landscaped oneand-a-half acre lot was carved out of the former Busch family estate, and strolling through its approximately 15,000 square feet of indoor/outdoor space presents a whirlwind international tour. The home is currently offered at $20 million by Lorraine Barrett of Coldwell Banker Residential Real Estate, who claims, “It is without a doubt the most beautiful home I’ve ever seen.” “My clients were extensive world travelers, and their vision was to recreate a very historical European estate,” explains award-winning architect Mark Nasrallah, who reports they wanted little to do with the vaguely Mediterranean style found throughout Florida. favorite cities, was a particular inspiration, Nasrallah reminds us that Europeans historically traveled and conquered, returning with artifacts from every continent. As a result, he and Marc-Michaels Interior Design, a firm noted for its high-end residential work, incorporated influences from such disparate places as Russia, Japan and the Middle East. A grand staircase embroidered in wrought iron flanks an impressive entryway, with an elegant tropical wood-clad study off to one side and a living room with an imposing fireplace straight ahead. More discreetly positioned is a massive media/entertainment room with 15 plush seats enjoying state-of-the-art technology, as well as an elegant wet bar, library and tranquil seating area warmed by another fireplace. The kitchen—worthy of a world-class chef living in the suite above the garage—features a massive island, commercial-grade appliances, Japanese cabinetry and slabs of exotic stone. The dining room is decked out with Afghan onyx mosaic flooring, a stately marble fireplace salvaged from the Russian Embassy in Paris and a dazzling pair of Czechoslovakian crystal chandeliers hanging over an 18-seat table. Directly under the kitchen is a wine cellar large enough to accommodate an elaborate dinner party, guarded by a pair of arched, wrought-iron doors. Its rustic stone block construction and Gothic cross-vaulted ceiling are reminiscent of an Old World cave in the heart of Bordeaux or Rioja, but was created by Disney Imagineers. These spaces, with the flavor of a Hawaiian lanai, were inspired

by the owners’ visits to the Aloha State. Casa del Mondo provides a wonderful illusion of privacy, as the views from every room capture the lake, waterfall, infinity pool or koi pond. “There is another home just 40 feet away, but you would never know it,” says Nasrallah. “We control your view…kind of like Disney,” he quips, invoking the name of the state’s most prominent neighbor, just a short drive away. Despite its sprawling size, Casa del Mondo’s design provides for an ease of circulation. “The floor plan is not axial, but flows where it needs to go,” says Nasrallah. Atop the curvilinear grand staircase, the upper level accommodates four incredibly luxurious suites. Occupants of the 3,000-square-foot master suite (which is also accessible by a private stairway) are pampered amidst a handcarved limestone fireplace and private patio overlooking the pool and Lake Maitland. In the French-inspired master bath—it is literally built around the waterfall for dramatic effect—a quarry of Carrara marble covers the base of an enormous spa tub, fireplace and spacious shower enclosure. An elevator, a near-replica of the birdcage lift that Otis installed in North Carolina’s legendary Biltmore Estate, adds both charm and function. Much of the home’s eclectic furnishings—a celebration of the owners’ globetrotting lifestyle—were selected by Marc-Michaels to suit the clients’ sophisticated tastes. “We bake the cake, and the designer adds the icing,” jokes Nasrallah, who counts Casa del Mondo among his proudest achievements. IT WAS IN THE COLUMNS OF ITALY, the fountains of Spain and the paintings of the Renaissance period. It was on the ceiling of the Sistine Chapel, in the ﬁreplace of a French chateau, a library of an estate in northern England. It’s what this property’s owner refers to as “the spirit of Europe.” For years, she and her husband traveled across the continent, and the owner, who has roots in Italy, was inspired everywhere she went. “While in the Sistine Chapel,” she recollects, “I felt like my ancestors were speaking to me.” She says she knew then in her heart that one day she and her husband would build a villa that encompassed their creative ideas. “It was nothing planned. It just evolved.” The result? Villa LaSosta, an exquisite monument to European artistry and design, nestled in the heart of the afﬂuent quaint town of Ross,

just 25 minutes North of San Francisco. For the owner, her home is not just a home. It is truly a tribute to the American Dream. Following that dream, her grandparents emigrated from Italy to become successful. And decades after, carrying on that same legacy, Arthur and Sherry Valdez created this extraordinary masterpiece. “It’s just unbelievable, the determination of the owners and how they brought together all the pieces of their own design,” notes Sairan Stanley of Coldwell Banker Residential Brokerage, who is the listing agent. “The master bathroom reminds me of a Roman bath, while the galleria conjures up images of Venice. The statues of the galleria were brought from Florence.” Stanley adds that different ﬂoor mosaics for each room were designed by the owners and assembled in Italy.

Works of Art With Renaissance-style frescos adorning the walls and ceiling, the impressive great room is just one of the home’s many rooms that emulates the Old World feel of a European estate. The artist who painted this area is the same one who was commissioned for the artwork at The Venetian hotel of Las Vegas, according to the owner.

“All the stones for the floors were brought from Europe and Turkey. Some were brought as slabs and cut into tile size,” Stanley says. Custom craftsmanship continues throughout the home, including the designs of the kitchen cabinets, which were assembled from 17 different pieces with handcarved fleur-de-lis, all made by the same artist. “He carved each one of them individually, and you can’t believe how identical they are,” Sherry Valdez says. It’s not the room’s amenities, but the details that hold meaning for her. The kitchen boasts an impressive Inglenook fireplace, which is a room itself within the room, designed and molded by the owners themselves. One of the two cooking areas in the kitchen was specifically designed for demonstration cooking to entertain guests. It created a bistro-style flair in her kitchen that she cherishes to this day. “Entering the kitchen from the great room, you see ‘Cucina i bistro’ etched on the transom of the glass door; and passing through my kitchen to the dining room, you see ‘Patisserie a LaSosta’,” she says. “It touches my heart

because I can never replace this.” The couple taught themselves enough about architecture and design to implement their ideas — such as drawing out their own plans or designing the grand bar in their great room with handcarved statues on each side. I don’t think I used a car. We did everything by boat,” Larry Webster recounts. “In those days, teenagers were harmless. We didn’t get into a lot of trouble. We’d have wonderful picnics out on the island. [We went] fishing. It’s just a year-round, beautiful, beautiful place.” Squam Lake makes the estate all the more exceptional. Said to be one of the most gorgeous in the country, the lake brings about a sense of calm and serenity, enjoyed especially after the busy summer’s transition to fall, the Websters say. “The lake does swell in the summertime. A lot of the camps are opened up and the population grows,” Larry Webster explains. “In the fall, things return to peace and quiet.

THEY SAY HOME IS WHERE THE HEART IS, and for many families, the heart remains there across generations. For Larry and Judy Webster, their home in Holderness, New Hampshire, has been a picturesque country oasis, and a place as alive with personal and cultural history as it is full of memories. Completed in 1905, the L.J. Webster estate has spanned several generations and until now, never has been for sale. “The boat traffic dies down. The lake is absolutely exquisite.” The home itself was built to take advantage of its surroundings. What makes the estate so charming, however, is that it has undergone only several renovations since it was built more than 100 years ago. Like the home, much of land has been untouched. According to Larry Webster, the surrounding area will never be developed because it lies within conservation territory, something the

Websters are passionate about preserving. “Larry’s family has been very involved in starting some of the organizations around the lake,” Judy Webster says. “I feel fortunate that we’ve been able to give back to the community; it’s what has kept Squam as pristine as it is.” The couple regularly holds fundraisers to support the town, and hopes that the new owners will continue to uphold the beauty of both the home and Squam Lake. “I think anybody who buys it would have to be very conservation-minded,” Judy Webster says. Her husband agrees: the home and the lake are for nature-lovers. Aside from the foliage, loons grace the lake, hummingbirds buzz about the property and horses graze the nearby pastures. “It has to be someone who loves nature and appreciates the craftsmanship of the house,” Larry Webster says. “It’s a special place, it really is.”

‘The Most Comfortable House We’ve Ever Lived In’ Trish O’Neill was familiar with homes from the 1700s. Her 10 years in this Hawaiian “modern chic” Contemporary were a pleasant surprise.

By Ken Weingartner DESPITE PREVIOUSLY LIVING in several historic homes constructed in the early 18th century, Trish and Michael O’Neill moved toward contemporary design when remodeling their house in the Makiki Heights section of Honolulu. The result was a showplace — in more ways than one. The O’Neills’ 11,323-square-foot home, which sits on nearly 1.5 landscaped acres, incorporates Asian and Island influences in its design and offers views of Honolulu, the Pacific Ocean and nearby mountains. The remodeling, which began in 2001 and took more than a year, was done by designer Greg Mills and contractor Darcy Builders. The home, listed by John Peterson of Coldwell Banker Pacific Properties, is on the market for $9.9 million. “We had always lived in old houses,” says Trish O’Neill. “Our first house was built in 1703 and the next one in 1710. It was a stretch for us to even think about moving into a contemporary house. But this is the most comfortable house we’ve ever lived in. It’s modern chic. I think it would appeal to someone who collected contemporary art, but you could change it. It’s almost like a clean palette on which you could do many different things. It’s just a great house for whatever you collect.

“It can’t be better for large pieces of furniture and paintings. It was so nice to have the space to display paintings and collections. I love the house.” The gated estate has six bedrooms and six full bathrooms, plus two half bathrooms. The second-floor master suite includes a sitting room with views of Diamond Head. The main living room has a two-story ceiling and raised dining room. There is a gourmet kitchen, breakfast room, study, family room, gym, wine cellar, four-car garage and a motorcourt with parking for 15 additional vehicles, plus abundant storage space. “It’s a wonderful house for entertaining,” says O’Neill. “It’s got great flow. We’ve had probably 220 guests and could have had more; it works beautifully for that. It’s got a nice big kitchen and caterers love it. It’s a great party house, but it still has a feeling of intimacy because of the layout and design. It’s just as nice for a small family get-together as a large gathering.” For all its charm inside, O’Neill’s favorite spots are outside. A covered lanai opens to the pool/spa deck with a cabana featuring a steam room and sauna. “It’s such a beautiful property, with so many gorgeous trees on it,” says O’Neill, who spent much of her childhood in Asia and graduated high school in Hong Kong. “I love the Chinese courtyard. We had a wonderful landscape architect create a little Chinese garden. It’s so peaceful and serene. There are very few properties left in Honolulu that haven’t been split into small lots. We have quite nice views and wonderful trees — big monkey pod trees. It’s just laid out beautifully. It just all works.” The O’Neills moved to Honolulu in late 2000 after Michael O’Neill was named chairman and CEO of Bank of Hawaii and Pacific Century Financial Corporation. By Lauren Varga AFTER MASSIVE RECONSTRUCTIVE SURGERY, 1203 Whitebridge Hill Road took on a new life, ignited with energy. “The entire lakeside elevation got torn off and expanded in all directions,” says Architect Jason DeBaker of Orren Pickell Designers & Builders. “On the inside, we gutted the whole existing structure and added on multiple levels as well as the big indoor pool.” Originally built in 1955 and reconstructed in 2001 by a previous homeowner, the brick Colonial on Lake Michigan in Winnetka, Ill., was designed for entertaining and “to take advantage of the great views and the site it was sitting on,” says DeBaker. “They had a fairly active family and wanted to create a real active space.” The current seller, Mary Hayes, says that living in the home, now re-listed for $6.895 million, has been “very easy.” With a knack for entertaining, Hayes loves a house full of guests and can host friends and family from the open great room and kitchen all the way down to the beach. Expanding on a multi-level lot on Lake Michigan is both rare and challenging, but more importantly, the conditions allowed DeBaker’s creativity to come to life. “Not too often do you get the opportunity to do a house on this scale on Lake Michigan,” he explains. “As an architect, I always felt that doing a remodel, especially on this scale, is more of a challenge. It forces you to think a little more and be

creative in how to achieve the program the homeowners want, while still tying into an existing structure and making it so people won’t look and say, ‘Oh, that’s where the addition was’.” According to DeBaker, clients often turn to him for help in creating a timeless residence. “Whether it’s a home they’ll stay in for the rest of their lives, or it’s an investment property, they want it to be timeless.” “[The residence] has felt like home from the first time we walked through the threshold,” says Hayes, giving credit to DeBaker’s master plan. Hayes adds that her family found no need to make any significant adjustments within the home. “The house has simple, clean lines. Ultra-High-End Shows Promise A recent headline caught my eye: a six-bedroom penthouse in London’s posh One Hyde Park sold for a record-breaking £140 million (or about $220 million), making it the world’s most expensive piece of real estate ever sold. This news also follows on the heels of Le Belvédère, a Bel Air estate represented by Coldwell Banker Previews International, which the seller reported to the L.A. Times as having sold in excess of $50 million. On the Westside of Los Angeles, the luxury real estate market is showing impressive gains. According to the Combined LA/Westside Multiple Listing Service, there has been a 50-percent increase in home closings priced $10 million and above this year compared to the same time last year. At the ultrahigh-end of the market, there has been a 33-percent increase in home closings in the $20 million and above range this year compared to the same time last year. Minnesota’s Twin Cities Those looking for an upper-end home in the Twin Cities area of Minnesota can select from the cream of the crop right now. There’s a heavy inventory of homes priced at $700,000 and more, and the prices are starting to drop. It’s as if the holidays came early for home buyers. “It’s almost like the first decade of this century didn’t exist,” said Realtor Meredith Howell of Coldwell Banker Burnet. “We’re back to 2001 pricing.” For sellers willing to adjust their prices, there has been great demand, she added. “For a long time, people could see their 401Ks and stocks going down, but could not accept the fact that their real estate was also going down. Now some of them are responding to the new world,” Howell said. In the past summer, sales activity has been fairly brisk for homes in the $1 million to $2 million range at the resort destination of Lake Minnetonka. One Deephaven single-family home with four bedrooms and two bathrooms recently sold for $1.1 million after originally listing at $2.4 million. Another home near the waterfront sold for $4.9 million after starting at $8.9 million. “Even Lake Minnetonka has not been immune to the economy,” Howell said. Howell predicts the market will stay somewhat flat for the next four years, but that’s good news for buyers. “There’s a shadow market of boomers who really want to sell,” she said. “In the high end, it’s a discretionary purchase. Boston In a city as culturally rich and populated as Boston, the mass effects of the global economic crisis are less visible than in other areas. According to Ricardo Rodriguez of Coldwell Banker Residential Brokerage, the New England city’s luxury market is thriving, thanks to its stable market. “We have been very, very fortunate in Boston,” Rodriguez said. “The prices haven’t really fluctuated much; they’ve been very stable the last couple of years. We’ve been able to entertain good numbers and very modest growth.” Rodriguez says that because Boston’s real estate inventory is never out of line with the size of the city, prices have remained relatively unchanged. In areas like Back Bay, Midtown and Beacon Hill, buyers will discover more established buildings, whereas neighborhoods such as South End and Bay Village showcase newer developments. Still, the city itself largelydetermines what does and doesn’t get built.

The Boston market is also experiencing a move toward more classic luxury, which includes the appropriate location and a certain level of finishes. “The buyers don’t want to compromise. If something is called luxury, it better be luxury,” Rodriguez said.
