WE ALL LOVE A GOOD MAKEOVER. Just look at the number of TV shows dedicated to transformations. You can flip on the flat screen and watch people lose weight, get their tummies tucked and faces lifted, flip houses, design on a dime—the list is long. And as is the case with home design shows, you often get the satisfaction of seeing a total transformation in the course of an hour. It looks painless. And easy. And like a really good idea. Before you know it, you’re thinking, “Hm. I might like to renovate my bathroom...and the kitchen...and while I’m at it, maybe I’ll spruce up the basement, too.” But anyone who has ever been through a remodel knows that the process isn’t always painless or easy. I’ve sat in the middle of a remodelin-progress at my own house and wondered what in the world I had undertaken—sawdust everywhere, a dozen tile samples at my feet, the walls painted three shades of ochre in my hunt for the perfect hue... So if you’re considering a remodel, this issue is for you: We’ve found three fabulously remodeled homes (starting on page 58) and asked their owners, architects and designers for expert advice on what they did and how they did it. We’ve woven “before” photos in with the “glamour shots”—satisfying proof that the process is worth the pain. We’ve rounded up products well worth the splurge (p. 23), tapped designers for their favorite paint colors (p. 43), and even served up a garden makeover, to get you in the mood for spring (p. 84). Your home won’t be fixed up in an hour—or even a week. But I hope this issue brings you enough inspiration to keep you going from start to glorious finish. Happy remodeling—

A few scintillating snippets from our September/October 1982 issue... IN A DISPLAY OF HOME PRODUCTS CALLED “ACCENTS & ACCESSORIES,” we featured a mix of architectural hardware, but only after an oh-so-clever introduction:

“Here is some hardware that will knock your locks off.” (Oy.)

HERE AT CH&L, we try not to take ourselves too seriously. And we like to think we can learn from—and poke gentle fun at—where we’ve come from. That’s why all year, we’ll unearth treasures from the CH&L archives. We’ll bring you rooms that show how far Colorado design has come, snippets from stories that we hope make you chuckle and cover images that will give you an idea of CH&L style from the early days. Even though we hope these pages will elicit a few laughs, they’ll also prove what we learn issue after issue—that good design is in fact an evolution.

IN A FEATURE OF A DENVER HOME ( pictured above), we showcased a room dripping in wood paneling, brushed polyester furniture, beige shag carpet, a bit more wood paneling, a gold accordion-style fireplace door, a Brady Bunch-style staircase, and—you guessed it—more wood paneling. IN “HAM ON STAGE,” a food and entertaining story, a CH&L writer whipped up more than a few fanciful ways to describe, well, ham: “the slice of life for a picnic hamper,” “this most versatile of meats,” the meat that “has long been considered by some to be a villain in the diet drama.” She rounded out the story with a sweeping claim about the popularity of the meat:

“Americans have reinstated ham to their menus in a record-breaking way.” (And so we wonder: Was anyone really keeping track of ham-eating records?)

IN AN ESSAY ON ONE OF THE MORE SENSITIVE ASPECTS OF GARDENING, entitled “Rabbit Redress,” we posed the question about those curious little critters: “Are they adorable or an affliction?” Our assessment got to the bottom of it:

“Many people with gardens devastated by rabbits swear to a course of extermination, but weaken when the time comes to raise the rifle at the cute little things. He who can act on his anger is a man of intellectual courage and iron will, qualities utterly lacking in most homeowners, the majority of whom were long ago smitten by the Easter Bunny syndrome.” (With one mighty pen stroke, we dismissed squeamish homeowners as intellectual wimps. Take that, bunny-lovers.)

WHERE IT BEGAN: When Denver homeowners Rachel and Brent Temmer called designer Mindy Sunday to help them remodel their kitchen, they had one primary goal in mind: more counter space. Rachel’s Swedish background had led her to study traditional Swedish baking, and now, she needed more room to set down her trays of treats. “They didn’t want to go up or out,” says Sunday, who specializes in kitchen and bath design. “We didn’t add square footage; we just made the space brighter, more functional and a lot more beautiful.” Sunday’s strategy included lowering the height of three walls to give the room an airier feel and raising the windows slightly, so that the counters underneath could be standard height. “That’s a tip for anyone who wants to remodel: changing the placement of windows and doors gives you a whole new floor plan. It’s not expensive, and it can dramatically improve a room’s flow and function.”

PERFECT TOUCHES: The kitchen’s red Silestone countertops add just the right amount of color to the small space. “Rachel wanted a low-maintenance kitchen, so Silestone was our best bet,” Sunday says.

And how did the Temmers choose the color? “We wanted to brighten the space and add something to catch your eye,” Rachel says. “A long time ago, I lived in a home that had red countertops, and I liked that the color gives the space a kind of retro feel.” The countertops are the perfect complement to the off-white Kraftmaid cabinets and tiny, clear glass subway tiles (which give off a slightly green shimmer, thanks to the grout color).

STYLE GUIDE: Sunday’s favorite elements are the natural light—“it just makes the room sparkle”—and the double-stacked cabinets. What you should know about reproduction (or “young”) antiques—and why they’re well worth a closer look BY HEATHER LAUREN QUIROGA

THE WORD “REPRODUCTION” SENDS CHILLS up and down even a seasoned collector’s spine. But the truth is that there are good and poor reproductions of every type out there, and there’s also a world of semiantiques that serve as smart counterparts to new reproduction furniture from modern manufacturers. Learning about revival furniture and arming yourself with a few “reproduction basics” will make your foray into this murky area of collecting less daunting. Why venture there in the first place? Because we all want to live beautifully for less. Late 19th- and early 20th-century vintage and “young” antiques—made in homage to those of earlier centuries—are relatively easy to find in the market and will take less of a toll on your pocketbook than period originals, making them well worth your hunt. A mix of antiques and semi-antiques can work well in any interior—you can even mix a few reproduction pieces into your modern space for a sassy, eclectic look. Since the line between antiques and reproductions is sometimes a blurry one, here we’ll introduce you to a few of the many categories of collectible revival antiques.

VICTORIAN REVIVAL (UNITED STATES, 1830s-1900) One might take issue with calling Victorian furniture “reproduction” furniture, since this 19th-century period is comparatively old and considered genuinely antique. However, the Victorian period is known not for a particular style, but an eclectic array of revival styles such as Gothic, Rococo, Tudor and Elizabethan. Toward the end of the Victorian period, tastes became more and more extravagant (evidenced by heavily carved furniture in more exotic revival styles such as Egyptian and Etruscan), and increased mechanization and industrialization made mass production cheap and fast; as a result, earlier Victorian furniture is generally of better construction and quality, commanding higher prices than the more mass-produced late 19thcentury pieces. As is true with any antique, the details set a great piece apart from a good one.

COLONIAL REVIVAL (UNITED STATES, 1880s-1940s) Concurrent with the popularity of early 20th-century modernism (much of it based on the European rumblings that would evolve into the Bauhaus and related movements in modernist art, architecture and design) was a patriotic backlash in furnishings tailor-made for the American middle class. Colonial Revival furniture, glass, silver and architecture are the expression of the American interest in all things Colonial—a sentimental and patriotic phenomenon not uncommon during periods of war. As design of the American Colonial period (1607-1776) was characterized mainly by Georgian and Neoclassical styles, so were the subjects of its revival. American cabinetmaker Wallace Nutting (1861-1941) is remembered as perhaps the greatest proponent of the Colonial Revival period. His earliest reproduction pieces were introduced to a hungry market around 1915. His catalogues were extensive, and today his fine reproduction furniture, prints and other decorative art pieces occupy a special collecting niche in the market.

EDWARDIAN (ENGLAND, 1901-1915) An elegant, light and sometimes whimsical interpretation of earlier styles (and not unlike the Victorian period), “Edwardian style” is a bit of a misnomer. The style is actually an eclectic umbrella term characterized by the revival (and liberally mixed incorporation) of many different elements and forms—the airy, curvilinear lines of Art Nouveau; the fine, light detail of Neoclassical; and even the spare, linear look of Art Deco. Edwardian furniture was produced in England during (and for a short time after) the reign of King Edward VII—a reaction to the heavier, more ornate and more rigid Victorian period that preceded it. If Edwardian speaks to your aesthetic, tell local dealers of European antiques, who will be happy to keep you in their insider loop.

DEPRESSION ERA REVIVAL (UNITED STATES, 1920s-’40s) If you were a middle-class couple married in the 1930s or ’40s, and modernism wasn’t your cup of tea, you likely would have furnished your home with the relatively affordable revival furniture sets produced by a slew of American Midwestern furniture manufacturers. Not unrelated to the Colonial Revival period, but worlds away from the finely crafted pieces of Nutting, is the mass-produced furniture of the Depression era. As a matter of generational timing, these pieces have come to the secondary

Antiques market (estate sales, antique shops, auctions) en masse over the past 15 to 20 years and continue to do so. Often mimicking many of the Victorian revival styles of the previous century, English and continental (Jacobean, French, Italian) forms, or curvy, bold Art Deco style, these mid20th-century reproductions are widely available with price tags significantly lower than both their antique and new counterparts, offering an inexpensive way to add a historical look to a room without the hefty price tag.

WE ALL SAY WE LOVE COLOR, but when it comes time to paint, the fear factor sets in. So CH&L asked several designers to give us their favorite go-to colors and mini-palettes for a foolproof dip of the paintbrush. “The best way to step away from bland without getting too dramatic is with medium-value colors that are soft and easy to live with,” advises CH&L’s art director, Elaine St. Louis. “Then once you get comfortable with color, you can have a little fun.” One common mistake is to choose a color based on a tiny printed card. Instead, buy a sample of the paint and try it out on the wall or poster board. Designer Mindy Sunday of Mindy Sunday Design in Denver always paints two opposing walls in big three-foot-by-fivefoot swatches, then views them morning, noon and night with the changing light. Our mountain-based designers go for bold looks with rich colors. “We live in an area with cold and snow for eight to nine months a year, so we need warm and soothing comfort colors,” says Dede DidigheroTuso of Broadstroke Design in Frisco. Check out paint companies’ websites for tools to help you visualize and tips on application. Wet paint samples in two- or four-ounce jars are available from most paint stores. Paint two coats on your wall or a 2’x 2’ piece of cardboard to see the true color. Color is affected by natural light and volume of space; what works in one location may not work in another. STATE-OF-THE-ART Here’s what to ask a contractor before you kick off a hometechnology project: How long have you been in business? It’s easier to upgrade, expand or troubleshoot a hightech system with the original installer, so you want a company with a good history and some staying power. Is the equipment easy to expand? A modular system lets you install a universal control for the media room equipment one year and add monitoring of your entire home’s energy usage the next. Does it require drywall work? You may be able to install lighting controls without a speck of dust, but hanging a 3-D flat-screen TV over the fireplace could require light construction work. How long has the technology or equipment been around? Give any hot new thing at least six months before investing your hard-earned money. You want to know that it’s reliable and here to stay for a decent amount of time. What kind of support is available? Find out what happens if you run into trouble after hours or on weekends.

to the security system. “It used to be that getting an intelligent control system was limited to new homes,” says Ken Karnes, president of Residential Systems, Inc., in Wheat Ridge. “In the remodel world, we can now do about anything we can do in new construction.” These intuitive systems are often easier to work than your TV remote, and thanks in part to wireless technology, you can often make the upgrade without tearing into the drywall. Many homeowners start with their core media equipment, such as the TV and DVD player, and then add on functionality to control lights or music later. Todd Sheppard, president of FutureLink, Inc. in Denver, says his customers often covet the clean look of the wallmounted TVs seen on so many homedesign shows. “The [homeowner] will call and say, ‘I want this area cleaned up,’” he says. “‘There are too many black boxes and cords, and I want the TV above the fireplace.’” He’ll find a new out-ofsight, out-of-mind place for all that extraneous equipment, and outfit homeowners with a single

remote to control movie- and TV-watching. So what exactly does all this cost? Karnes says you can purchase the brains of a system and start with simple controls in one room for as little as $800. Then you can expand one of these modular systems in stages. A touch-screen control panel runs around $1,300, but you can also purchase an iPhone app that lets you run the show from your sofa or a hotel room in London. Expanding to control the lights or a security system comes with additional price tags. If you’re itching for the sleek, over-the-fireplace makeover, Sheppard says those projects run anywhere from $5,000 to $15,000. But at least some system add-ons may put a little money back in your wallet—and help the environment. You can install monitoring equipment, for example, that keeps track of your family’s electricity, gas or water usage in the whole house. According to Karnes, studies show that just knowing this information typically reduces energy consumption by about 15 percent. If you’re really into being green, you can even monitor the energy use of individual appliances, such as a clothes dryer, or opt for a onebutton energy conservation mode on your system that would automatically turn off certain lights in your house and dim others. There are also some truly headturning trends on tap this year. “The most exciting thing for 2010 is 3-D flat screens,” Sheppard says. “It’s going to be absolutely spectacular.”

Thsetting was storybook perfect: acres of ranchland near Carbondale populated with horses, geese, ducks and livestock; magnificent mountain views; a river running nearby—or as homeowner Nancy Deering describes it, “Colorado at its most glorious.” Deering and her husband had owned the land and vacationed there for years before considering building a new home on the site. “The more they thought about the intrusion of building a brand new house on the old ranch, the less comfortable they became with it,” says architect Michael Hassig of A4 Architects in Carbondale. After the couple backed away from the building project, they found the vintage house they wanted—17 miles away. The 100-year-old farmhouse was destined to be torn down, along with a barn, homesteader’s cabin, outhouse and pig house. Deering and her husband bought them all six years ago and began the laborious process of moving the structures down the valley and restoring the house to its full potential. “There is no doubt we could have built a new house for less than

the cost of moving and renovating this one,” says Hassig, who worked with colleagues Olivia Emery, Brad Zeigel and Mark Mahoney on the ambitious project. “We had to fully understand the house…measure and document the existing building, determine what could be and should be moved, site the house on the land, adapt and add on to meet the needs of the homeowners and the appropriate codes of the higher snow zone.” But Deering found the ungainly quality of the old house endearing and loved the idiosyncratic mix of styles, from the Dutch gambrel roof and flared, shingled base to the late Victorian detailing. “I wanted a house that looked like it had evolved, rather than everything all matching and perky and designed,” she says.

“The first things I bought for the house were the green candlesticks. The sofa is from my greatgrandmother, the curtains from my mother’s house. The colors all work,” Deering says. She bought the antique dining-room furniture locally and found the chandelier at a thrift store in New York. New drawers were made for the pass-through to the kitchen; they now open from both sides.

While the homeowners gladly would have accepted some imperfections, code demanded such things as energy-efficient windows, improved insulation and a new roof. “We used as much of the original house as possible, including the porch pillars, interior doors, floors and hardware,” says Deering, who, with her husband, insisted on authentic materials and the oldfashioned way of doing things. As a result, the new custom cedar windows were crafted with chain-and-sash weight construction, just like the originals. Exterior shingles were hand-cut in a staggered crazy quilt pattern and nailed up individually. Metal railings were hand-forged by a local blacksmith. “We had terrific contractors who got into t he spirit a nd we re empowered to be craftsmen,” Hassig says.

The renovations were designed to preserve the past in spirit and detail, but they also serve the present: new French doors enhance the indoor-outdoor connection, raised ceilings add lofty spaces in the upstairs bedrooms, and modern conveniences are cloaked in old-fashioned charm. It is almost impossible to tell the new areas—the kitchen, breakfast room, laundry room and some bedrooms—from the old. Hassig credits the homeowners for being enthusiastic and intimately involved in envisioning the house. “There was a high level of care and attention to detail on their part,” he recalls. “Nancy was terrific at finding fixtures and fittings, tiles, paint and wallpaper.” She scoured local antiques stores and shopped New York City sales during the two years it took to complete the renovation, and mixed in her great-grandmother’s sofa and her mother’s curtains. “I just kept finding things that appealed and suited the period of the house,” Deering says. “It all came together in my head. I had a strong idea of what it should feel like—happy and homey and real to me.” Friends tell Deering that the house has a distinctly old feeling—the feeling that someone loves it again. The previous owner visited her rescued and renovated former home and heartily approved. “It looks like it has always been here,” says Hassig. “That was the real success of the project.” 66

WE ALWAYS LOVE WHEN ARCHITECTS AND DESIGNERS open up their own homes and reveal their personal styles. So we were especially excited when John Rowland and Sarah Broughton, the husband-and-wife principals of Aspen-based Rowland + Broughton Architecture + Urban Design, let us in on their design secrets—and their recently remodeled condo. CH&L: Your most recent project was one of Aspen’s Villager townhomes, unit eight—which you now call your own—but you had a history with the Villager properties even before this project.

Sarah Broughton: Our very first project when we started our company was the remodel of a condo in Villager that belonged to a good friend of ours—unit number five. After that, we proceeded to do remodels on four more units in the building. Then in 2005, we also did an exterior remodel on all of the Villager homes. When unit eight went on the market, we thought it was a great opportunity to acquire it and redevelop it into our personal home.

beam chaise lounges in Robert Allen upholstery. The light fixture by Lumina Matrix was the very last piece chosen for the unit. The deck, added to the unit during the 2005 exterior remodel of all the Villager properties, is “meant to feel like an extension of the living room and incorporate mountain views,” says architect and owner Sarah Broughton.

The entire condo is finished in rift-sawn white oak FSC-certified wood, which is also worked into the many custom features such as the built-in vanity in the entry. “People tell us that the space is warm and inviting, but it’s still very clean and modern,” Broughton says. “I love that we decided to use white oak everywhere. That consistency contributes to a tranquil environment.”

What drew you to that space?

It’s always been our model to buy a condo every couple of years, redevelop it, move into it and sell our previous one. We like to experiment on ourselves, put ourselves in the shoes of the clients. And we knew some of the tricks to remodeling the Villager units. No doubt there are differences when designing your own home versus working on a client’s.

We learn from every project that we do and are influenced by projects we’re currently working on. We have clientele that appreciate great design and are forward-thinking, so I think when we’re our own clients, we kind of take the design to the next level automatically. For example, when we were remodeling Villager 8, we had another client who had decided to put hardwood floors everywhere, including the bathroom. We decided, “Hey, that’s a good idea.” We’re influenced by our clients’ ideas, and that tends to make things more efficient. So you bring home a lot of client influences, but do you also try new ideas on your own space first?

We like to try new technologies, materials and space ideas on ourselves. With this project, we did all the woodwork with wood certified by the FSC [Forest Stewardship Council]; we used a lot of fluorescent lighting; the tile is recycled—we tried to make things as green as possible and built a very efficient unit. Before we start telling our clients to use fluorescent lighting

The kitchen features a Bendheim glass backsplash, custom concrete counters by Concrete Habitat and a light fixture by Lumina Matrix. The couple designed the kitchen island at 36 inches high—the same height as a custom desk built off of the kitchen (not pictured). “Everything is designed at the same height so that chairs and stools can be used in multiple places,” Broughton explains. The counter stools were designed by Knoll Studio Twist, and the sculpture to the far right is by James Surls.

or FSC wood, though, we wanted to try everything ourselves. During this project, we really engaged our subcontractors to show us the cost difference. That way we can say to our clients, “We did this at our place, and it doesn’t cost much more.” You mentioned trying new space ideas on yourselves. What were some of the space challenges with this project?

We wanted to get the condo cleaned up and back to its roots—it’s this classic 1960s design, and we wanted to recapture that era in the bones of the unit. We also moved the kitchen; there were spatial constraints to keeping the kitchen in its original location. We moved it to the larger height space. And finally, we converted an outdoor deck into what is now the master bathroom.

“We were able to maximize

We like to be very organized, and we considered that with this space design. There is a place for everything. We have a laundry chute since our bedroom is upstairs. Every room is built almost like a suite; guests have plenty of drawers to put their things in, so they feel more at home. Another detail is the fireplace, which has a sliding pocket glass door. When the fireplace is on, the door goes back out of the way. Every decision we made was focused on making the space feel gracious and creating the smartest use of space.

Style Quotient WHEN THE OWNERS OF THIS VACATION HOME in Avon called in designer Tracie Schumacher of Studio80 in Edwards, initially all they wanted were some window treatments to soften the Colorado sunshine streaming in through their floor-to-ceiling windows. But they had a change of heart. Nearly two years later, walls have been knocked down, floors have been replaced and this home has received a sleek, sophisticated overhaul. And Schumacher accomplished it all while keeping an eye on the remodel’s bottom line.

CH&L: You repurposed, reused and reupholstered quite a few elements in this remodel, including the doors, the trim and some of the furniture, and yet you managed to add a major dose of style.

Tracie Schumacher: You know, sometimes people come in and say, “Let’s take out all the doors, let’s take out all the casings, let’s eliminate everything.” With this client, we kind of picked and chose our changes. When you put all these pieces into the puzzle of cost, what’s valuable and what’s not valuable? I think it’s just [about] using your money correctly, where it’s going to make a difference. And what a difference a pattern can make!

Right. The patterns really made the place pop with some excitement. The client was so great. She was open to throwing pattern with pattern and just kind of going for it. Let’s talk about the living room. You’ve transformed this space—pardon my bluntness—from bland and beige to really bold and modern. (above) To make the most of the limited square footage in this bedroom, Schumacher installed two daybeds from Horchow. She painted the walls dark gray, used ebony stain on the millwork, and added accents of orange, blue and cream. (right and opposite) The dining room got a simple, modern facelift. The chairs were reupholstered in a graphic pattern that echoes the circular chandelier in the neighboring living room, and the table received a few coats of highgloss white automotive paint.

It was fun. We were thrifty. ... We found those two orange chairs at the thrift shop and had them reupholstered. There’s a twig lamp in there that we also found at the thrift shop. We kept the antler table, which was the homeowners’. The only thing new in there that we bought was the sofa. I think we achieved a rich, sophisticated look, but we didn’t spend a lot of money.

Tell me about the chandelier. It’s an 1800s wagon wheel?

[The homeowner] showed me this Egyptian chandelier that she had seen in a magazine and she said: “I really love this. Do you think we could make something like this?” I talked to my metalsmith. He lives up in Red Cliff, and he found this wagon wheel half-buried in the ground. So he pulled out this thing and cleaned it all up. He blew the glass and we made it into this chandelier. It just turned out beautifully. Were you behind the kitchen renovation?

Yeah, I’m an interior architect, and then my interior design work is just on top of that. Before, the kitchen was like a big corral. So we really opened it up. We took out all the old cabinetry and redid the lighting. Those are concrete countertops. [The new cabinets] are clear alder, but we did a greenish paint with gray undertones so it made them this different kind of color. I see that you also rolled up your sleeves and brought the master bathroom up-to-date.

The previous bathroom was more of a maze, so I opened it up. We did concrete countertops and Kohler fixtures. And we found Restoration Hardware mirrors and inexpensive light fixtures. [The homeowner] wanted a nice tub, so we chose a BainUltra tub so she could sit in there and soak. And then I brought in the bluish-grayish limestone for the floor.

Schumacher flexed both her interior design brains and her architecture brawn in the kitchen’s redesign. She knocked out a peninsula and the old cabinetry, and added an island, new alder cabinets, concrete countertops and a pair of beautiful spherical pendant lamps that the homeowners found while traveling. The result is a sleek, modern space with rustic charm.

Taking Shape Let the story of this oversized city lot— transformed into an oasis of outdoor living—inspire your spring planting BY NANCY RICHMAN MILLIGAN PHOTOGRAPHY BY EMILY MINTON REDFIELD

SHORTLY AFTER THE HAMLING family moved to their century-old Denver home, an act of nature determined the course of their renovations. “A microburst took down trees and destroyed the yard. That was the impetus for us to focus on the landscape before the house,” says Scott Hamling. He and his wife, Kirsten, hired landscape architect Wendy Booth of Ivy Street Design to design the multipurpose backyard they envisioned. The salvaged brick fireplace is the focal point of the garden design. Open on two sides, it relates to both the living area and dining area. The custom poured-concrete dining table seats up to 16 for large family barbeques or elegant al fresco dinners. The table has a trough in the center to hold iced drinks, or to float candles and flowers. The patios are laid with durable and moisture-resistant clay pavers edged with flagstone.

“The key role of the design was to create meaningful spaces,” says Booth, whose clients wanted areas for entertaining, gardening, playing and relaxing. Booth began with the structure: hardscape elements and trees to delineate the open-air spaces. A two-sided brick fireplace is the focal point of the landscape—it also serves to separate the spacious living and dining areas. Double paths lead to the far end of the garden, passing through a charming perennial garden and ending at a waterfall and reflecting pool. 86

Booth then brought in flowers and plants to introduce color and soften the hardscape. She selected a wide-ranging color palette of blue, purple, yellow and gold for the sun-filled space and chose bold-sized perennials to give presence. “The form and texture of plants are as important as the color,” she says. The homeowners enjoy the garden from the first burst of color in the spring to the turning leaves in the fall, and even into the winter around the fireplace. “We’re happy we did the garden first because we plan to be here a long time,” Scott Hamling says. “We can enjoy it now and watch it become more beautiful over time.”

➺Planning Ahead

With spring just around the corner, our winter-weary thoughts turn to gardening—and while a garden may appear natural and spontaneous, it takes a lot of planning and execution. Now’s the time to start. In many ways, growing a garden is like building a house, from the foundation to the utilities to the decoration. “Everything—the flowers, trees, hardscaping, water features—has a very specific job to do,” says landscape architect Wendy Booth, who outlines these steps: START BY CONSIDERING HOW YOU WILL USE THE EXTERIOR SPACE. Housing Summit

Deals abound in the Summit County housing market BY CHERYL MEYERS MARKET PROFILE

THERE’S A REASON THAT SUMMIT COUNTY has been dubbed “Colorado’s Playground.” With its four world-class ski resorts, countless acres of wilderness and super-easy access from the Front Range (and Denver International Airport), it’s where Front Rangers and out-ofstate tourists alike go to get their mountain fix. But when the nation’s economy—and our disposable incomes—took a nose dive at the end of 2008, Summit County saw fewer people coming out to play. And as Summit’s economy took a hit, so, too, did its housing market. Between 2008 and 2009, Summit County’s communities—including Breckenridge, Silverthorne, Copper and Dillon—saw its number of residential real estate transactions decline by 43 percent, says Brooke Roberts of Summit County Land Title Guarantee Company. In October, transaction numbers were equal to what they were in 2005.

What’s more, says Ann Marie Ohly, broker-owner of Omni Real Estate in Silverthorne, for-sale home prices dropped, on average, by 18 percent. That number is even greater in the million-plus price range, where according to Ohly, you can find homes discounted by as much as $1 million. It’s this reason that the average sale-price numbers have, on paper at least, remained stable—a few enterprising buyers are finding bargain-basement prices on luxury million-dollar-plus properties. But overall, numbers are down. The takeaway? “Now is the time to buy in Summit County at any price range,” Ohly says. “There are a lot of great deals you can find right now.” But realtors don’t expect this scenario to last much longer. According to Darryl Nolz, broker-associate with Slifer Smith & Frampton, October was the best month for residential-property transactions in the past 26 months. “There is a confidence in the brokerage community that the worst is behind us,” Nolz says. Developers are banking on this, too. Four new housing developments will be hitting the Summit County market in 2010 (see more info above), including a Fairmont Hotels & Resorts development in Breckenridge. But time will tell whether our country’s skiers and homebuyers are really ready to play in Summit County again.

before you remodel

The art of good remodeling, says Sarah Susanka, who authored Not So Big Remodeling (Taunton Press, 2009) with Mark Vassallo, is to redistribute what you already have so that underutilized areas become part of the active living space in your home. Remodeling doesn’t always involve big projects. Simply adding a pass-through from the kitchen to the formal dining room or expanding a doorway to a barely visible room can make a huge difference without eating up large amounts of time or money.

A house full of rooms with doors feels cramped psychologically. Widen doorways and frame them so there’s a greater sense of connection between spaces without losing the identity of each room. Thinking of knocking out several walls to create one big multi-functional room? “Just remember, the eye actually perceives less space—not more—when there’s undifferentiated space,” Susanka says. Only create a huge room if it’s in line with how you live. To enhance a home’s ambiance, vary the ceiling heights— lower over an informal dining area, higher in a great room, lower in a hallway. Why? People respond to the feeling of compression and release. Need more closet space in an older home? Consider adding a 28-inch-deep closet on either side of a bedroom window along with a window seat. The repurposed floor space is minimal compared to the storage payoff. Every room needs a focal point. How about one gorgeous tile surrounded by less expensive ones in your kitchen? The theory of window placement: Rather than centering a window on a wall, put windows close to adjacent walls, so there’s a reflective surface for incoming light—making the room naturally brighter. For an instant attitude adjustment: Put a light over a painting at the end of a drab hall. Because we are visually attracted to light, we automatically feel more positive about a space that draws us into it. (The same goes for a lighted art object at the bottom of the basement stairs.)
