The Summit County Builders Association (SCBA) is bringing you 24 remarkable homes to tour in our 15th Annual Parade of Homes. Your admission to these homes directly supports The Summit Foundation. This well-respected grant-making organization funds more than 255 nonprofit organizations in the area. Through admission fees and corporate matching funds from SCBA members Apex Mountain Homes and Trilogy Partners, $72,929 has been contributed to The Summit Foundation over the past three years. SCBA is comprised of 200 member businesses whose employees live and work in the community. They take pride in bringing you many innovative products and energy-saving systems. Some of these innovative technologies may not be visible, so be sure to ask the builder’s representative about these features. Today, new homes are safer, more efficient, and more packed with popular features than ever. Safety—Technological advances mean that today’s homes are safer, because new homes take advantage of breakthroughs in building science. Most homes in the parade have advanced electrical systems, hardwired smoke detectors and fire-resistant construction details. Some have included sprinkler systems. Windows in patio doors and near stairways have tempered glass, which makes them less likely to cause injury if they break. Efficency—Watch for a larger array of products and materials to make a home more energyefficient. Many home-builders participate in programs like ENERGY STAR,® which promotes energy-efficient appliances. One of the latest movements in the building industry is the incorporation of sustainable building practices. Our local builders are siting homes to take maximum advantage of sunlight and shade, and using innovative products like active and/or passive solar systems, light-conserving windows, insulation, decking made from recycled materials, and reclaimed materials like dead standing timber and beetle-kill pine.

From the ski hills of Keystone to a quiet suburban neighborhood in Frisco, this year’s homes showcase all that Summit County has to offer. BRECKENRIDGE Welcome! 2009 marks our town’s 150th anniversary and I thank you for joining us during this special year. Our year-long celebration, dubbed Breck150, features many festive events—and also represents the ongoing commitment to our rich heritage, including building guideJOHN WARNER lines that maintain the historic fabric of structures, the restoration of the Blue River and the purchase and care of open space. We invite you take a workshop in our Arts District, tour a historic museum or play a round at our nationally recognized Jack Nicklaus-designed golf course. The best place to start your exploration is at the Welcome Center, located on Main Street. In the spirit of looking forward while remembering our history, I urge you to reduce your plastic bags and plastic bottle usage and reuse whenever possible. Breckenridge is committed to preserving our community by making sustainable practices an everyday habit to ensure our next 150 years!

WHAT IS THE SUMMIT COUNTY BUILDERS ASSOCIATION? The Summit County Builders Association (SCBA) is a nonprofit trade association representing more than 200 builder and associate members doing business in Summit County. SCBA provides local educational opportunities to keep its members exposed to the latest building standards and techniques. DESCRIPTION The owners of this home wanted a warm and inviting mountain home in the woods where their family and friends could gather. Breckenridge Realty’s Kim Stevenson found the ideal lot to meet the owner/architect’s requirements: one with dense trees and a sloping terrain. The lot’s dense forest and privacy begged for outdoor spaces that would allow the family to enjoy that tranquility even if the weather would not cooperate, and so the design team created a covered deck that extends the indoor space to the outdoors; a stone fireplace removes the chill from the air. The owners wanted their home to feel as if it had already stood the test of time. Their vision was realized with reclaimed wood floors, a reclaimed wood ceiling in the master bedroom, the use of exterior stone material inside the home, distressed Douglas fir timbers, knotty alder cabinets, trim and doors, stones and granite, warm earth-tone colors, and attention to small details at every turn. The exterior design allows the home to exist in harmony with its natural setting.

During the conceptual design phase, input was given by family, friends, Marc Hogan and Tom Eble. Hogan provided constructive comments that enabled the owner to transition his schematic designs to BHH Partners. Tom Eble, President of Cabernet Construction, was chosen early in the design process served as a valuable resource for planning, design and construction. Cabernet Construction made the building process a wonderful experience, and the family appreciates the efforts of all the craftsmen who worked on the home. Beyond a pair of French doors is the master suite, which features a moss-rock fireplace, master bath with large double vanity, towel-warming drawer, whirlpool tub and steam shower. Through another pair of French doors is a study. The master suite also features a spacious closet complete with custom built-in cabinetry and access to a private, flagstone deck with great mountain views. A half-flight above the master bedroom is a loft that overlooks the entry and spacious great room, and offers a 3/4 bath and is ideal for accommodating extra guests. Just two steps down from the entry is the great room, which has spectacular views of the forest and mountains. The structural logwork is massive but the space has the very comfortable feel of a true mountain home, thanks to its 22-foot-high moss-rock fireplace, 6' x 6' structural ridge skylight, knotty pine ceilings, wide-plank hickory flooring and radius windows with motorized roll-down blinds. The kitchen has been finished with custom knotty alder cabinetry and heavy log support columns at each end of the island.

Appliances include Asko dishwashers, a Sub-Zero built-in refrigerator, a 48" Wolf natural gas range top, a Wolf double oven, a Wolf convection microwave and a SubZero wine refrigerator. A prep sink in the island and wide-plank hickory wood floors add convenience and style. Beyond the kitchen is an octagonal sun room with stone wainscoting, hand-hewn log beams, wood ceilings and lots of windows which afford a wonderful panoramic view into the woods. The dining room, which has an atrium door that leads out to a covered deck with a cozy fireplace, is adjacent to the kitchen and overlooks the great room. Behind the kitchen there is a powder bath which features a copper pedestal sink and slate floors, and a utility room, complete with pantry cupboards, an additional refrigerator and front-loading washer and dryer on pedestals. Just off of the entry way is a mud room, which features custom-built knotty alder cubbies and a bench, along with another laundry room and the entry to the heated garage. The home’s lower level includes a family room which features billiards, a game table area, a home theater with moss-rock fireplace and a wet bar. Attached to the family room is a mini master suite, the “Hacienda” bedroom and bath, a wine room with a moss-rock wall, a full bath and an additional bedroom.
