general academic cluster
core of the building and what holds the different masses together is an elevated interior courtyard: -separates students from general public (safety) - provides views towards landmark building (cathedral) Urban fabric: density on the northern side of South End is much more dense and organized than the urban fabric on the south, which is more scattered and contains bigger, more irregular building footprints.
Site is in a residential area of the South End surrounded by many narrow streets in between blocks and two-way vehicular streets. There is a lot of pedestrian traffic on the side adjacent to Washington Street. Further south, there is more dense vehicular traffic (highways) and railroads.
175 ft 50 ft Building heights are much more consistent on the north side of the South End, which is mostly composed by residential townhouses.

Green spaces are fairly distributed along the south end. Blocks create sub-green spaces in between. Site is adjacent to two main green spaces (Blackstone Sq and Franklin Sq). Site might extend green space “corridor” from Peters Park.

MASTER PLAN PROPOSAL
The general academic cluster, with the administration and service area, forms a “traditional school” wing. The discipline specific bars (practice and rehearsal rooms) meet and collide, resulting in the formation of a void which separates both solids. This void establishes visual connections between the small practice rooms and the more public rehearsal spaces, and also provides a “break” in the building to allow light in.
GENERAL ACADEMIC
These different wings of the school, joined by common circulation and the elevated courtyard, maintain the qualities of a urban and compact visual arts school while adding a campus-like experience which forces the viewer to navigate through the core and circulation to get to the different areas of the school.
_Residential area follows the courtyard massing of the adjacent residential blocks and fits in the overall urban fabric. _Dividing the site in two parts, continuing the circulation paths from its surrounding perimeter and molding the site to continue the strong pattern of rectangular blocks. _Provide two major courtyards to residential block and school _Side adjacent to Washington st (more commercial ) more porous, allows for public spaces and more interaction in between retail spaces, as well as the public side of the arts school. - Corner of the site open in response to landmark building, massing of the auditorium + studio wing adjusts to curve.
