INTERIOR CIRCULATION / COURTYARD
The interior circulation that connects the two residential building mimics the movement of the green public pathway (ramp) on top. The person will go through the lobby and out alongside the courtyard, with the overhang that is of the green public pathway (ramp), providing cover in rainy or snowy days, then to the lobby of T. Koyama’s residential building. The interior pathway is constructed with the same material as the lobby of both residential buildings, showing clarity and suggesting fluidity movement. At the moment the material will most likely be concrete
LOBBY SPACE - LOUNGE AREA
The lobby space has a luxurious double height ceiling (approximately 7.0 m. The lobby is connected to the kitchen / lounge space (and the art studio if continue). It is a rather open plan scheme as the lounge and the lobby is separated by a glazed glass sliding door, allowing abundant transparency. Natural light are able to penetrate through ceiling height windows of the lounge space and illuminate into the lounge. The lobby is also connected to the flower shop with glazed glass, so when in the lobby it is visible to FRANZISKA’s beautiful flowers and plants. The wooden stair core brings people from the lobby space to the studio office, which is build in glazed glass as well, allowing maximum transparency.
FORM AND CIRCULATION DIAGRAM
This is the site diagram of the bar structure on the site. The intension is to have a structure appropriate in the urban fabric of Pankow, therefore it mimics the forms of neighborhood structures. The shifted landscape can be seen as a form of a ramp. It is shaped in a S form which suggest an attempt of creating fluidity and a comfortable flow, bringing people from the grand music auditorium / performance space to Neue Schönholzer Straße, where there is a flower shop welcoming as people walk down the ramp. 0

CIRCULATION
As the design is a bar form, the idea is to expose as much natural light into the apartments, therefore the stair core is tucked into the middle of the structure, allowing the apartments to take advantage of the facade faces with windows. Also a series of skylights are implemented on the top floor.
COMMERCIAL PROGRAMS
The commercial program includes a flower shop for FRANZISKA, as she wishes to run her own flower business, a convenient store, and a studio office. The flower shop is connected to the lobby and the courtyard, allowing FRANZISKA to have plants display in the lobby and the courtyard. The convenient store and the studio office can bring revenue into the budget for this project.
RESIDENTIAL COMMUNAL SPACE
The residential communal space includes a kitchen / lounge area, an art studio (for children), storage spaces: bike storage, maintenance room and water tank room. The kitchen / lounge area and the art studio is connected to the playground in the courtyard. The intended scenery is for the parents to monitor the children in the playground while relaxing in the kitchen / lounge area with fellow adults.

TERRACE “PLATFORMS”
These “platforms” are elevated by 400mm from each other as it goes higher. A 250mm gap is implemented in that depth to allow natural light illuminate into the flower shop. A layer of grass (or artificial grass if the depth is not enough for realistic vegetation) is layered on to the platforms. It serves as different green platforms for people to relax or to do activities.
TRUSS SYSTEM
The flower shop structure design is intricate as a 250mm glass gap is punched through for natural light. Therefore, a grid truss system is applied and implemented. The beams have relatively more flexibility so the beams height will depend on the height of the terraces that needed to be support.
TERRACE PLATFORM DETAILS
The terrace platforms is constructed in 4 parts. The depth for the earth (for grass), concrete slab for stability, a 22mm glass (250mm height) with joinery details, and is supported by a series of timber, truss and columns. The columns are made out of reinforced concrete in order carry the load from the platforms Furthermore, the interior wall of the flower shop is made out of oak / walnut wood for stability as well as aesthetic reasons. The gaps of the terrace platforms can provide natural light and good ventilation for the plants in the shop. .
FLOWER SHOP “Since I am a florist, I would really love to have a fower shop on Florastraße, maybe in combination with a repair café for the house and the whole neighborhood. For little Lilly, it would be great to have a safe and sunny playground on the site where she can go on her own or with friends while we can have an eye on her, either from the fat or from the shop. I don't really know how big that shop would have to be, maybe it can be bigger if I can find someone to join forces (and money) with me, or if we convince the Baugruppe to build it as a common space.” - Franziska

SECTION / ELEVATION DRAWINGS
Section A (also an elevation) cuts through the flower shop and the courtyard. It shows the structure of the terrace platform idea with the 250 mm gap for natural light and ventilation. The glazed glass ground floor facade compliments with the green public path (ramp) on top and also shows a relationship with the facade of the residential building. Section B cuts through the residential building and the lounge area on the ground floor. It mainly shows the relationship of the overhanging structure of the residential building, the green public path and the ground floor communal areas. The overhanging structure of the residential building is made supported by recycled steel beams, an alternative material for wood beams, as it is more sustainable and environmental friendly.

APARTMENT HOLTHAUS
The Holthaus Family Apartment is located on the 4th floor, therefore a skylight is implemented for this particular floor. There are two skylights in this apartment, one in the dinning room / kitchen area, the other in the study room / work space. The Holthaus Family has requested a 3 bedroom apartment as they have two children. All the bedrooms are facing the east facade. The living room faces the south facade, where there is a balcony for the family to relax and looking over the landscape + courtyard. Ceiling height windows are implemented into the living room, allowing maximum natural light and ventilation through into the main living space.
