Corona City Hall & DAYCare Center, Riverside County, CA
Project Description The project was to provide professional architectural services for the preliminary and final design of the new City Hall and DayCare Center, including all related improvements to the project site. The project’s design blends a new 125,000 s.f. facility, which includes parking for 600 cars, into the existing urban fabric. Model / AJLA Site Plan
This new state-of-the-art City Hall will house Council Chambers, City Departments, and be a place for local community groups to meet. To accomplish this, departments will be located in such a manner as to distribute high pedestrian traffic to various city offices around the site. This allows easy access to all departments, while simultaneously reducing the visual impact of automobiles and parking lots. The new Daycare Facility is a 6,333 sq.f., type V wood frame structure. This facility will accommodate 75 children within 6 classrooms at approximately 426 sq.f. each. There is also 650 square feet office space for 12 administrative and staff personnel. Included in this facility is a 456 sq.f. kitchen and storage area for the purpose of storing and warming up food for the children.

A project specific database was developed starting with strategic planning. Project database is updated through progressive phases. Peer review on quality and constructability of projects at milestones. In order to more tightly relate the specifications to the drawings, the team utilized the Con-Doc system. This system avoiding tightly coordinates the drawings and specifications and is in place from Preliminary Schematics and the outline specification. An FTP site is set up for each project, with protocols for team communications. Revisions posted by team members on the project FTP site, utilize reserved revision layers and conventions for clear communication of changes without interfering w. resident technical information Pride of authorship is a powerful tool. The Team utilized this concept by assigning responsibility for production to a specific person at the start of preliminary schematics. Cartoon sets & story boards utilized to speed production, establish uniform format for all sheets. Cross Referencing was utilized to minimize conflicts between plans of differing scales, avoiding change orders. (CONT. NEXT PAGE)

Key to reducing change orders is the coordination of all building systems as an integrated whole – and the key to meeting LEED objectives. For example, MEP drawings have the structural framing as a screened background as a part of the final bid set. Maintained an RFI database from previous projects, from the firm and others (whose construction we have managed), an invaluable tool in systematically analyzing weaknesses in Contract Documents. This knowledge allows focus upon portions of a project indicated by trends. Early in the project established a matrix of Agencies/ Utilities with jurisdiction over the project. This matrix is utilized to track outstanding issues and the final status of project permitting.
