Spector Group, an award-winning international master/city planning and design firm was founded 50 years ago by Michael Harris Spector FAIA, one of the industry’s most respected figures. Marc B. Spector AIA and Scott E. Spector AIA, his sons, today lead the company which has offices in New York City, Woodbury, New York, Abu Dhabi, UAE and Mumbai, India. Ranked as one of the top 50 architectural firms in the United States by Architect Magazine and 7th in 2014 by Crain’s New York Business, the firm has affiliate locations in New Jersey, Miami, Florida, London, England and Jeddah, KSA., and this year introduces its services in Latin America, primarily Mexico and Colombia via its association with Newcomb + Associates.

Landlord- Tenant Design Philosophy Partnership is an important design concept for the Spector Group. Not only does it operate within the firm in the form of design and production teams but most importantly it works too with our clientele. The client is not only to be serviced; he or she is included in the design process contributing thoughts and ideas in response to questions by Spector Group team members. There are no pre-conceived notions – Spector Group staffs are excellent listeners, finely tuned to allow their planning and architecture to represent the client’s directives concerning program, image, budget and schedule. The staff of Spector Group works in an environment that enhances creativity and productivity. They understand the importance of how positively experiencing ones’ community and environment contributes directly to the ability to function optimally. Spector Group is totally responsive to the sensitivities of our clients’ requirements as they pertain to program, function, flow and adjacencies, while simultaneously remaining innovative, creative, sophisticated and pragmatic. The concept of “total design” as practiced by Spector Group represents an ongoing open-ended relationship between the Master Plan, the individual building’s components, the landlords interests, and the building’s tenants. Not only does creativity and productivity occur within, it begins as one perceives the building’s community and proudly identifies with it. That feeling is then extended to the private spaces and public spaces within. Spector Group experiences the architecture and planning of site, building and interior, as well as its pedestrian and circulation spaces as one; they are not perceived as individual disciplines. A deep consideration for budget is paramount and schedules strictly adhered to. Our ability to foster open communication among the firm, its clients and consultants is a strong asset for Spector Group. In creating an atmosphere conducive to relating information freely, Spector Group is always in touch with realities surrounding a given project. Corporate Headquarters For fifty years, the Spector Group has been creating architecture that has redefined the suburban landscape. Anticipating corporate America’s move to greener environments, the Spector Group’s early architecture set the precedent for today’s initiative work spaces. The images that accompany this text represent the design and planning of some of the corporate campuses and headquarter buildings commissioned to the firm. The single thread that unites the Spector Group’s work is the creation of energetic spaces we have termed “Lifespaces”. This architecture represents structures of energy and flexibility where the textures of the outside come in to allow the user a welcoming freedom to participate in and enjoy the space. This collection highlights the Spector Group’s board scope of design capabilities, their unique understanding of the corporate business, and a partnership approach that looks to the next century for uninterrupted expansion. The Latin America Studio believes that there are multiple opportunities for this, and similar building types in Latin America which can be developed in suburban centers in close proximity to the major cities and which provide employee amenities, proximity to residential communities, schools and services, set amongst plazas and urban landscaping and artwork that encourage employee and visitor participation.

MARC B. SPECTOR AIA, NCARB Principal-in-Charge of International Operations As a Principal of Spector Group, a LEED accredited international architectural, interior design and master planning firm, Marc B. Spector AIA pursues the design of buildings with passion. In creating a look of comfortable elegance, Spector’s buildings combine a spirit of energy and vitality, as well as solidity, security and sustainability. Says Marc, “Our work brings sophisticated design to our urban projects, as well as within the suburban context. Marc has been with Spector Group for 25 years and in that time, has demonstrated strong leadership acumen in the partnerships he cultivates with both clientele and the firm’s project teams. He has successfully individualized his unique design approach within corporate, institutional, retail, residential, interior architecture, and macro and micro planning projects. Marc and the Spector Group Team emphasize that the firm is ‘a true cutting edge design firm with a sharp understanding of our client’s work and the business climate today.’ Marc is responsible for spearheading the firm’s global expansion in the opening of the Spector Groups Middle Eastern and Southeast Asian offices in Dhabi and Mumbai. Marc received a Bachelors Degree in Science and Architecture from the University of Michigan in 1987. Following studies at University of Michigan and the Royal Danish Academy of Fine Arts in Copenhagen, he completed his Masters in Architecture in 1988. Marc is a member of the American Institute of Architects, Society of American Registered Architects and the National Council of Architectural Registration Boards. Spector Group has been featured in the media, including outlets such as the New York Times, Crain’s New York Business, Business Insider, MarketWatch Radio Network, Long Island Business News, Newsday and the New York Post. Scott Spector is the architecture and design columnist for The Commercial Observer. To date, Spector Group has received over 100 awards from the American Institute of Architects and has completed over 2,000 projects in 12 states, five foreign countries and four continents.

MICHAEL HARRIS SPECTOR FAIA Founding Principal Michael Harris Spector FAIA has dedicated his professional career to the creation of innovative architecture. From his beginnings in the northeastern United States to today, Spector’s work is known around the world. As Founding Principal of the Spector Group in 1965, he has incorporated his design style, acute business sense and technological expertise to enhance America’s landscape. Michael and the Spector Group have done much to define the environment where we live and work, pray and play, shop and learn.

Michael’s architecture has received national recognition with honors gained for design excellence. With a basic philosophy that man’s behavior is influenced by his lifespace, Spector marries design purity with humanistic values. Described by Sam Toperoff, then Professor of Arts and Humanities at the New York Institute of Technology, as, “The Man Who Resculpted and Revolutionized Long Island, New York”, Spector has always bucked the trend to specialize in a single architectural project type. His panoramic perspective and disciplined client learning process graces him with the ability to create timeless design encompassing nearly any architectural context. His buildings service the needs of a repeating clientele who know the true architectural as well as economic return of a Spector designed building.

SCOTT E. SPECTOR AIA Principal

A Principal of Spector Group Architects, in charge of providing architectural, interior design, facility planning and project management services. As a member of the firm for over twenty-five years, he has led design teams on a wide variety of projects including: the US District Court and Office Building in Central Islip, New York; the Harborside Redevelopment; Mercedes-Benz USA’s new Manhattan Showroom and the large scale redevelopment and expansion of Brookfield Place, formerly known as the World Financial Center. Scott has been instrumental in forging alliances with the Real Estate community working closely with both building and property developers and real estate brokers in fulfilling the corporate office needs of the vast Manhattan building market and beyond. Mr. Spector has represented some of the largest Building Owners and Corporations such as Brookfield Properties, SL Green, Monday Properties, Rudin Management, Taconic Investment Partners, Stonehenge Partners, Rexcorp Realty, Vornado Realty Trust, The NASDAQ OMX Stock Market, Och Capital Management, Man Group, Pernod Ricard and The Jones Group.

JOHN NEWCOMB Director of the Latin America Studio The practice of Architecture is at the forefront of John’s professional experience. A keen ability to work with diverse teams in the pursuit, development and delivery of complex projects allows him to navigate through the intricacies of the practice of architecture, projects and develop business opportunities. As a deeply involved executive, he has led architectural and engineering practices in the United States and Latin America, strategizing and implementing practice goals while reaching for, and meeting, objectives with unprecedented results. As illustrated in this Design Brief, Newcomb + Associates has partnered with Spector Group Architects, with John leading the newly created Latin America Studio for Spector Group Architects. A strong public relations stance allows him to personally know and have access to many Industry leaders garnered from more than 25 years of experience. John served as Founding Director and Principal of KMD Architects in Mexico and Latin America (1989-2007); the CEO of Enrique Norten’s TEN Arquitectos in Mexico and the US (2008-2009); Americas (Canada, US, Latin America) Delivery Leader for Hewlett Packard (HP) Critical Facilities Services (2009-2010); Latin America Consulting Principal of Hewlett Packard’s Critical Facilities Services (2010-2012); and Founding Partner and Director of Newcomb + Associates (2012 to present). JOSEPH RANDAZZO AIA Partner | Director of Project Management

Mr. Randazzo has more than thirty-seven years experience in architectural/interior design production and coordination. Since joining the firm in 1985, he continues to be a key player, managing large-scale projects for Spector Group. As a Project Manager, Mr. Randazzo overviews planning and design efforts to guarantee the most efficient, economical, sustainable, buildable design solutions even at the earliest stages of conceptual thought.

He has managed several large scale projects including The Prudential Insurance Company Headquarters in Newark New Jersey; Sony Western Regional Operations Center in San Jose California; Computer Associates World Headquarters in Islandia, New York as well as Beacon Pointe, a 850 acre multi-use Master Plan RFP in Sayreville, New Jersey and the Downtown Riverhead Riverfront Development Projects. Joseph has been with Spector Group for 30 years and continues to be a key player, managing large-scale projects for Spector Group. Mr. Randazzo is a graduate of The New York Institute of Technology, an active member in The American Institute of Architects and is licensed in New York and New Jersey.

MICHAEL J. MANNETTA AIA Partner | Director of Design Mr. Mannetta has thirty-five years of experience spanning all phases of the design process from schematic design to construction administration and graphic presentation. He has also become a role model for quality, communication and cost control. Michael oversee’s Spector Group’s in-house Quality Assurance Team. He places a major emphasis on quality control procedures in preparing and checking construction documents and specifications in order to produce a complete, precise and coordinated set of bid documents.

Mr. Mannetta played an integral part in designing the US Courthouse and Federal Building, an 850,000 sf multi-use building for the General Services Administration - which received the prestigious 2004 National AIA Architectural Gold Award. He also led the teams for large-scale projects such as the 350 acre Bronx Mental Health Redevelopment Project Master Plan, and the Downtown Riverhead Redevelopment Project Master Plan. He was also part of the design team for large scale high-rise projects located in China such as Zhong Hang Plaza, Dalian Fashion City, San Kei Commercial City and Wuhan City. With the firm since 1980, Michael is listed amongst the members of Who’s Who in Architectural and Interior Design.

JEFF FELLS Director of Business Development

Education: University of Arizona Bachelor of Arts in Sociology and Psychology

Jeff joined Spector Group in 2012 and is Director of Business Development. Jeff identifies and secures revenue generating opportunities, he oversees all aspects of sales and business development for commercial office tenants and companies across a wide variety of business sectors nationally. From large scale offices and classrooms to lounges and health care to hotels and other “in-between” spaces, Mr. Fells ensures each project and client goals are always exceeded. His close relationships with real estate professionals and high level corporate end users allow him to achieve unprecedented profitability levels for the firm. A seasoned professional, Fells has over twenty years of experience in architecture, Real Estate, sales, marketing, and business development. With a wealth of experience in Real Estate, Jeff brings forth novel ideas and strategies that have elevated client relations and communication. His specialties include understanding the complex needs of his partners undergoing organizational, real estate, and workplace changes. With each project Mr. Fells works on he brings zeal and diligence that gains satisfied lifelong clients. Fells, received his Bachelor of Arts Degree from the University of Arizona. He is active in the UJA - Federation of New York’s REX Division, a group for young real estate executives, and is a committee member with Israel Bonds Real Estate Division. He is a volunteer with the Joel Finkelstein Cancer Foundation and The Circle of Strength -Ovarian Cancer Research Fund. The Pavilion at Brookfield Place |

New York, New York

Spector Group is the Executive Architect for the renovation and expansion of Brookfield Place, formally known as the World Financial Center. The glowing glass pavilion, designed by Pelli Clarke Pelli, is the heart of the entire complex. Located along West Street, across from the World Trade Center, it links the 8 million-square-foot complex with downtown’s two new mass transit hubs. The central structure and architectural integrity of the pavilion are two 53-ft sculptural steel columns, woven to form two tree-like structures that support the roof and glass enclosure. The pavilion acts as the front door for the complex making the public spaces and offices more accessible to pedestrian traffic.

World Financial Center Retail Transformation | Brookfield’s $250-million renovation is transforming the retail and public space at Brookfield Place into a world-class shopping and dining experience with a fashion collection, a European-style marketplace, waterfront dining and exceptional chef-driven restaurants. In Spring 2015, Brookfield Place will introduce a collection of luxury and contemporary retail, including more than 40 best-in-class local and international retailers.

New York Cosmos Soccer Stadium, Exhibition and Convention Center | The New York Cosmos Soccer Stadium Exhibition and Convention Center consists of transforming two sections of Belmont Park into a vibrant entertainment complex, with a “Restaurant Row� of nine new eateries, nearly 250,000 square feet of retail space, a 175-room hotel and the development of a brand new 4.3 acre public park for the residential community. On the southern portion, the Cosmos propose to build a world class soccer stadium, exhibition and convention center, a youth soccer field, and a 4.3 acre park for the community of Elmont. A pedestrian overpass will connect the southern portion to retail shops, restaurants and a hotel to the north.

The Nassau Coliseum Convention and Exhibition Center is the transformation of the Nassau Veterans Memorial Coliseum site and surrounding area into a modern 24/7 suburban center. The centerpiece will be surrounded by exciting residential neighborhoods with a variety of housing options, lifestyle retail and entertainment venues, Class A office space including an incubator for the sports technology industry, multi-purpose athletic complex, state-of-the-art conference and exhibition facilities, a minor league ballpark, and the first 5-star hotel on Long Island. Gateway at Harbor Point |

Stamford, Connecticut

Spector Group’s charge was to transform one of the most prominent locations in Stamford into an urban gateway by creating an architectural icon with various physical & visual connections both within the confines of the site and across its’ boundaries with the neighboring Metro North railways, the I-95 transportation corridor and the dynamic Long Island Sound vistas. The base of design is a 120’ wide by 240’ long center core floor plate, a 1 to 2 ratio and proper day lighting distances at the entire perimeter. As you travel up the building minor changes occur, allowing a vibrant building exterior angular articulation and a wider market appeal of tenant square footage needs, ranging from 25,000 sf floor plates to 38,000 sf. Locating the building with the long façade facing northeast allows the majority of the architectural surface to address the two main corridors of I-95 and the Metro North train line reinforcing the iconic nature of the building. Parking requirements are met with three below grade parking decks which connect vertically at the North corner of the site. The residential building sweeps across the South side of the site, responding to the Architecture of the office building.

Beacon Pointe |

Sayreville, New Jersey

The concept for the development of “Beacon Pointe” was to create a new town with all the amenities, comfort, luxury and sense of a unique community. A portion of this major area of “Beacon Pointe” was to be dedicated to public access on a grand scale. The public and amusement zone located on the east coast of the property was to include a waterfront minor league ballpark, a state-of-the-art aquarium and marine center, a major glass enclosed amusement park, a waterfront hotel, marina complex, retail arcade and pier with structured parking. The entire area would be serviced by a shuttle bus, water taxi system and light rail.

Town of Riverhead Riverfront Downtown Redevelopment Project | The Town of Riverhead sought expressions of interest and qualifications from a team of developers, designers and master planners for a high-quality mixed-use development along the waterfront in downtown Riverhead, east of Peconic Avenue. The overall goal of this effort was to encourage the development community to evaluate the potential for revitalization of this currently underutilized area by providing retail/commercial, residential, and/or recreational/entertainment opportunities and an energized renewal of this one-time thriving Downtown. The Apollo Real Estate Advisors/Spector Group Project Team envisioned a large scale, allencompassing community development responsive to the needs of the government of the Town of Riverhead, Riverhead citizens and regional visitors. It was to herald the reemergence of Riverhead, a development aimed at achieving the proper blend of a working, thriving town and a vital visitor’s destination.

EPCAL Centre |

Riverhead, New York

Located in the heart of Suffolk County, EPCAL was to be a 755 acre Mixed-Use Family Entertainment Park. Formerly the Grumman/Calverton Development site, it was divided into six major venues: A family entertainment resort; Equestrian Centre; Athletic Fields and Fairgrounds; Motorsports Road Course and Country Club; and Raceway and Cultural Entertainment Centre at an estimated cost of $1 billion.



Alfonse M. D’Amato United States Courthouse and Federal Office Building Central Islip, New York Designed in partnership with Richard Meier & Partners, this twelvestory building was placed on a podium to give presence on an otherwise flat and undifferentiated exurban site. Visitors ascend two wide tiers of steps and enter the building through a monumental nine-story, top-lit rotunda in the form of an opaque cone clad in white metal panels. The remaining southern elevation consists of a curtain wall that allows light into the corridors and permits uninterrupted views of the ocean. A granite-clad, east-west wall separates public circulation from the courtrooms and judges’ chambers. The north façade is faced with stone and pierced by horizontal windows. The west wing of the building houses four district courts per floor, while two bankruptcy courts are located on each floor in the east wing. Both wings connect to the atrium, with public foyer spaces at each courtroom level that link with the adjacent cone. In response to functional and security requirements, distinct circulation zones for the public, judicial staff and detainees were provided via a careful sequencing of layered public areas, courtrooms and judges’ chambers. This facility reinterprets the courthouse building type to enable it to function as a new kind of civic institution, receptive to public events as well as to the formalities of the judicial process. The rational, gridded plan allows for some modification of the circulation and provides for internal expansion of court facilities over a 30-year period. The new facility combines brand and architectural design elements that are oriented toward creating more transparency, comfort and convenience. East End Capital 123 William Street New York, New York

Construction is complete on the entire interior and exterior renovation of the lobby of 123 William Street. Owned by East End Capital, a leading real estate investment firm that targets office, retail and residential properties in major markets on the east coast to the U.S., the William Street site is located in the financial district on one of the oldest streets in Manhattan. Spector Group’s renovation of the multi-story entrance gives a full visual into the lobby’s new, compelling face. The perfect blending of pearlescent white glass, Italian Carrera stone, stainless steel and the warmth of the elegant wood detailing has become the pallet for the successful theme of the project.

900 Stewart Avenue |

Garden City, New York

Recently purchased by Onyx Equities LLC, the Class-A office building boasts a prime location with convenient access to the city and just minutes away from Roosevelt Field, the Nassau Coliseum, multiple major universities and the new Nassau County Hub Development. As one of Long Island’s iconic corporate buildings, Spector Group was charged with bringing the 30 year old building into the 21st century by incorporating some of the finest finishes, systems and amenities. Spector Group, the original architect of the building, envisions a complete reinvigoration of the building; making this corporate center a full service building with all of todays expected conveniences and services for a building of this prominence. The comprehensive renovation will include a massive reconfiguration and redesign of 900 Stewart Avenue’s signature atrium space. The amazing 240-foot long, 50-foot high pavilion lobby will be transformed into a usable, communal space. Stunning, polished black porcelain floors, concierge services, banking, an exhibition space, wifi-areas, conference center, a barista café and exterior dining will make this unparalleled space comfortable for relaxed meetings, discussions, and/or dining. The recreation of 900 Stewart Avenue will also include amenities such as a state of the art fitness and conference centers and a full service bistro. The building systems such as HVAC, elevators, security/ IT, individual floor lobbies and bathrooms are being upgraded to today’s state of the art standards along with multiple other upgrades including all new lighting, new plazas, landscaping, and signage elements. The building’s exterior façade will be upgraded and the interior façade will be refaced with warm cherry woods and balconies of polished white porcelain, stainless steel and glass.

SL Green 600 Lexington Renovation & Plaza Upgrade | New York, New York 600 Lexington Avenue is a 36-story, glass and steel Class A office building situated on the Northwest corner of Lexington Avenue and 52nd Street in Manhattan. Spector Group recently completed the Lobby Renovation and Plaza Upgrade for SL Green, as part of the building’s major renovation. A new stone plaza was installed at the building’s setback entrance on Lexington Avenue. Upgrading the sleek modern reflective glass curtain wall façade and installing new energy-efficient lighting on the interior and exterior highlight the new, elegant lobby; which is finished with block mottled Makore wood paneled walls and Bottocino Classico marble floors. Showcased within is the classical masterpiece Louis Poulsen PH Artichoke light fixture. The existing reception desk was sculpted and recladded and Spector Group coordinated all of the furniture and artwork.

Rudin Management Prebuild 40 East 52nd Street | New York, New York Spector Group recently completed 12,000 RSF of prebuilt office space for the Rudin Management Company on the 12th and 15th floors of 40 East 52nd Street. Spector Group focused on creating a luxurious space with clean lines and glass office fronts, industrial chic lighting and a modern reception area. The space also includes a pantry that boasts sustainable finishes and stainless steel appliances.


KLM Prebuild 920 Broadway New York, New York

Spector Group recently completed 6,500 RSF of pre-built office space for KLM Construction on the 5th floor of 920 Broadway. Spector Group focused on creating an open industrial chic space with exposed concrete flooring, blackened steel and glass conference rooms, exposed columns and a modern pantry. The reception area is highlighted by a reclaimed wood wall feature and modern pendant lighting.

Residential Towers Stamford, Connecticut Two new gleaming mixed-use/residential towers have been planned comprising of two- and three-bedroom apartments. The lobby is a threestory atrium space where the two buildings will converge. A four-story podium will be comprised of town houses and retail space. Ten foot ceiling heights will increase the feeling of space within. The two top floors will feature luxury duplex penthouses. Off the Rooftop Terrace will be a full Fitness Center complete with a swimming pool, locker room, cardiofitness center and sauna/steam amenities plus conferencing and common space lounge facilities. The towers span twenty-four floors and have 175 units per tower.


1165 Broadway New York, New York Spector Group has been hired to convert an existing landmarked structure in one of Manhattans’ fast growing neighborhoods. The current landmarked façade will be fully restored and act as the shell for a new modern mid-rise retail, residential mixed use.

30 Montgomery Street Jersey City, New Jersey Spector Group was solicited by Onyx Equities and Rubenstein Partnership to design a new face for one of Jersey City’s most prominent high-rises – 30 Montgomery Street. Located in the heart of Jersey City’s main corporate thoroughfare and Hudson River downtown waterfront, Spector Group’s proposed concept will transport the original building design into the forefront of the Jersey City/Downtown Manhattan’s architectural iconic symbols. The existing 1970’s routine precast, stone and glass exterior wall will be restored with a new glazing and curtain wall facade, environmentally conscious punch windows and white crystal quartz stone panels. One of the designs main features calls for the front glass curtain wall façade to rise six-stories higher than the building to create a more dynamic presence on Montgomery Street and to the waterfront. The building will be identified at its top with a new 3-story white transparent etched glass penthouse pavilion. At night its signature “30” will dominate the skyline. The building currently only houses offices. Spector Group’s design adds a new 2-story lobby and retail arcade, a gourmet restaurant pavilion, conference and fitness centers, outdoor terraces and exterior / interior rooftop event space – all with spectacular views of downtown Manhattan, Ellis Island and the Statue of Liberty.


Starlight |

Union City, New Jersey

This 22-story high rise residential tower of 140 units is a luxury condominium complex with spectacular views north, south and west of the New York City skyline across the Hudson River. Adjacent to Weehawken, New Jersey, the tower features balconies, a rooftop pool pavilion, a fitness center, concierge and indoor parking. The materials used are glass, stone, masonry, metal panels, and terra-cotta stone panels in a layered configuration emphasizing various elements within individual apartments. The materials and form make a strikingly timeless architectural statement on the New Jersey shoreline.

Georgia Center |

Queens, New York

Spector Group was engaged to design a high-rise mixed-use building to be located at Queens Plaza, Queens, New York. The plan calls for a 27-story building that will accommodate the neighborhood’s need for retail, office and primarily residential spaces. Public areas and open spaces will be created throughout the complex with rooftop gardens and terraces spaced throughout the complex. The street level retail segment will be composed of reflective glass and steel beams creating an open environment inclusive of multi-story atrium ringed by restaurants and high-end retail.


S on the River |

Miami, Florida

Located on the Miami Riverfront on the Brickell Corridor and minutes away from the Port of Miami, Miami International Airport, The S on the River will consist of two towers. The River Tower consists of 57 stories with 854 residences. The City Tower, 40 stories, 304 residences, 35 duplex lofts, and recreational deck. Total parking consists of 1439 spaces with dedicated storage areas for each residence. The parking facilities shall be topped with plunge pools and decks, gymnasium, spa, sky lobby and river terraces overlooking the river and gardens. Graceful in proportion, the building is sculptural in form – a bit abstract. Enhancing ones productivity and lifestyle, the building is designed to maximum the pleasures of the individual environments. Colors of the building will change, as day becomes evening, rotating hues all around.

World Jewel Capital Riyadh, Kingdom of Saudi Arabia As a standing testimony to Riyadh as a center of regality, this major project will transform the city into the “World Jewel Capital� as envisioned by Prince Bandar ibn Mohammed Al-Saud. Located opposite the Directorate of Passport on King Fahd Road, will stand a complex comprised of a seven star hotel, luxurious villas and a commercial center of international jewelry and luxury shops from around the world. The complex will be an architectural icon, bring global recognition to Riyadh.


Zhong Hang Plaza Shen Shen, People’s Republic of China With Shen Zhen’s vast need for infrastructure and services, Zhong Hang Plaza is projected to be a community unto itself. Public spaces are interspersed throughout this mixed-use center while 24-hour services reflect an interior metropolis. Upon entry, a vertical and horizontal “Main Street” with offshoot avenues to services culminate in a huge public space on the ground level. This expanse incorporates an indoor ice rink, dining, entertainment and recreational amenities. Avenues off this 27 story skylit atrium galleria lead to the office tower, residential/hotel, retail arcade and underground parking with space for 800 automobiles and 5600 bicycles.

San Kei Commercial City Shenyang, People’s Republic of China A network of interdependent functions is united within this complex where the structure incorporates a covered retail arcade at its base surmounted by individual residential and corporate office towers. Office tower is capped by a distinctive functional telecommunications crown. The seven-story base respects the scale of the adjacent environs while inviting pedestrian activity along one of Shen Yang’s high-density commercial thoroughfares. By placing the office lobby at the third level, retail space is maximized below.


Dalian Fashion City Dalian, People’s Republic of China This project incorporates a hotel, dining, entertainment and recreational amenities. Avenues off the sky lit atrium galleria lead to a hotel, retail arcade, office tower, and underground parking with space for automobiles and bicycles.

In consolidating their offices, R&D and laboratories into one building, Spector Group closely reviewed two Pall buildings to arrive at the optimal solution for programming and reorganization. With an interior the length of three football fields and 35 foot high ceilings, the building features a twostory entry lobby (48 feet high) culminating in a “Main Street” type intersection.Glass-walled offices encompass science groups and technology groups amidst open workstations bathed in natural light. Interconnecting staircases connect with conference rooms creating a ‘downtown’ ambiance connected with a café and galleries lit by skylights and light wells throughout the space. Bucharest Medical Center |

Bucharest, Romania

The Bucharest University Medical Center is planned to be the preeminent adult and pediatric teaching medical facility in Europe. With advanced diagnostic and treatment technology, and modern facilities for medical, surgical, dental and obstetrical care, it will also house one of the largest graduate medical education programs in the country. Specialty programs will include cardiac: diagnostic, interventional and open heart surgery; cancer center for patient care, medical research and educational network; comprehensive primary medical care including mobile facilities for dental, adult and pediatric services; otolaryngology specialties; sleep disorders treatment and more.
