Letter from the editor “Today, many people who are looking for what’s next in their lives have been searching online using virtual property tours, amenity videos and community websites in regions throughout the country.”
Making Ready for What’s Next When There’s a Will – There’s Always a Way
F
their lives have been searching online using virtual property tours, amenity videos and community websites in regions throughout the country. The process is seamless, simple and effective for relocation, retirees and those interested in a second home or vacation home. The entire process from finding a home to shopping for furnishings, improvements, decorating and local home services is done online. While real estate traditionally has been a face to face people business, much of all this is changing rapidly. Companies like DocuSign are changing the process of offers to application to mortgage closing. In this issue our feature will take a look at living in the West Bay & South County Rhode Island. We will also cover outdoor living and outdoor spaces with special features on home offices, dining, shopping and living. We have expanded and modified our distribution and mailing to ensure readership and exposure are maintained both in print and digitally to our brands and our clients’ brands. We would like to think our planning and preparation and continued technology advances have positioned us to continue to be your source for Coastal Living in New England and beyond. Be safe, be vigilant and most of all prepared. •
OR DECADES WE WERE FOREWARNED to be prepared, something our older generations seemed to understand much more than newer generations today. Older generations had to deal with the depression, the cold war, influenza viruses, recessions, and various natural disasters. The first settlers in our country prepared by cutting wood for heat and foraging for food to make ready for winter. There was always a plan, and if you failed to plan, you planned to fail, because that rainy day would surely come. What our country and the world is facing today is a culmination of complacency and a lack of planning of what’s next. Having said that we are a nation and a people that awaken to common cause and take action, so we will work through all of this. Many advances in technology at all levels over the last 10 years alone have made it possible for many to work from home, shop from home, school from home and maintain some level normalcy. Real estate has been at the forefront as almost all homebuyers and sellers go online to begin their process of finding the best realtor to handle the sale of their home or the best realtor to help them find their dream home. The technology to do virtual home tours, virtual open houses, virtual showings of any property has been available for years now. Those companies that have embraced the technology will benefit the most through the current market conditions. Those who have not planned will be forced to get up to speed and be slower to recover from our present market challenges. Today, many people who are looking for what’s next in

NYONE WHO KNOWS ME knows how much of a die-hard fan I am of Rhode Island. I love everything about the small state – including the beaches, stunning views, and most importantly – the food. Some of the most amazing restaurants that I have ever dined at are located in Rhode Island, and I’m so excited to share with you a few of my all-time favorites that I recently visited! Get ready for your mouth to water.
My first stop was Plant City in Providence, Rhode Island. Whether you are on a plant-based diet or not, there are so many options at Plant City that not only taste good but will make you feel good too. Plant City is the world’s first plant-based food hall and marketplace created by world renowned Chef, Matthew Kenney. Within Plant City are four restaurants featuring elevated cuisine, with 3 being sit-down with full bars.

includes shrimp, scallops, littlenecks, mussels, calamari, chorizo and saffron aioli. For seafood lovers, can a dish get better than that?! For something on the lighter side, Besos will be offering a Grilled Peach Salad starting in April that includes roasted mountain peach, heirloom tomato, saba and fresh mozzarella. The outdoor patio is the perfect place to kick back with family and friends (furry included!) and enjoy fresh, tasty food. My next stop was Narragansett to check out some of the most highly recommended restaurants in the area – and boy, did they deliver! First, I headed to Coast Guard House which definitely has the most beautiful waterfront views I have ever seen in a restaurant in my life. During the summer months, they open their outdoor patio which will enhance the dining experience even more so.

Lastly, I got a taste of the Buffalo Chick’n Sandwich from New.Burger, topped with blue cheese cashew dressing, lettuce and celery on the side. This sandwich was scrumptious beyond belief and is something that I will be ordering again and again each time I visit. Next, I headed to East Greenwich to visit Besos Kitchen and Cocktails, part of The Martucci Group portfolio, which offers Spanish inspired cuisine and warm décor. Besos was absolutely beautiful and the perfect place to hold an upscale event. Starting in April through October, Besos has their outdoor patio open, which is dog-friendly and features a wood fired grill that overlooks main 16 COASTALHOMELI FE.CO M

Support small business, without sacrificing convenience Madbury Road, a Rhode Island-based, independent outdoor furniture retailer, sells high-quality sets, on par with the furniture you’ll find from name brands — but at a fraction of the cost. “It didn’t make sense to us why people were overpaying for outdoor furniture. We knew we could import the same quality pieces, from the same factories as other high-end brands, and deliver them to customers for less.” And deliver they did – packing up a box truck and bringing pieces to customers all over New England themselves. 10 years later, the two have expanded their residential furniture business nationwide, and added a commercial division, furnishing some of Boston’s top restaurants, but each piece is still hand-delivered from Maine to DC — these days in a contactless setting, with masks, gloves, and social distance, of course.

We continually meet people who are genuinely surprised by how accessible we’ve made luxury outdoor furniture for our customers. Tim Clement and Brady Bartlett both graduated from University of New Hampshire. They met as doubles partners on the varsity tennis team. In 2010 while hiking Mount Washington they came up with the idea of starting the business together. Madbury Road is the name of the street that they lived on back in college. The business model is simple – provide the highest quality all weather outdoor patio furniture at the lowest price. While we built our company on offering only to homeowners, we also now offer a line of high quality commercial indoor and outdoor furniture designed for restaurants and hotels. RHODE ISLAND is the smallest state in the U.S. at just over 1200 square miles. For its size, it has more coastline per square mile than any state in the country, and on any major highway leading into Rhode Island you will see, “Welcome to the Ocean State”. Ironically the predominate body of water that borders most Rhode Island coastal communities is actually Narragansett Bay which is the largest estuary in New England fed by 15 major rivers in Rhode Island and nearby Massachusetts and is home to over 30 islands. Narragansett Bay divides the state of Rhode Island by a series of bridges connecting the East Bay & the West Bay. These two distinct regions form part of the culture and character and living in “Little Rhody.”

The New Normal
Working from home is a matter of interpretation. WITH THE CORONAVIRUS REQUIRING MORE AND PEOPLE to work remotely, the “home office” has taken on new relevance. If you already have a room in your house designated for this purpose, you’re lucky. Far more of us have been suddenly forced to carve such a space out of what already exists—repurposing guest quarters, perhaps, staking out a corner of the den or laying claim to the least-used end of the kitchen. For some, counterspace for their laptop is enough; for others, having a door to close and room to pace are as vital as oxygen. “We are redefining how and where we work,” says Irina MacPhee, owner of Pastiche of Cape Cod, who proposes these six home office scenarios, each style suited to a different personality. “Long gone are the days of going down to the basement to work,” she says. To which we say, “Amen!”

Entryway & Foyer Tile Design by Fab Floors
S THE FIRST GLIMPSE inside your home, your entryway is a chance to make a lasting impression. Installing tile can set a stylish tone while providing the durability required to stand up to heavy foot traffic. Today a full range of colors, patterns, shapes and textures can help establish a welcoming presence for your guests and set the tone for the rest of your home. Tile is an ideal choice for an entryway because it’s fashionable, sturdy and easy to clean. Make a smart decision and protect your home with materials like porcelain, ceramic and slate. If you want to enhance a neutral color, consider choosing a geometric pattern. Whether your space is a sprawling foyer or a small entryway, investing in the right tile design can add some flair that transforms your entrance. Your entryway is a high-traffic area that sees a lot of comings and goings, so it’s important to put some thought into your flooring decision. A durable material like tile can stand up to abusive weather conditions that track rain, snow and mud into your home. Our experienced associates at Fab Floors can help you transform your entryway into a bright spot for your home or business. •

More Unique
OUR HOME SHOULD ACT as an extension of your personality. They’re the place where you spend most of your time (especially as of late), and if you don’t feel comfortable and at ease in your space, then that’s a problem. That said, a lot of homes can feel quite cookie-cutter, especially if you’re moving into a pre-designed lot. Luckily, the way you design in the interior and the way you landscape are the ways you can make your cookie-cutter home more unique. The work you put into your home will bring out more of your personality, and it’ll help you feel more at ease. Introduce some of these personality additions, and reach your dream home aspirations!

Home Shopping & Buying in a Virtual World
As it has always been, and is again, crisis is the motivator of change. John F Kennedy, once said, change is the law of life, and those who look only to the past and the present are certain to miss the future”. In business and in life there will be circumstances that we face that will define our ability to adapt and change, to step forward into what’s next or get stuck in what is. It is human nature to oppose change, the forever used mantra, “If it’s not broke don’t fix it” is a colloquialism that just does not apply to a modern technology driven age. The emergence of the on-demand economy, where everything you need is just a smartphone tap away, has already disrupted most of the well-established industries worldwide. Modern consumers, expecting instant gratification, innovation, and the best value at the lowest cost, are changing the way companies operate and communicate their value. The real estate industry is also a part of this changing landscape; however,

While the Covid19 Crisis has forced change, it was inevitable and now, its time has arrived. “Real estate is stressful for clients and customers even without the coronavirus” said Scott Nagel, Redfin’s president of real estate operations, during a chat with general counsel Anthony Kappus on

He is a Google Trusted Photographer and Matterport Virtual Tour Partner and service provider.) Virtual reality in the real estate industry is going to have quite the impact. The technology will change the way the market operates as a whole. It’s going to open up markets to international buyers as people will be able to view property no matter where they’re from. The real estate experience is going to change as technology becomes more widespread in the local and global market. Real estate companies that choose to adopt this technology moving forward are expected to thrive. VR and AR when fully adopted in the industry, will cause a huge shift. Through the use of data, a better experience can be formulated, and better decisions can be made. VR is a technology that will change the way real estate agents, developers and buyers interact from start to finish. There initial contact, engagement and transition will be more seamless, more efficient, transparent and most of all more convenient for all parties involved. •
transaction is an antiqued process that relies on redundant paperwork and in-person meetings for things like notarizing paperwork, appraisal, inspection, and final walkthroughs. None of those elements allow for easy social distancing. Fortunately for the real estate industry, digital technology can solve these problems. The industry has been slow to adopt these technologies, relying on old methods, but COVID-19 has turned digital technologies from a novelty into a necessity, and it could end up being what finally forces the real estate industry into the digital age. This is where Virtual Reality tours come into play, by allowing customers to transport themselves into the property on-demand and in no time. VR not only allows for the property showing from the comfort of customer’s living room, but it also enables them to get the feeling of the space they are interested in. Pat Durkin of RI3D said, “The COVID 19 Crisis has created the necessity to showcase homes without the traditional and personal one on one approach. The technology enables brokers and agents to
Some of The Features of Using Virtual Technology • Use of 3D scans to create an open house experience. With a whole floor plan, users can go through a home and get a good idea of the layout. • Host a virtual brokers’ open house with self-shot video tour. Use a chat platform such as Facetime with the seller agent and buyer agent doing a virtual walk through a home. • Use virtual staging to fill an empty house so you don’t have to rely on a real stager putting real furniture in or getting it out. • Check in and review offers virtually in Zoom or Google Hangout, where documents can be shared and gone over together in real time. • Use e-signing, e-closing and mobile notary services.

healthfitness Break Your Boredom Snacking Habits!
W
Well now the boredom has really kicked in and many of us resort to opening up the refrigerator and overeating and snacking to break up the work day at home. What else are we supposed to do while stuck inside and our office is only a couple steps away from the kitchen? We can start eating healthy once this COVID-19 pandemic is over, right? This mindset can be altered and you can maintain healthy eating habits while in quarantine. This is a vital time to keep your health strong. What and how much you put into your body will determine how you are going to feel. Here are some quick tips to prevent ‘over-snacking’.

Drink water. Oftentimes when you think you are hungry, your body actually just wants water and may even be slightly dehydrated. Grabbing that 2nd or 3rd cup of coffee sounds like a good idea in the afternoon, but water will make you less jittery, anxious and won’t ruin your sleep schedule. We all know that there are many benefits to drinking water, so put down the coffee and cocktails and start drinking some H2O! You will start to notice that it will curve your hunger too.
Meal prep and schedule when you are going to eat snacks and meals throughout the day. If you portion out your snacks beforehand then you are not allowing yourself an unlimited amount of food. You can allow yourself to have the appropriate serving size of your favorite treats rather than eating an entire bag of Doritos in one sitting. This also gives you a better idea of when to eat during your day; for example lunch at noon and a snack in the late afternoon.
Don’t work in or near the kitchen. Try setting up your
