On a street in an old, industrial part of Providence, sits the home of Studio 29, a small, young firm, which quite simply, is the definition of being a product of its environment. The gentrification of Studio 29 was no small problem. With deliberate ease, CEO, and founder, Olivia Beauregard, was able to translate her thoughts to paper, and through the help of Studio 29’s Lead Project Manager, Michael Russo, the vision became a reality. This fueled a desire to create the same ideal for others, ultimately leading to a vast portfolio in a short time. Specializing in both commercial and residential projects, Studio 29 is a full service design firm, lending itself to a wide range of clientele. The studio prides itself on hand-selecting a variety of materials, collaborating with local vendors, and artisans, to bring both the interior, and exterior of a space to life. Beyond the design phase, Studio 29 is well-versed in building construction, and project management. From foundation to fruition, Studio 29 is nothing short of a creative powerhouse.

Letter from the editor “I am fortunate to be living in a country that offers opportunity, freedom, and choice. There are so many places in the world today where these simple things are not possible.”
Looking Back and Looking Ahead The Past the Present and the Future
N
one of us could have predicted the events that shaped our lives over the last few years and how it has changed all of us in one way or another. We have all faced health issues at some point in our lives, but nothing compares to how COVID has affected our country and the world. Change is not something many of us are comfortable with, it is something that we tend to put off. Twenty years ago, a terrorist attack on our country forever changed the way we travel; some say that Scituate Harbor we were lax in security prior to the attack, especially at airports and shipping ports. I can still remember arriving at the airport 20 minutes prior to a flight and making it to the gate without issue. A far cry from air travel today as terminal time and security time are often hours longer than the actual flight! Having said all of this, I am fortunate to be living in a country that offers opportunity, freedom, and choice. There are so many places in the world today where these simple things are not possible. As we wind down another year, I tell myself often to be thankful and appreciate more of the simple things in life like an amazing sunset, a good walk,
family, friends and sometimes a good long drive to someplace I haven’t been. Over the years, it seems there is more and more to be concerned with, just living is getting complicated. There are more rules, more mandates, more regulations and more uncertainty that surround our lives than at any other time in our history. There are too many people today telling us what is best for us, what we should or should not do, and what we must do. If this is the new normal, we are all in a “Heap of Trouble Here”, as Jed Clampett, once said. Looking back, I would say nothing ever happens without someone doing something. I am hoping 2022, is a slow, uneventful, boring year that goes by without much major news and far less politics, please! I just want to have a year without any drama, no major catastrophes, and definitely no major national mandates – I just Hate Mandates! • All the Best,

PROVIDENCE BELLINI For some sophisticated dining in Providence, check out Bellini, where you can expect a relaxed vibe, wonderful European service, and the exquisite standards of fine Italian dining. The menu features a modern take on authentic Italian cuisine, as well as carefully selected Italian wines, cocktails, spirits, and light snacks. For a delectable seafood option, order the Chilean Sea Bass “alla Carlina” which comes with roasted artichokes as well as potatoes. This Sea Bass is cooked to absolute perfection and is the perfect combination of tender, buttery, and flavorful! And, of course, you cannot visit Bellini without ordering some of their homemade, totally from scratch pasta – the Tortelli with Spinach and Ricotta. This is hands down the most delicious Tortelli that I have ever tasted – you will be dreaming of it seconds after it is finished. For cocktails, you must order the classic Bellini, mixed with White Peach Purée and Mr. C Prosecco. This cocktail, created in 1948 by Giuseppe Cipriani, founder of Harry’s Bar, is one that will truly never get old and is perfect for anyone. And you can never go wrong with the Aperol Spritz, which is personally my favorite drink to order any time of year. The Aperol Spritz is mixed with Aperol, Mr. C Prosecco, as well as soda water.

cranberries, roasted squash, beets, candied pecans, as well as herb goat cheese. If you are a goat cheese lover like me, you will be all over this salad! For seafood lovers, try the Halibut, which comes with a Squash puree, beluga lentils, white wine cream, as well as a butternut-sage sauce (YUM!) For some seasonal cocktails, try the Fall Sangria and Cider 75. The Fall Sangria is every wine lover’s dream – mixed with white wine, Jim Beam fire, apple cider, High Limb Cider “Pumpkin Spice,” as well as cinnamon simple. The Cider 75 is a great citrusy option, mixed with gin, lemon, and High Limb Cider “Core.”
MARCELINO’S BOUTIQUE BAR Marcelino’s is one of Providence’s hottest spots for a night out with friends and family, or for a date night! Marcelino’s Boutique Bar provides a journey from the Mediterranean right to Rhode Island, with Mid-Terranean fusion Mezze and world class cocktails. Not to mention, it has a gorgeous, casual atmosphere that you will never want to leave! The two plates that you must not leave Marcelino’s without ordering are the Armenian Flatbread as well as the Portobello Halloumi Mushroom. The Armenian Flatbread is topped with Armenian pastrami, a mix of creamy cheese, sundried tomato, and wild thyme, as well as roasted walnut, sliced parmesan, and baby arugula. Finally, it is drizzled with a glazed balsamic. The Portobello Halloumi Mushroom comes with two oven baked marinated mushrooms with basil oil, stuffed with halloumi cheese, crispy bacon, and wild tomato with toasted sesame. This dish is drizzled and topped with pomegranate molasses. Marcelino’s has a reputation for some of the most uniquely crafted cocktails of all time, and these two cocktails will truly blow you away. First up is the Saffron / Fig which is mixed with vodka, Cocchi Americano, Saffron, fig leaves, and olive oil. And the Sesame / Honey is mixed with Beefeater gin, smoked honey citrus, and sesame oil. These cocktails are guaranteed to be like nothing you have ever tasted before, in the best way possible!

MARINA BAY REELHOUSE ReelHouse is a gorgeous waterfront restaurant that sits on the boardwalk of Marina Bay. The restaurant features nautical décor with a distinctive yacht like design, globally influenced seafood menu, tropical cocktails, and a great, fun atmosphere! Whether you’re stopping in for a few drinks, brunch, lunch, or dinner, there is truly something for everyone on the menu! An absolute must-try whether you are dining in for brunch, lunch, or dinner, is the Mezze Plate, which is a selection of dips, feta, olives, and pita chips. For brunch, if you are in the mood for something sweet, order the Sweet Ricotta Toast, which is topped with strawberries and cocoa powder and is unbelievably delicious. This sandwich has grilled chicken, applewood-smoked bacon, cheddar cheese, barbecue ranch sauce, lettuce and tomato, and is served on a fresh, bulky roll. The Chantey has the perfect winter, festive cocktails and drinks for the holiday season. If you are looking for a vodka beverage, the Gingerbread White Russian is mixed with stoli vanil vodka, Kahlua, cinnamon, ginger, and milk. This cocktail legitimately tastes like a dessert! For a martini, if your favorite cereal is Cinnamon Toast Crunch, you’re in luck. The Chantey serves up a Cinnamon Toast Crunch martini mixed with rumchata and fireball cinnamon whisky to really heat things up!
VICTORY POINT Victory Point is the reimagined waterfront restaurant and bar located in Marina Bay. The owners, Donato Frattaroli, Sr. and Donato Frattaroli, Jr. took ownership of the property in 2017. Not only can you enjoy stunning views of the Marina Bay at Victory Point, but you can also count on delicious, fresh meals for brunch, lunch, and dinner. My favorite entrée at Victory Point is a classic Steak Sandwich, which comes with American cheese, arugula, spicy aioli, and French fries. This sandwich has an extra little kick of spice, so for spicy food lovers, you will be loving this entrée! Victory Point also has some of the crispiest and best French fries around. The restaurant also has a lot of great appetizer options such as Steak and Cheese Spring rolls (which are truly to die for), Crab Cakes for the seafood lovers, and more! To experience the deliciousness of an Espresso Martini while staying in the Fall spirit, check out Victory Point’s Pumpkin Spice Espresso Martini, which has a sweet cinnamon sugary rim! This is the perfect cocktail to fully immerse yourself into the holiday season (and, trust me, you won’t be able to stop at just one!)

Living in The Coast Oceanfront Living in LittleSouth Compton Rhode Island
HE SMALL HISTORIC STATE of Rhode Island is just over 1000 square miles in size, it’s only 48 miles long and 38 miles wide at its widest points. Rhode Island has the nickname of the “Ocean State,” which was chosen to attract tourist to the region in 1972. A fitting name for a very small state that boast over 400 miles of shoreline. Most New Englanders and tourist find their way to Providence, the capital city, Newport “The City by the Sea” and the beautiful beaches and coastline of South County Rhode Island. The little “Ocean State” with just over 1 million residents plays host to over 25 million visitors each year. W I N T E R 2 02 1 COA S TA L H OMEL IFE.COM 25
COVER STORY cap de blanc
The town of Little Compton is in southeast Rhode Island along the Massachusetts coast at the end of a peninsula that juts out into the Atlantic Ocean. Here you will find beautiful quiet beaches, dramatic rocky shorelines, and old-world expansive summer retreats surrounding a quaint historic New England village common. Very few of the millions of tourists who come to Rhode Island each year ever find their way to Little Compton. There is an old saying that very much applies here, “You can’t get there from here, and you will never pass through on the way to anywhere else”.
26 COASTALHOMELIFE .CO M WIN TE R 2021
This is exactly what happened to Jim Greenbaum in the spring of 2000, in his quest for a quiet family getaway retreat. What started as a Cape Cod search for a waterfront family summer home got rerouted because of Cape Cod gridlock traffic. So, he headed for Newport, Rhode Island on the off chance he might find something unique in the “City by the Sea.” On route to Newport before crossing the Sakonnet River Bridge, he saw a sign that said, Little Compton, RI and decided to give it a look. After searching
around town, Jim ended up at the tip of Chace Point and found an oceanfront lot at 44 Beach Road with a “For Sale” sign. After a short old yankee negotiation that ended with a handshake, it was a done deal. Jim celebrated the acquisition of his dream home lot with a late lunch at Abraham Manchester Restaurant in Adamsville, RI. Jim drove down to the ocean front lot numerous times and placed a beach chair in different places to imagine where the front porch would be placed. W I N T E R 2 02 1 COA S TA L H OMEL IFE.COM 27
COVER STORY cap de blanc
Shortly after acquiring the land, Jim met with an architect in his hometown of Acton, Massachusetts and conveyed a simple sketch he had drawn out on a piece of paper. Cap de Blanc, his oceanfront dream home, was now becoming a reality. Over the next three years, Jim visited the site extensively during construction until its completion in 2003. Cap de Blanc looks out over Narragansett and Buzzards Bays with views of the Elizabeth Islands and Gay Head on Martha’s Vineyard. The home was built to embrace the beauty of this spectacular oceanfront location with views from almost every room. The Nantucket-style design embraces the true essence of elegance in New England coastal living along the shores of the Atlantic. In every sense this is a home for celebrations with friends and loved ones for a lifetime of memories. Already, about 19% of respondents in Knight Frank’s 2021 Global Buyer Survey said they moved since the start of the pandemic. And there may be more to come: 33% of respondents said they were more likely to buy a second home as a result of the pandemic, up from 26% the prior year. With the rise of remote working, second homes or “coprimaries” are becoming a viable option for more buyers seeking a better work/life balance. Hybrid living is the catchphrase of the day, low interest rates on home loans, pandemic-era savings and a hybrid-work revolution have made it more feasible for people, not just the ultra-rich, to live a dual lifestyle. Timber Frame Building The Davis Frame Way
F
rom the early 1600s to mid 1800s timber framing flourished in America. In 1607 English settlers in Virginia used the area’s abundant timber to build an assortment of buildings within the walls of Jamestown. Settlers found tremendous forests to provide long timbers and other wood resources for innovative home design. Today, historic timber frame structures are found in Colonial Williamsburg, historic Yorktown, and George Washington’s Mount Vernon. Timber frames still stand in older Atlantic coast cities and towns like Philadelphia, New York and Charleston and throughout New England. The new age of timber frame building embraces these age-old construction methods with a new-found elegance and style, creating some of the most magnificent and dramatic home designs for living in every season.

DESIGN BUILD four season living
In the Northeast timber frame building has seen a significant upsurge in recent years. Four-season living has become popular with families and retirees for second homes, vacation homes as well as primary residences. Since 1987, Davis Frame Company has been a leader in timber homes, panel homes and barns in the Northeast. Recently we spoke to the team at Davis Frame for their comments on the current market. They said, “In 2020, the year of the COVID-19 pandemic, we have received a skyrocketing increase in inquiries from folks wanting to build primary and vacation homes in New Hampshire. Most of these inquiries are from people interested in building a vacation home here, but some are looking to move here permanently from other states like Massachusetts, Connecticut, and New York. At Davis Frame Company we have always worked with clients on their primary and secondary homes, however, secondary homes definitely make up a good chunk of our business.” Why is New Hampshire so popular for second homes? “The quick answer is that it’s easily accessible from the Boston metro area and it offers smaller, more rural living options. Today, these rural towns with their open spaces are in favor because of social distancing. And, let’s face it, New Hampshire is beautiful (we may be biased), with pristine lakes, glorious mountains, and opportunities for four-season enjoyment”. Some of the top regions of interest are Lake Sunapee, the Lakes Region surrounding Lake Winnipesaukee, and the White Mountains. The White Mountains region of New Hampshire also offers a lot to do and has been a popular tourist destination for years. The area features dramatic views of mountains and natural forests everywhere you go, and Mount 38 28 COASTALHOMELIFE COASTALHOMELI FE.CO .CO M M WIN TE R 2021

Washington is the most rugged mountain in New England. The region offers an abundance of hiking trails, multiple ski areas, waterways for swimming, and kid-friendly parks to visit. Over the past few years, we’ve seen a tremendous increase in interest from people planning to build vacation homes up in the mountains where they can enjoy all four seasons. This year we have noticed that the White Mountains region is now the leading choice for those looking to build in the area. We have several projects coming up in the region over the next few months.

About Davis Frame Over three decades ago, Jeff Davis and Rick Bascom, frame-wright and custom home builder, realized they shared a common dream to build the finest custom designed timber frame homes. Together they formed the Davis Frame Company, whose original shop was located in a barn on Rick’s family’s farm in Brownsville, Vermont. Over the years, the demand for our timber frame homes grew and in 1997, we built a 22,000 square-foot design and manufacturing facility in Claremont, New Hampshire. In
2007, we built a manufacturing facility for our line of panelized homes. Panelized construction has become popular over the years because of labor shortages in the construction industry. Both our building systems allow for quick installation on-site and minimal waste. For more information go to www.davisframe.com
Our Mission The mission of the Davis Frame Company is to provide customers with a high-quality and high-performing home. Learning, growing and adapting over time has meant incorporating the latest technological advances in design and production, integrating more efficient building systems into home designs, and embracing new materials and technologies. As part of our drive to deliver the highest quality possible in all aspects of design, we continually re-evaluate construction “best practices” and provide ongoing education for staff to ensure that we are creating not only beautiful structures, but smarter, healthier and more efficient buildings. • W I N T E R 2 02 1 COA S TA L H OMEL IFE.COM 39 29

The oak beams provide a form of delineation within the open floor plan by framing the great room and creating a flow of movement within the space. Above Right: The entry is nothing short of appropriate. The oversized barrel exemplifies the overall scale of the home. The natural mahogany, oversized lanterns, and round fieldstone provide a perfect balance to the contemporary materials used in other exterior elements.
tarr Lane, for everyone at Oracle Homes, has been a tremendous source of pride for our entire team. We had a perfect recipe for success including clients who were very engaged and invested in every detail of their home, the creativity, “design sense” and artistic leadership of Olivia and her team at Studio 29, along with our team at Oracle, focused on ensuring every detail on the job is treated with diligence and the highest degree of attention and care. From the onset, our goal was to design and build a home that was truly unique. This home in our opinion has proven to be a perfect marriage between the quality of a historic home with today’s exceptional materials and in many areas has “pushed the envelope” with many modern features, “clean lines” and refined touches that have made for a very balanced and beautiful design. It has been a privilege to build this home. Starr Lane is a perfect example that illustrates our work is not only a job or a way of making a living; it’s an expression of our love for what we do, our desire to be the best and our pursuit to truly create something special that our clients will be proud of.

o satisfy a clients wishes involves a delicate balance of their wants and needs, both aesthetically, and functionally. In order to successfully accomplish this requires that we get to know the client and their wants and needs for their home. During this process we learn a series of details about the homeowners and the lifestyle they will lead. Starr Lane does justice to this ideal. Being a young couple with a taste for the attractive but also the desire for a meaningful and welcoming space lends to a transitional home. The interior has many timeless features such as the herringbone picture framed floors in the foyer, wall covering used in the powder room, and applied moldings seen throughout the dining room and stairwell. Other interior finishes lend themselves towards a more contemporary feel such as the waterfall island, stone backsplash, and the custom wine cabinets seen in the dining room. With the open floor plan being so expansive, natural materials were brought in to soften the homes interior including the inlaid cedar tray ceiling over the breakfast nook and the large oak beams spanning the length of the great room. These natural materials also off set the neutral pallet seen throughout the home allowing one’s eye to easily notice

THE LANDSCAPE very landscape presents its own unique challenges. The Levesque property was relatively flat from the start. My team and I really wanted to offer some components to this landscape project that would soften the entrance and really pull guests in. We decided to use a loop style driveway for an easier traffic flow. The careful shaping of some large mounds across the front helped us to create some depth and character to the entire yard and driveway. We also used a blend of Evergreens, broadleaf, and flowering shrubs to keep this property looking spectacular all year long. The additional use of landscape lighting throughout the yard and front walkway really brings this project to life at night! Dave Czech — Live Earth New England @liveearth_newengland | www.liveearthlandscapes.com THE HOMEOWNERS “Words cannot express the thoughts of happiness and appreciation we have for our home. All the teams were professional and thorough from start to finish. The scope of work was explained clearly and it was a great experience.
