LIVING IN RI If you walk all the coastal shorelines of Rhode Island and Eastern Massachusetts it would be like walking from Maine to Key West, Florida. There is nearly 1900 miles of waterfront, including offshore islands, sounds, bays, rivers, and creeks to the head of tidewater or to a point where tidal waters narrow to a width of 100 feet. Little Rhody (Rhode Island) has 384 miles of pristine waterfront. Anywhere you are in this very small state, you are not far from the sea. Providence is located at the head of Narragansett Bay along three rivers. The city is one of our nation’s oldest founded in 1636 by Roger Williams as one of the first three colonies in America. Much like Rome, Italy, Providence also is a city of 7 hills. Waterfire, a creation by the award-winning sculpture Barnaby Evans in 1994 transforms the rivers of Providence into a celebration of life and living in one of America’s most eclectic cities from spring through fall each year. It has brought new light and energy to a once struggling city. City Side living in RI is centered around the city of Providence and its unique architecture and diverse culture. The city has seen a strong resurgence thanks to the hard work and vision of its leaders. By Peter DeFusco If you are ready to buy your own home, but the venture seems overwhelming, the mortgage team at Envision Bank can take you through the process so you will know what to expect every step of the way. Home buying doesn’t begin with home searching. It begins with a mortgage prequalification. Qualifying for a home loan doesn’t have to be intimidating. At Envision Bank there are new mortgage programs available in 2018 that make it easier than ever before to qualify for a home loan. First, make sure your finances are in order and this includes your credit Report/Score. Your credit score is one of the most important factors when it comes to getting approved for a mortgage so it’s important to make sure your score is as high as possible before applying. Next, you will want to get Pre-approved before you start house hunting.In fact, many Realtors will not even show you any properties unless you are pre-approved. A pre-approval letter means that a lender has checked your credit report, verified your income, reviewed tax returns and bank statements, and you qualify for a mortgage based on the information provided. It is not a guaranteed approval, just a high likelihood of mortgage approval. Know how much money you have for a down payment and know what your down payment options are. The amount of the down payment needed to buy a house will depend on the type of mortgage you get. There are also down payment assistance programs and grants for firsttime buyers. HUD and many state and local programs offer assistance. There are many types of mortgage loans available for first-time home buyers. The most popular type of loan for first-time buyers is the FHA Loan because you will only need 3.5% down payment with a 580 credit score to qualify. If you have at least 20% for a down payment, go with a Conventional Mortgage and avoid paying private mortgage insurance (PMI). If you’re a Veteran then you may qualify for a VA loan. VA loans require no down payment or mortgage insurance making them the cheapest type of mortgage available today. There are several categories of “First-Time” Home Buyers. A firsttime home buyer is defined as one who has never owned a home; an individual who has not owned a home for at least three years; and for couples, one spouse has owned a home, but the other spouse has not, then both would be considered first-time homebuyers according to the FHA.
