MP fires back over school land ‘smears’ CLAIMS of duplicity and doubledealings over a school land deal have been rejected by State Member for Brisbane Central Robert Cavallucci, who says he feels “massively let down” by the “smears”. Some members of the Brisbane Central State School P&C have accused Mr Cavallucci and the State Government in the media of concealing from them the extent of negotiations with St Joseph’s College (Gregory Terrace), who want to buy the government land, which Central hoped would be transferred to them outright. “That is an absolute lie,” Mr Cavallucci told Village News. Education Queensland has paid $6.2 million to Queensland Health for the 6000sq m parcel of land at Water St, Spring Hill, which they deemed surplus to their needs. EQ takes possession of the land, which adjoins Central, on June 30. Mr Cavallucci said EQ bought the land to “future-proof” Central to accommodate the 500 pupils expected by 2031, a near doubling from the nearly 270 now. He said it was his lobbying of the Education Minister that led to the land purchase and commitment to double capacity at Central. “I’ve done my job as a local member.” “I have advocated strongly on their
behalf all the time.” The matter hit the media after the P&C received documents and correspondence under Right To Information provisions that revealed that Premier Campbell Newman had replied to Peter Chapman, the principal of Terrace, in June, assuring him the “Deputy Premier will give your land requirements his urgent and full attention”. Mr Chapman had written to the Premier in March, expressing an interest in buying the Water St property for his school’s expansion. It is believed

In August, an article was posted on Mr Cavallucci’s website that said he was “delighted” that EQ was “in the process of transferring back to the school” the Water St land. Mr Cavallucci told the Village News that article was posted without his approval and was incorrect. He said he never meant to imply that the land would necessarily be transferred to Central, but that the purchase by

Teneriffe to come alive with festival fun EXCITEMENT is building for next month’s Teneriffe Festival, which would boast the largest program of music, fashion, food and kid’s entertainment the area had seen, Teneriffe Festival’s chairman Richard Bodley said. “In just under a month, the streets, laneways and river walks of Teneriffe will be splashed with colour and saturated with the sounds and smells of great music, fine food and people having an immense amount of fun,” Mr Bodley said of the July 5 event. “The one-day event now offers an impressive program that includes 25 music acts, seven fashion parades, 100 street stalls and more than 40 food outlets and restaurants combining for the Tastes of Teneriffe,” Mr Bodley said. “We have also introduced a multicultural precinct this year to profile our rich and diverse heritage and expanded the Kidszone to include more activities for the children.” The 2014 Teneriffe Festival will encompass:
FESTIVAL FASHION: The Emerge Australia Fashion Precinct will deliver runway events and creative workshops, all with an interactive approach. Delivering unique insight to the world of fashion across the course of
seven runway events, Emerge have assembled a program encompassing accessories, shoes and bags, emerging designers, swim and resort wear, Merino wool, sustainable styling and avant-garde hairstyling and makeup.
FESTIVAL FOOD: Already well-known for the fabulous array of cafes, bistros and restaurants, Teneriffe's local favourites really turn it on for the festival. Visit the Vernon Terrace deck to sit back and soak up the atmosphere at The London Club, Claret House, London Porterhouse, Wunderbar or Eve's Pizza Bar. Or stroll across the road to Sir Manual Hornibrook Park where Green Beacon, Newstead Brewing and Malt Dining can serve you a cold beer and tantalizing food on the riverfront while you soak up the entertainment on the River Stage. Stay fully caffeinated throughout the day with coffee and snacks from Sip Cafe underneath the Carson Woolstores or aim for something a little stronger at Alfred & Constance's ever-popular pop-up bar in the London Laneway Fashion Precinct. MARKET STALLS: With 100 market stalls lining the streets from the corner of Vernon Terrace and Commercial Rd, to
Florence St, you'll find bespoke clothing, jewellery, home wares, homemade foods and also local organisations - all offering you something new to try. Ethel St will host some great pop-up fashion boutiques and Dath St will house the first Festival farmers market. The farmers market will feature about 20 fresh food providores, offering everything from cheese, freshly baked specialties, seafood and farm-fresh fruit and vegetables.
FESTIVAL MUSIC: Organisers have scored 25 major acts to play across four different stages on the day. “We are bringing the best of the best of local music talent this year,” Mr Bodley said. As always, there remains a strong representation of jazz and blues on the London Laneway Roots stage. But there’s something for every festival-goer with acts from contemporary to indie to acoustic and folk playing on the Street Stage, River Stage and Nova Busking Corner. Rounding out the music is headline act Darren Middleton of Powderfinger fame, playing on the River Stage at 7pm.
Chairman Richard Bodley.
JULY 5 FESTIVAL HISTORICAL DISPLAYS: Learn from the New Farm & Districts Historical Society about the architecture, early industry and businesses and fascinating facts about local residences and wool stores. THE Teneriffe Chamber of Commerce supports the principle of the reuse of the Engine Room and its refurbishment. Teneriffe is a world-class example of how redundant industrial buildings can be refurbished to create a vibrant mixed-use precinct. The TCC would also support any reuse of this building that contributed to the local economy and to meeting the objectives set out in the River Edge strategy. The TCC supports any reuse of this building that adds to the usability and facility of the riverside and provides improved facilities for residents and visitors to Teneriffe. The TCC believes the current proposal is a reasonable exploration of a commercial reuse of the building. The TCC makes this submission and acknowledges the following facts: • The Engine Room was provided to the Brisbane City Council, representing the local community, as a result of the development of the Catalina residential development completed by Meridien about 12 years ago. The derelict Engine Room building was re-roofed and made weatherproof, but has languished ever since as an unused building in the small parkland on the riverside in Teneriffe.
• Previous proposals to reuse the building have failed to materialise. The building has remained unused for more than 12 years. • The Engine Room was constructed in 1924-25 to provide refrigeration to the adjoining cold storage sheds, which were part of the Teneriffe wharves. The building was also used as part of the naval station during WWII. It is identified as being of Heritage value by BCC. The building is not included on the Queensland State Heritage Register. • Any commercial use of the building must be balanced against the reasonable expectations of the local residential community. • The underlying land-use classification of the site is ‘Park.’ • A development application to council does not include an application for a liquor licence, which is administered by the State Government. Yours faithfully Teneriffe Chamber of Commerce Anita Jakins Chairman

Rotary chief reflects on successful year of giving
Outgoing president Howard Hall writes on his 12 months heading Rotary Club of New Farm and on the value of volunteering and of those who give of their time to benefit others. DURING my 12 months in this role I’ve been privileged to work with a dynamic, generously spirited and communityminded team. Professional and leaders in their own fields, they have helped make this year fulfilling and directional for the Rotary Club of New Farm in its infancy and rewarding for the various organisations we have supported. The 2013-2014 Rotary Year started with working with the New Farm Neighbourhood Centre and Footprints, cooking and selling steak burgers from our foodstall at the Teneriffe Festival. August saw our premier fundraising event in the Guineas Room at Eagle Farm Racecourse on St Margaret’s Raceday. The day was acclaimed a great success and our aim of “friendraising” and “fundraising” was supported with fun and fabulous prizes donated by local businesses. This event generated funds for our major focus, Yalari, and their Indigenous student education program plus we were able to direct funds to Rotary Oceanic Medical Aid for Children and other local community groups. Our Rotary club became the sponsor under the ROMAC program to assist
a Timorese baby to travel to Australia for lifesaving surgery, which was successful. Mother and baby were transported home to Timor where a new happy, healthy life would begin. We also teamed with three other Rotary clubs to fund a “Lifewater Clean Water Project” for the Nauru hospital and schools to ensure clean, safe water facilities. In August we moved our weekly meetings Access Arts Boardroom, 24 Macquarie St, Teneriffe. The boardroom is a great venue to continue our weekly meetings from 7am to 8am and where we regularly enjoy invited guest speakers. On the first Wednesday of each month the club host a “Monthly Social Evening” at a different local venue. We open this evening to members, friends, supporters and always welcome those who may have an interest in joining Rotary. Last year was ended with an early celebration and fundraising evening with Access Arts, its community supporters and clients. The Australia Day 2014 weekend heralded the start of the calendar year

Advancing towards war for her beloved
LAST MONTH’S column about the WWI couple ‘Clarkie and Kitty’ attracted a phone call offering more detail about Kitty Kent’s life in general and her exploits with Arthur Vivian Clark in particular.
historicalsociety by Gerard Benjamin Dr Janet Hammill, a researcher with the UQ Centre for Clinical Research at the Royal Brisbane and Women’s Hospital at Herston, was a friend of the aged Kitty at Chelmer in the 1980s. “I think of Kitty every day,” says Jan. “She was a great lady to her last breath. She had such clarity about her early years. Though she would reminisce often, the details were the same each time, so I felt they were accurate.” Kitty and A.V. Clark’s romance began in Central Queensland. “Eight of them decided to enlist in the Light Horse,” reports Jan. “They smuggled Kitty on to Pinkenba Wharf when they were embarking so that she could say goodbye to the horses. They were great polo players.” “Using some money from her grandfather (John) Ferguson, Kitty and her older sister, Enid, sailed to Cairo in
October 1915. There they were taken on at the British Red Cross where no previous nursing training was required. “Kit said that she had ‘cobbers’ down in the quartermaster’s store and she would get little treats like powdered milk and sugar for her boys.” Meanwhile, Arthur Clark’s parents had travelled to Egypt not only to be near their son, but also to accompany their daughter, Jessie, who was to marry Australian Imperial Force medical officer (later Lt-Col) Arthur Tebbutt in Cairo. “The Clarks had rented a villa and they would lend Kitty their car. I’ve seen photos of Kit in this car loaded with soldiers with legs in plaster and holding out their crutches. She’d take them into town or write letters for them.” In a letter to her aunt at Balcaldine in central west Queensland outlining her and Enid’s daily hospital chores, Kitty’s hardy spirit showed through: “One man told me he was dying, and I wish you could have seen me shake my fist at him and say, ‘Nonsense my good man, you’ll be as fit as a fiddle in a few weeks’ - and he is now quite well.” Janet continued: “At night Kitty said that she would put a coat on over her night-dress and run around the corner to the old man at the cable office. She always felt safe in the street because there were plenty of troops around. It was cheaper to send a cable after midnight. “She received a cable from her
mother in reply saying, ‘Please think about it. Wait until you’re 21.’. Kitty explained to Janet that about six months after Clarkie had left, a chest arrived full of items which he’d collected

As she got older, he was on her mind all of the time, this wonderful man, Clarkie …” The Clarks’ New Farm property was Wybenia, the grand house overlooking current-day Riverside Receptions, with gardens that ran down to the river before Oxlade Drive was a thoroughfare. Kitty’s sister, Enid, also had an adventurous streak. In 1919, she married the eccentric pastoralist and politician Arnold Wienholt (1877-1940), who fought in four wars and was a personal friend of Ethiopian regent Haile Selassie.

PERSONAL stories of discrimination and of the impact of phobia were shared at the inaugural Brisbane event marking International Day Against Homophobia and Transphobia at New Farm Park. About 60 people attended the May 17 event, a date selected to commemorate the day 24 years ago when the World Health Organisation stopped classifying homosexuality as a mental disorder. The 612 ABC radio community correspondent for the Lesbian, Gay, Bisexual, Transgender and Intersex community, John Ebert, said the importance of the event was “highlighted not only by the members of the community in attendance but also by the support of those elected officials, LGBT police liaison officers, representatives of the antidiscrimination Commission and care providers who attended". Along with the showcasing of support services for LGBTI communities, a "Healing and Remembering" ritual was staged. Civil celebrant Gai Lemon, who led the ritual, said: “There is tremendous importance in acknowledging the harm that has been perpetrated against the LGBTI Communities in the past, and which sadly continues into our present”. “This small acknowledgement today allows us to draw comfort in knowing we are not alone, and that those of us who have confident voices must stand strong for those who have yet to find theirs.”
Brisbane council agreed to light up Story Bridge in the colours of the rainbow. Councillors Victoria Newton (Deagon) and Vicki Howard (Central) attended, as did state Labor Member for South Brisbane Jackie Trad. Representatives of non-government and government agencies spoke about their responses to the irrational fears and prejudices raised through homophobic and transphobic bias. Transgender advocate Patrick Kay said: "We’re a resilient community and that really shined through on the day." The day culminated in the illumination of Story Bridge in rainbow lights, symbolic of the international symbol of LGBTI pride, the rainbow flag. Brisbane LGBTIQ Action Group convener Phil Browne said: "This is a day of empowerment for people who are on the receiving end of discrimination."
Fine spate angers A NEWSTEAD business is fuming at what it regards as predatory targeting of its customers and staff by parking inspectors who were pouncing on unsuspecting motorist over a technicality. The Pet Pad in Doggett St said the Brisbane City Council inspectors had started staking out their private parking spaces to ticket any car that even had a tiny portion parked across a line that denoted the footpath. “They stand out the front of the store and wait,” manager Ann Marie Fitzgerald said. They started showing up about two months ago between 3pm and 4pm and the fines had ranged from $100$150, Ms Fitzgerald said. It was The Pet Pad’s third year at the site and they had been free of tickets until the latest spate, she said. The manager of the “doggie daycare and spa”, which has operated for 10 years, said she confronted one of the inspectors. “He told me that they’ve been told to wait there at these times and ticket anybody who parks over the line.” Ms Fitzgerald said customers who’d pulled in to the private parks to quickly pick up their dog were astounded and angered to find an inspector writing a ticket when they returned to their car.

Day highlights homophobia harm
Ann Marie Fitzgerald. “They are not mad at us, they are mad at the inspectors.” Ms Fitzgerald said in no way were the ticketed cars impeding pedestrians on the footpath, and the customers would be unaware that every inch of their vehicle needed to be behind the line. She said it was clearly a revenueraising campaign with her customers and staff being regarded by council as an ATM. The Pet Pad was advising ticketed customers to dispute the fines, and the owner planned to complain to council. A spokesperson said council had issued seven footway infringements for Chester and Doggett streets this year but did not answer a question on whether The Pet Pad had been targeted. Feeling less of a man? Drooping testosterone may be stealing your vitality and strength FATIGUE, irritability, insomnia, changing body shape, low vitality and mood swings can be warnings of low testosterone for men aged over 45. New Farm clinical researchers Integrated Health Group are keen to learn more about this common men’s health issue and are inviting participants aged 45-plus to join an upcoming clinical trial of a Therapeutic Goods Association-approved botanical medicine, learn about the ageing process and improve their wellbeing. Principal researcher Dr Elizabeth Steels said that testosterone was the foundation to all men, but levels, and subsequently masculine sensation, decreases with age. Looking at botanical and nutritional medicines is important to better understand how these medicines work and how they can benefit the ageing population. “Ageing affects men differently and most men don’t think to have their testosterone levels checked, or avoid discussing with their doctor,” Dr Steels said. “Clinical research that measures testosterone levels is a step towards understanding how men age and how we can maintain health and prevent chronic disease.” Dr Steels said it was not uncommon

Benefits of a fine facial are greater than just skin deep OVER 10 years, Aqua Beauty Salon has become a Teneriffe institution, thanks largely to owner Sue-Ellen Savage’s passionate belief in the restorative power of a good facial, both for the skin and the soul. “We’re all working harder and longer and it takes a toll, so my job is to soothe away the physical and mental stresses,” said Sue-Ellen. “On one level, a facial is about refreshing and revitalising the skin, but on a deeper level it’s about giving yourself the time and space to forget about the world and achieve a deep sense of relaxation.” Aqua offers a wide range of facial treatments, chosen primarily for their long-term anti-ageing properties, based on Sue-Ellen’s extensive research. That includes keeping up to date with the latest developments in products and treatments and even testing them on herself. “I don’t want to bring in anything that won’t show benefits in five, 10 or 20 years’ time,’’ said Sue-Ellen. “Only when I am completely confident in a treatment will I use it on a client’s skin.” Ask Sue-Ellen what her favourite treatment is and she names them all. “It’s a question of the right treatment
to achieve the right result,” she said. In choosing a treatment for a client, Sue-Ellen draws on her 20-plus years of experience in the industry and a close and thorough examination of the skin’s condition. Sue-Ellen completed her Beauty Therapy Diploma in 1994 and gained invaluable experience in various beauty salons, working and training with many product ranges “Taking the time to choose the right treatment for each client is crucial, something which Aqua prides itself on” For Anti-Ageing and targeting specific concerns such as rosacea, fine lines and pigmentation, Sue-
Aqua owner Sue-Ellen is passionate about her craft. A highlight of all Sue-Ellen’s facial treatments is her signature facial massage, giving the active ingredients in the products maximum opportunity to nourish the skin, while also soothing the soul with its deeply calming effect.
From pure relaxation to dramatic anti-ageing, each treatment is coupled with a tailored skincare regime to match the specific needs of each client. Ellen recommends the new ASAP Microplus+ combined with the Omnilux, which she says achieves the “most amazing results” she has seen in her professional career. The Guinot Hydralift is also a personal favourite. She describes this as a natural facelift in just 20 minutes”.
“Nothing gives me more satisfaction than feeling the tension melt away from someone as I massage their face,” said Sue Ellen. In 2004, after working for a number of other salon owners, Sue-Ellen had the opportunity to start her own business and Aqua was born. “I call it my ‘Little piece of heaven
on earth’, I love what I do and am very passionate about getting the results people are wanting to achieve whether that be relaxation or addressing a specific concern.” Sue-Ellen also enjoys being a Teneriffe local, having moved into the area in 2005. She says she loves the village feel of the area. “It’s a real community in Teneriffe and it really is hard to believe we are only five minutes from the city.” A fan of French style and decor, SueEllen has strived to create the kind of ambience that helps her clients relax as soon as they step through the doors of her Teneriffe Woolstores salon. That mood will be enhanced, with redecoration to mark the 10-year anniversary, featuring some decorative details collected on a recent trip to Paris with business manager Ingrid Nichols.

Create your own Indian haven
COUNCIL CONNECTIONS June Update Residents may be aware that a petition has been submitted to Council requesting a reduction in the speed limit from 50km/h to 40km/h for the length of Skyring Terrace, Vernon Terrace and Macquarie Street, Newstead, between the intersections of Skyring Terrace/Wyandra Street and Macquarie Street/ Kingsholme Street. Another petition has since been received requesting a reduction in the speed limit to 30km/hour. The section of roadway that is under consideration generally features residential land use on the river side with mixed commercial, retail and residential use on the western side. The area has particularly high pedestrian volumes in the vicinity of the CityGlider/199 BUZ route as well as the Teneriffe Ferry Terminal. Council is in the process of writing to residents in the New Farm, Newstead and Teneriffe area to gauge your thoughts on a reduction of the speed limit prior to any decision being made. It is important that you have your say as we want a significant response rate from local residents to inform any decision. Please let us know your thoughts through this process or by making contact with our Ward offices. Skyring Terrace is the main access route from New Farm through to Newstead, carrying approximately 11,000 vehicles per day. Funding has been allocated in this financial year to investigate options to signalise the intersection of Commercial Road and Skyring Terrace. Traffic signals will naturally reduce speeds on the road, but should also improve bus movements and pedestrian safety. We welcome resident feedback on this proposal too. SAMARANG Lifestyle Furniture in Teneriffe is a paragon of exquisite furniture, quality tables, chairs and decorating accessories to create an authentic Indian look. Samarang stylists have journeyed throughout India to source unique, exotic and one-of-a-kind pieces that can be matched with modern decor for every room of the house. With a duality of soft and bold colours, Indian decorating is symbolic, spiritual, magical and very relaxed. Much of the furniture has been individually handcrafted from natural materials; each piece an effigy of artisanship from the world’s most gifted craftsmen. From ornately carved pieces, rustic and whimsical tools, to chairs, tables, screens and doors, these eclectic treasures can frequently change their place and function. “The reason why Indian furniture is regarded as prized possession is its ethnic flavour and it works so well with contemporary furniture. We continually change our collection to reflect the cultural influences and the unique aspects of design,” a Samarang stylist said. The Samarang team are colour specialists that can impart their expertise on any desired scheme.
Samarang Lifestyle Furniture. They believe it is important to keep an interior design theme simple: focus on particular elements to capture the right look and keep the backdrop pure by using consistent colours that will complement the palette for artwork and furniture. Bold shades with muted tones of purple, raspberry and orange with small accents of gold or turquoise will create a striking look. Alternatively, a neutral base complemented with curtains, throws and cushions with deep jewel patterns such as paisley or other geometric and floral designs would be equally vibrant yet soft. Cabinets and screens are also important elements of the interior design, as are nests of table stools, each feature beautifully carved and richly decorated surfaces a traditional style that will create authenticity and visual appeal. Offer insights to defend your prices GONE ARE the days where your average customer relies on you to tell them whether or not your product or service solves their problems. With the investment of a bit of time on Google, any consumer can quickly villagebusiness close the information by Alan Blair gap that for so many years gave sellers the advantage over buyers in the majority of transactions. This has created the need for a giant shift in the mindset of any “expert” trying to sell to a well-informed consumer. Don’t think such a mindset shift is necessary? Consider the inevitable result of a transaction where your customer knows at least as much about your product as you do and has decided that it is the likely solution to their problem. It might sound like a great problem to have, but the fact is that it leaves you only one point of difference to bargain with – price. And everyone knows that competing on price is no longer a sustainable competitive advantage. So what approach do you take when your customer comes to you armed with knowledge and you don’t want to be immediately backed into a corner negotiating your price? Offer insights. Knowing “the answer” to the problem doesn’t guarantee that implementing that knowledge is as simple and straightforward as it might seem to the non-expert. Even in cases where you genuinely know more than the customer, remember, they always know more than you about how your product suits their needs and priorities. Therefore, what you want
to do is offer valuable insights into how they can make your solution the ideal fit for their situation. Challenge them. This is all about ensuring that the knowledge your customer has armed themselves with is addressing their real, underlying problems, not just treating their symptoms. Don’t resort to “order taking” - simply giving them what they ask for straight away. Instead, use your expertise to challenge them and uncover whether or not they’ve defined the problem correctly. If you’re asking them questions that they haven’t even considered yet, you’re on the right track. Avoid questions that are an attempt to “show off” your knowledge just for the sake of it. These types of questions frequently backfire and are often perceived as the equivalent of “Would you like fries with that?”. Help them decide. Even when someone has come to you ready to make a purchase, they’re looking for validation of their decision. There is always an emotional component to any purchase and people want to be confident that they’re making the right decision. By showing genuine interest in helping them get it right instead of launching into a typically selfinterested sales pitch, you’ll not only build immediate rapport and trust, you’ll also lay a foundation for a relationship that extends beyond the current transaction. These strategies do require a significantly shift in mindset. However, the shift in the balance of power between buyers and sellers brought on by the information age means that everyone will have to find better ways of applying their expertise to meeting the needs and priorities of their customers. Those who do a better job of offering insights, asking challenging questions and genuinely helping their customers will inevitably come out ahead.

Happy 10th birthday Brisbane City Child Care THE vision for a 21st century inner city Child Care facility existed many years before its inception in 2004. Brisbane City Child Care is now proudly 10 years old! Over the past 10 years we have been quietly and confidently providing exceptional quality care for our families and surrounding community. To kick off our 10th anniversary celebrations we implemented a free dress day for all of our staff and children. This was met with extreme enthusiasm. There were lots of Fairy tale characters, Superheros as well as lots of tulle and face paint amongst our nearly 200 children and around 30 educators. The different age groups were entertained throughout the day by musicians and a children’s show to create a truly wonderful carnival atmosphere. For afternoon tea each group was delighted by birthday cake and animal balloon twisting. Our dedicated parents were not forgotten either. Free coffee was provided for all parents during the morning drop off hours by our permanent onsite barista and to finish the day we presented everyone with beautiful big Columbian roses to say “Thank you” and “Happy 10th Birthday”.
After an amazingly enjoyable and thoroughly exhausting day of learning and fun, every child and educator received a big party bag full of goodies to say a very big Happy Birthday to all. It just seemed appropriate that colouring books, balloons, pinwheels pencils, stickers, lunches and movie tickets should be our gifts to all, to continue the celebrations well into the coming weeks. The fun doesn’t stop there though. The fun continues every day henceforth at BCCC with all of our usual activities such as French classes, music lessons, the ever popular Rugby Tots program and our life sized dinosaurs. Our service provides quality educators that are trained to implement our learning programs throughout all ages and groups. A secure CBD building with lots of onsite parking close to your home or workplace will also assist in every parent’s seamless day. No more dashing from work battling the

Please don’t hesitate to call us if you have any questions about our service and programs or if you would like to make an appointment to come and visit our centre. Together with our ongoing desire for innovation, Brisbane City Child Care is always striving to provide a fresh approach for the faces of tomorrow.
Love provides all the answers AS a child, Tracy Madden was an avid reader and fell in love with each and every book she acquired. She adored the way characters jumped out of the pages and the way she could be captured by the words and transported to a completely different place. The imagination and visualisation skills she procured from her favourite pastime is what fuelled her love of reading and ultimately her desire to one day become a published author. That dream became a reality in 2010 when Tracy’s first novel, The Essential Ingredient – Love was published. And she has not stopped at one. Tracy has written a second book, Love is the Answer, released by Pan Macmillan in 2013 and just like the first, it takes the beauty in love and life that Tracy sees. In Love is the Answer, Tracy introduces us to Peach Avenel who is a broken hearted woman who doesn’t realise she needs to find herself before she can find happiness. It’s an inspiring story about uncovering the things that really matter to Peach and one that many people in the same situation have related to. Tracy demonstrates throughout the book that embracing and appreciating the journey is just as important as the journey itself. “I’m constantly learning the whole time and I like to explore and experience
things,” Tracy said. “I hope that I’m giving my readers that same beautiful experience.” Tracy has been inundated with letters and emails and overwhelmed with the positivity that has come from her new book. One reader wrote to Tracy saying ‘Thanks for giving me hope!’. Tracy believes it is because Peach finally has the stunning realisation she had not been living the life she dreamt of. According to Tracy the book has three strong messages. “It’s never too late to write your story – be it the ideal relationship, job or adventure.” Tracy said. “Also, sometimes you have to leave home to find it! And thirdly, when you start living the life that you dreamt of, only then can you start to attract the life you want.” As part of Tracy’s own reinvention, after her nest emptied, she knew if she did not start to fulfill some of her own dreams and goals she was going to go from chairman of the board to janitor pretty quickly. The result was to write - an idea which threw back to her childhood love of books. Her first book came out in her 50th year of life which makes her very proud. Love is the Answer is available in all good bookstores. June 2014 villagenews

However, it is Hilary’s early life and that of her family, which is almost a history lesson of the years 1945-60. It spans her birth in India, then the origin and heritage of riverside Yungaba, Kangaroo Point; and mention of a Russian sputnik of 1958 orbiting overhead in Brisbane! Hilary was born in India in 1948 after her family’s arrival there in early 1946. What she took for granted, we could only imagine or read of such a seemingly exotic lifestyle. Perhaps it was the movie The Best Exotic Marigold Hotel that prompted this writer to term the lifestyle in the sub-continent as such. When Hilary opens her impeccably presented albums of her early life in India, they include photos of the family rickshaw ‘wallah’ (the driver) who would not only transport the children to and from school each day but also would deliver their lunch box at school-breaks. His postings in India included Calcutta (now Kolkata) in Bengal, then Vijayawada, southern India, north of Chennai. The family lived on the hospitals’ compounds. Hilary spoke of the miraculous survival of the Langfords during enormous unrest in Bengal … The British Raj under viceroy Lord Louis Mountbatten was preparing for Independence under Gandhi as ruler but then the turbulence eventually led to the defining lines of the separate nations of India and Pakistan. In the eastern side, Bangladesh was created. Many tragic events occurred during the fortnight immediately after India became independent in 1947. The Bengal hospital was attacked and all the British medical staff were killed, apart from Hilary’s parents. Owing to a stroke of luck of whereabouts, Bernard and Muriel Langford were the sole survivors. Hilary was born the following year.

The Langfords thus emigrated to Australia. Hilary said: “We arrived in Melbourne during the 1956 Olympic Games. With accommodation booked out, we caught a flight to Tasmania, settling in East Devonport.” Twenty months and a freezing winter later, the family moved to Brisbane at the Yungaba Immigration Centre, Main St, Kangaroo Point. Hilary settled into school but was traumatised by her elderly teacher demanding that a classmate change his hand-writing, with a nib-pen into a copy book, from his left hand to his right. “Left-handed writers sometimes left a dragging blot,” Hilary recalled, with some pain still evident in her voice. “The teacher kept hitting his hands with a ruler for using his left hand. It seemed so terribly unfair and wrong.” It was certainly archaic and cruel, and teachers were trained to not even consider changing over lefthanded writers.
Hilary also recalls the passing of a Soviet Russian sputnik over Brisbane. The family joined other Yungaba residents on the Story Bridge for a better view as it passed over. The east coast of Australia was one of the best viewing points. The Langford kids gave strict instructions to their parents: “Any house you buy must have a cricket pitch!” Bernard and Muriel found a home in Indooroopilly and the siblings were enrolled at Indooroopilly State Primary then Indooroopilly State High School. Gretel, the eldest, entered Queensland University. In those days house-owners could have quite populous ‘chook yards’ and Hilary’s brother Stephen was soon tending hens and up to 50 growing, babbling turkeys, much to the neighbours’ consternation. They were quickly sold, a source of profit for Stephen who raised them from eggs. Stephen later became an agricultural scientist. These were the days of the Colombo Plan, and a concert was held at Festival Hall to raise money to build International House at St Lucia. Having learned Indian classical dancing, Hilary was very proud to be chosen to represent India. Hilary graduated from University of Queensland with a State Health Department cadetship. Her
first job was at the “infamous” Basil Stafford Centre behind Wolston Park, then at the Mary St Psychiatric Clinic. The clinic was later burnt down by a patient! She married Paul Chicoteau, and had two sons, Chris and Dominic. Back in the workforce, Hilary worked for state and federal government agencies, in socialwork roles, and then in manager development. She entered her second marriage with Dr Ian Oliver and started Oliver and Langford Organizational Consultants which, after 30 years, is still going strong. Sadly, Ian died in 2003. In 1997 Hilary returned to Yungaba for the first time since 1958 to undertake workshops for the Australian Tertiary Education Management (ATEM). Her favourite mulberry tree was no longer there! Over that 30 years Hilary has built her business into one of Australia’s best of its kind. In 2006, Hilary met and married David Keating, OAM, holder of an Australian Sports Medal, and a PNG Independence Medal from his days in Papua New Guinea. He has been involved in some of Brisbane’s iconic events, including as Operations Manager for the ’82 Commonwealth Games, and as a member of the bid team for World Expo ’88. David sometimes assists in Hilary’s business. Last year Hilary’s five ‘River Rats’
walked 60km in the first Weekend to End Women’s Cancers. Each walker was required to raise $2000, and the River Rats raised $18,500. Hilary is walking again with a new team this year. The funds assist the Clive Berghofer Queensland Institute of Medical Research (QIMR) and the Royal Brisbane and Women’s Hospital (RBWH). Hilary’s son Chris, originally a chef, delighted her Indian-born tastebuds by at first working at the Indian restaurant Scherhazade, then as the first chef of Chutney Mary’s in West End, Brisbane. He has now completed a Master of Counselling and works for Lifeline. Dominic is a technical expert with Bellaroma coffee. Of Hilary’s original family of seven who arrived at Yungaba Immigration Centre in 1958, all five siblings survive: Gretel, the eldest, lives in Virginia, USA; Andrew in Kenmore; Stephen in Toowoomba; and Mervyn in Toowong. Hilary’s mum Muriel was a passionate worker with Indigenous Australians here in Brisbane working towards reconciliation, after founding OPAL (One People of Australia League) in the late 1950s. Her Aboriginal colleagues honoured ‘Aunty Muriel’ by including her on stage at the Reconciliation event conducted by the University of Queensland. Hilary walks around the river daily, past Yungaba, now under
Hilary as a model as featured in The Australian newspaper. redevelopment, either alone or with her new walking team. This revives her memories. I wonder what she thinks of the camouflaging of the heritage icon, the symbol of so many immigrants who helped make Queensland and our nation stronger, as well as making our lifestyle more European and Asianfriendly? I must ask this champion of understanding people’s minds: Does she understand why our politicians shove our heritage aside to inject more concrete, steel and glass so our city loses its identity? Do we really want to look like every other world city? With her exotic background, I think she will have an answer.

Marthe de Florian reinvents herself as woman of substance CONTINUED FROM VILLAGE NEWS MAY EDITION… IT was early morning when Olivier arrives at the de Florian apartment. The street cleaners had not long moved on, leaving the road still wet and smelling like rain. Two waiters from the boulangerie were busily arranging tables and chairs along the footpath.
tonyjonesdiary by Tony Jones The delicious aroma of fresh coffee and caramelised sugar had proved impossible to resist and Olivier buys a takeaway coffee and a warm, flaky croissant filled with cheese. Eschewing the inviting arrangement of tables and chairs on the footpath, he crosses the street to the apartment. Once inside the flat he moves decisively through its rooms, opening the windows and shutters. The morning sunlight, followed by a sharp zephyr of breeze quickly disperses the shadows and the cloyingly stale, torpid air. In Marthe’s boudoir, Olivier takes a paper napkin and carefully wipes clean the dust from a pretty hand-painted table and sets his breakfast on it. Olivier makes himself comfortable in a Louis armchair, ignoring the great plume of dust exploding around him as he settles in. With greedy alacrity the buttery croissant soon disappears and, after wiping clean from his fingers the clinging flakes of pastry, Olivier pulls forth from his leather satchel Marthe’s journal. Just a few pages, he vows to himself, while I’m finishing my coffee and then I will start working. Casting a quick glance at Marthe’s portrait, almost as if he were reminding himself of her luminous beauty, Olivier eagerly opens the journal..... Marthe’s Journal 1880-1884.
It’s enviable, the fearlessness of youth, the belief that all things are possible. The wonderful ability not to see or perhaps, to deliberately ignore, the potential pitfalls or dubious consequences once a course of action has been decided upon. It was the nescience of youth that gave me the confidence and selfbelief to approach Monsieur Edouard Marchand, entrepreneur and manager of the famous Folies Bergere Theatre. I could sing, I was a gifted mimic, and I was more than passably pretty. What further credentials were required of an actress? I didn’t aspire to be a grande dame of the theatre. The Folies Bergere with its repertory of musical comedy, operetta, short plays and exotic dancers suited my modest talents perfectly. Its reputation as the theatre where the most beautiful actresses were on display night after night, attracted gentlemen of discernment, usually very rich, very generous and extremely desirous for the company of a beautiful woman. It was perhaps for that reason alone I was most keen to become one of its players. It would be, hopefully, the perfect vehicle to showcase my beauty and launch me into the upper echelons of the demimonde. I was hopeful Monsieur Marchand would find inspiration, if not in my blushing abilities as an actress at least then in my undoubted comeliness. It was fortunate that my mother could claim a tenuous acquaintance with the well-known theatre manager. She had, while still enjoying the protection of the kind Monsieur Delacourt, met Edouard Marchand on various social occasions. The two men had been friends and business associates. The financial patronage of M. Delacourt and his deep abiding belief in the entrepreneurial skills of the talented theatre Manager had led to some of the most extravagant and successful spectacles ever witnessed in Belle Epoque Paris. The partnership propelled M. Marchand to the top of his field and had helped establish the Folies Bergere as the most glamorous

and famous theatre in the whole of Europe. It was due to the association my mother had enjoyed with his dear friend M. Delacourt that Edouard Marchand agreed to meet with me. He also may have heard of the parlous circumstances in which my mother and I now found ourselves and was moved to act in kindness. On the day of the interview I woke feeling miserably nervous and just as I was about to leave the apartment, the panic of doubt swept through me. If it hadn’t been for my mother’s encouraging words - “You look beautiful darling. Monsieur Marchand cannot but be moved by your loveliness” - I doubt I would have made it out the door. When I arrived at the theatre, however, and adjusted the bodice of my gown, borrowed from my mother, to show better the pert fullness of my breasts, the stage door attendant gave a low whistle; I laughed and gave him an impudent wink. Suddenly I felt much reassured. “I’ve come to see Monsieur Marchand. He’s expecting me. May I go in?” The young attendant made bold by my flirtatiousness, cheekily demanded, “And who may I say is asking for him?” It was on the tip of my tongue to answer Mathilde Beaugrion and then I remembered, this was my new beginning. An opportunity to reinvent myself, to leave Mathilde behind, to leave behind the awfulness of poverty and the attendant despair associated with that dreadful state. “You can tell him Marthe de Florian is here to wait upon him,” I said, very pleased with the satisfying, aristocratic sound my new name had. Opening the door wide the man gestured for me to follow. It was dark inside for the only illumination came from a huge chandelier that hung above the stage. There was a sour smell of human sweat but overlaying that was the more pervasive smells of greasepaint and stale perfume. “Mademoiselle de Florian to see you Monsieur Marchand,” announced the man into the darkness of the auditorium. Turning to leave, the attendant whispered, “Good luck Mademoiselle” and then he was gone, leaving me to stand alone in the circle of light on the stage. “Your mother tells me that you want to go on the stage” a disembodied voice called from the shadows, I hesitated and then cast my most alluring smile; the one I had practiced in the mirror just before leaving home, in the direction from whence the voice came. The corners of my mouth began to quiver and I felt slightly breathless. “Yes I do. Will you give me a part?” Edouard Marchand laughed softly and then out of the shadows he
emerged. A tall man with carefully manicured moustache and side whiskers, dressed in a tailored suit of pearl grey silk. “Let down your hair and walk around the stage, so I can look at you.” Removing the pins from my hair, my hair fell in heavy tawny waves around my face. I knew my hair to be glorious and holding my ribs high to show off my full pert breasts and small waist, I walked the length of the stage. Coming to a standstill in front him, I was asked to raise my skirts to above my knees. After having appraised me carefully as a man might do when buying a horse, he asked, “What else can you do Mademoiselle, besides look beautiful?” “I can sing and I can dance.” Marchand nodded, “Good, that’s half an actress’s business. But can you read a part?” “Yes”, I replied, although I had never tried. “No need to worry about that now. But I would like to hear you sing.” For a moment I hesitated. Then clearing my throat I began to sing. I chose a saucy street ballad about mistaken identity and lost love. I have a full, voluptuous quality to my voice, which can make a far more innocent song seem suggestive and exciting. I moved gracefully about the stage, acting out the lines of the song, all my self-consciousness gone in my passionate determination to please. When at last the song came to an end I sank to a deep curtsy and then lifted my head to smile at him with eager questioning eyes. He clapped his hands. “Bravo Mademoiselle! You are spectacular! In a week’s time we are giving a performance of “The Mistress’s Dilemma” Come to rehearsal at nine tomorrow morning and I will have a part in it for you.” CONTINUED NEXT MONTH. Here’s just some of the ways the Queensland Government is delivering for Brisbane Central Revitalising front line health services
Cavallucci hosts LGBTIQ ‘Safe Night Out’ Forum I recently hosted an ‘LGBTIQ Safe Night Out Forum’ in conjunction with the Queensland Aids Council and the Fortitude Valley Police at The Wickham Hotel. This was the 3rd forum as part of a series of community and consultation forums which I will be hosting on an ongoing basis throughout the year. The first forum being the ‘Alcohol and Drug Related Harm Forum’ and the second being the ‘Healthy, Well Being and Safe Living Forum’, which was recently held at Gasworks Plaza. As the local member, listening to the community is as equally important as providing information sessions in order to better inform the LGBTIQ communities about police procedures and reporting processes, liaison officers and community safety both within and proximal to licensed entertainment precincts. We all need to continue to work together to do all we can to make Brisbane safe and inclusive for all. The LGBTIQ community is an important part of the fabric and culture of the Brisbane Central electorate and I look forward to announcing alongside the Queensland Police and the Aids Council some of the initiatives which resulted from the success of the forum in the coming weeks.

Creating more jobs and opportunity with a four pillar economy
One of the best parts of my job as the local Member is working alongside our various community groups and volunteers that operate throughout the inner city. I truly believe that volunteer organisations are the backbone of our communities. As part of National Volunteer Week from 12 – 18 May 2014, I launched the Inaugural Brisbane Central Volunteer Awards. These awards recognise the selfless contributions volunteers and local organisations make throughout Brisbane Central and provide an opportunity to pay tribute to those who offer behind the scenes support, drive fundraising efforts, and serve the local community in various ways. Community groups and volunteers are invited to nominate a member of their organisation to receive one of my awards at a presentation ceremony later in the year. New Farm artist takes out prize BRISBANE contemporary artist Juliet Mackie has taken out ‘Best in Show’ at the 2014 Brisbane Rotary Art Spectacular, earning herself a cash prize of $10,000 and a dose of muchneeded validation. In 2013, Juliet gave up a lucrative mining career to pursue her artistic journey, setting up a studio and supplying her work to businesses, styling consultants and private buyers. Since then, Juliet has experienced the full ‘struggling artist’ stereotype, with a sudden death in the family and in the fallout the 52-year-old lost her New Farm apartment and studio, forcing her to travel the country with the support of family and friends looking for employment. “To take out the top prize of the Brisbane Rotary Art Spectacular has meant so much to me – it was the first time I had ever submitted my work for judging and upon taking out the prize I was grinning for days,” Juliet said. “It was particularly meaningful to receive this award at a time of my life where things have been such a battle, it truly gives me the strength to continue.” Since taking out the prize for her acrylic on canvas work, Turquoise Flow, Fortitude Valley’s Brisbane Modern Art Gallery has taken on a

Why the Ponycat?
TUCKED off to one side of light industrial Newstead, Shucked makes good on proving local workers and residents with a trendy spot to eat and grab a coffee from Wednesday morning breakfast through to Sunday lunch. Breakfast choices abound, with a focus on fresh and wholesome. My sweet potato rosti with wilted spinach, crispy bacon, poached egg and a mustard chutney got me fired up and ready to kick start the day. Shame the ham hock delivery was late that morning. I’m still curious about the green eggs and ham hock on toast and even more so about the Gasworks ham hock baked beans.
EVER wondered how The Ponycat in Brunswick St got its name? It comes from a little girl’s birthday wish to have a pony and also a cat. Henceforth, The Ponycat was born and that little girl finally got her wish! The family realised their dream of having a unique cafe and their daughter also got her fictitious pet. Their food is definitely unique and tries to twist the usual favourites into something more interesting. Try choc chip brioche French toast with rhubarb or smoked salmon with scrambled eggs and salsa for a different all-day breakfast option. Keep an eye out for some fascinating specials such as the kangaroo lasagne, which was tastily served up with a baby beetroot and feta salad.

TO say that Leonardo Casella’s Italian restaurant Bella Tiarnie is a labour of love is an understatement. His wife’s namesake, the restaurant, which opened early this year at 620 Brunswick St, serves up lovingly prepared traditional Italian meals. Leonardo believes the key ingredients to his delicious menu are quality produce and a 35-year-old love of cooking and being a restaurateur. It’s this love of Italian food and culture that drives him to prepare and cook dinner personally for his customers from Tuesday to Sunday. Gluten Free pastas and gourmet pizzas can be found here as well as Leonardo’s award-winning signature dish, Pollo Pan Roma. Bella Tiarnie is planning to open for breakfast and lunch soon and will also offer free local delivery.

Brew pub a real bottler
Newstead Brewing Company. By Alisa Cork IT’S a real pub but not like any other pub you’ve been to - at least for a long time. Established in January this year, the Newstead Brewing Company is a mixture of pub-inspired, eloquently prepared food and their very own craft beer. But there is so much more to this watering hole than meets the eye. This day, Michael Conrad was getting ready to load up the brewery’s spent grain from the day’s brewing process into his ute, and drive it to their cattle property in the Brisbane Valley. Instead, he paused to reflect on how he arrived at this satisfyingly productive juncture. Michael Conrad began his quest to start his own brewery several years ago. A restaurateur with a keen interest in the wine industry, Michael had all the ingredients he needed to pull together his blueprint for a unique pub and craft brewery. When asked how he came to be the co-owner and manager of his own brewing company, Michael is matter-of-fact. “It just all happened,” he explained. “It begins with a fascination with how beverages are made, my friend Mark’s home brew kit, and a few experiments with flavour.” It was over a conversation Michael had with his now business partner, Mark Howes (a research scientist turned Brewer) and Mark’s father (a businessman), that the dream started taking shape. The team began forming their plans for the perfect brew and the perfect pub and they began searching for the right site around the New Farm and
Teneriffe area over two years ago. The licensing process commenced and serious plans were enacted to finally establish the Newstead Brewing Company. It is wine that Michael is generally known for in the area, rather than beer. He began his career in fine dining in Brisbane, starting Restaurant Two in the CBD and Three Bistro at the Emporium. His wine industry experience has given him a great foundation for his understanding of the technical requirements and science behind brewing. “I always wanted a pub where people could experience good quality brewing in a comfortable place with high quality pub-style food,” Michael said. “Older craft breweries traditionally made lagers, but in the 21st century, we now make predominantly ales with richer, more complex flavours a completely different product which is much more exciting.” The only ingredients used in the Newstead brews are malted barley, hops, water and yeast. There are no preservatives or additives used in the fermentation process, keeping these beers real and true to flavour. “In larger breweries, they use additional additives that aren’t used in the craft beer world.” Nine out of the 12 beers available are Newstead Brewing Co’s own and three are craft neighbours (or ‘guest taps’). In July, a new era begins when Newstead Brewing starts bottling their brews. They will be the first Brisbane brewery to start large scale bottling, producing 55,000L to fill 140,000 stubbies. ANY local will testify that Double Shot is one of the best things to have graced Oxlade Drive with its presence in a long time. As Double Shot's owners, Michael DeLaurence and Ross Skinner,
community cravings by Alisa Cork
celebrate their popular café’s twoyear anniversary, they reflect on their journey from humble beginnings as a 'hole in the wall coffee shop' on the on the fringes of New Farm to one of the most talked about cafes in Brisbane. It is not just the locals who appreciate what these experienced restaurateurs have brought to the area. Customers from across the east coast of Australia have followed Michael and Ross from their string of business successes spanning 30 years, to visit them at Double Shot whenever they have the chance. It all started in Sydney's north shore in 1984, when Michael and Ross established the iconic Sydney
restaurant, La Belle Helene. It was here they discovered a love for building up and working in their own communitybased businesses. "We always wanted involvement in the community," Michael said. "We are predominantly focused on having people as friends, not just as customers." There was always the potential for Michael as a successful chef to follow the bright lights of celebrity status. However, that was not the driving force he and Ross had for their combined culinary vision. Their contribution to the food industry has been not only to provide excellent food and fine dining establishments, but also mentoring chefs such as Matt Moran to realise their own potential. Matt was apprenticed to Michael at La Belle Helene and went on to build his own restaurant empire and celebrity chef status. In the 90s, they began catering to high-profile clients such as billionaire Kerry Packer, before moving to the central NSW coast. Michael and Ross established a series of different food businesses there, including a gourmet hinterland retreat called Taylor's Country House, Utopia Cafe in Bangalow and Dish Restaurant in Byron Bay.

Doubling up on friends and customers sure worth a shot
Double Shot owner’s Ross and Michael. The prospect of a new challenge took shape when Ross and Michael came to New Farm in 2012 to investigate the opportunities available to them - and Double Shot was born. What began as a small cafe, has now grown into a hugely successful and popular player in Brisbane's cafe society. There is no secret to their success as far as Ross and Michael are concerned. Great organisation and shared philosophies are behind this duo's management style. In addition, they are blessed with skilled and loyal staff, also passionate about what they do. "We work together and all of us get our hands dirty," Ross said. "Michael and I are completely hands-on but
welcome input from our staff." Their menu tells the tale of their love of good quality, freshly prepared food, inspired by different food styles and Double Shot’s own customers. "We have a very, very limited kitchen area to work in and so everything we do is done with the utmost efficiency," Michael explained. Both men praise the team they have now and are proud of the achievements of their past protégés. "From Wednesday to Sunday, this place is likened to a theatre production," Michael explained. "Before 6am the curtain goes up and the stage is already set. The rest of what we do is all about the audience."

Chance to tap beer expertise TENERIFFE’S Green Beacon brewery has entered eight of its craft beers in the Royal Queensland Food and Wine Show Beer and Cider Competition which will return in 2014 after a major restructure. Green Beacon manager Andrew Sydes said among its entries would be three brews that received medals at the recent Australian International Beer Awards – the 3 Bolt pale ale (silver), the Grappler India pale lager (bronze) and the Windjammer India pale ale (bronze). Entries for the beer and wine competition closed on May 23 and winners would be announced at the Brisbane Showgrounds Auditorium at 11.30am, Friday, June 27. Mr Sydes said the competition was an opportunity to expose the Green Beacon’s products to experts. “All feedback we receive from professional judges is welcome.” He said the Grappler IPL was far more assertive than a standard lager, thanks to how the hops were utilised.

Your Peninsula Specialists New Farm, Newstead, Teneriffe, Spring Hill, Fortitude Valley, Bowen Hills The first quarter of 2014 has been an explosive start for New Farm, with some of the best sales results we have seen in many years. Auction numbers and clearance rates have surged in May and all signs are pointing to a steady growth throughout June. There have been a number of notable sales this month with 19 registered biddered on Terrace street which sold for $1,060,000 with very spirited bidding. The illusive big family home on a large block which New Farm has been waiting for finally made itself available at 192 Heal Street and sold for $3,100,000 with 10 registered bidders. We saw a fantastic result at the stunning 249 Harcourt Street, which sold for $2,500,000 under the hammer to a local family. This is to name only a few of the recent success stories and we are expecting many more to come. This positive shift throughout the first half of 2014 can be put down to tight levels of stock, resulting in the number of days on market shortening to less than 45 days for the suburb and fewer than 32 days for Ray White New Farm. The momentum from 2013 and unprecedented confidence has underpinned this massive start to the year so far with a 76% auction clearance rate for our office with properties frequently selling well above reserve. With Ray White New Farm you can rest easy knowing that our local area experts will get you the best possible result for your property in today’s real estate market. By making an appointment with one of our team, they will demonstrate a proven and deliberate process for price maximisation that you can rely on.

It started on a bright sunny day... I REMEMBER the 8th March 2008, it was a bright sunny Saturday. I took the day off because it was my 31st birthday and what better way to spend the day than go and watch an auction (nerd alert!). The auction was in Welsby
TALKING PROPERTY With Haesley Cush Street, New Farm. The home was heavily renovated, beautifully built and boasting cutting edge technology, Europe’s finest appliances and stone bench tops for as far as the eye could see. This home was built to capitalise on the value of every square inch of the property and it did just that. It was a home that was not on the river and did not boast sweeping vistas. It stood to show the maximum price a land holder could get if they built a prestige home on a block with similar attributes. The home sold under the hammer for $2.4million!
Within what seemed like weeks of the sale, the market crashed and this sale has stood as a benchmark of what things ‘used’ to get. Since then we have seen some examples over the last 6 years where pockets of New Farm and Teneriffe have had sporadic bursts and sales post $2million have been recorded, but not many that have been underpinned by competitive bidding from a ‘house thirsty’
marble that makes your mouth water. Marketed by Matt Lancashire, the auction room was filled with bidders, neighbours and real estate enthusiasts all keen to see the result. And the result was momentous. As buyers jostled for a vantage spot and anticipation lingered in the air, I reminded the crowd of the benefit of buying with prices on the rise. They obviously knew, because it was evident from our opening bids that
Now we have seen examples over the last 6 years where pockets of New Farm and Teneriffe have had sporadic bursts and sales post $2million have been recorded. crowd eager to get in ‘before it’s too late’. Which brings me to an auction I did on 17th May on Harcourt Street, Teneriffe (which was another cracking New Farm day). The home is a beautifully built ‘Shaun Lockyer’ designed masterpiece. It featured Philippe Starck lighting, master craftsman paneling and Calcutta
the market was moving upward right in front of us. The final 2 bidders ran an exhausting race before the home finally sold for $2.5million! Well my forecast is we are back to 2007/08 pricing. I’m not 100% sure what’s ahead but the coast looks clear, and I can tell you it’s good to back in blue sky territory.

Beautifully restored 90-year-old New Farm workers cottage. LEADING motor sport team owner and businessman Roland Dane is selling his 90-year-old New Farm workers cottage, which he has renovated with a real twist on “bringing your work home with you”. Like his racing cars, the Triple Eight Race Engineering owner’s home at 59 Kingsholme St, features carbon fibre and Kevlar. The cabinetry to the stone benchtops in his kitchen and bathroom is made from carbon fibre lined with Kevlar. Then there are the carbon fibre-and-gold taps in the sink and basin. In fact, the kitchen and bathroom have featured in magazines. About $600,000 was spent on the renovations. The four-bedroom Queenslander is a short walk to the Brisbane River. His Triple Eight Racing Engineering workshop at Banyo, employs 49 people making components for race cars as well as complete cars. The outstanding property is being exclusively marketed for sale by Matt Lancashire at Ray White New Farm on 0416 476 480. See full page ad this edition.

peninsulaproperty Newstead sales success METRO Property Development’s Newstead Towers apartment project has achieved more than $100 million in sales in the four weeks since its launch. Newstead Towers, located at 39 Longland Street, will be the first apartment development in the suburb to feature a man-made beach. Buyer interest has been extremely strong, with Metro selling 221 of the 314 apartments, at an average price of $505,000. “Newstead Towers is a very unique offering for inner-city Brisbane,” said Metro Property Development founder and Chairman David Devine. “The lifestyle opportunities will be second to none, with residents able to take advantage of the suburb’s first manmade beach, yoga lawns, teppanyaki barbecues and a gymnasium. “Newstead Towers will also be across the road from the popular Gasworks precinct which features a Woolworths, Fresh Food Markets and Deli and other specialty stores. It’s also within easy walking distance to the shops at Emporium and James Street. Brookfield Multiplex Regional Managing Director for Queensland, Rod McDonald, said Brookfield Multiplex was pleased to have been awarded the design and construct contract to deliver the project. “We’re delighted to be on board for our first project with Metro Property Developments and to add Newstead Towers to our growing Queensland workbook,” Mr McDonald said According to recent research by Urbis, Newstead is currently recording a gross rental yield of 5.9 per cent.
Unique “eagle’s nest” to showcase best of both worlds
A STUNNING Brisbane river view or a portrait of the cityscape? This decision usually requires serious deliberation when buyers and investors target inner-ring suburbs, chasing opulent lifestyles and potential high capital returns. Thankfully for the future owners of three top-floor penthouses on offer at W4 in Teneriffe, the toughest of choices will not be required as both visual features are available from the one spectacular location. Perched high in the former Queensland Primary Producers Cooperative Association Woolstore, the three penthouses, known as Skylabs, provide an eagle’s view of the Brisbane River and CBD panorama from a spacious dining and living area. Originally designed by Donovan Hill, an architectural design firm renowned for incorporating raw, earthy materials, exposed timber, glass and stainless steel in contemporary industrial designs, these Skylabs captured widespread attention when built in 2004. With the other six penthouse apartments remaining with their original owners, these penthouses afford a rare opportunity to buy and hold stock that has never been resold. To fully appreciate the penthouse spectacle, one must first be absorbed by the character and history of the building. With construction dating back to the 1930s, the W4 complex has maintained its variegated reddish brick appearance and charm of times gone by - enchanting oddities of what is likely to be a highly sought-after address for lovers of modern inner-city

delights mixed with heritage and a hint of storytelling. A short journey to the seventh floor and the full appeal of these luxurious three-bedroom, 2.5 bathroom apartments becomes evident. Spacious open-plan living, modern appointments, stylish Gaggenau appliances, ample storage and wired to facilitate modern technologies, these penthouses shape as the perfect residence for accomplished professionals and executive types. PRD Project Marketing’s Adam Gray said the penthouses were like a rare jewel in the inner-city, and would entice prospective buyers with an eye for lavish living in an area renowned for its
shopping and dining precincts. “These magnificent penthouses offer postcard views, comfortable living, secure parking, on-site lap pool and gymnasium facilities.” “These penthouses are gems – they are refurbished, rebuilt, available for immediate sale and ready for occupancy without delay,” he said. An expression of interest campaign closes of June 30, 2014, however offers will be considered immediately. The penthouses will be open for inspection from 6pm to 6.30pm on Wednesdays and 11am to 11.30am on Saturdays during June at W4 apartments, 8 Skyring Tce, Teneriffe. Luxury hotel for Centro joins bulging Valley project list By Nick Moore A PROPOSAL was before Brisbane City Council to develop the landmark Centro building at 46 James St, Fortitude Valley, into a seven storey luxury hotel, it was reported. The plans from developer Calile Malouf Investments included 142 hotel rooms, and a mix of retail space and restaurants on the ground level, Fairfax reported online. Valley architects Richards and Spence, who were behind the 2012 transformation of 19 James St, had designed the hotel, which would also swallow a carpark fronting James St. Brisbane Lord Mayor Graham Quirk said last month that 23 construction projects valued about a billion dollars were under way or scheduled to get under way in the Valley, including a $150 million, three tower hotel and residential accommodation plan for vacant land at 186 Wickham St, Fairfax reported. 44
villagenews June 2014
That proposal came after similar plans were unveiled by Melbournebased developer Tim Gurner this year for two 30-storey residential buildings - one modelled on New York’s Flatiron building - and a 15-storey hotel on a triangular, 500sq m block next to the Fortitude Valley railway station. In March, Cr Quirk also announced a $20 million, luxury hotel transformation for the Brunswick St Mall’s TC Beirne building. BrisbaneDevelopment.com reported the James St Hotel Project for Centro had a gross floor area of about 10,715m2 and incorporated a mix of retail, restaurants, boutique hotel and associated carparking and service amenities. Hotel amenities included a pool, day spa, bar/restaurant, garden, roof terrace, function and meeting rooms, it reported. At present the building houses retail stores like Sass & Bide.

NEW Farm’s real estate industry is set to consolidate with the merger of two of the village’s largest agencies. LJ Hooker New Farm and Professionals New Farm will operate as one under the LJ Hooker brand from July 1. Brett Greensill and Andrew Clough are joining forces. “People are looking for the highest level of service,’’ said Mr Clough. “So whether it’s buying, selling, project marketing, industrial and commercial sales and leasing, or financial services, we’re now going to now be able to offer an even stronger service through LJ Hooker New Farm. “New Farm residents want to entrust their assets with people who know and live in the area. I’ve been involved with the management of tens of thousands of rental properties over more than three
decades, with 95% of the properties we manage being located in New Farm.’’ The two offices will operate concurrently, with the property management division established at 629 Brunswick St and the sales department operating from 4/599 Brunswick St. Mr Greensill said: “We thought about where to establish the business, but Brunswick St really is the heart of the area, and the best location from which to service the community.’’
Browne St house allows blue sky in LIVABLE and separate green spaces were critical to the design concept of Darren and Tracey McGown’s Browne St Pavilion house. A busy family with two young boys with a home that often doubled as a studio for their production company – the couple decided the long narrow block could be separated into formal and informal compounds so it was always presentable. “At our previous house a lot of time and money went into clever garden design and terracing of our 800sq m block only to have it ruined by the ‘garden accessories’ that come along with children,” Tracey said. “Suddenly instead of the eye being drawn to a sandstone sculpture – colourful cubbies and soccer goals distracted from the formal lilly pilly hedge. “When designing Browne St we wanted an area for children – where you could have trampolines and space for a basketball hoop but be able to close a curtain to that when entertaining and have the house then turn to the central pool courtyard with uninterrupted landscaping.” Three outdoor areas are linked by an enclosed gantry or bridge as
the children’s friends like to call it – 10m of bi-fold windows that allows for breezes and views. This integrates the two pavilions allowing for family life to blend seamlessly yet still provide separation without the use of dividing walls. The design also addressed the need for the entire house’s use as an office – from television shoots to meetings. This house accepts the work and home life blur many seek by moving to New Farm. “While the boys have a backyard – the media room doubles as a games room so they are in Xbox heaven with the big screen,” Darren said. “When we built four years ago, sculleries or butlers pantries were having a renaissance: they are critical to open plan because the kitchen is the real heart of the home but also hides the ‘trampoline’ of the kitchen – the ‘toasted sandwich maker’ – essential for starving boys home from school.” Six years ago the duo loaded their boys into the stroller and knocked on neighbours doors – seeking approval signatures to remove a derelict house that had been abandoned on the block – and sat precariously on a retaining wall. “Darren wouldn’t even let me go
The home boasts a central pool courtyard with landscaping. inside – he was so worried it would topple down,” Tracey said. “Pretty much at the 11th hour, council agreed the house could go – so we could build from scratch. “The architects came up with the idea of putting the driveway to the side and swinging cars into the garage so it doesn’t look like a garage with a house attached to it – that is one of my pet hates. “We have been able to get 450m of living on to a 577m2 block – the land runs back for 57m – so when
we were building people would ask us if it was flats or two houses. “We rarely close the house up – in fact the only time we tend to use the ducted air is in winter to take the edge off the house. “In that respect it is a very energy efficient house – the brief to the architects was to maximise ‘passive air-conditioning’ and this house delivers.” 16 Browne St is for sale through Jezz Griffiths @ LJ Hooker New Farm.
