If problems or symptoms are beyond the scope of the inspection, the home inspector should recommend, in writing, further inspection/evaluation by a professional or licensed contractor prior to close. The buyer should discuss with their real estate representative as to items that could be repaired/ serviced by the vendor prior to close, or left to the buyer. Some properties are Power of Sale, Estate Sales, or family break up. In these cases, the home may be vacant, electrical power, gas, and water shut off, or there are no property records. In these cases, what you see is what you get, and no reductions will be made to the price or repairs done. Items that are requested to be repaired by the vendor may not be done to the same standard of care that you would use, and it is better to complete the repairs yourself. The priority would be safety issues and nonfunctioning systems as noted in ‘Items that need repair.’
• Loose and improper electrical wiring from the main or sub panels, or on circuits. • Family members that have allergies also need to be considered. Mould, pet hairs, smoke, infestations of bats or mice may cause allergic reactions to people with these sensitivities. • Plumbing (galvanized) and electrical wiring (knob & tube) that is not acceptable to the home insurance suppliers. • Areas or systems unable to be inspected due to weather or locked doors, or utilities turned off should also be checked. A non- functioning furnace in the summer does not have the same priority as a winter close.
It is not the home inspector’s job to give replacement/repair pricing. If he is wrong, or not able to view the entire system (attic damage from a leaking roof) he may be held liable for the replacement cost. The buyer should consult with independent contractors as to the cost of repairs or system replacement. Some items may not be relevant if major • Items that are structurally unsafe, (decks), renovations are to be done immediately after leaking roofs, water entry at any point close.
