10 questions to ask when hiring a realtor

ome owners should interview a few potential realtors before deciding on one to sell their home. Here are some smart questions to ask: 1. How long have you been in the business? A freshly-licensed realtor can do a wonderful job and will have up-to-date training; those in the business longer bring more practical experience to the table. 2. What is your average list-to-sales-price ratio? A listing realtor should hold a track record for negotiating sales prices that are very close to list prices. 3. How will your marketing plan meet my needs? Specifically, how will you sell my home? Where and how often do you advertise? Will you show me a sample flier? How do you market online? 4. Will you provide references? Ask if any of the references are related to the realtor. Ask if you can call their references with additional questions. 5. What separates you from your competition? Key phrases to listen for: assertive, available by phone or e-mail, analytical, able to maintain a good sense of humour under trying circumstances. 6. May I review documents that I will be asked to sign? A good realtor makes forms available to you before you are required to sign them. Ask to see agency disclosure, listing agreement, seller disclosure. 7. Can you help me find other professionals? Your realtor may be able to provide a list of service providers who can help with things such as home inspection, staging, renovations, legal and financial advice. Get an explanation if you see the term “affiliated”. It could mean the realtor is getting compensation from vendors. 8. How much do you charge? Real estate fees or commission are negotiable and may vary from broker to broker. Always make sure you negotiate your best deal with your realtor. 9. What if I’m unhappy with the service? If you sign a listing agreement with the realtor and later find that you are unhappy with the arrangement, will the realtor let you cancel the agreement? 10. What haven’t I asked you that I need to know? Pay close attention to how the realtor answers this question, because there is always something you need to know - always. t’s cool to be green, and green can keep you cool – especially in hot weather. Here are ten tips for maintaining a comfortable home without relying on the air conditioner this summer. 1. Heat rises so make sure your roof is wellventilated. Consider installing a temperature controlled attic fan that switches on when the mercury rises. 2. Ensure proper insulation in the walls and ceilings. In Canada, we tend to think of insulation as a must for winter, but proper insulation also guards against the heat of the day in summer. 3. Shade the west side of your home by planting large bushes or trees to mitigate the amount of direct sunlight your westfacing walls receive. Be sure any planting is done a safe distance from the foundation. 4. Ceiling fans can cool a room by several degrees. Install ceiling fans in larger rooms and set them to the forward position so the fan rotates counter clockwise. This will help create a wind-chill effect and make you “feel” cooler. 5. Venetian blinds or California shutters are both aesthetically appealing and effective at shutting out the sun’s glare. Another option is to add heat reflecting film on windows. It will help keep things cool, while reducing ultraviolet rays that can damage furniture and floors. 6. Since most summer breezes blow from west to east, open the southwest and northeast windows to allow a refreshing cross-breeze. Open windows at night to allow the cooler air in, and close them in the morning. 7. Use a dehumidifier to absorb moisture in the air, as dry air feels cooler. A dehumidifier can also prevent mold, mildew, and musty odours, especially in the basement. 8. If you can, minimize use of your stove in really hot weather. Consider using an outdoor barbecue or a slow cooker which emits very little heat. 9. Invest in a fold-away gazebo for your deck or garden. It protects from sun, insects, and summer showers when you want to cool off outside. 10. Lighten up the exterior paint. Light coloured paint doesn’t absorb as much solar energy as darker paint, and is a relatively low-cost solution that can reduce your energy bills. When summer sizzles, think green, keep your cool – and enjoy!

Avoid these mistakes when trading up

U

nlike the experience of buying a first home, when you’re looking to move up, and already own a home, there are certain factors that can complicate the situation. It’s very important for you to consider these issues before you list your home for sale. Not only is there the issue of financing to consider, but you also have to sell your present home at exactly the right time in order to avoid either the financial burden of owning two homes or, just as bad, the dilemma of having no place to live during the gap between closings. In the five strategies below I outline the five most common mistakes homeowners make when moving to a larger or new home. Knowledge of these five mistakes, and the strategies to overcome them, will help you make informed choices before you put your existing home on the market. 1. Rose-coloured glasses Most of us dream of improving our lifestyle and moving to a larger home. The problem is that there is sometimes a discrepancy between our hearts and our bank accounts. You drive by a home that you fall in love with only to find that it’s already sold or that it’s more than you are willing to pay. Most homeowners get caught in this hit-or-miss strategy of house hunting when there’s a much easier way of going about the process. For example, find out if your agent offers a Buyer Profile System or “Home Hunting Service,” which takes the guesswork away and helps to put you in the home of your dreams. This type of program will cross match your criteria with all available homes on the market and supply you with printed information on an on-going basis. A program like this helps homeowners take off their rose coloured glasses and, affordably, move into the home of their dreams.

2. Failing to make necessary improvements If you want to get the best price for the home you’re selling, there will certainly be things you can do to enhance it in a prospective buyer’s eyes. These fix ups don’t necessarily have to be expensive. But even if you do have to make a minor investment, it will often come back to you ten-fold in the price you are able to get when you sell. It’s very important that these improvements be made before you put your home on the market. If cash is tight, investigate an equity loan that you can repay on closing. 3. Not selling first You should plan to sell before you buy. This way you will not find yourself at a disadvantage at the negotiating table, feeling pressured to accept an offer that is below-market value because you have to meet a purchase deadline. If you’ve already sold your home, you can buy your next one with no strings attached. If you do get a tempting offer on your home but haven’t made significant headway on finding your next home, you might want to put in a contingency clause in the sale contract which gives you a reasonable time to find a home to buy. If the market is slow and you find your home is not selling as quickly as you anticipated, another option could be renting your home and putting it up on the market later particularly if you are selling a smaller starter home. You’ll have to investigate the tax rules if you choose this latter option. 4. Failing to get a preapproved mortgage Preapproval is a very simple process that many homeowners fail to take advantage of. While it doesn’t cost or obligate you to anything, preapproval gives you a significant advantage when you put an offer on the home you want to purchase because you know exactly how much house you can afford, and you already have the green light from your lending institution. With a preapproved mortgage, your offer will often be viewed far more favorably by a seller even if it’s a little lower than another offer that’s contingent on financing. Don’t fail to take this important step. 5. Failing to coordinate closings With two major transactions to coordinate together with all the people involved such as mortgage experts, appraisers, lawyers, loan officers, and home inspectors, the chances of mixups and miscommunication go up dramatically. To avoid a logistical nightmare ensure you work closely with your realtor.
