Why buying a home is better than renting
You may be comfortable in your rental unit right now, but there are a few disadvantages of renting that Glenda Hope of RE/MAX Realtron Realty Inc. would like you to consider. The main downfall of renting is that even after five or 10 years of paying your monthly dues, you’re no further ahead in terms of ownership. When you own a home, you earn more equity (ownership) from the bank with each mortgage payment, which you can also access in the form of a loan or line of credit down the road. If you’re looking to move, you can use the proceeds of the sale to help finance your new property; whereas with renting, you often have to come up with first and last month’s rent, which is financially difficult for many. You may be discouraged by the minimum down payment on a home, but remember you can put down as little as five per cent (with mortgage insurance approval) and you can also borrow from your RRSP penalty-free under Canada’s Home Buyers’ Plan. Another advantage of buying is that you can customize your home to the way you like it – from painting to renovating, the choice is up to you. Many landlords put restrictions on what you can upgrade, meaning you’re stuck using out-dated appliances and dreadful décor. Many landlords also put restrictions on having pets, meaning you can’t bring your beloved four-legged friend along to a rental unit. Because there are often other tenants living in adjacent rental apartments, there could also be noise or even cigarette stench to deal with. Buying a property literally pays off in the long run! To find out more about how Glenda can help you achieve home ownership, visit her website www.glendahope.com, call direct at 289-231-9549, or like her page on Facebook for more information and updates. Host a successful open house this winter When selling their homes, homeowners can employ several strategies in an effort to drum up interest among potential buyers. One such strategy is to host an open house, which invites prospective buyers to tour the property. Realtors have long used open houses to introduce properties to the market, and a well-planned open house can help sellers generate numerous offers in a single day. Whether working with a realtor or listing homes on their own, homeowners can follow a few simple tips to ensure their open house is a success.
Generate publicity online Nowadays many prospective home buyers do the bulk of their research via their computers and devices. By advertising their open houses online, sellers have the potential to reach a wide array of buyers. Many real estate agents employ sites such as Homefinder.ca to promote open houses and showcase properties, so sellers can make sure their agents are taking advantage of these wildly popular sites. Some even allow sellers to list their homes on apps that buyers can peruse on their smartphones.
Generate publicity in traditional ways Traditional publicity should not be overlooked when promoting an open house. A $5 “Open House” lawn sign is an effective and inexpensive way to attract buyers who are driving through desirable neighbourhoods looking for their next
homes. While the Internet is a valuable resource to promote your open house, the sheer volume of online listings can make it hard to reach potential buyers. A traditional lawn sign and a listing in your local newspaper are budget-friendly promotional opportunities that can generate interest in your open house.
Invite your neighbours Neighbours can be great salesmen for your home and the community where you live. Invite friendly neighbours to your open house and encourage them to chat with prospective buyers. Buyers will appreciate neighbours’ firsthand knowledge about the community, and their friendliness can help to create a strong first impression that increases buyer interest in your home.
Consider some changes to your home decor When hosting an open house, you might not need to go so far as to stage your home, but you may want to make some changes to the decor to make your home more neutral and appealing to buyers from all walks of life. Remove any potentially controversial artwork or decorative items, replacing them with more neutral items that won’t offend or distract any potential buyers. Leave the hosting to the professionals Unless you’re selling the home on your own, resist the temptation to attend your open house. Let
your realtor do the work. Your absence can make it easier for potential buyers to see themselves in your home, while your presence may make them uncomfortable or hesitant to explore the property
and ask any questions. When hosting an open house, sellers can take several steps to make their homes more appealing.

Three crucial carbon monoxide safety tips
Basement basics to elevate your home Finishing an under-utilized basement makes financial sense in certain situations, and may add to your home’s resale value. For a family who has outgrown their current space and wants to avoid buying a more expensive, larger home, finishing the basement can be worthwhile. Yet, there are considerations to ensure your project will be worth the time, effort and expense. Determine if your basement is a good candidate for a renovation and will deliver adequate return on your investment with these guidelines: • Is there enough headroom? A finished floor-to-ceiling height of at least 7.5 feet is required. Include in your calcu-
lation 2.5 inches for flooring and ceiling finishing materials. If you own an older home with insufficient floor to ceiling space, you may need to consider additional costs to lower and underpin the foundation to create sufficient headroom. • Is your basement wet? You’ll want to address any moisture problems before you begin. In older homes, moisture issues can be severe. In some cases, you’ll need to waterproof the foundation from the outside. Waterproofing can add substantially to the cost as excavation, waterproofing, weeping tile and backfill may be required. • Are your windows adequate? The out-
side bottom edges of all basement windows should be at least six inches above the soil. Consider the size and condition of the windows. Are any large enough for fire escape? Are they operable, damage-free, airtight and energy-efficient? Be sure to calculate the cost of any needed window upgrades when estimating your costs. Finished basements provide a myriad of possibilities including guest rooms, nanny suites, play rooms and home theatres. Whether you’re looking to increase the value of your home, or enhance your living space, do your research to ensure a successful project.

Safety is a top priority for homeowners, yet many fail to adhere to some of the most basic home safety rules. Scott McGillivray, host of HGTV’s popular show Income Property says he is always shocked when people seem more concerned about the speed of their Internet connection or their TV program bundles than their smoke and carbon monoxide alarms. “One enhances your life, the other can save it,” McGillivray says. “It is not acceptable for anyone, whether they rent out an income suite or not, to compromise fire or CO safety.” Here are Scott’s top three safety reminders: 1. Install a smoke alarm on every floor of your home and outside all sleeping areas. It is now law in Ontario, as well, that you must install a CO alarm (or combination smoke/CO alarm) outside sleeping areas if your home has any potential source of the deadly gas. 2. Test alarms monthly. However, understand that if the alarm sounds it is just confirming power is getting to the unit and the circuitry is working. It does not confirm that an alarm’s sensor is functioning at an optimal level. 3. Smoke and CO alarms do not last forever. Check the age of all alarms. Replace smoke alarms that are over 10 years old and CO alarms manufactured prior to 2009. McGillivray points out that he only
installs Kidde hardwired combination smoke/CO alarms in his renovations. He looks for alarms with advanced sensors and a sealed 10-year battery for back up in case of a power failure, like the ones from Kidde. “By never having to change batteries these worry-free alarms save you money,” he says. “And the alarms also last 10 years from the time of installation. That’s priceless peace of mind.” More safety tips can be found at www. scottmcgillivray.com.

Factors to consider when choosing a neighbourhood Characteristics of the neighbourhood are as important as the house itself When shopping for a home, it’s easy for buyers to fall in love with a property. A well-maintained home with updated features can be hard to resist, but buyers must consider more than just a home’s appearance before submitting an offer. One variable prospective home buyers tend to value more highly than others is the neighbourhood where they will ultimately choose to live. Many buyers even value neighbourhoods more than homes, feeling they can always fix a home but cannot necessarily fix an undesirable neighbourhood. When considering which neighbourhood to begin a home search, buyers should research a host of factors.
Crime Crime statistics are public domain, meaning buyers can examine crime figures for any neighbourhood where they are considering buying a home. Some real estate websites list neighbourhood crime ratings among the information they offer about a given property. In addition, buyers interested in learning about crime in a given neighbourhood can visit different websites such as www.crimereports.com, or check in with local neighbhourhood watch groups to access data on crimes committed near a particular address.
Home values Home values are another factor to consider when choosing a neighbourhood in which to buy a home. Buyers can work with a local realtor to find a neighbourhood or area where real estate prices are trending upwards. While buyers might be able to find a great deal on a home in a neighbourhood where home prices are dropping, it’s important to remember those home prices are dropping for a reason. Work with your realtor to find a neighbourhood where you can afford a home and where property values are not in decline. Realtors will have access to recent sales figures so you can get an idea of whether a neighbourhood is trending upward or in decline.
Amenities The proximity of amenities such as While many wish to live in a quiet area, away from the hustle and bustle, quality of life is heavily influenced by commute time. shopping, restaurants and parks is attractive to many buyers, and that’s least consider access to amenities before commute time. Many men and women come quitting time. You might be able to something all buyers should consider making a decision.
