To Buy or Not to Buy 8 Steps to Getting Your Dream House By Grace Moore, Fairbanks First Realty
Whether you are 20 or 60, the question, “should I buy a house?” will arise, not just once but several times over the years. The first logical step to take is to get “pre-qualified.” This, of course, applies only if you are not paying cash for the home. Cash is king, and you only need to show that you have the cash. To get pre-qualified, you’ll need to see the mortgage loan person at your bank or credit union. Make an appointment. For your appointment, you will need to bring the following: recent pay stubs/ W-2s, tax returns for one or two years, and bank statements. The loan officer will request credit reports from all three credit bureaus and will need your name, addresses for two years, birth date, and social security number. This information allows the loan officer to pre-qualify you for a loan amount. In other words, you’ll know how much you can pay for the house you want to buy. Some clients look at the figures and tell me that they don’t want to spend so much, as they want a smaller monthly mortgage payment. Others like to use the full amount. Once you are “pre-qualified,” you are ready to go house-hunting.
1
Want to Buy?
Before moving onto the buying process, do you really want to buy a house? Are you secure in your job and in your finances? I’ve shown some clients many houses, nice houses, but the clients never bought one. They
12 homes.newsminer.com
could not make up their minds, or they felt secure renting a place. Perhaps it was a trend they saw in their parents or they just had a block about buying. One client looked at homes all summer long. He made several offers on homes, all too low and they were rejected. Then, I didn’t hear from him until one day he came in to get his earnest money back. Out front was parked a brand new truck! Decision made. (Incidentally, if you want to buy a new truck, it’s better to buy the house first, then the truck afterwards. The truck loan may play havoc with your mortgage loan.) Clients who have rented for years are now buying their first home. They found that buying will cost less than renting. They had not even considered that their mortgage interest would be a deduction on their federal taxes. Home buying also gives you the security of staying in your home as long as you like, not until the landlord decides to sell or get new renters. From a realtor’s viewpoint, this is a great time to buy. Interest rates are at a historic low. Many good homes are available on the market and at reasonable prices. Buyers haven’t had it so good!
2
Find a Realtor
Be sure to have a realtor. Some find a realtor and get the realtor’s help in getting pre-qualified. Others come to the realtor, pre-qualified. Whatever, in choosing your loan officer and your realtor, do find someone that you like and trust. While you will be working with these professionals for a couple of months, you need to feel confidence in them and what they will do for you. They can do much to ease your journey along. Get some idea of where you’d like to live. In the city of Fairbanks and that of North Pole, neighborhoods are close to town, homes have utilities – water, sewer, and trash pick-up. In the borough, neighbors are only shouting distance away, that is, if you can see them. Some of these areas are Farmers Loop, Goldstream, Chena Ridge, and Murphy Dome. Have a look on the
internet at houses. Popular national sites are realtor.com, Zillow, and Trulia. Homes.newsminer.com is a local site also available. Your realtor, too, will have a website you can use. Websites are good starting points in looking for a home, but don’t believe everything you see. Some photos can be misleading, and sometimes behind a poor photo can be a lovely home. You must get out and see houses.
3
The Buying Process
4
The Engineer’s Report
Let’s get back to the buying process. What happens when you, the buyer, find a house you want to buy? Let your realtor know. The next step is to sign a purchase or earnest money agreement. This eight-page document spells out the terms of your agreement together with your offered sale price, items to be conveyed, who pays what, and closing date. To show that you are earnest in making this offer, you will need to put down 2% of the offered price in “earnest money.” This money will be secured in an escrow account until closing, when it will be used for charges to the buyer. This also “secures” the seller, whose realtor must take the house off the market, and make it “pending” on the MLS.
When your offer is accepted, the action begins. If you want or if your mortgage company insists that you have an Engineer’s Report, or home inspection, as it’s sometimes called, you have 15 days’ time to get that done. Once you have the Engineer’s Report, you and your realtor will decide which items you want the seller to repair. Some clients want all items to be taken care of. Others select items concerning safety or health only. An Addendum is written and submitted to the seller’s agent. One recent client had an Engineer’s Report done, and it indicted that the house needed a new roof, a new furnace, and a new septic system. The owner, Fannie Mae, was selling the property “as is.” The first-time homebuyer rescinded her offer and received her earnest money back.
5
The Well and Septic Report
6
The Appraisal
Outside the City, the well and septic system must be inspected at the seller’s expense. Should either fail, the buyer’s agent writes an Addendum requesting that the system be repaired. If the seller refuses to do anything about the failed system, the transaction usually stops there. Otherwise, the system is replaced or repaired, and the sale moves on.
7
Next, the mortgage officer orders an Appraisal at the buyer’s expense, though the buyer will be reimbursed for the Appraisal at closing. The appraiser will select other homes in the area, of similar size and age, and compare the home with these, as well as check the home’s safety features, and finally arrive at a value for the home. Sometimes the appraiser will find problems in the home that need to be addressed and satisfied before closing and will expect a call-back to check those items off the list.
The Waiting Time
From beginning to end, the sale of a house usually takes 60 days or less. During this time, questions and problems arise and must be answered or satisfied for both buyer and seller. When things run smoothly, the time may be less. Of course, in a cash transaction, the waiting time is only a week or ten days.
8
The Closing
In Fairbanks, the closing is at the Yukon Title Company, where the buyer will be warmly welcomed before going into the escrow officer’s office. There the buyer receives a pen to sign countless documents which the escrow officer identifies and explains. Questions are always welcome, and the hour of signing flies by. The final step is the recording - legally putting the property in the new owner’s name. This usually takes place the day after the closing, and the realtor gives the buyer keys to the house at that time. The buyer has a new house. It is up to the buyer to make the house a home, as the place will need to be furnished, decorated, and loved. The buyer no longer collects rent receipts which show where the money goes, but is now a proud homeowner with a place in the community.

Adding value to your home
The Importance of
Appliance Maintenance By Tod Richardson, Appliance Service Company
Household appliances can have a big impact on your ability to sell your home, so why not maintain them the best you can? Regular maintenance can help prevent costly repair bills, and keep your appliances looking new. Here are some helpful tips to assist you: Refrigerator Maintenance: A refrigerator has coils, either on the back or underneath, that need to be cleaned periodically. I would recommend that every three to four months these coils be cleaned; following the manufacturer’s guidelines. When the refrigerator is running, it pumps refrigerant through the lines, which removes the heat from inside the unit. The heat is then transferred into the coils, and removed from the unit by a fan. If your coils get too dirty, your refrigerator will run excessively and become less efficient.
Range Maintenance: Aside from regular cleaning, ranges are relatively maintenance-free. Many specialty cleaners are available for just about any range you might own. As far as those pesky drip pans go; well, let’s just say you’re better off replacing them.
18 homes.newsminer.com
Washing Machine Maintenance: Today, most front and top loading washing machines are more efficient and use less water. With these washers, it is important to use an appropriate amount of the proper detergent. Using too much detergent overproduces suds and can cause your washer to leak. It also may cause your pumps to burn out, as they need to work harder to re- circulate and drain water. As with all washing machines, you should inspect your fill hoses and replace as necessary. Rubber fill hoses should be replaced every five years, while stainless steel braided hoses could last up to 20 years. All hoses have rubber washers that should be replaced yearly to prevent leaks.
Dishwasher Maintenance: Dishwashers require very little upkeep. The biggest mistake people make with a dishwasher is simply not using it enough. Dishwashers have seals that are meant to stay wet. If they are allowed to sit unused, they could potentially dry up, causing leakage and floor damage. Running your dishwasher at least once a week could help prevent this.
Dryer Maintenance: Clothes dryers are the most important household appliances to maintain, due to the risk of a fire. Proper maintenance of your dryer virtually eliminates the chance of a house fire, thus giving you peace of mind. First, make sure that you clean your lint screen after every load. Not cleaning your lint screen allows lint to accumulate, which can cause your dryer to overheat and your components to burn out. Second, make sure to check your ducting at least once per year. Lack of air flow will cause your dryer to run longer and hotter, increasing the risk of a fire. Finally, you should have your dryer completely taken apart and cleaned at least once a year, as lint buildup can lead to expensive repair bills. Although appliances do not last as long as they used to, with proper maintenance, you can keep them functioning and looking like new for several years. For more helpful tips, contact your local appliance service center. A few special and simple touches can quickly prepare a home for holiday hosting and entertaining.

hosting for the holidays
Ready your home for holiday guests The song may say, “there’s no place like home for the holidays,” yet many people find their holidays are just as well spent in someone else’s abode. The popular motor club federation AAA says that more than 90 million Americans journey 50 miles or more from home during the year-end holiday season, and each year the number of travelers increases. When opening their homes to loved ones and friends, hosts want to make their guests feel welcome. Fortunately, there are many ways to do just that. Establish a cozy nook Determine where your guests will be sleeping. Do not worry if you do not have a separate guest room. There are other things you can do, such as giving up your own bedroom for the duration of their stay. Otherwise, turn another spot into a guest area. A den or living room with a pullout sofa also might work. Children’s rooms also are another idea. Let young children camp out in the living room or the basement while you turn their rooms into spots for your guests. The kids will appreciate the novelty of setting up sleeping bags, and guests will get some measure of privacy. Have separate guest amenities Invest in some lush towels and wash cloths reserved for guests. Also, have comfortable sheets on hand. Be sure all linens are freshly washed, and have a drawer or two available in case guests
want to unpack their suitcases. Keep some toiletries stocked as well. A few extra toothbrushes, mouthwash, soap, and other personal items may be needed to accommodate forgetful guests. Provide creature comforts Guests won’t be used to the rooms in your house, so be sure that you offer a light for a nightstand and an alarm clock. Nightlights placed in the bathroom or hallway can illuminate unfamiliar surroundings. Keep a fan on hand so that guests can adjust the temperature in their rooms and also if they need a little white noise while they sleep. A tray with books, magazines and the Wi-Fi code also may be appreciated. Separate bathroom facilities If possible, devote one bathroom in the house for guests’ use. This way they will have all the privacy they need. Ask
if there are any special products they like to use in the bathroom, helping to cut down on the items guests need to bring with them. Stock favorite foods Make a list of the foods that your guests enjoy and plan a shopping trip to stock up on these items. Encourage guests to have free reign of the kitchen, helping themselves to snacks or whatever is desired. Remember to ask about any dietary restrictions, including allergies. Deep clean your home Clear away unnecessary clutter and give floors a fresh wash or vacuuming, especially if you have pets. Pay special attention to showers and the bathroom itself. You don’t want guests tripping over your belongings. homes.newsminer.com 23
An evergreen tree decked out in lights and ornaments is one of the universal symbols of the holiday season. The Christmas tree tradition is believed to have originated in Germany in the 15th or 16th centuries, when trees were decorated with edibles, such as nuts and fruits. They were later decorated with candles and eventually lights.

varieties and care Through the centuries, people have trekked to forests, Christmas tree farms and commercial lots to pick the perfect trees for their holiday displays. The National Christmas Tree Association says more than 33 million real trees are purchased each year, making the tree business a billiondollar industry. While there are scores of evergreen varieties, certain tree types are more popular than others and thus more available for purchase. The following are some of the more popular trees come Christmastime.
1
Eastern Redcedar: Branches of the tree are compact and form a pyramid-shaped crown. The trees should be a dark, shiny green color. The eastern redcedar is not a true cedar tree, but a member of the juniper family. This tree can make a great cut tree with a homespun look and a pungent fragrance.

Treat holiday guests with this holiday chocolate confection No holiday celebration is complete without dessert. The holiday season is one time of year when no one seems too worried about indulging in dessert or having an extra cookie. Many families have their own traditions when it comes to holiday fare, but those who want to wow their guests with something new this holiday season can try the following recipe for “Chocolate-Dipped Sesame Tuiles” courtesy of Michael Recchiuti and Fran Gage’s “Chocolate Obsession” (Stewart, Tabori & Chang). Inspired by the classic French tuile cookies, these delectable treats are sure to draw a crowd to your holiday dessert table this season.
Chocolate-Dipped Sesame Tuiles I ng re d i e n t s :
Makes about 48 cookies 1⁄2 1⁄3 1⁄3 1⁄8 2 3 8
cup plus 1 tablespoon sesame seeds, preferably unhulled cup granulated cane sugar cup unbleached all-purpose flour tablespoon kosher salt extra-large egg whites, at room temperature tablespoons unsalted butter with 82 percent butterfat, very soft ounces tempered 70 percent chocolate for coating cookies Flavorless vegetable oil for the pans
26 homes.newsminer.com
T O B AK E T HE C OO K I ES : Preheat the oven to 350 F. Line the bottoms of four 12-by-18-inch sheet pans with parchment paper. Lightly coat the paper with flavorless vegetable oil. Put a rolling pin on a work surface. If you have two rolling pins, ready both. Combine the sesame seeds, flour, sugar, and salt in a medium bowl and whisk by hand until combined. Mix — don’t beat — the egg whites into the sesame seed mixture with a rubber spatula. Stir in the butter with the spatula until no streaks of butter remain. Measure 2 level teaspoons batter onto a prepared sheet pan. Using a small offset spatula, spread it into a round about 31⁄2 inches in diameter. Repeat with the remaining batter, putting 8 rounds on each pan and leaving 11⁄2 inches between the rounds. Bake the trays, one at a time, until the cookies are a uniform golden brown, 6 to 8 minutes. Remove from the oven and, while the cookies are still warm, run the offset spatula under each cookie and place it upside down on the rolling pin so that it curls around the pin. (You should be able to do 5 cookies on a rolling pin, so by the time the sixth cookie is about to be draped over the pin, a few should be ready to be moved. Ideally, though, you will have two rolling pins.) If some of the cookies are not a uniform color, or if some cool too much and are no longer pliable, return them to the oven for another minute until evenly golden brown and again pliable. Leave the cookies on the rolling pin until they cool completely and have become brittle, a matter of seconds. Carefully lift them off and store them in an airtight container at room temperature until you are ready to dip them. They will keep well for up to 3 days.
T O D I P T H E C O O K I ES : You can store the cookies and dip them on a day when you have tempered chocolate for another use. Or you can temper chocolate specifically to finish the cookies. Use a tempering machine to temper the chocolate. Dip the convex (smooth) side of each cookie into the chocolate and then smooth the chocolate with a small offset spatula. Place on a work surface, chocolate side up, and let sit until the chocolate sets, about 30 minutes. Store in an airtight container in a cool place, not in the refrigerator. They will keep for up to one week. homes.newsminer.com 27

HOMEStyle cooking a twist on hot chocolate
Few things are more comforting than sitting under a warm afghan and sipping a mug of steaming hot chocolate when cold wind and snow are blowing outside. Hot chocolate seems tailor-made for chilly winter evenings, providing the perfect indulgence while watching a favorite holiday film, entertaining friends around the holidays or warming up after a day spent building snowmen. The terms “hot chocolate” and “hot cocoa” are used interchangeably, but they actually refer to two different beverages. Hot chocolate is made from shaved solid chocolate, which contains both cocoa and cocoa butter. Hot cocoa is made from cocoa powder, which alone does not constitute full chocolate. Either drink can be delicious, and many people prefer one over the other.
• While traditional hot chocolate is • a favorite for many, there are ways to make this beloved beverage more unique. By experimenting with flavor combinations, hot chocolate can become new again each day. The following are some flavorful ingredients you may want to try to spice up your next cup of hot chocolate. • • Caramel: Pair a rich, dark or semi-sweet hot chocolate with a swirl of caramel. The caramel will • add sweetness and extra creaminess to the blend. • Peppermint: Peppermint and hot chocolate can make for an interesting contrast. The cooling 28 homes.newsminer.com
nature of peppermint works nicely with the heat of hot chocolate, imparting a wonderful aroma as well. Melt a candy cane or mint from a restaurant in the mug and enjoy. Nutmeg: What nutmeg does for eggnog it also can do for hot chocolate. Nutmeg offers that earthy bite that calls to mind long days baking in the kitchen. Chile powder: Chile can add a little kick to hot chocolate that works surprisingly well. Add just enough to offer a little tingle of residual heat at the back of your throat. This concoction also may help clear up a case of congestion or the sniffles. Coffee: Add a splash of coffee to the hot chocolate for an instant boost of caffeine and some mocha flavoring. Whipped cream: Create the flavor combination of a chocolate cream pie with a generous dollop of whipped cream. For a truly rich flavor, make a batch of fresh whipped cream, which will also
• • • •
thicken the hot chocolate. Coconut milk: Invoke the tropics by substituting coconut milk for regular milk. You may feel like you’re on your own private island. Peanut butter: Few people can resist the combination of chocolate and peanut butter. Melt a spoonful of peanut butter into the beverage and enjoy. Liqueur: Enhance hot chocolate with your favorite liqueurs. Orange and raspberry flavorings work well, or try a creamy spirited beverage, like Kahlua or Irish cream. Marshmallows: Of course one of the simplest ways to dress up hot chocolate is to fill the mug to the brim with sweet marshmallows.
Put a different spin on hot chocolate with various add-ins. The combinations and possibilities are only limited by your imagination.

Two lower units do not have egress windows. Garage was previously used as extra living space, not included in Sq. Ft. Would require a little renovation to convert back into a garage.
