lunch for kids
Make a lunch that kids will devour Children can be picky eaters, making it challenging for parents to find foods their kids will consume. Family dinners are challenging enough, but lunches kids will love can be even more difficult to come by.
Bacon makes everything better! Toss some on a sandwich for more flavor.
Parents can prepare lunches kids are certain to devour by thinking outside of the traditional lunch box. Using some creativity and building off of kids’ favorite foods is the key. Make it miniature Mini versions of kids’ favorite foods can be entertaining and entice children to try things they normally wouldn’t. If it’s fun-sized, it can be swallowed in one bite. Think about mini sandwiches cut into fun shapes with a cookie cutter. Or use little condiment cups to hold chicken salad, soup or yogurt.
Offer variety Give kids a bit of a buffet inside of their lunches. This way, if something isn’t tickling their taste buds, they still have other healthy options at the ready. This technique also ensures that kids will not get hungry after skipping meals. Lunch buffets do not have to be
complicated. Include half of a sandwich, a piece of fruit or an applesauce cup, some trail mix, and a granola bar. Look for complex carbohydrates and protein so that little bellies will feel full.
Go with what works If a child really enjoyed the previous night’s dinner, offer up a repeat for lunch the next day. Some schools have a microwave where hot foods can be reheated. If that’s not available, invest in a thermos or a durable, insulated container that can keep the foods at a comfortable temperature. Lunchtime at school occurs not too far into the day, and it’s feasible that food can still be warm if heated right before leaving the house.
Sneak in some nutrition If kids are bound to eat the same thing over and over again, mix it up in subtle ways. Add a slice of tomato to a plain cheese sandwich and serve it on whole-wheat bread for added nutrition. Blend cauliflower into mac-andcheese so it’s barely noticeable. Add flavor to lunch meats with a piece of bacon. Bake up nutritious cereal bars on your own that pack a nutritious punch and could have pureed fruit as the base.
Breakfast for lunch Most kids go ga-ga over breakfast foods. Use that to your advantage, sending them in with egg-bacon-cheese bagel sandwiches, or some cereal to which they can add milk bought from the cafeteria. Thin pancakes can be rolled and stuffed with fruit in a crêpe style that makes for a tempting treat.
Rely on school lunch School lunches shouldn’t be dismissed. When the pantry and refrigerator simply aren’t offering up the right inspiration, let children try something provided by their schools. They may like the menu, and that will save you time and effort in the morning. Plus, many school lunches are designed to be nutritionally balanced. Picky eaters frequently make meal creation challenging. However, with some ingenuity, kids’ lunches can be enjoyed and savored.

staging decor
Stage a home to sell quickly by Joan Stepovich
All sellers want a home that sells quickly and for top dollar. Simple steps can bring in a good offer. When you go to see 3 to 5 homes in a similar price range and square footage, the nicest looking one is going to sell first. Sellers need to help buyers envision themselves living in what is currently someone else’s home. Depersonalize by packing up photos; buyers want to picture themselves in your home! Clean out clutter, remove items from countertops, bookshelves and dressers. Clean windows, remove heavy drapery and let in the sunshine to make your home sparkle! Only add what’s necessary in vacant homes and items that make the biggest impact. In occupied homes, stagers must work with clients to subtract most of their belongings and everything personal. Family photos and collections need to be packed away so buyers can see your house and not your photos, clothes or food. It’s not uncommon to tell sellers to pack up half their house stuff which tends to accumulate.
1
You should always lock away any fire arms, prescription medication, health records or bills. Take your kids names off walls and reference to activities. Minimize your furniture and clothes in closets. Have your home staged. Paint your walls a neutral tone. Arrange your furniture so that it is functional and you are able to see the corners of your home. Larger accessories such as artwork and lamps are important. It’s more important to have fewer things, but ones that make an impact. Home stagers find the right balance of furniture and accessories to give buyers a good idea of the opportunities in the home.
2
The dining room is an important space people connect with emotionally because of family gatherings. Consider taking a leaf out of your dining room table and removing a couple of chairs to make the space look large and flow better. In the kitchen, it is important to show as much countertop as possible, so remove most everything off the surface. An empty home can leave buyers wondering how to arrange the space while too many belongings in an occupied residence can distract them. Buyers are observing how people are using those spaces.
3
Remember the nicest, cleanest looking houses will sell first. Most stagers double as interior designers and can help organize contract work such as new paint and carpet replacement. Don’t make major renovations; save that for your new house. Do replace old flooring, outdated fixtures and paint. Don’t be afraid to ask for help, even an hour’s worth of tips can come in handy and help you net more money in your pocket. Updated lighting, switches and outlet covers show a house has been well maintained. New countertops and faucets are inexpensive and will update a kitchen or bathroom. Reserve colors for accessories and art and keep the rooms neutral. If you have the money, invest in quartz countertops. Get rid of musty odors, scrub down your showers and buy new curtain liners. Remove all toiletries from site. Minimize all the knickknacks and books on shelves. Make sure not to have cooking smells from the night before showings. The smell of dogs and cats is a big turn off. If your house smells, it’s not going to sell.
4
Staging helps the buyers look where you want them to look. Every room should have a purpose and a focal point.
5
The effort homeowners put into fixing up the house inside and out will come back many times over in a higher sales price and successful sale. So when preparing to sell, don’t check out of your house financially or mentally or hold onto it emotionally. Every penny and effort spent improving it will be well worth it.
6
Selling your home can be very emotional, but you can ease the stress by detaching yourself early in the staging process. The professional stager can be objective and respectful about what needs to go. The big three are depersonalize, declutterize and neutralize: less is more. It takes a lot of effort on the sellers part but in the end you will be very thankful for the results. Getting help and guidance beforehand will be a lifesaver!

maximize profits
Simple ways
to maximize profits on your investment property Turning over a unit when a tenant moves out should take no more than a week.
Real estate investors have many reasons for making such investments, but one of the more common motives behind a decision to invest in a property is the belief that real estate rarely depreciates in value. Though the recent housing crisis might have debunked that myth once and for all, real estate is still widely considered a sound investment, one that many people wish they could afford to make. Those who have already invested in real estate know how difficult it can be to maintain a property much less improve it, which should be high on an investor’s priority list. But improving a property does not have to involve a complete overhaul or any other dramatic changes. In fact, there are several simple ways investors can improve their real estate investments and improve their chances of turning a large profit when they decide to sell a property.
1
Hire a property management firm. Some
real estate investors, especially those new to the business who just purchased an investment and have little money to spare, shy away from hiring a property management firm. But such a company is worth the expense for investors with little time or know-how with regard to fixing a home. A property management firm will ensure the building is kept in shape, and depending on your agreement with the company, may even take care of cleaning vacant apartments, readying them for showing and renting them to new tenants. Perhaps the biggest advantage to working with an effective property management firm is the likelihood that they will turn over the vacant apartment quickly, ensuring you aren’t losing money when tenants move out.
But bad tenants can cause damage to the property, and their behavior might encourage reliable fellow tenants to find a new living situation. When looking to fill a vacancy, establish a minimum income requirement for prospective tenants and ask applicants to produce proof of income and references from past landlords. This increases the chances you will find a respectful tenant who’s fully capable of paying their rent on time.
be vacant for only one month before new tenants move in. Anything longer than a month and you’re losing money you don’t have to lose.
4
Upgrade appliances.
Renters are just as likely to fall in love with curb appeal as buyers are. While there may not be a yard to entice renters if you purchased an apartment complex, curb appeal can apply to an apartment’s interior. One of the more notable eye-catchers Work quickly. Few people to prospective renters is updated want to rent forever, so expect appliances, especially since appliances significant turnover, especially may be the only items actually in the if your investment property is a larger apartment when it is shown. In addition, renters Carefully vet prospective the apartment, and the process should may feel that landlords who took the go smoothly if you properly vetted time and spent the money to upgrade tenants. What to look for
in an investment property Historically, the appreciation rate for real estate is very strong. Even when the housing market declines, long-term investors in real estate can rest easy knowing that property values tend to rebound rather quickly, rewarding patient investors in the process. Looking at real estate as a long-term investment is just one way to approach a potential investment property. The following are a few additional considerations prospective investors should contemplate before buying an investment property.
Turning over a unit when a tenant moves out should take no more than a week.

Quirky estate industry axiom, “location, location, properties typically do not appeal to as location!” When buying an investment many prospective tenants as properties property, location is everything. Cost
Real estate makes a great investment, but don’t go overboard when buying an investment property. Before making an offer on a property, research rents in the area and the cost of insurance in that particular neighborhood. You want a property that essentially pays for itself, so make sure the rent you’re likely to collect is enough to cover your monthly costs, including the mortgage on the property, insurance and the costs associated with managing and maintaining the property. Real estate investors often reap great rewards when selling their properties. But it’s still important for potential investors to consider a host of factors before investing in a property.

renovation mistakes
Common mistakes
made on home renovation projects Home improvement projects can turn a house into a home. Homeowners plan scores of renovations to transform living spaces into rooms that reflect their personal tastes and comforts. Homeowners going it alone may find things do not always go as planned. In fact, a Harris Interactive study found that 85 percent of homeowners say remodeling is a more stressful undertaking than buying a home. But homeowners about to embark on home improvement projects can make the process go more smoothly by avoiding these common pitfalls.
Failing to understand the scope of the project
Some homeowners don’t realize just how big a commitment they have made until they get their hands dirty. But understanding the scope of the project, including how much demolition and reconstruction is involved and how much time a project will take can help homeowners avoid some of the stress that comes with renovation projects. For example, a bathroom renovation may require the removal of drywall, reinforcement of flooring to accommodate a new bathtub or shower enclosure and the installation of new plumbing and wiring behind walls. So such a renovation is far more detailed than simply replacing faucets.
Not establishing a budget
Homeowners must develop a project budget to ensure their projects do not drain their finances. If your budget is so inflexible that you can’t afford the materials you prefer, you may want to postpone the project and save more money so you can eventually afford to do it right. Without a budget in place, it is easy
to overspend, and that can put you in financial peril down the line. Worrying about coming up with money to pay for materials and labor also can induce stress. Avoid the anxiety by setting a firm budget.
Making trendy or overpersonal improvements
Homeowners who plan to stay in their homes for the long run have more free reign when it comes to renovating their homes. Such homeowners can create a billiards room or paint a room hot pink if they so prefer. However, if the goal is to make improvements in order to sell a property, overly personal touches may make a property less appealing to prospective buyers. Trends come and go, and improvements can be expensive. If your ultimate goal is to sell your home, opt for renovations that will look beautiful through the ages and avoid bold choices that may only appeal to a select few buyers.
Forgetting to properly vet all workers It is important to vet your contractor, but don’t forget to vet potential subcontractors as well. Failing to do so
can prove a costly mistake. Contractors often look to subcontractors to perform certain parts of a job, and it is the responsibility of homeowners to vet these workers.
Expecting everything to go as planned
Optimism is great, but you also should be a realist. Knowing what potentially could go wrong puts you in a better position to handle any problems should they arise. The project might go off without a hitch, but plan for a few hiccups along the way.
Overestimating DIY abilities
Overzealous homeowners may see a renovation project in a magazine or on television and immediately think they can do the work themselves. Unless you have the tools and the skills necessary to do the work, tackling too much can be problematic. In the long run, leaving the work to a professional may save you money. Home improvements can be stressful, but homeowners can lessen that stress by avoiding common renovation mistakes. homes.newsminer.com 27

How to
speed up metabolism When attempting to lose weight, men and women can expect to hear or read a lot about their metabolism. The process by which the body converts the foods we eat and the beverages we drink into energy, metabolism is widely misunderstood. Many people may have been told that a naturally slow metabolism might be to blame for their weight gain. But according to The Mayo Clinic, a slow metabolism is rarely to blame for excess weight gain, which can most often be attributed to both poor dietary choices and inactivity. Certain conditions that slow metabolism, such as Cushing’s syndrome or hypothyroidism, can cause excessive weight gain, and people who have been diagnosed with such conditions should consult their physicians for advice on dealing with their conditions. But those without conditions that affect their metabolisms may need to make certain lifestyle adjustments that can speed up their metabolisms and help them lose excess weight.
1
Start strength training.
Muscle burns more calories than fat, even when the body is at rest. Building muscle is a great way to speed up metabolism. Each pound of muscle your body has burns roughly six calories per day just to sustain itself. That’s three times the calories that each pound of fat burns. Add that disparity up over time, and a body with significant muscle is burning considerably more calories than one with excessive fat.
2
Stay hydrated. Dehydration takes its toll on the body in myriad ways, including affecting metabolism. Even mild dehydration can slow metabolism. When the body is dehydrated, its ability to use fat as fuel is compromised, slowing metabolism as a result. In addition, muscles need water to generate energy, so dehydrated muscles will not be burning as many calories as those that are fully hydrated. Make an
effort to stay hydrated throughout the day, whether you’re sitting at your desk in the office or working up a sweat at the gym.
3
Snack, but snack healthy.
Healthy meals benefit metabolism, but unhealthy snacks can derail your dieting efforts. Metabolism speeds up and burns calories each time the body eats, and many people adhere to the concept of “grazing” for that very reason. Grazing involves eating several small meals every three to four hours throughout the day rather than the more traditional three full meals each day. Grazing devotees feel that the approach burns more calories than more traditional diets, but the difference in calories burned may actually be negligible. Still, healthy snacking can speed up metabolism and help men and women avoid overeating at breakfast, lunch and/or dinner. In lieu of snacking on potato chips or baked goods, opt for healthier fare such as Greek yogurt or a serving of fruits or vegetables.
4
Eat more protein. The thermic effect of food refers to the process by which the human body uses energy to absorb, digest and dispose of the food it ingests. Protein stimulates the thermic effect of food more significantly than foods that are high in fat or carbohydrates, so the body will burn more calories digesting dietary protein than it will other foods. In addition to speeding up your metabolism, dietary protein also helps people feel full longer, reducing their risk of overeating.
Understanding metabolism can help men and women as they attempt to lose weight and maintain healthy weights once those extra pounds have been shed. homes.newsminer.com 29
