Overwhelming help for Bushfire Golf Day
THE community response to the Bushfire Appeal Charity Golf Day to be held on Friday 17 January at Hawks Nest Golf Club has been enormous.

Parry.” “The support to our community from such prominent public figures is a major benefit to our aim of assisting the local Rural Fire Services as well as the overall Bushfire Appeal,” Mr Gately added. Opportunities still exist for the community to make a worthwhile contribution to this important fundraising initiative. At the completion of the golf day, from about 1pm onwards, the Club will be conducting an Auction of a number of donated items which will further add to the contribution that we as a community can make.

Mr Gately urged all golfers who were not playing on the day to attend and to participate in the Auction at the Golf Club on Friday afternoon. Included in the Auction items on the day are: · $2,000 worth of Leaf Gutter guard (very appropriate) from All Coast Roofing; · Rounds of golf for 4 people(with carts) at Avondale, Pymble, Bayview, Twin Creeks and Cabramatta Golf Courses; · A signed Newcastle Knights Rugby League jumper; · A round of golf at Hawks Nest Golf Course with Craig Parry; · A Stanley Drill ($300) from Home Timber & Hardware;

Cool Summer Exhibition Opening for Art Lovers THE 'hot' social event in Tea Gardens was the Cool Summer Exhibition opening last Friday night. The Gallery and its breezy garden were overflowing with art lovers, local supporters and visitors enjoying this annual event by the not-for-profit community art group, Galleries in the Gardens (GIG). Selling like hotcakes were the latest works by GIG artists, created to the theme 'In The Wild'. "Our artists really excelled in producing not just really top-quality works for this Exhibition but such diversity too – I think the theme really resonated with everyone," said Lesly Stevenson, GIG's President. "All night we received compliments from the artwork quality to the incredible atmosphere at The Gallery - it was such a happy, uplifting occasion.” Guests came from far and wide including
GIG's immediate Past President and Secretary Trevor Cook and his wife Cheryl. Down for a quick visit from Noosa, Trevor officially opened the Exhibition with his trademark humour. GIG’s fund-raising raffle for Wildlife In Need of Care (WINC) was also very popular, and continues until 31 January. Prizes include a magnificent painting by Emilie Tseronis and an overflowing giant gourmet hamper of delicious deli delights and an antique silver platter. “WINC is desperate for funds during this extraordinary fire season. We encourage everyone to buy some raffle tickets - you’ve got to be in it to win it,” said Lesly. Cool Summer Art Exhibition concludes 31 January. It’s at The Gallery, 10am – 6pm six days (closed Tuesdays), 81 Marine Drive Tea Gardens. Entry is free and wheelchairfriendly. q Cheryl & Trevor Cook, GIG’s immediate Past Secretary and President, down from Noosa.

Today we are continuing on with our look at the tax implications of property division. Last time I looked at one of the more commonly thought of ones: capital gains tax. Today I am looking at stamp duty. In NSW a duty – a tax by any other name – is payable by the purchaser on the purchase of a property. It is also payable by the recipient on the transfer of property – including where no money is actually paid for the transfer. It also applies to other assets – such as motor vehicles and shares. However, the Duties Act provides an exemption for separating couples when, say, one spouse transfers their interest in an investment property to the other spouse. This ‘marriage, de facto or domestic relationship break-
ups’ concession means that no duty is payable when the transfer of matrimonial/ relationship property occurs under a Court Order or an Agreement in accordance with the Family Law Act. This sounds like a relatively simple concept but a number of issues can arise: • Is the asset being transferred held in NSW? • Who legally owns the asset – is it the couple or is it through an interest they have in a company or Trust? • Does the Court Order and Agreement properly set out the Transfer? Especially relevant if there are third parties involved. These are not always simple questions and proper legal and tax advice is vital to ensure duty is not owed. Next time: income tax ramifications of property division.

YM Efficiency briefings By Mick KINLEY
YOU may be aware that on 12 December 2019, the Australian Maritime Safety Authority awarded the tender contract for Operation Recovery – YM Efficiency to Ardent Oceania. Ardent Oceania is an International salvage and offshore construction operator we have tasked to remove 60 shipping containers lost overboard YM Efficiency off the Newcastle-Port Stephens coast on 1 June 2018. These containers and their contents pose an ongoing unacceptable risk to the Australian coastal environment. We know that the declared contents of many of the containers are plastic and the steel containers will eventually corrode and release into the marine environment either suddenly or over a period of time. Commencing salvage operations to remove debris from your local waters is a priority for us, with preparations already underway ready to commence the fourweek recovery operations during March 2020. On 17 January 2020, we will be briefing local commercial fishing groups on the salvage operations, how risks will be managed and address their concerns. We would like to also offer you a briefing about the recovery operations and how we will engage with your constituents during this time. The project team will be available to meet with you on 17 January or on a day that suits you. If you would like a briefing please RSVP operationrecovery@amsa.gov.au and we will contact you to arrange a time.

Severe Water Restrictions update
SEVERE (Level 4) water restrictions are still in force across most of the MidCoast Council region, banning all outdoor water use and restricting business water use. The Hawks Nest / Tea Gardens supply is the only area to remain on Very High (Level 3) restrictions. The restrictions ban all outdoor water use. Residents can only use recycled, grey or rain water on gardens – there is a total ban on sprinklers or garden irrigation systems. q RIVER flows in The Barrington River, the water source for the township of Gloucester, dropped below critical levels at the point where Council extracts water for the town supply just after Christmas. As a result MidCoast Council is now carting water into the town by road to keep the town’s water system operating. The water is being trucked from MidCoast Council’s
groundwater source at Tea Gardens. Council says it will continue to access any water that is available from the river but until rainfall occurs the Gloucester water system will be reliant on water carting each day. Lions Club getting behind important initiatives By Ann SCULLY
SOME community groups go about their business with their fundraising activities but unless you are a member of a particular group, sometimes the “good work” goes unnoticed so the Lions Club of Tea Gardens will, from time to time, provide the community with information about their fundraising and other activities in the community. The last six months have seen the hardworking members of our local Club holding barbeques at the Myall Markets and Bunnings Heatherbrae as well as participating in the Myall
River Festival and during the Festive Season, Club members catered for the Community Carols at the school and at the Reflections Caravan Parks at Bennetts Beach and Jimmys Beach. During the lead up to Christmas, Lions members distributed 2020 calendars which have been sponsored by local businesses and also sold many Lions Christmas Cakes. At this year’s Australia Day Breakfast, the Festive Season Raffle will be drawn as well as the holding of the Flag ceremony, presentation to the Lions Citizen of the Year, children’s games and races and live music for everyone to enjoy and don’t forget to BYO chair, hat and

When News Of The Area spoke to member Carole Richards, about the Club’s achievements during 2019, she said, “Our Club has had a very good year in raising funds and I would sincerely like to thank the public and local businesses for their support and, of course, we are always looking to welcome new members.” “Funds raised by the Club are applied to many causes locally, Nationally and Internationally and these include providing funds to the Tea Gardens Primary School for the Life Education Program as well as donating to the Free Clinic Bus and much needed funding to the Tea Gardens/Pindimar Rural Fire Service.” q

Nationally, Lions are providing funds for drought, flood, fire and other disasters whilst Internationally, Lions International promote programs supporting Diabetes, Paediatric Cancer,

Boat Ramp at Tea Gardens needing repair.
By Gordon GRAINGER
Community issues and status update IN view of the Festive season, monthly meetings for both groups (Progress Association and River Action Group) were not held in January, however there has been some paddling under the water, which will be of interest to the community. The placement of 3000 Tonnes of rock on the old ferry wharf ramp has caused some concern with residents and visitors on safety issues as the site is a favoured fishing spot. Enquiries lead us to DPI Fisheries Dept who have advised the rock will be used to form 2 artificial reefs for the study of oyster spat within the Port Stephens area. Project good, timing lousy!! Fisheries have agreed to address the community through the Feb meeting of Progress. Details will follow and all are invited to attend. On the matter of the ramp, the Historical Society and U3A expressed concern over the potential damage to
the ramp which has been registered as a historical site. On the subject of U3A, they are calling for enrolments on Fri 17th Jan at the old library in Hawks Nest at 10am to 12noon. The PA received many complaints re the untidy mess left by welcome, but thoughtless visitors along the Marine Dr waterfront. Council was made aware of the problem which was rectified immediately. Residents along Coupland Av have expressed concern regarding speeding vehicles along Coupland St. Of particular concern is the preschool establishment where young families cross and often faced with vehicles travelling well in excess of the 50 Km speed limit. They have asked the Ref Group to bring this matter to Council attention. This will be an addition

to a much earlier request to reduce the speed limit along Marine Dr to a 40Km limit and apparently in the hands of a Traffic Committee. Surely, we do not have to wait for a serious accident to occur before corrective action is undertaken.
2020. If you are interested in joining a proactive Lions Club, please send an email to teagardenslionsclub@gmail. com
The Myall River Action Group has arranged for a diver inspection of the river floor between Moira Pde. and Tea Gardens as a follow up to the clean up in 2017. This dive will be held on 13th Feb. We are aware of road signs etc being thrown off the bridge and this exploratory venture will determine the necessity to have a full clean up on March 30th. The community response was magnificent at the last clean up and we trust we can count on all again. The Myall River Action Group has been campaigning for some time to have the boat ramps in Hawks Nest and Tea Gardens replaced with user friendly pontoons and has met with Council response that this a matter is a Shire wide issue and we are in the queue. Meanwhile the existing ramps are falling into disrepair and need urgent maintenance. We received an undertaking that such repairs would be done before the influx of visitors, however the attached photograph clearly shows the repairs were not conducted and the ramp near the Bridge is now in a poor and potentially dangerous condition. Council have been made aware of our position.

THE Karuah RSL SubBranch has been successful in securing Federal funding towards further commemorative displays to honour our local Veterans and Service personnel. Federal Member for Lyne, Dr David Gillespie joined Vice President Newcastle District Council of RSL Sub Branches, Peter Fidden and Secretary Karuah RSL Sub Branch Barrie French to announce the latest project. “I’m delighted to announce that Karuah and District RSL Sub-Branch has

Council scaling back emergency water access points q
MIDCOAST Council is scaling back emergency water access points as the demand from those affected by last November’s bushfires is reduced. “We’re pleased that most people have been able to recover so quickly in terms of their need for water, and of course we’ll continue to provide some points for access where there continues to be a need,” said Council’s Director of Infrastructure and Engineering Services, Rob Scott. Water access points at Coglan Avenue Wingham, Beecher Street Tinonee, and Mill Street Krambach will remain open for those who require emergency water as a result of the bushfires. These points will operate daily from 7am until 5.30pm, and will be electronically monitored to prevent misuse. Water access points to be closed from Monday 13 January include Bulga and Gloucester Roads at Wingham, and Gloucester Road at Nabiac. “With the MidCoast region currently facing a severe water shortage due to the prolonged drought, we need to ensure that emergency water is being used for the intended purpose – for stock watering and rural domestic use and only by those affected by bushfires.” If you will require emergency water after the closure of the refill points above, please contact us on 0436 936 696 to make arrangements.
Stand pipe Bulga Road.
Water obtained from the emergency water access is not permitted to be used for any other activities such as garden watering or pool top-ups. With the long term forecast indicating very little rainfall for our region, level 4 severe water restrictions remain in place, and Manning / Great Lakes residents and visitors are being urged to cease all outdoor water use. Meanwhile, in case it’s needed, MidCoast Council is progressing plans to support the water supply for the Manning and Forster Tuncurry communities by fast tracking the planned expansion of the Nabiac Aquifer plant and installing a temporary water desalination plant on the Wallamba River.

We have a bit of a 'toilet seat up' or 'toilet seat down' argument going on in our household. What is appropriate?
COMING from the salubrious suburb of One Mile, I'm surprised there is any argument at all. Don't you lot have bidets and a voiceactivated toilet seat warming system that says 'Ready James' when it reaches the required temperature? I think we all have toilet adventures to share. I'd say my worst experience was travelling from Bangkok to Chiang Mai. This train journey took 13 hours and after viewing the toilet, I made a little pact with myself that I would be able to hold on until we reached our destination. Of course that was wishful thinking given I had to consume quite a bit of vodka to cope with rattling through the countryside and listening to my sister complain that a flight would have been smarter. At around the 12 hour mark, I gave in and during a particularly turbulent section of of the journey, I attempted to hold on for dear life, hold my nose, balance over a hole that went directly onto the train tracks and empty my bladder. Now, I'm quite the multi-skiller when required, Mrs SV, but I'm pretty sure I left that cubicle with wee on my face, toilet paper stuck to my shoes, the faecal matter of the last 24 visitors in my respiratory system, and the expression of someone who'd seen things that no-one should see. There was no issue with whether to leave the seat up or down, though. There was no seat. I think it's common courtesy to put the toilet seat down if you are a male and you share a bathroom with females. It is also common courtesy to remove any traces of your visit such as reading material, stray body fluids, empty toilet rolls and so on. Few things are more annoying than an empty toilet roll on the floor and a new roll placed on the window sill instead of the toilet roll holder. Bathrooms are no place to display passive aggression. Then there's the whole 'if it's yellow, let it mellow' debate. Given our current water restrictions, there are clear advantages. Really, though, not too many of us want to see someone else's urine, so when visiting others, flushing is the safest bet.Thankfully I live on a bit of land so the males in this family often visit the lemon tree.
Women’s Bowling Club weekly results TUESDAY 7th January: The start of another busy year of bowling. Pennant trials commenced and continue till Thursday 23rd January. Despite the hot humid conditions there was a good turn up of bowlers. Format for play was 2 games of Triples and 2 games of Fours. Leona Clissold, Irene Roberts and Judy McGavock had a good win against Lyn Nightingale, Ingrid Luck and Jill McBride 29 v 10. On the next rink Trish Ward played "swinger lead". Trish, Dawn

Dear Mrs SV,
THE Leadbellies are a “Hot Rod Electric Dance Blues Band”. That’s a mouthful which describes the essence of the Band, but for apt simplicity just refer to them as ‘The Leadbellies’. They are a Newcastle based Blues line-up, who guarantee to switch on your musical energy, and drive your natural need to groove and dance. They are playing at the Tea Gardens Hotel on Saturday 25 January. No boring sleepy stuff from these guys! That’s for sure.
Jones and Pam Gilchrist defeated Trish, Christine Fossey and Sheril Johnson 20 v 9. A great comeback by Sheila Rattray, Jan Coomer, Jeanette Emmett and Dot Dallas on the 8th end they were down by 8 shots, the next 6 ends resulted in their team adding 15 shots to their score. While Robyn Beaumont, Robyn Webster, Lynne Green and Kayelene Pearson remained on a score of 11. The game ended on the 20th end with Dot's team winning 25 v 16. A very close contest on Rink 12 Sandra

Jaffa back for 2020 Commentary Tea Gardens Men’s Bowling Club By The JAFFA
12 January: The second round of the Club Fours Championship was played today in ideal conditions. It was a surprise to see the fancied Jeff Baker side go down 14-24 to the Ron Webster team of Barry Goode, Mark Nightingale, Graham Reynolds and Ron Webster but in Club Championships anything can happen. The Mark Hair team of which included; Col Saillard, Dave Perry, Col Amos, accounted for the Alan Greenhalgh combination 27-13. The red-hot favourites, the John Parkinson team, had no trouble in dispatching; Gary Wynne, Max Stephens, John Moore and Dave Benson, 28-10. The Leigh Hunt side, including; Tony Coomer, Mike Delacca, Neil Kibble, had the closest win of the day in a dour struggle with Keith Wigman, Bob Weir, Peter Cheney and John Slater. They won 16 –13. The semi-finals will see the Leigh Hunt four take on the John Parkinson side and the Ron Webster team will play the Mark Hair combination. Whatever happens, there will be some great bowls played next Saturday and the finals on Sunday will be a must-see.
8 JANUARY: After the Christmas New Year break it was great to be back on the green again with the 63 players that turned out today to enjoy the company and fellowship of Club members. It was great to welcome back Laurie Welch after a four-year absence. The Club also welcomed visitors from Albury and Karuah on a wonderful day for bowling. The grass green was back in service due to the terrific work of greenkeeper, Steve Green. The team of Garry Wynne, John Moore and Dave Benson won the money on the grass whilst Tony Coomer, Graham Reynolds and Mark Nightingale won on the synthetic. The lucky losers were; Doug Andrews, Col Fossey, Peter Campbell and Bill Heylbut on the grass and Laurie Welch, John Yabsley and Daryl Martin on the synthetic. 11 January: The first round of the Club Championship Fours was played today with 11 teams overall competing. Going through to the quarter final round were; Noel Jackson, Greg Smith, Stew Sturrock and Jeff Baker after a convincing win over Barry Drayton, Graeme Watkins, Terry Munright and Keith Smith, 24-11. Rob Jones, John Yabsley, Doug Naylor and Alan Greenhalgh also advanced with a close, 23-28, win over; Rob Young, David Garcia, Doug Andrews and Merv Mills. q Mark Nightingale, Ron Webster, Greg Rounding it out, the team of Peter Smith, Noel Jackson, Stew Sturrock and Gurney, Ross Barry, Danny Johnson Graham Reynolds enjoying some down time and John Parkinson defeated; Vic after competing in the Club Championship Garlick, Tom Short Henry Dallas and Fours. Geoffrey Muggleton 27-13.

YOUR loan officer is best placed to answer to this question as he/she will be in a better position to assess your financial position. However, I’m happy to provide a real estate agent’s perspective. A fixed rate gives you budget and repayment clarity as your interest rate remains static over the life of your loan. You’re probably in a better position should interest rates increase. However, should rates decrease, then paying a higher rate, you might feel disadvantaged. A flexible rate provides you with more flexibility as you can make additional repayments, therefore paying down your loan faster which is a money-saver if the timing is right. The kitty you amass from those additional repayments also gives you a ‘redraw’ option you can access to service renovations/additions etc. which adds capital value to your asset. Talking with your loan officer will provide you with guidance on which is best. Perhaps it might be a mix of both with a portion being under fixed and the remainder being variable. With the correct advice you’ll not only be on your way to purchasing your home, but to increasing its value and owning it outright! This is only general information and you should always seek professional financial advice.
I hope this helps Denise

By Mark ROTHFIELD WITH a snowy-haired squadron of 16ft skiff ol’ boys watching intently from the Club veranda, the young guns of the class gave a sublime exhibition of power sailing in heat 8 of the 2020 Australian 16ft and 13ft Skiff Championships at Port Stephens last week. Boats were regularly getting airborne as they clocked speeds of 20 knots downwind, and over 10 knots upwind, as the long-awaited seabreeze finally arrived to greet an outgoing tide. The heavy-air specialists couldn’t have been happier, after the light-air brigade had made their charge over the past three days. Both Manly and Belmont skiff Clubs had organised coaches to bring the older sailors to Port Stephens Sailing and Aquatic Club, and with beers in hand they marvelled at how far the
16s have come in design and performance. On the point-score there was plenty to play for, and Sutech Musto Racing roared back into contention with a powerful win that restored their overall lead and confidence levels. Indeed, if there’s a fine line between pleasure and pain – as the song maintains – skipper Daniel Turner and his crew of Angus Williams and Matt Stenta crossed it. “The moment the breeze came in, we just became completely relaxed,” Turner said. “You just go back to everything you know, everything you train for, and you can just sail these boats how they’re designed to sail – that’s fast and fun. “There were still plenty of calculations to be made out there and we made good gains upwind and down.” It elevated the Manly crew to three points clear of
Koreman Marine Composites and Brydens Lawyers, who scored an 11th and 3rd placing respectively. “After yesterday we were a little frightened to do the sums, but this win puts us back up there and hopefully tomorrow we can take it away,” Turner added. Second home in the big breeze was Matt RhysJones, Joel Castle and Corey Hamilton on East Coast Marine, however they’re currently lying 9th overall and wondering “what if?”. They’d also led in the heavyair race one, only to slip back after a trapeze harness broke. “We finally got the nor’easter that we wanted all series, and no breakages to go with it,” a smiling RhysJones said. “We came around the first top mark in fifth or sixth but we tweaked a few things and the boat just got faster and faster with each lap. “There weren’t many passing lanes but we got Brydens on the last bottom

mark. Sutech was just too far in front though.” Fourth today were the Will and Richard Howard, along with Jamie Woods, in Burger Bros. The Howard brothers had both contested the recent Rolex Sydney-Hobart
aboard the TP52 Celeste but transitioned easily back to the 16. They’re currently lying 8th overall. A southerly change is predicted to hit tomorrow at around 20 knots, making rig selection for the final race
an intriguing decision. Three other skiffs – Newcastle Financial Planning Group, Growthbuilt and Tooheys Extra Dry – could all come into calculation if any of the leading three fall back into the 51-strong pack.
