There are several ways in which individuals can become co-owners of a property. They may be married or in a de facto relationship and buy somewhere to live, friends may decide to pool their resources to purchase an investment, or several people receive an inheritance. Once ownership is established and the parties’ names are registered on title. There are many reasons why individuals decide they want to sell a jointly owned property, including breakdown of a relationship or financial hardship. When that happens section 66G of the Conveyancing Act 1919 (s66G) provides the mechanism to resolve the situation.S66G allows a co-owner to apply to the Court for an order that the property be placed on statutory trust to sell or statutory trust for partition. In either case, if the Court makes an order, a trustee is appointed who takes control of the process. Where a party does not want to sell the property but thinks that partition is a better solution, they will need to establish that partition is “more beneficial”. However, even if that party is successful, the Court retains discretion to order that the property be placed on statutory trust for sale. If you have a question about potentially forcing a sale against a registered co-owner, please contact David Collins, Kristy Nunn or Michael McGrath by telephoning Mullane & Lindsay (02) 4928 7300 or by completing an online enquiry form via our website. MidCoast roads update

How to Force a Sale of a Co-Owned Property

Minister for Regional Transport and Roads Sam Farraway says that in the event of road closures through floods or fires, Councils will no longer have to piece together information from different sources to work out what roads are open and safe to use. “By bringing all of the state’s traffic information into one central hub we will improve the experience of road users, helping to keep drivers moving and our communities

safe,” Mr Farraway said. This year during natural disasters the Live Traffic NSW website and mobile app traffic spiked up to 33 times the usual daily volume, with up to 660,000 sessions in one day, demonstrating the demand for real-time traffic information in a crisis. The new information from 22 LGAs will be available on Live Traffic NSW and third-party apps from October.

MidCoast to be included on Live Traffic NSW q Minister for Regional Transport and Roads, Sam Farraway glad to announce these updates.

The initial 22 LGAs have been chosen in consultation with the NSW Police, RFS and SES with the view to have all 128 LGAs across the state on board by 2024. The remaining LGAs will continue to come onboard in stages, with the priority given to the regional councils, like the MidCoast who have been impacted most by bushfires and floods.

Mayor of MidCoast Council, Claire Pontin, said the ability for councils to share info via this tool is a fantastic win, particularly for areas impacted by extreme weather events. “Having this one-stop digital shop for disruption across the road network is an invaluable tool for any community, especially one looking for a clear road out during a natural disaster,” Mrs Pontin said “My community knows how crucial coordination is across government so the ability for local road impacts to now be fed into Live Traffic NSW by our Council is a big step in the right direction, ensuring community members have access to the latest information at theirLivefingertips.”TrafficNSW feeds information from emergency services and sources to one convenient platform, to ensure users are aware of incidents and changed traffic conditions which can affect motorists’ journeys.

Health Week is an annual national event, run by not-for-profit organisation Jean Hailes for Women’s Health. CEO of Jean Hailes for Women’s Health Janet Michelmore said there are more than 400 events happening around NSW and over 2,300 events throughout Australia as part of the “Thiscampaign.week encourages women to check in on their health and is also a reminder that it’s ok to put themselves first,” Ms Michelmore said.Visit www.womenshealthweek for events nearIfyou.you need to talk to someone immediately, the Mental Health Line is available 24/7 on 1800 011 511. You can also find other mental health support and services for women on the NSW Health website.

WOMEN are being reminded to book important health check-ups to take care of their physical and mental health during Women’s Health Week (5-11 September).

THE MidCoast Local Government Area will be the first of 22 regional LGAs where motorists will receive real time traffic information on localMemberroads. for Myall Lakes Stephen Bromhead said the NSW Government is expanding the Live Traffic NSW website and app to provide more reliable information to drivers on the Myall Coast - especially during emergencies like bushfires or floods.

Book up a check up this Women’s Health Week

Minister for Women, Minister for Regional Health and Minister for Mental Health Bronnie Taylor said women may have delayed or avoided appointments during the COVID-19 pandemic, but they should now take the time to focus on their health and wellbeing. “We know women have been under greater stress during the pandemic, with increased pressures on their work, home and social life potentially taking a toll on their mental and physical health,” Mrs Taylor said. “Women need to make their health a priority this Women’s Health Week as delaying routine check-ups may cause what was initially a minor health concern to develop into a more serious issue.” NSW Health provides a range of services and programs targeted to addressing the health needs of women including cervical and breast cancer screening, fertility treatments, menopause support and mental health services.“Women who are overdue for a cervical or breast cancer screening are urged to book an appointment as soon as possible as these tests are the best way to detect the early signs of cancer, which could save your life,” Mrs Taylor said.BreastScreen NSW recommends mammograms for women aged 50-74. You can book an appointment by calling 13 20 50 or visiting the website. Women aged under 40 who have a family history of breast cancer should talk to their GP. Mrs Taylor said women should also prioritise their mental health and wellbeing by accessing mental health support if they suffer from depression, anxiety or suicidal thoughts. “Good mental health is essential to your overall health and wellbeing. “Staying well is also important for women who may be struggling with infertility, pregnancy, motherhood or menopause,” Mrs TaylorWomen’ssaid.

“A platform has been created which will allow MidCoast Council to share real time live traffic information from their local roads into a central hub, which will give more information to motorists when they are travelling around,” Mr Bromhead said. “One of the most important things people need to be able to rely on is accurate and timely road information to make travel easier and“Thissafer. particularly the case in the lead into summer and what has traditionally been bushfire“Providingseason.live traffic information on local roads will enhance travel across the Myall Lakes and allow motorists to plan ahead so they can get from A to B easier and safer.”

“The simplest way to understand blue carbon is to liken it to underwater forests – just as trees store carbon, marine and coastal plants and ecosystems do too, except even more efficiently,” Mr Griffin “Marinesaid. plants and coastal ecosystems, such as seagrass, mangroves and saltmarsh, store carbon up to four times more efficiently than ecosystems on land. “Sadly since European settlement in Australia, we’ve lost huge swathes of these ecosystems.“Wehave more than 2,000 kilometres of NSW coastline and surrounding areas that could support the storage of additional blue carbon, which would significantly contribute to our goal of reducing carbon emissions, while restoring and rewilding our marine environment.“NSWis lucky to have some of the most vibrant marine ecosystems in the world and I want to make sure we are protecting our rich biodiversity for generations to come while also leveraging investment opportunities.” Marine and coastal ecosystems in NSW currently store about ten million tonnes of carbon, which is equivalent to annual emissions from 500,000 households. THE future of threatened native species has been made more secure following a two-year study led by MidCoast Council. The study has helped scientists better understand the presence and distribution of Nabiac casuarina, dwarf heath casuarina, cryptic forest twiner and the giant dragonfly.Significant populations of the threatened plant species occur across the MidCoast region in areas that were severely burnt. As part of the current project, experts have undertaken extensive field surveys to investigate where these species occur, how they were impacted by the fires and identify interventions that can help protect these species in the future.“As a result of the studies we undertook, we were able to start doing practical things to help reduce threats to these endangered species,” said Manager of Natural Systems, Gerard Tuckerman.“Weeds that impact the giant dragonfly habitat were removed.“Heavy-duty vehicle access gates were installed in the Minimbah landscape to help restrict unauthorised vehicle access which can result in habitat damage, rubbish dumping, and fires.” Community awareness of the species has been raised through events such as field visits. Support for people living with dementia

DEMENTIA Australia is providing a new free events toolkit to enable community groups, workplaces and individuals to show their support for people living with dementia during Dementia Action Week. The theme of Dementia Action Week 2022, which runs from Monday 19 September to Sunday 25 September, is ‘A little support makes a big difference’.Tohelp people and groups provide this support and make a difference in the lives of people living with dementia in their community, Dementia Australia has produced an easy-to-download events and activities toolkit. The toolkit includes resources to help you host an event or gettogether, including videos from Dementia Australia Patron Ita Buttrose AC OBE, Dementia Australia Honorary Medical Advisor Associate Professor Michael Woodward AM and Dementia Australia Ambassador Takaya Honda, informational slides, conversation starters and more.  Dementia Australia CEO Maree McCabe AM said the toolkit is a valuable resource for anyone who wanted to support people living with dementia in their“Wecommunity. know discrimination has a significant impact on people living with dementia, their families and carers, and a little support from the community and healthcare professionals can make a big difference,” Ms McCabe said.“We are encouraging communities to download the toolkit and come together to learn more about how they can support people living with dementia.  “Whether in a workplace, at a bowls or footy club, or just with friends and family, we want everyone to get together to learn more about dementia and how a little support can make a big difference.”

The nation-leading ID Support NSW team is helping save customer information from malicious actors by identifying credentials which have been stolen from personal devices by malicious software (malware) attacks and posted on the dark web. Minister for Customer Service and Digital Government Victor Dominello said the Department of Customer Service ID Support NSW team was working closely with Cyber Security NSW, the Department of Communities and Justice (DCJ) and NSW Police to monitor the dark web. “We are in a war with cyber criminals and in most instances, customers wouldn’t be aware their details had been stolen from their phones or laptops and put on the dark web,” Mr Dominello said. “This can happen when malware is inadvertently installed on a device after visiting a dodgy website or clicking on an unsafe link. “We set up ID Support NSW to ensure we could streamline the process to remedy compromised credentials in the instance they had been stolen or misused,” Minister Dominello said.Where ID Support NSW does find information on the dark web, the team will proactively notify people and work with them to remove the malware, remedy their credentials and protect their information.

SBS FOOD, 7pm So it’s Friday night and you don’t feel like cooking… that takeaway menu or delivery app always looks awfully tempting. But before you reach for the phone, check in with chef Adam Liaw (pictured) – tonight, he’s joined by actor, dancer and writer Jenevieve Chang and journalist Jason Om in the kitchen to create quick and easy dishes that take less time to prepare than anything you can order for delivery. Om won a Walkley Award for a series about the human cost of the food-delivery business –his insights, along with some delicious dishes, will have you thinking twice about what’s on the menu. 0909

SBS, 8.30pm Many will agree that he had it coming –Commander Fred Waterford (Joseph Fiennes) was brutally murdered in the closing scenes of season four. But that begs the question: whose time is up in the fifth season of this intensely dark and depressing dystopian drama? June (Elisabeth Moss) and Serena (Yvonne Strahovski, pictured) are either on a path to destruction or redemption as the worlds of free Canada and totalitarian Gilead collide. In this double-episode return, embrace the misery as June’s escape to Canada continues to weigh on her and a new confrontation between the warring June and Serena seems written in the stars.

SUNDAY SILENT WITNESS ABC, 9.25pm In this solid British crime drama, we’re used to people disappearing, leaving and, more often than not, dying. But when a much-loved character such as Thomas (Richard Lintern) bites the dust, and Clarissa (Liz Carr) leaves the force to “focus more on the living”, it feels like the series is starting again. Season 24 premieres with two familiar faces missing, and it will take a while to adjust. Pathologist Dr Nikki Alexander (Emilia Fox, pictured) is left standing, along with Jack (David Caves) and a new colleague in Dr Adam Yeun (Jason Yong). Tonight, Jack and Nikki enter a high-security prison to yourkeepseasoninmate.theinvestigatedeathofanIt’sathat’llyouontoes.

NEWS NSW Deputy Premier and Leader of the NSW Nationals, Paul Toole, has expressed disappointment at the Federal Government’s Jobs and Skills Summit, claiming the event failed to deliver a plan to fix the ag worker shortage crisis currently facing regional NSW. “My hope for this Jobs and Skills Summit was to see real solutions to fix the ag worker shortage crisis, but all we saw was Labor turn a twoday talkfest into an ongoing roundtable,” Mr Toole said. “With summer harvest coming up across NSW, farmers need to begin sourcing workers now and the only thing Labor has been able to sauce is the party pies at the Jobs and Skills Summit. “Ag deserves better than a working group and a path to white paper, it needs action now.”Minister for Agriculture Dugald Saunders said while the summit had added 9,000 more regional migrant places across the country, it is not enough to make a significant dent in the 172,000 ag worker shortfall.“The NSW Government has already undertaken a range of measures to address the situation including AgSkilled 2.0 and HelpHarvest NSW and we stand ready to work with the Commonwealth to assist further,” Mr Saunders said. “While the Jobs and Skills Summit may have had the best intentions going in, it has failed to make a significant dent on the 172,000 ag worker shortfall across Australia.“TheFederal Government needs to reinstate the Ag Workers Visa at the earliest possible opportunity to give our farmers a real solution to sourcingMeanwhile, workers.”key housing affordability advocates have welcomed Prime Minister Anthony Albanese’s commitment to expand the National Housing Infrastructure Facility to social and affordable housing. Mr Albanese made the commitment in his closing address to the Jobs and Skills Summit. The policy makes it possible for $575 million dollars in the national housing infrastructure facility to invest in affordable housing by attracting financing from super funds and other sources of private capital. The Prime Minister’s commitment is an important recognition of the critical role social and affordable housing must play if Australia is to address core economic challenges such as productivity and labour mobility, according to the Community Housing Industry Association, National Shelter,

By Steve REES THE Myall Masters Swimming Club competed in the Forster Swim meet on Sunday 21 August. The Forster facilities were excellent and there was a great sense of camaraderie between swimmers.TheClub, as usual, performed strongly with four of our swimmers (Christine Sefton, Linda Stubbs, Chris Lock and Mark Hill) achieving results which ranked them first in their respective age groups. Overall, the Club came second out of the 16 competing clubs, which provides a great springboard into the 2022/23 season which will commence on 1 October after completion of the Tea Gardens pool upgrades. As usual new members are always welcome.

people moving to the bush or the coast to work in industries such as aged care and health. “This announcement is a good start in recognising the economic centrality of providing affordable homes.” “Homeless and housing stress are massive economic impediments,” said Jenny Smith, Chair of Homelessness Australia.“Itis refreshing and reassuring to see the Prime Minister acknowledge and tackle this with a concrete measure to expand the supply of affordable homes.” Kate Colvin, national spokesperson for Everybody’s Home, said the PM’s announcement was especially welcome in the context of other policy “Expandingmeasures. skilled migration, training and industry bargaining are important, but without homes to live in, we will continue to see rising rents push real wages“Thisbackwards.is important progress that the Government can build upon with a plan to rapidly deliver the affordable rentals needed across Australia.”Aslew of recent reports have demonstrated the dire economic impact of Australia’s housing crisis. Impact Economics report last week showed how the affordable housing shortage gripping regional Australia is blowing a hole in local economies worth hundreds of millions of dollars, as employers struggle to attract staff due to low vacancy rates and skyrocketing rent. In Apri, Professor Andi Nygaard of Swinburne University revealed the foregone benefits of underinvestment in social and affordable housing. This found a cost to the national economy in areas such as health, justice, and education of $676.5 million annually, rising to $1.286 billion by 2036. And the Anglicare Rental Affordability Snapshot found only five of the 45,000 properties available for rent on 19 March 2022 were affordable for a single person on Jobseeker.

Dear Marie, If he is unwilling to go to the doctor, I suggest you do what I do each time I have an ongoing symptom, and use a symptom checker. Regardless of the symptom, be it an insect bite through to swollen glands, these symptom checkers bring up lifethreatening illnesses that will scare the bejesus out of anyone. Then, those insidious analytical marvels of the world wide web will manifest a swathe of posts into every social media form you use, bombarding you with advertisements for heart health, colonic cleanses, creams for arthritis, detox diets, and other solutions for problems you, until that point, didn't have.I've done the work for you on this occasion and I can give you a suite of health issues to choose from: mycoplasma pneumonia; adult asthma; emphysema; bronchitis; chronic sinusitis; whooping cough (wish I'd written this before today's Wordle); lung cancer and sarcoidosis. Run those by your partner. FARMERS are being encouraged to participate in the NSW Government’s largest ever managementpestcampaign to minimise the risk of Foot and Mouth Disease (FMD) spreading through feral animal populations if an incursion was to occur.

Mr Saunders said while NSW is leading the way in coordinated pest management, now is not the time for complacency.

Minister for Agriculture Dugald Saunders said the NSW Government’s Spring Offensive program will not only reduce the risk of FMD spreading across the country, it will also play a critical role in protecting primary producers’ topquality food and fibre. “The NSW Government has already carried out pest management on more than 60 million hectares of land in regional NSW over the last twelve months, but we are now calling on farmers to ramp up control efforts by participating in baiting and trapping on private land and allowing aerial culls,” Mr Saunders said. “Our absolute priority is ensuring FMD never reaches Australian shores, but we need to be prepared for the worst-case scenario. “If FMD did enter NSW, the danger of the disease spreading from property to property through feral animals is real, particularly following back-to-back seasons of favourable conditions for populations, waylandholders, collaborationpest“Coordinatedpests.management, inwithistheonlytogetontopofferalwhichis particularly important in preparedness for a potential outbreak of FMD in Australia.”Overthepast twelve months, almost 38,000 pest animals have been culled through Local Land Services’ aerial culling operations, including more than 32,000 feralInpigs.the same time period, aerial baiting operations have dropped baits along nearly 20,000km of bait lines, equivalent to a distance almost halfway around the globe.
