The other day, as spring was trying to kickstart itself, the sun burst through the clouds and warmed up the metro area. I put on one of my favorite shirts: a short sleeve Life is Good® graphic tee that’s emblazoned with the phrase “Happy as a Seagull with a French Fry.” And it made me think about how natural it is to be that kind of happy when you live in a city like Atlanta. Why does it come so naturally? Well, metro Atlanta as a whole just seems to have the best of everything, starting with the many cities and neighborhoods that it comprises. In fact, in this issue, we look at the fantastic towns, hamlets, suburbs and districts that you can find both Inside the Perimeter (ITP) and Outside the Perimeter (OTP); on page 26, we shine a spotlight on 12 of the locales you have to check out, whether you’re relocating to Atlanta or are a longtime resident of the metro area. And on page 34, you can’t miss our feature on the city’s ever-growing condo scene, where high-end resort-style amenities and services have taken intown living to new heights. And as the 2019-2020 academic year comes to an end, metro Atlanta’s private schools are getting ready to send the Class of 2020 off to new adventures in college and beyond; we celebrate the amazing accomplishments of those seniors starting on page 64. ne of the area’s greatest assets is Hartsfield-Jackson Atlanta International Airport — the world’s busiest and most efficient airport and the largest employer in Georgia. More than 275,000 passengers fly through Atlanta each day, and it was the world’s first airport to hit 100 million passengers in a year in 2015, directly impacting metro Atlanta’s economy by $32.5 billion and the state by $68.3 billion. It was also recently named the No. 1 U.S. airport by TripAdvisor. “Hartsfield-Jackson is a key part of what makes Atlanta the leading city in the Southeast,” says former Atlanta Mayor Kasim Reed. “Our airport is a global transport and economic center that will see continued growth in the next several years as we secure new business opportunities, as well as new developments near the airport like Porsche’s new North American headquarters and on-site test track. “As we work to start new international routes to destinations not already available

from Atlanta, we’ll also stimulate new international air cargo and passenger growth. Atlanta is already a diverse city with tens of thousands of people from all over the world choosing to live here, and this growth in our international transportation will strengthen our connections with cities and countries around the world, which will strengthen our city’s culture in turn.” In addition to being the global headquarters for Delta Air Lines, Hartsfield-Jackson’s Maynard H. Jackson Jr. International Terminal, which opened in 2012, is the Southeast’s gateway to the world. The $1.4-billion, 1.2 million-square-foot terminal includes eight security checkpoints and five recheck lanes for domestic connecting passengers, exclusive retailers and restaurants — and for a small fee, passengers can seek refuge in the airport lounge. The international terminal has also been awarded gold LEED status, and numerous art installations line the terminal’s hallways, making it a welcoming site for visitors. n
AIRPORT LOGISTICS To access the domestic terminal by car, follow Interstates 85 or 285 and exit onto a network of roads that lead to the North and South Domestic Terminals, baggage claim and airport parking. The airport is the final stop on MARTA’s Gold and Red lines. The airport MARTA station is connected to the domestic terminal and offers a Delta curbside check-in station. Hartsfield-Jackson includes a domestic and an international building — housing seven concourses (T, A, B, C, D, E and F). Travelers can then access the concourses and gates via The Plane Train, a speedy underground train that travels a 3.5-mile track.

tlanta’s reputation as one of the nation’s most business-friendly cities keeps the metro area on the short list for start-ups and Fortune 500 and 1000 companies. From its early beginnings as a railroad terminus in 1837, Atlanta quickly expanded. Just two decades later it became the hub for four railroads, as well as a major manufacturing center. Today, the state’s capitol is home to 16 Fortune 500 and 11 Fortune 1000 companies. here’s a lot of work that goes into coordinating an organized move, and it’s smart to get a head start on planning long before the moving truck arrives at your door. Here’s our step-by-step guide to streamline your move to Atlanta.

Research your options for moving or truck rental companies. Get on-site, written estimates and references from multiple companies — for moving and storage, if necessary.

Take inventory of everything in your home, room by room. Decide what you’d like to get rid of and determine what’s worth keeping, and make a list of all of the items you plan to take with you.
Start packing seasonal clothing and any other items not in immediate use.
Notify important parties of your move and provide your new address, including your bank, your employer’s HR department, magazines and subscription services, credit card, insurance and utility companies.

Start a binder of all paperwork, estimates and receipts related to your move. These costs can later be taken as tax credits and deductions. Collect necessary records from your child’s school and your pet’s veterinarian, as well as family medical, dental and legal documents and keep them organized together.
Use up or give away food and supplies that can’t be moved, like frozen or perishable foods and cleaning supplies. Host a garage or moving sale for the items you decide not to keep, and give away leftovers to charitable organizations.
Schedule disconnection of services at your current home and reconnection at your new house, including phone, cable and internet. Contact insurance companies to obtain moving coverage and to transfer policies to your new home. Research new medical professionals for you and your family, including family doctors, dentists and veterinarians.

Don’t leave it in the landfill. Research how you can recycle old electronics, plastics, metals and anything else you won’t be bringing with you that won’t naturally decompose.
Confirm dates and time of packing and moving if you’re using a mover. If you’re moving yourself, confirm moving truck arrangements.
Finalize all packing. Double-check that all closets, garage, attic and basement are cleared.
Verify the moving truck that shows up is the one you hired. The USDOT number on the side of the truck should match the number on the estimate/ confirmation paperwork. Scams can happen!
Transfer your automobile registration and driver’s license if you’re moving out of state. Create a folder of important information about your house for the next homeowner. Be sure to include your new address so that future residents can forward any mail.
Confirm travel arrangements and pack a travel kit for you and your family members with whatever you need, including cash, credit cards, travel documents, medications, etc. Don’t forget activities and toys for the kids!
Complete a house check. Defrost the freezer, drain the water hose, disconnect and prepare any major appliances you’re planning to move. Pack a “First Open/ Load Last” box. Include items you’ll need on the first day in your new home. Confirm hotel or temporary accommodations, if needed. Arrange for childcare and pet services.

Multifamily builder brings sustainability to the metro Atlanta market By Amy Meadows
F
or the last several years, green building has been a hot topic, with homebuilders offering newly constructed residences that are as eco-friendly as they are well-appointed. In fact, in metro Atlanta, a host of companies have established successful programs that allow home buyers to enjoy the benefits of energy-efficient and cost-effective building features. What residents and relocators may not know is that this same approach is being applied in the multifamily market, as apartment complex developers place sustainability front and center. One such company is AMLI, one of the country’s most prolific apartment developers and a recognized leader in the green building arena. In fact, the company received the U.S. Green Building Council’s 2018 LEED Homes Power Builder Award for the fourth consecutive year, as well as the 2019 ENERGY STAR Partner of the Year Award. So we asked Phil Tague, president of AMLI Residential, to share the latest on the company’s green building efforts and what residents can expect, particularly in metro Atlanta. 56 KNOWAtlanta SPRING 2020
According to Tague, AMLI began designing and building all new apartment complexes to achieve LEED (Leadership in Energy and Environmental Design) certification more than a decade ago. The company received its first official LEED certification in 2010 and has worked to retain that accomplishment at its developments across the country ever since. So, what does that mean for Atlanta?
Meeting the Demand “Our residents are passionate about sustainability and have shown clear demand for green features. In our 2019 Sustainable Living Index Survey, 83 percent of our Atlanta residents said that living in a green building was beneficial to their health,” Tague notes. What’s more, 48 percent of the residents surveyed said that green features impacted their decision to lease at AMLI as opposed to comparable properties in the same neighborhood. “This statistic highlights the demand for sustainable features,” he continues. “The feedback from our residents validates our commitment to green living and also pushes us to continu-
ally improve our sustainability practices and achieve more ambitious goals.” To meet the Atlanta market’s call for environmentally friendly apartment options, AMLI has included an array of healthy upgrades in its buildings, such as the use of low VOC (volatile organic compounds) building materials and the installation of fresh air ventilation systems, which bring fresh outside air into each unit within a complex. The company also upgraded its insulation and air sealing products and now chooses to use high-efficiency water appliances and water fixtures across the board. “In Atlanta, all of our buildings have achieved ENERGY STAR® certification or are anticipated to be certified once they are eligible for submission,” Tague says. “This signifies that our buildings are more energy efficient than at least 75 percent of similar buildings nationwide.” AMLI also provides recycling services in all of its communities, providing side-by-side recycling and trash chutes in all newer buildings. “Where we offer valet waste, we always match it with valet recycling,” he adds.

55+ LIVING CHOICES inland lakes that were just beautiful,” Kevin says. “We love the water and always wanted a place in Georgia that provided that same natural lake feel.” The couple found that mix of nature and lake living at Lake Arrowhead, a 540-acre lake 40 minutes northwest of Atlanta, in a community with pools, hiking and jogging trails, tennis courts and the Great Festival Park. The Carrolls moved two years ago to the Sanctuary Cove neighborhood. They love Lake Arrowhead’s location in the foothills and the spectacular private pristine lake. They were drawn to the Lake Arrowhead community’s golf and pickle ball, hiking trails and an active calendar of events and activities. Additionally, their family needs were the key to their final decision. “Our family is very much a part of our day-to-day lives, and having a place where close and extended family could stay and enjoy the lake was our priority,” Donna says. They also appreciate the superior homes that are available in the neighborhood. “Kevin has been in construction all of his adult life, from building custom homes to commercial and multifamily, so quality of construction was important,” Donna says. “We worked closely with [the builder and the architect] to make sure the design of the home had an open flow and plenty of natural light in order to take full advantage of the lake views from any window possible.” These days, the Carrolls enjoy hosting parties where guests congregate around the island in the kitchen of their home. “I wanted a kitchen area that was large enough for us to entertain,” Donna explains. “Our island is oversized, which allows us to host events, using it as a serving area for parties or a conversation space for
our neighborhood friends to drop by and visit.” And the Carrolls consider themselves fortunate to be surrounded by the “best of the best” when it comes to neighbors. “We have so much fun together and know that we can call on each other anytime for anything,” Donna adds. “The people we have come to know here are really extra special — so special that we call them family.” And for their beloved family, which is growing with grandchildren and extended family, the Carrolls also wanted to live in a safe community. Lake Arrowhead offers a gated security entrance and, according to Kevin, “an onsite security team who also surveys the overall community.” The Carrolls advise those considering moving to an active adult community to think about what they want now and in the future. “We don’t have as much time today to enjoy everything this community has to offer,” Donna states. “Knowing there will be a time when we will, and knowing what is available for us to take advantage of, is exciting.” And having the opportunity to build an affordable custom home on the water is a dream come true for the couple. t’s that time of year. Graduating seniors are getting ready to take their last exams, put on their caps and gowns and enjoy that long-awaited stroll across the stage to collect their diplomas. Before that happens, though, they have to decide what their next step will be. For many, that step includes college, and for the last several months, those students have been filling out applications and waiting for their letters of acceptance to arrive. At the end of my sophomore year, I met with my college counselor to determine course offerings for my junior and senior years that would best prepare me for my intended field of study. For example, I am interested in economics and statistics; therefore, I pursued coursework in those subject areas. My junior year, I met with my college counselor to discuss potential college options and decision plans while utilizing Naviance to make sure that I applied to a range of organizations. My college counselor and I began meeting during my senior year to brainstorm essays and to finalize my college list and decision plans. After my applications were submitted, I updated my college counselor on admissions decisions. The College Counseling Department has become a great resource for me, and I am grateful for all of the guidance and support that they have provided to me throughout this process.”

GEORGIA CYBER ACADEMY MAKES GREAT STRIDES In 2019, the Georgia Cyber Academy (GCA), a web-based, tuition-free public charter school that serves students in kindergarten through high school, graduated an impressive 797 students. The top 10 percent of the graduating class achieved an average GPA of 4.3, while an additional 50 percent of students attained an average 3.6 GPA. And collectively, they earned 3,535 college credits through their work. After graduation, more than 40 percent of the class went on to four-year colleges, and 24 percent attended two-year institutes of higher education. Many of those graduating seniors also directly entered either the military or the workforce. Atlanta is a bona fide hub for higher education By Amy Meadows
I
n recent years, Atlanta has earned a number of new labels. It’s a tech mecca of tomorrow. It’s the “Hollywood of the South.” It’s even been named Running City USA. But what it has not been recognized for—and really should be—is its impressive standing in the world of higher education. Yes, Atlanta is a bona fide hub for advanced learning. How do we know that? Well, the facts speak for themselves.
Atlanta is home to 70 college and universities. Together, these institutes of higher learning educate 275,000 students annually. Atlanta ranked as the #1 large college city in America. The metro area is #6 in the nation in the number of annual college graduates. The city’s colleges and universities offer approximately 1,800 distinct programs of study at the Associate’s, Bachelor’s, Master’s, Doctorate and Professional levels. The city’s colleges and universities bestow 42,000 degrees each year, placing Atlanta at #7 in the country for degrees conferred.
Atlanta ranked number #2 in the country in the percentage of degrees awarded that were Bachelor’s degrees or higher.
The number of degrees awarded in engineering and engineering technologies placed the city as #4 in the United States in that arena.
Metro Atlanta ranks #5 in the nation in the area of university research and development, with the higher education system spending $1.49 billion on R&D initiatives.
The Atlanta University Center Consortium is the world’s oldest and largest association of Historically Black Colleges and Universities (HBCUs). The consortium includes Clark Atlanta University, Morehouse College, Morehouse School of Medicine and Spelman College.

Navigating the metro area via its numerous roadways can be a bit challenging. But it’s completely doable when you know which highways and interstates are which and where they go. Here are the fundamentals.
MARTA: Metropolitan Atlanta Rapid Transit Authority MARTA is the dominant public transportation system in metro Atlanta with about 500,000 riders every weekday. Buses run from 5 a.m. to 1 a.m. Monday through Friday and from 5 a.m. to 12:30 a.m. weekends and holidays. Times may vary on individual routes. The train operates from 4:45 a.m. to 1 a.m. weekdays and from 5 a.m. to 12:30 a.m. weekends and holidays. MARTA provides ADA-Compliant Paratransit Service to eligible persons with disabilities. Hartsfield-Jackson Atlanta International Airport Hartsfield-Jackson Atlanta International Airport is the city’s major gateway to the skies, though private air fields and county airports do exist. atl.com Location: Off I-85, 10 miles south of the city.
Interstate 75 I-75 runs northwest to southeast straight through the City of Atlanta and traverses north into Tennessee and south into Florida. Interstate 85 I-85 runs northeast to southwest and converges with I-75 to form the Downtown Connector. It traverses east into South Carolina and west into Alabama. Interstate 20 I-20 is a major artery running east to west through the City of Atlanta. It also traverses the state into South Carolina on the east and Alabama on the west. Interstate 285 Often referred to as “The Perimeter,” this interstate highway loop encircles Atlanta and connects I-75, I-85 and I-20 to the city. Georgia State Route 400 This former toll road known as GA 400 runs north to south through the north-central suburbs of Atlanta; it is concurrent with U.S. Route 19 from Exit 4 up through its ending point near Dahlonega in the North Georgia Mountains. Interstate 675 This 11-mile-long auxiliary highway runs through the southeast part of the metro Atlanta area connecting Stockbridge on the south end to I-285 on the north end. Interstate 575 A 30-mile interstate highway spur route, I-575 branches off of I-75 in Kennesaw and traverses up through the northwestern suburbs and into the North Georgia Mountains.
