Beginnings and Endings
The beginning of the year and the end of the year are typically when we think about fresh starts or finishing strong. Those concepts aren’t necessarily top-of-mind at the midpoint of the year when we’re enjoying those lazy, hazy, crazy days of summer. But exciting beginnings and exhilarating endings happen all year round, particularly here in the ATL. Whether you’re a local resident or part of a burgeoning business, there’s always something to either look back on fondly or look forward to with eagerness in the metro Atlanta area.
This time of year, we have to start with the members of the graduating class of 2024, who just experienced the emotional end of high school while looking forward to the beginning of their higher education careers as they head off to college. We shine a spotlight on metro Atlanta’s private school seniors of 2024 in our education article on page 46. And as we wish those young people well on their new adventures ahead, we also consider the thrilling new beginning that comes with purchasing a home. In our feature on page 28, we look at one of the area’s best and fastest-growing residential options: townhomes. From the state of the local market to the benefits of owning a townhome, we cover it all. Of course, making a move to Atlanta for a fresh start doesn’t just pertain to people—it also applies to businesses. For companies that are just getting off the ground or looking for growth opportunities in a new city, we discuss the top five reasons Atlanta is known as a preeminent business destination in our business feature on page 20.
With so many beginnings and endings happening all around town, you may want to take a day to kick back and relax; you can learn more about how to enjoy an entire day from sunrise to sunset in Braselton, Peachtree Corners and Smyrna on page 12. And be sure not to miss our recurring sections about metro Atlanta’s new home market, the area’s higher education opportunities and everything you need to know about the counties that make up our area, among other topics.
We may be smack in the middle of 2024, but there are plenty of opportunities to begin again or end with a bang right here in Atlanta. And KNOWAtlanta is ready and waiting to go along for the ride with you.

Gwinnett
Peachtree Corners:
The Place to Be for Fun in the Summer Sun
When Peachtree Corners officially opened its Town Green in 2019, the charming two-acre lawn quickly became a can’t-miss destination not only for the largest city in Gwinnett County, but also for the entire metro Atlanta area. An integral part of Peachtree Corners’ 21-acre Town Center, which is home to numerous retail shops, restaurants and an upscale dinner theater, the Town Green boasts a complete stage setup for concerts, covered pavilions, café tables, a dog park, a moving veterans’ monument with seven sculptures and more. Recently, a number of features and recreational opportunities have been added to the already impressive offerings of the Town Green, making it a bona fide hot spot for fun outdoor activities and events, particularly during the summer months, drawing residents and visitors of all ages and interests from across the metro region.
For the Kiddies
In May, the Town Green hosted the grand opening of a new space-themed Tot Lot playground. The child-friendly spot was designed specifically for little ones under the age of 6 and includes a host of exciting equipment, from a rocket ship and a moon rover to a crashed UFO, all of which are fully accessible and perfect for climbing, swinging and all-around play. The new city amenity is an ideal complement to the first Town Green playground that opened in 2022. The initial playground facility, crafted by Playground Creations for children ages 5 to 12, features the We-Go-
Swing, the RollerSlide, the LoungeSpinner, the figure-eight-shaped Quantis® Netplay structure, a TightRopeTM Bridge and a custom Peachtree Corners Tower that mimics the pedestrian bridge that crosses over Peachtree Parkway; it has two slides, a climbing structure, stairs, two PlayBooster® towers and more. Together, the Tot Lot and Town Green playground take creative play to the next level for children…and their parents.
For the Fitness Buff
Outdoor fitness is a year-round option in Peachtree Corners, thanks in large part to
the Path to Fitness, a unique green space at the Town Center developed in 2021 by city councilman Alex Wright and city manager Brian Johnson, both veterans of the U.S. Army Rangers School. The al fresco facility combines the outdoors with the type of high-end fitness equipment that normally would be found in a gym. Today, the trail features 10 fitness stations that include a 20-foot rope climb, unique monkey bars, a wall climb, pullup bars, a spot for sit-ups and more. Each station also boasts a corresponding QR code that allows visitors to access tutorials via their phone. It’s an obstacle course

The Town Green Playground
that allows fitness buffs to enjoy metro Atlanta’s outstanding warm weather while getting the most out of their workouts. And while the Path to Fitness absolutely is not a playground, it makes getting fit as fun as possible in a spectacular setting.
To take their fitness goals even further, locals also can participate in CrossFit on the Green, presented every Thursday from May through September for participants of all levels who want to build strength, agility and endurance. Yoga on the Green, held every Tuesday throughout the summer, also offers a great fitness-based start to the day.
For the Pet Parent
March 2024 saw the opening of the Peachtree Corners’ Off-Leash Dog Park, located behind the CineBistro building just off the Town Green. The park is 9,000 square feet of undisputed canine fun with specific sections for small dogs (30 pounds and under) and large dogs (over 30 pounds), as well as both natural and artificial turf areas.
A plaza with a shade sail is accompanied by water fountains, pet waste containers, shaded benches, enhanced landscaping and more. Pups and their parents can spend a summer morning or afternoon together getting some Vitamin D and physical
activity, eventually followed by a trip to the Bone Bar, a soon-to-be-built bar that will serve adult and non-adult beverages, as well as dog treats. It’s the perfect spot for everyone in the family, including those beloved four-legged friends.
For the Entertainment Enthusiast
Of course, the Town Green was made for entertainment in all of its forms. In 2024, that includes more than 80 events that begin with music concerts throughout the season. The Summer Concert Series is a free event that starts the season and features live music under the stars. The concerts are held on the last Saturday of each month from May through October; the series features popular tunes performed by both original artists and cover bands. Fans are encouraged to eat at restaurants in the Town Center or bring their own
food to the concerts. If that’s not enough, the city also hosts another awesome free concert series: Night Music and Market, held on the second Saturday of every month from May through October. Guests enjoy live music featuring local artists, who perform at an earlier time of 4 p.m., as well as access to a vibrant marketplace with unique items from top artists, makers and vendors.
Without a doubt, summer would not be complete without Peachtree Corners’ Flicks on the Green, held the first Saturday of every month from June through September and featuring classic family-friendly movies like “Indiana Jones and the Raiders of the Lost Ark” and “Lilo & Stitch.” Additional events include the Mid-Summer Kids Festival, complete with inflatables, bubbles, games and activities, and Sports on the Screen, which allows visitors to tailgate while watching baseball, soccer, golf, football and more right on the Town Green. There’s really something for everyone, and there’s no better place to be on those summer days and nights than Peachtree Corners. n

If you’re new to metro Atlanta, you may have no idea what either of those acronyms mean. Fortunately, KNOWAtlanta can help you be in the know when it comes to navigating the metro area’s most-loved locales and choosing the perfect place to call home.
Name That Acronym!
If you’re ITP, that means you are Inside the Perimeter.
When you’re OTP, you’re Outside the Perimeter.
So, what constitutes the Perimeter? That would be Interstate 285, or I-285, a major interstate highway loop that encircles Atlanta and connects I-75, I-85 and I-20 to the city. Anything that falls within the loop is recognized as ITP. Areas beyond the borders of the loop are considered to be OTP.
Location is Everything
Some of the most popular ITP cities, towns, districts and neighborhoods include Midtown Atlanta, Downtown Atlanta, Buckhead, Decatur, Brookhaven, Chamblee, Doraville, VirginiaHighland, Inman Park, Old Fourth Ward and East Point, among many others. The two main counties that fall ITP are Fulton and DeKalb counties, while small portions of Cobb and Clayton counties also fall within the Perimeter.
Savor Your Surroundings
The ITP lifestyle is synonymous with urban big city life, complete with industry, entertainment, culture, high-end residential offerings and more. The bustling atmosphere inside the Perimeter is replete with places to go and people to see. The area is popular with young couples and professionals who enjoy condo and townhome living, yet single-family homes are becoming more prevalent in the area for those who want to enjoy the intown way of life.
The rest of metro Atlanta’s many counties fall outside the Perimeter, including Cobb, Cherokee, Forsyth, Gwinnett, Henry and several others. Sought-after OTP cities are such spots as Sandy Springs, Roswell, Alpharetta, Johns Creek, Duluth, Suwanee, Cumming, Braselton, Gainesville, Woodstock, Kennesaw, Marietta, Smyrna, Fayetteville, Peachtree City and McDonough.
Those who choose the OTP lifestyle typically have an inclination for spacious homes with yards, local parks and green space and room to grow. And while these suburban spots often have been seen as providing a slower pace than metro Atlanta’s core, there has been an evolution in recent years, with many downtown areas undergoing redevelopment efforts that mix small-town charm with urban convenience. n

THE TOP FIVE REASONS FOR ATLANTA’S REPUTATION AS A PREEMINENT BUSINESS DESTINATION
20 KNOWAtlanta SUMMER 2024
By Amy Meadows
When renowned real estate brokerage Home Bay released a report in April of 2024 naming Atlanta as the best city in the nation for startups, it came as a surprise to no one. For the last number of years, the city and its surrounding areas have been recognized for fostering a booming pro-business environment that attracts and supports businesses of all types and sizes, from
major Fortune 500 corporations to small locally owned mom-and-pop shops. That welcoming business-centric atmosphere gives companies access to the resources they need not only to survive, but also thrive in today’s challenging economy. Here, we look at the top five reasons that make metro Atlanta a leading destination for both new and established businesses year after year.
SUMMER 2024 KNOWAtlanta 21
The location of the airport, as well as its size and impressive activity, gives businesses direct access to markets across the country and the globe. In fact, upwards of 80 percent of the United States’ population can be reached within a two-hour flight.
The Diverse Industries
Cities are often known for nurturing specific industries. For instance, San Francisco is synonymous with tech, New York City is a financial mecca and Detroit is a hub for automobile manufacturing. What sets Atlanta apart, however, is that it is home to all of these industries and more. In fact, the city boasts a diverse roster of industries that continues to grow. According to the Metro Atlanta Chamber, key industries in Atlanta today include supply chain and advanced manufacturing, life sciences and healthcare (Atlanta is home to the Centers for Disease Control and Prevention), cleantech (including electric vehicle production and battery manufacturing and recycling), fintech (with more than 200 financial technology companies
across the city) and an array of creative industries (namely film production, with Atlanta being called the Hollywood of the South). What’s more, Forbes Magazine even recognized Atlanta as an elite technology town and predicted that it would become one of the world’s most popular tech meccas in the near future. With so many industries entrenched in the local economy, companies can rest assured that Atlanta has exactly what they need to grow and succeed. That’s certainly why the city boasts 19 Fortune 500 companies, 16 Fortune 1000 companies and more than 200 Inc. 5000 headquarters.
The Geographic Location
Atlanta’s geographic location is another asset that allows businesses to flourish when they locate here. The city’s strategic location in the southeast positions it as a transportation gateway to the rest of the country, and its accompanying infrastructure allows companies to make the most of the metro area’s fantastic location. To start, Atlanta is home to Hartsfield-Jackson Atlanta International Airport, the world’s busiest airport (with more than 110 million passengers each year) and the home base of Delta Air Lines. The location of the airport, as well as its size and impressive activity, gives businesses direct access to markets across the country and the globe. In fact, upwards of 80 percent of the United States’ population can be reached within a twohour flight. And it’s not just passengers who move through the airport daily; according to the Metro Atlanta Chamber, more than 650,000 metric tons of cargo is moved through the airport annually. Additionally, metro Atlanta’s access to a sophisticated highway system, which also leads to key railroad hubs and ports along the East Coast, expands the business opportunities of companies that choose Atlanta as their home base; coastal port

facilities in locations like Savannah and Brunswick undoubtedly give businesses an ideal distribution point for the shipping and receiving of domestic and international goods, while the State of Georgia’s 4,600 miles of railroad keep cargo moving quickly and efficiently to locations across the nation.
The Talent Pool
According to the Metro Atlanta Chamber’s 2023 Talent Supply Report, the State of Georgia created more than 280,000 jobs between 2019 and 2023— more than twice the national job production rate. Fortunately, the large talent pool in Atlanta gives companies access to the workforce that is needed to fill the jobs being created rapidly throughout the area. And because there are so many educated and skilled potential employees within the metro area, including the more than 300,000 students who currently attend metro Atlanta’s highly acclaimed two- and four-year colleges and universities to prepare for the job market, the length of time it takes to find the right fit for open positions is shortened exponentially. Having employees in place helps reduce recruitment costs in the long run and shorten the amount of time needed to introduce new products and services to the market. And as APD Urban Planning notes, 77 percent of college graduates in metro Atlanta decide to stay and pursue their professions with companies located in the area; only New York outpaces Atlanta in this arena. What’s more, Georgia is dedicated to training the entirety of its workforce within the state and has been recognized for its leading workforce development programs. In fact, Georgia is home to the top workforce training program in the country, Georgia Quick Start, which has trained more than one million employees since its inception four decades ago.
The Business Incentives
Tax credits often are a driving factor for companies considering a relocation or an expansion. In recent years, one of the tax credits that received the most attention was the Georgia Film, Television and Digital Entertainment Tax Credit, which allows a 20 percent tax credit for companies that spend $500,000 or more on production or post-production work done in Georgia. Yet, there are myriad additional credits which companies can take advantage of depending on their individual situations. For instance, Job
Having employees in place helps reduce recruitment costs in the long run and shorten the amount of time needed to introduce new products and services to the market.

Some of the biggest and most acclaimed companies in the world not only are headquartered in metro Atlanta, but they also have developed corporate innovation centers that are changing the way business is done around the world.
Tax Credits (JTC) eliminate a company’s corporate income tax liability if it creates new jobs in Georgia, while Quality Jobs Tax Credits (QJTC) can provide benefits to companies that create and maintain new jobs that pay at least 110 percent of the county’s average wage. There also is a tax credit dedicated to organizations that perform research and development (R&D) activities in the state, as well as an Opportunity Zone Tax Credit, which, according to Invest Atlanta, gives qualified businesses a $3,500-per-employee credit against state corporate income taxes for five years if they locate in a less-developed census tract. The State of Georgia also has an investment tax credit available for existing manufacturing and telecommunications companies. Additional tax exemptions, grants and loans also are available for a wide range of qualifying businesses.
The Corporate Innovation
Some of the biggest and most acclaimed companies in the world not only are headquartered in metro Atlanta, but they also have developed corporate innovation centers that are changing the way business is done around the world. According to Startup Atlanta, there currently are more than 40 corporate innovation centers in and around the metro area, including such facilities as the Emory Healthcare Innovation Hub, Deloitte iLabs, the Georgia-Pacific Innovation Institute, the Honeywell Industrial Cyber Security Lab, AT&T’s Atlanta Drive Studio, the Chick-fil-A Technology Center and the Stanley Black & Decker Digital Accelerator, among many others. Combined with a host of metro Atlanta incubators, makerspaces and accelerators, such as Atlanta Tech Village, the Advanced Technology Development Center (ATDC) and Comcast NBCUniversal The Farm, these facilities—many of which are located within Georgia Tech’s “Tech Square”—have made Atlanta’s corporate innovation ecosystem second to none. With technology being at the forefront of today’s business environment, research and development are key to businesses being able to take the lead as industries evolve and change. Atlanta has made itself a hotbed of innovation activity, attracting more entrepreneurs, startups and technology leaders on a regular basis. This area of business growth is expected to continue and will keep shining a spotlight on Atlanta’s ability to welcome and support the companies that will help direct the country into the future.

METRO ATLANTA’S TOWNHOME MARKET OFFERS LOCALS THE LIFESTYLE THEY WANT AT A PRICE THEY CAN AFFORD

Artisan Built Communities
According to Atlanta-based real estate consulting firm Haddow & Company, townhomes have been dominating the metro Atlanta home market in recent years. In fact, townhomes accounted for 70 percent of intown home sales in 2023 alone, as home buyers clamor for this burgeoning residential option. As a matter of fact, more builders then ever across the Atlanta area—as well as the entire country—are focusing on developing townhome communities to meet an ever-growing demand; insurance company Steadily notes that 5.9 percent of the current U.S. housing market is comprised of townhomes. But what is driving this shift towards these modern attached multi-story residences in today’s competitive home market?
KNOWAtlanta asked some of the metro Atlanta region’s most renowned homebuilders for the scoop on the area’s booming townhome market. Here, they share their insights, as well as details about some of the newest townhome communities that are available for local home buyers.
Something for Everyone
The beauty of a townhome is that it does not appeal to only one type of home buyer. As Kimberly Garwood, director of marketing for Traton Homes, notes, “A diverse range of home buyers are choosing townhomes in metro Atlanta, including first-time home buyers, young professionals, empty nesters and investors.” Chris LaFaive, owner and director of operations for Rezide Properties, one of the premier builders in the Lake Arrowhead community, agrees, stating, “The metro Atlanta market continues to prove robust for townhomes. We see continued demand across all demographics, market segments and submarkets.” According to Greg Vincent, sales manager for Lennar Atlanta, some of those

demographics include singles and couples who are just married. And Cammy Luchina, sales director for Artisan Built Communities, reveals that executives seeking a live-work-play lifestyle also can be added to the list of townhome buyers in metro Atlanta.
Of course, while each of these home buyers is in a different stage of life and has specific residential requirements, they actually do want some of the same things, all of which can be met by purchasing a townhome instead of buying a single-family home or renting an apartment.
An Affordable Option
For many people, the initial reason for considering a townhome purchase is simple. “As housing prices continue to rise, townhomes offer a more affordable option, making them desirable to a wide range of home buyers who want to live in metro Atlanta’s most attractive locations,” Garwood says. Today, townhomes in the Atlanta area can range in price from several hundred thou-

sand dollars to more than $1 million, but the median listing is around $400,000. With some options starting below that median price, home buyers can become homeowners more affordably than ever before when considering townhomes.
Fortunately, homebuilders in Atlanta are more than happy to provide townhome opportunities for buyers. They are attracted to building this type of product not only because of townhomes’ rising popularity, but also because they too recognize how economical the process can be for them, as they can build a higher density of homes for fewer dollars. According to LaFaive, “Townhomes are a great way to keep costs down for the buyer. Both the land and development costs are less, and, because of that, we can provide a tremendous value for the client at the end of the day. We are able to keep costs down while allowing people who would otherwise rent to be able to purchase their American dream. That’s why we are seeing townhome buyers from first-time buyers all the way to retirees looking for a hassle-free lifestyle.”
Low-Maintenance Living
The lifestyle of a townhome is another major selling point for current home buyers. To start, while these residences offer the
coveted space associated with single-family homes, they do not come with other standard responsibilities that can feel like a downside to homeownership. “Townhomes serve a growing trend of lower maintenance at both ends of the demographic cycle,” LaFaive says. “Nesters like the lock-and-leave nature [of townhomes], and many millennial and Gen Y buyers enjoy not having to worry about yard work, landscaping and other chores that come with single-family ownership.”
Garwood adds, “Townhome living is truly the ultimate low-maintenance home ownership experience. Most townhome communities in metro Atlanta are part of homeowners’ associations (HOAs) that take care of exterior maintenance, landscaping and sometimes even roof repairs and replacements.” This ease of lifestyle allows homeowners to find a certain amount of balance and enjoy a high quality of life, as they can enjoy more personal or social time while still having a beautiful, well-kept residence to call home.
Location is King
In the past, low-maintenance living could only be found in urban locales; however, times are changing, and townhomes are becoming a very sought-after option in suburban locations as well. This coincides with the rise in popularity of mixed-used, or live-work-play, developments, particularly in metro Atlanta. Marked by environmentally friendly and creative layouts, these communities offer convenience, beauty and walkability so that residents can live healthy, balanced lives in dream homes with everything they could want. From shopping and dining to high-level employment opportunities with companies large and small, it’s all there within the community—and, as Luchina notes,
SUMMER 2024 KNOWAtlanta 31
Lennar Atlanta
townhomes are quickly becoming the crown jewels of these developments both inside and outside the perimeter of Atlanta.
DID YOU KNOW?
“Many mixed-use developments have townhomes featured as the main housing type, as their style allows for the density needed to support great restaurants, coffee shops and retail shops,” LaFaive states. Vincent also notes that the live-work-play atmosphere is a major draw for home buyers today, and townhome communities are popping up in developments across metro Atlanta locales like Duluth, Buford, Sugar Hill and Gainesville. As these same locations are key employment centers for the region, people already are drawn to them; having townhome offerings nearby is simply a bonus for those ready to settle down and experience homeownership. What’s more, Luchina says, “As people strive more for the live-work-play lifestyle that we see emerging, owning a townhome will not only be affordable and convenient, but also marketable to the next generation to come.”
No Detail is Spared
Townhomes in Atlanta are also seen as an excellent investment opportunity. According to Kimberly Garwood, director of marketing for Traton Homes, real estate investors have become very active in the townhome market in recent years, as there is also a strong rental demand for townhomes in Atlanta. The opportunity, she says, “makes townhomes a lucrative investment option.”
When it comes to today’s townhomes, the interior and exterior features available undoubtedly are comparable to what can be found in the most well-appointed single-family homes in metro Atlanta. From design and layout to appliances and finishes, no detail is overlooked by the builders who are making these homes integral to their residential offerings. And that same attention-to-detail is often applied to the amenities found within the townhome communities themselves.
For instance, in the spring of 2024, brothers Clif and Chris Poston, executive vice president and COO of Traton Homes, respectively, wrote in KNOWAtlanta Magazine about the company’s recent Talk of the Townhome promotion, “We design our townhomes with spacious open-concept plans and complete them with the same on-trend finishes popular in our detached homes. We pay attention to their flow and feel, bringing in a lot of light. We might plan an especially welcoming front entry, construct the same high ceilings we would in a detached home or even place a primary suite on the main floor. Outdoor living areas like terraces, covered porches and patios extend the space as you would expect but without the distracting view of a yard that needs your attention. Many townhome communities also include fantastic amenities; pools, cabanas, walking paths, dog parks and fire pits are common. And many of our communities are known for their walkability; owners can stroll to the neighborhood farmer’s market or concert in the park. You might say we’re ‘going to town’ in our efforts to get homes built for people who will love them.”
A Sense of Community
Being connected to a neighborhood—and the people within it—is one of the key perks of being a homeowner. Clearly, townhome communities offer that feeling in spades. As Garwood states, “Townhome communities offer a sense of community. Townhome residents live in close proximity and share amenities, which encourage interaction and socializing.” And with townhome communities having so many nearby amenities, there’s always something to do when neighbors get together to enjoy each other’s company.
Whatever reason draws home buyers to townhomes, it seems there is no slowing in sight for the local market. LaFaive concludes, “Townhomes are a great purchase for anyone looking to live an active lifestyle who wants to prioritize quality of life. They provide an opportunity for homeownership and rising equity while keeping maintenance costs and time spent low. We will continue to see demand growing for this type of product. Townhomes are a great way to provide the people needed to support local business while allowing Americans their slice of the American dream: homeownership.” n

Moving to Atlanta Timeline
There’s a lot of work that goes into coordinating an organized move, and it’s smart to get a head start on planning before the moving truck arrives at your door. Here’s a handy guide to help you streamline some of the most important activities associated with your move to Atlanta.
TWO MONTHS BEFORE
n Research your options for moving or truck rental companies. Get onsite, written estimates and references from multiple companies — for moving and storage, if necessary.
n Take inventory of everything in your home, room by room. Decide what you’d like to get rid of and determine what’s worth keeping, and make a list of all of the items you plan to take with you.

Welcome
Metro Atlanta Guide to Utilities
Before you put the key in the lock of your new home, you have to prepare the property for your arrival. This means getting your utilities up and running soon after your home closing. Here in metro Atlanta, there are a number of services you’ll need to set up. Be sure to put these on your list as you begin the process.
Natural Gas
While metro Atlanta has a temperate climate, you’ll want to warm your home during the winter. Also, natural gas is used for water heating, cooking, clothes drying and more. You’ll need to select a natural gas provider, and there are several that serve metro Atlanta. You typically can research rates, customer service offerings and discounts and sign up online, making the process quick and convenient.
Did You Know? Georgia deregulated its natural gas market in 1998. Atlanta Gas Light owns and controls the natural gas pipelines, and natural gas marketers work with it to access them. Companies like SCANA Energy offer both fixed rate and variable rate plans depending on your needs.
Electricity
Accounting for 48 percent of household energy use in Georgia, electricity should be at the top of your utility service list. Depending on where your home is located, you have options. You can select a company like Georgia Power, which is the largest subsidiary of the Southern Company, or one of the Electric Membership Cooperatives (EMCs) that provide electricity to the area; these non-profit utilities serve more
than four million customers as part of the Georgia Electric Membership Corporation.
Water
With metro Atlanta being comprised of so many cities and towns, it’s no surprise that there are various water and sewer service providers. Typically, your home will be serviced by either the county water authority or the city government. If you are moving into a previously
owned home, the former owners can provide you with information. For new homes, the builder can point you in the right direction.
Phone, Cable and Internet
These days, phone, cable and Internet service is just as important as every other utility. In metro Atlanta, major service providers like Xfinity and AT&T are going to be the most common options, as they cover the entire area. Some counties do offer alternatives, allowing you to personalize your service. As with all other utilities, a bit of online research can make the process fast and seamless.

A Guide to Natural Gas in Georgia
By SCANA Energy
Natural gas plans can be confusing when you first move to Georgia. SCANA Energy is an authority on natural gas, and we’re here to break down what you need to know about the deregulated market and natural gas plans.
In 1997, the Georgia State Senate passed the Natural Gas Competition and Deregulation Act. This was meant to promote competition within the market and avoid monopoly power in the industry. So, while Atlanta Gas Light would still own and operate the natural gas lines in Georgia, other providers would be able to purchase gas to sell to consumers. In 1998, Georgia officially became a deregulated natural gas market, and SCANA Energy became one of the first natural gas providers.
Today, homeowners have a choice of companies to provide their natural gas service. SCANA Energy makes choosing a provider easy by offering a variety of fixed and variable natural gas plans for both residential and commercial customers in Georgia.
Fixed Rate Plans
If you choose a fixed rate plan, you are guaranteed a specific therm price for the duration of your selected plan (therm is a unit of measurement for natural gas).
SCANA offers 6-, 12-, 18-, 24- and 36-month plan options so you can choose what works best for your situation. A fixed rate is a great way to keep your monthly natural gas bill predictable. However, a contract is required and an early termination fee will apply if you decide to change your service before the end of your contract. Fixed rate plans with SCANA Energy are only available in certain zip codes. You can check our website to see if your home qualifies.
When it comes to your rate
plan renewal, customers on a fixed rate plan receive notices 60 and 30 days before it’s time to renew. With SCANA Energy, natural gas rate renewal is easy; you can go online or call to learn about your therm price and rate plan options.
Variable Rate Plans
With a variable rate plan, the therm price changes each
month based on market conditions. Variable rate plans are a great option for those who only use natural gas in the winter, are in a temporary home or live where fixed rate plans are not available. While it makes it a bit harder to predict what your monthly
natural gas bill will look like, variable rates offer you the choice to switch to a fixed rate plan or change providers whenever you need to without fees.
Commercial Rate Plans
Looking for a natural gas provider for your business?
SCANA Energy serves large and small businesses across Georgia, so you can make the best choice for your business. Plans can differ depending on business size. Whether you’re looking for flexibility or predictability, there is a rate plan option for you. n

Atlanta’s Flourishing New Home Market
By Carol Morgan, President and Founder of Denim Marketing and Host of Atlanta Real Estate Forum Radio
With overall low home inventory throughout the metro Atlanta area, new homes continue to be a hot commodity. A wide variety of home styles and prices are available, and most new

homes are competitively priced compared to resale homes in the same neighborhood. So, why wouldn’t you buy new?
The housing boom continues even with interest rates in the six percent to seven percent range. “Looking at overall pending sales trends, it is encouraging to see that home buyers are increasingly overcoming their interest rate sticker shock and entering the market,” states housing analyst John Hunt, principal and chief analyst at MarketNsight. “Homebuilders are not just reporting increased optimism; they are expressing a strong belief in the positive trends in pending sales and are looking forward to the rest of 2024 with great anticipation and hope.”
Some positive trends for new home buyers now include homebuilder incentives and move-in-ready inventory.
Incentives
Incentives vary widely from builder to builder and may often vary within a homebuilder’s communities, so ask the onsite new home sales agent what is available. Look for financing options such as rate buy-downs or free refinancing within a specific timeframe if rates come down. Special packages for upgrading carpet, lighting, countertops and other finishes are also popular. Creative builders catch buyers’ attention by throwing in special promotions that include free patio or deck furniture or $10,000 or $20,000, any way you want it.

“Walker definitely prepared me for the college transition academically. I feel that I have developed strong habits for studying and skills for retaining knowledge. I’ve also learned how to write coherently and concisely because the English classes at Walker are no joke. This is a skill that will help me in pretty much any college class. Additionally, I’ve learned how to approach teachers, communicate with them effectively and develop relationships with them. It’s given me confidence that I will be able to approach my professors and TAs in the right way. Walker has also prepared me outside of the classroom. I feel that I’ve learned how to go outside of my comfort zone and seek opportunities I am interested in. Walker gave me the opportunity to join so many clubs and extracurriculars, so I feel I’ll be able to branch out and explore in college as well. Between balancing rigorous academics and many extracurriculars, Walker has also taught me to be organized and diligent with my time. I believe this is a skill I will use for the rest of my life.”

This curriculum has done a great job of preparing me for college with things such as the Extended Essay, CAS (Creativity Activity Service) and Theory Of Knowledge, replicating aspects of the college experience. However, what I have appreciated the most about AIS is that it fostered within me the ability to relate to different people. It’s something that persists in everything I do; it has allowed me to connect with my teachers at AIS, bond with people from any background and expand my knowledge and understanding of things that may get overlooked. This is all a product of the freedom that I had to discuss ideas openly at AIS, and it was an opportunity I greatly valued during my time at AIS that I’m sure will continue to help me develop moving on to college.”

Additionally, MPCS has given me the opportunity to learn how to balance athletics and academics. Moreover, this community not only has tools to prepare each student along their journey, but also has an incredible group of people that will support you in all your endeavors. Getting involved in each of these programs and other extracurriculars has taught me the importance of discipline, boldness and patience—three important traits that I will carry with me throughout my life. Additionally, access to faculty who sincerely care about their students has given me the support I need to feel confident in myself and the path I am taking. NCCS has created an environment where students feel comfortable exploring new opportunities and reaching out for help if they need it.

Most importantly, the Christ-centered atmosphere has strengthened me in my faith and motivated me to continue pursuing a deeper relationship with God. In March, I had the opportunity to go to Cuba through NCCS’s annual missions-based trip called Spring Term. Through this experience, I was greatly inspired by the faithfulness of God’s people and their assurance that He would provide according to His perfect timing. In particular, it’s the diversity in student interest and interdisciplinary approach to learning that has prepared me for the next step in my academic journey. While our buildings are divided by academic area, I always find my teachers and classmates bridging gaps between disciplines and expanding my perspectives. From learning how to combat environmental issues in Spanish class to exploring the physics behind choral music, Woodward has made interdisciplinary learning a priority. My time as a Woodward student has taught me valuable lessons in hard work, but, more importantly, I have learned that the essence of knowledge is curiosity. No area of study is off limits or too intimidating because a thirst for learning has been instilled in me from the moment I stepped on campus. As I prepare to transition into college, I’m confident that the immersive educational experience I received will propel me through all of my endeavors. Woodward Academy doesn’t just prepare students for the real world but rather empowers them to build a new world that is constructed on the principles of equity and inclusion. As I move forward in my academic career, I am proud to have been a part of the Woodward community, and I will continue to engage with intellectual curiosity into my college experience and beyond.”

WHAT TO KNOW ABOUT APPLYING TO A TECHNICAL COLLEGE IN METRO ATLANTA
By Amy Meadows
With 22 colleges, 88 campuses and more than 600 programs of study, the Technical College System of Georgia has become one of the most significant higher education opportunities for students of all ages across metro Atlanta. From students just starting to work towards their vocational goals to employees who want to advance their careers, technical colleges offer something for everyone. And with both the affordable nature and flexibility of a technical education, students are flocking
to these institutions. But what does it take to get into a technical school? KNOWAtlanta turned to Chattahoochee Technical College, the State of Georgia’s largest technical college that serves more than 10,000 students annually, to learn more about the application process and what people can expect from the experience. Here, Chatt Tech’s Missy Cusack, vice president of student affairs, shares her insights about applying to a technical college and how to navigate the process successfully.

Does applying to a technical college differ from applying to a four-year college or university?
They are very similar. The application for each technical college can be found on their college website, most likely on their
admissions page, which is very similar to our four-year college partners. Once a student completes the application, they will pay the application fee. Application fees vary, but often the fees may be less at a technical college.
What should potential students expect regarding how long the application process will take?
That really depends on the student and how quickly they submit required documents like high school transcripts or

previously attended college transcripts. At Chatt Tech, we can admit a student in two business days if all required documents are received. However, during peak times, very close to our deadlines, it can take longer due to volume.
What are some of your key admissions requirements?
Our admissions requirements are very minimal. We need the completed application, the application fee and transcripts.
Are applications accepted year-round? How does the academic schedule work?
Yes, applications are accepted yearround. We are on a traditional semester schedule, with fall classes beginning in mid-August and spring classes in early January. Summer classes begin in late May or early June. Applicants are highly encouraged to apply two months prior to the start of their selected term. This allows for plenty of time to complete the admissions process, apply for financial aid, complete the new student orientation, receive academic advisement, get registered for classes and meet tuition and fee payment deadlines.
What kinds of admissions services do you offer to help students select the right programs and courses?
Our admissions counselors can often help students with program selection by answering questions and providing information about our programs of study. Applicants can also make appointments
with our career development professionals for more in-depth discussions. We also offer applicants the opportunity to complete YouScience, an interest and aptitude test, that can be helpful in the career exploration process.
Do you offer admissions information sessions?
Yes, we offer information sessions, campus tours and other special events like
open houses and senior nights. Also, each applicant is assigned an admissions counselor based on the first letter of their last name. These staff members are focused
