Let’s face it. For most of 2020, we all sat still. But we thought about moving. Moving our bodies. Moving our minds. And, most importantly, moving our lives forward. For many people, that may have meant considering a move to a brand new city. If you’re one of those people, then Atlanta must be at the top of your list. Even during the most challenging of times, Atlanta has proven to be a city on the move. In fact, the entire metro area has managed to keep things progressing, from boosting the local business community to maintaining an impressive residential market to further strengthening our education system. And both longtime and new residents have taken notice. So in this issue of KNOWAtlanta, we wanted to highlight all of the ways that our city has pressed on and emerged better than ever before. In our main feature on page 26, we shine a spotlight on some of the major companies making big moves to the City of Atlanta and the surrounding metro area. Hartsfield-Jackson Atlanta International Airport

Your Gateway to the World

O

ne of metro Atlanta’s greatest assets is Hartsfield-Jackson Atlanta International Airport. Serving more than 100 million passengers each year, the airport boasts nonstop flights to over 150 domestic destinations and 70 international destinations in more than 50 countries. In 2020, the airport was recognized as the busiest airport in the world for the 22nd consecutive year, with 2019 alone seeing 107 million passengers traverse its terminals and concourses. Of course with so much happening in one location, including approximately 300,000 passengers moving through it every single day, everything at Hartsfield-Jackson must run like clockwork; fortunately, the airport also has been named the world’s most efficient airport, with 2020 marking its 17th year of that distinct designation. It may be hard to believe, but HartsfieldJackson Atlanta International Airport is located on what used to be the racetrack for the Atlanta Speedway. Abandoned in the early 1920s, the land became part of a deal that allowed the city to develop it into an airfield.

Today, the bustling airport is an economic juggernaut. In fact, Hartsfield-Jackson is the largest employer in Georgia, with more than 63,000 onsite jobs and an overall economic impact of $70 billion for the state. It is one of the world’s most well-known global transport centers, as well as home to the corporate headquarters of Delta Air Lines. It also is a bona fide gateway to the entire world, with the impressive Maynard H. Jackson Jr. International Terminal, a $1.4-billion, 1.2 million-square-foot, LEED gold-certified terminal that includes eight security checkpoints and five recheck lanes for domestic connecting passengers, exclusive retailers, restaurants and more. And because of the airport’s outstanding location, nearly 80 percent of the United States’ population can be reached within a two-hour flight. It makes sense that Atlanta, the leading city in the Southeast, offers such an incredible facility. Just as the city itself is a diverse locale with millions of residents who hail from all over the world, Hartsfield-Jackson Atlanta International Airport is a welcoming sight for passengers from all walks of life.


AIRPORT LOGISTICS To access the domestic terminal by car, follow Interstates 85 or 285 and exit onto a network of roads that lead to the North and South Domestic Terminals, baggage claim and airport parking. The airport is the final stop on MARTA’s Gold and Red lines. The airport MARTA station is connected to the domestic terminal and offers a Delta curbside check-in station. Hartsfield-Jackson includes a domestic and an international building — housing seven concourses (T, A, B, C, D, E and F). Travelers can then access the concourses and gates via The Plane Train, a speedy underground train that travels a 3.5-mile track.

More Than a Century of Big Business

F

or years, a buzz has been building around the business community in Atlanta. Its growth has been unprecedented, as new industries, market sectors and companies of all sizes have either launched in or relocated to the city and its surrounding areas. Yet, Atlanta has actually been a hub for big, thriving businesses for decades. In fact, for more than a century, the metro area has been home to some of the most successful companies in the world. And there are four in particular that stand out not only as big business juggernauts, but also as brand trailblazers.

The Coca-Cola Company

Founded in Atlanta by pharmacist Dr. John Stith Pemberton in May of 1886, The Coca-Cola Company put the city on the map in terms of business opportunities. Jacob’s Pharmacy in Downtown Atlanta sold nine Coca-Cola drinks per day in the company’s earliest days; today the company is worth more than $83 billion and sells more than 1.8 billion soft drink bottles per day. The Coca-Cola Company employs more than 86,000 people worldwide and continues to grow at an impressive rate. Its products are as beloved as they are widely known, and the company strives to innovate in an array of areas. It is one of Atlanta’s iconic brands, and it remains a symbol of Atlanta’s business community roots.

Delta Air Lines

Started as a crop dusting business in Macon, Georgia, in 1925, the now famous major airline began offering passenger service in 1929. It wasn’t until 1941, years after finding a way to offer affordable passenger service thanks to a new air mail contract, that Delta moved its headquarters to Atlanta from Monroe, Louisiana. It grew as a regional airline and, over time, expanded to become one of the world’s most prominent and well-known carriers. It is a $47 billion company that employs more than 91,224 employees, and its global headquarters can be found at Atlanta Hartsfield-Jackson International Airport. Today, Delta Air Lines serves as many as 200 million passengers per year.

The Home Depot

The first two Home Depot stores opened in Atlanta in 1978. Seeing great potential in the home repair DIY market, founders Bernie Marcus and Arthur Blank created a shopping experience unlike any other, complete with highly skilled employees that could offer advice, guidance and instructions for completing a wide array of home-based projects. Today, The Home Depot, with an annual revenue of more than $110 billion, is the leading home improvement retailer in the country. The Atlanta-based organization employs 413,000 salaried and hourly employees and boasts nearly 3,000 stores worldwide.

UPS

In 1991, the United Parcel Service (UPS) made a pivotal decision to move its corporate headquarters to Atlanta. The company, which originally was founded in 1907 as the American Messenger Company, recognized the huge benefit of being located in one of the most dynamic cities in the South: access to Atlanta Hartsfield-Jackson International Airport. The move initially brought more than 1,000 employees to Atlanta, and in only its first year in the city, UPS generated $325 million for the local economy. Now, with more than $71 billion in annual revenue and approximately 480,000 employees worldwide, UPS has become one of the most successful and celebrated members of Atlanta’s ever-growing business community.

elta Air Lines. The Coca-Cola Company. The Home Depot. Corporate names like these have been synonymous with the City of Atlanta and the surrounding metro area for decades. In recent years, more re-

nowned companies have joined them. Porsche Cars North America. Mercedes-Benz. NCR. And in 2020, even in the midst of some of the most challenging times this country has ever faced, the list of companies that are actively choosing to call Atlanta home continued to grow exponentially. Here, we look at a handful of the industry giants and burgeoning organizations that, within the last several months alone, announced major moves that will see them either relocate or expand to the metro market.

Microsoft Corporation: Intown Innovation In May 2020, Midtown Atlanta was abuzz with the news that Microsoft selected the area for its newest office development. The software titan had announced that it would be opening a new client-facing workplace that would focus on artificial intelligence and cloud services, and it had chosen a new development in West Midtown, called Atlantic Yards, for the office. Slated to open in summer of 2021, the new Microsoft facility will feature 523,000 square feet of space encompassing the entirety of the two-building development. The move will bring 1,500 jobs to Atlanta over the course of five years. “Top-ranked universities, global industry partners and a thriving local community make Atlanta a global tech center that supports Microsoft’s mission of empowering our customers,” says Mike Lawings, Regional Director of Real Estate & Facilities Americas, Microsoft. “The Atlantic Yards expansion reflects a commitment to our workforce in Atlanta and is an investment that helps us further establish our presence in that region.” The office itself, which will be located just blocks from the Georgia Tech campus, will be an industrial-inspired one

that will reflect local elements and incorporate the surrounding outdoor areas into its work and community spaces. A courtyard, rooftop gardens, private balconies and open-air terraces, as well as a new retail space, are all part of the plan for the Atlantic Yards office. Microsoft, which currently occupies WeWork co-working space on Peachtree Street in Midtown and also boasts offices in Buckhead and Alpharetta, is dedicated to ensuring that the new space truly fits with the culture of Atlanta and has reached out to the community, employees and suppliers to gather their perspectives about what Atlanta means to them; their input will be infused into the design of the space. “We don’t want employees to merely fit into the space—we want them to feel like they belong,” Lawings notes. That level of collaboration—with both employees and the city itself—is significant for Microsoft, as it looks forward to becoming an integral member of the Atlanta business community and helping burgeoning West Midtown become a truly viable locale for all types of companies. “At Microsoft, we understand the positive impact that we can bring as an active partner when we are fully engaged

with local businesses and the surrounding communities in which we operate,” Lawings concludes. “From committing to the use of minority suppliers in our build out to daily operations to community program management to partnering with the many historic universities in the area, we are excited about the opportunities ahead to work hand-in-hand with local organizations and community groups in Atlanta, to share technology and create training programs that ensure both the site and the city thrive.”

Papa John’s: Serving Up a New Global Headquarters This past fall, Papa John’s became one of the many companies to choose Atlanta as its new home. The company currently is exploring locations throughout metro Atlanta for a new global headquarters, which will handle menu innovation; marketing; customer experience; human resources; diversity, equity and inclusion;

More Moving News Throughout the second half of 2020, the State of Georgia and Governor Brian Kemp announced a number of big name company relocations to Atlanta. Here are two additional organizations that are about to make a splash in the metro area with new offices and job opportunities for local residents. Milletech Systems Inc.: In June 2020, the state announced that Milletech, a womanowned Georgia State Minority Certified business, which offers end-to-end software, enterprise and emerging technology business solutions to clients across North America, would move its offshore operations to Atlanta. The new office for this initiative will be located downtown and create 465 jobs in Fulton County. The company, which is based in Alpharetta, was drawn to the area’s outstanding universities, training programs and technology talent pool. The new office will see employees work in emerging cloud technologies and software development. milletechinc.com Zillow Group: One of the largest online real estate brands, Zillow is used by millions of people every year to find homes for sale across the country. In August, the company named the Atlanta area as its new Southeastern hub. It will open an office in Dunwoody Perimeter Market in DeKalb County, bringing more than 200 jobs to the area. Its decision focused a great deal on Atlanta’s thriving tech sector, which will be a great asset to the company as it continues to grow its mobile and online real estate brands. zillow.com/careers

It’s all part of a broad reorganization plan for the popular pizza chain. “[In late 2019], we set a new strategic direction for Papa John’s,” explains Marvin Boakye, Chief People and Diversity Officer. “Shortly after, we began to assess our corporate organization and how we can best support our restaurants and the brand’s long-term growth. We’re thrilled to open a headquarters office in Atlanta, our largest corporate-owned restaurant market, where there’s such a deep talent pool and world-class airport connecting us to domestic and international markets.” While Papa John’s IT, supply chain and legal teams will remain in the company’s Louisville, Kentucky, headquarters, and its international operations will continue to operate out of London, the new Atlanta-based headquarters will help transform the company into “a brand and culture that can effectively and efficiently deliver on its purpose, values and strategic business priorities,” Boakye says. It also will bring 200 jobs to the area when it opens by the summer of 2021. Until then, the company is spending time in Atlanta preparing for the transition and beginning the recruitment process for the new positions that will begin to open in the coming months. Ultimately, Boakye says, “We are focused on investing in capabilities for future innovation and global growth, improving efficiencies and better aligning our organization around the strategies

that are driving our near- and long-term successes.” The move to Atlanta is designed to help set the company up for success over the next five to 10 years of business, during which Papa John’s expects to see significant growth of the brand. He adds, “Metro Atlanta is an energetic and diverse region. We’re thrilled to open a headquarters office in the Atlanta region and look forward to growing our existing teams and being involved in the local community.”

Common Living: You Can Always Go Downtown Just over a year ago, Common Living, a New York-based apartment development company, began vetting six different cities in which to potentially expand. Several were eliminated from the list

right away, as they weren’t close enough to the company’s major residential hubs, which include New York City, Washington DC and South Florida. Atlanta soon rose to the top of the list and emerged as the clear winner for the location of the company’s second headquarters. “Atlanta is the perfect place for Common’s new HQ, particularly because of the talented, creative and tech-infused workforce in the city,” says Sara Martizelli, Vice President of People Operations. “We chose Atlanta because of the high quality of life we could give to our employees and the strong local community that we wanted to grow with as a brand. We also have a sizeable residential real estate pipeline in Atlanta, so we’re going to continuously increase both our residents and employees in this great city.” Common Living also saw Atlanta as a city that people not only love to live in, but also that new people are excited to

move to. It was a particularly important distinction for the company, which is growing quickly. It currently has nearly 4,000 open units across its portfolio in 11 cities; the Atlanta operation is slated to serve as a hub that will help the organization add more than 15,000 units in 22 cities worldwide. And with Common’s recent closing of $50 million in a Series D funding round, the company is looking to “scale our business thoughtfully and build a mission-driven passionate workforce,” Martizelli notes. “Opening a new headquarters is imperative to growing our team, and although it’s always a challenge to open a completely new headquarters, we are beyond excited by the opportunity in front of us.” With that in mind, the company selected downtown Atlanta for its new office, which ultimately will house 100 employees. There will be a wide variety of roles covered in this second headquarters, from operations leads and leasing specialists to real estate portfolio managers and architectural designers. Martizelli reveals that the company also is doubling down on Common’s in-house 30  KNOWAtlanta   WINTER 2021

technology and looking to expand its software engineering team in Atlanta. “Technology is really what differentiates Common’s business from other property managers, particularly when it comes to building performance and resident happiness. So I am really excited to build upon this core tech team in Atlanta,” she continues. “Overall, there’s something for anyone who wants to get involved in making the future of real estate brighter.” Common initially moved 20 employees to the metro area and will expand that number when the downtown office is fully operational. In the meantime, the company is hiring fast and looking for people with innovative points of view.

It also is working to become an integral part of the local community. As Martizelli concludes, “We want to make Atlanta part of the fabric of Common’s company culture. One Thing Leads to Another By Amy Meadows

O

ver the last 20 years, the population of the Town of Braselton has tripled to more than 12,000 residents. To this day, people flock to become part of this bustling North Georgia hamlet, located 43 miles northeast of Atlanta at the convergence of Barrow, Gwinnett, Hall and Jackson counties. At the same time, the town has seen an exceptional level of economic development, a flourishing job market, a rise in outstanding residential opportunities and the emergence of a distinct quality of life that’s second to none. So, what came first? Did the people come to historic Braselton because of its impressive revival? Or did the town grow because so many people made their way to Braselton? It’s actually both.

An Economic Upswing “There has been a reemergence of residential and commercial development in Braselton over the past decade due to its small-town attributes, proximity to Atlanta and interstate 32  KNOWAtlanta   WINTER 2021

access,” notes Jennifer Scott, Town Manager. “Braselton is at the crossroads of several transportation corridors that lead to Atlanta, Athens and Greenville, which has proven to be a logistical advantage for industrial warehouses and major companies. This has provided thousands of jobs for Braselton and the surrounding area.” In terms of major brands and businesses,

Braselton is home to names like Amazon, Havertys, Whole Foods, Metabo, and more. It also has become a mecca for the healthcare sector with the completion of Northeast Georgia Medical Center’s hospital. And the hospitality and tourism arena is well-represented by the renowned Château Élan Winery & Resort and Michelin Raceway Road Atlanta, two of the state’s most visited attractions. All of this development has been complemented by even more small business growth, particularly in downtown Braselton, which was prompted by the rehabilitation of the landmark Braselton Bros. Department Store building. “The store was a commercial crossroads for the farming community in the early 1900s,” Scott explains. “The furniture sections of the building were transformed to house restaurants, boutiques, a salon and the town Welcome Center. Currently, the largest section, the original mercantile store from 1904, is being renovated to hold more shopping and dining.” Subse-


quent development of the adjacent Town Green includes an old cotton gin that was turned into a brewpub, the construction of a new civic center and more. And all of this has not only provided jobs for longtime residents, but also attracted local citizens to the area for new opportunities. “Currently, there are about 8,000 jobs located within the town of Braselton, a number that is projected to increase by 40 percent by 2040,” Scott says.

A Residential Renaissance With so many people wanting to take advantage of everything Braselton has to offer, it’s no wonder that residential development has surged in recent years. And the options are now geared towards a variety of demographics. “The town is encouraging the development of more housing options that appeal to younger workers and retirees, such as higher density homes that are withing walking distance of shopping and dining,” Scott reveals. For instance, in 2020, the first traditional apartment complex in Braselton was completed; that led the town to consider requests for more multifamily housing options. Additionally, a new residential development located adjacent to the downtown area is currently underway, and a second development comprising 500 lots near the historic core of town has been approved. What’s more, a large single-family residential neighborhood is in the permitting process and will be built off of State Route 211 just across from Château Élan. And every day, local housing professionals are discussing innovation infill residential options, including condos and townhomes. For active adults, Braselton has be-

come one of the metro area’s biggest draws. “Metro Atlanta ranks in the top 60 communities in the country on Gallup’s Well-Being Index, and retirement communities have been popping up all over the region,” Scott notes. “Nestled between I-85 and I-985, Braselton is the perfect location for retirees who want to be close to the North Georgia Mountains, as well as grandchildren in metro Atlanta.” Communities like The Village at Deaton Creek by Del Webb and Del Webb Château Élan give older adults access to everything from a host of shopping, dining and recreation options to a thriving medical community that continues to grow along the GA 347 corridor. Combined, these amenities create an unparalleled quality of life that has become synonymous with Braselton.

An Unsurpassed Quality of Life For many years, Braselton has been known as the home of Château Élan Winery & Resort and Michelin Raceway Road Atlanta. Yet, these spots are not only appealing to the thousands of visitors who come to the area each year. They also provide exceptional recreational opportunites for residents. Château Élan, which recently completed a $25 million renovation, gives locals access to a spectacular winery, awardwinning golf facilities and a European spa mere miles from home. According to Braselton Tourism Director Nikki Perry, Lake Lanier is only a 15-minute drive away, allowing residents to enjoy a waterpark, the beach, boating and even more golf. And within the town itself, there is much to see and do. In addition to downtown Braselton’s shopping and dining options, the Town Green hosts to festivals, concerts and movies throughout the year. Braselton officials also are focusing on increasing the availability and connectivity of multi-use trails that traverse the area. One initiative is the renovation of Braselton’s beloved Mulberry Riverwalk. “The Mulberry Riverwalk is a 2.3-mile natural trail that the town constructed

along the Mulberry River in 2001. The path winds through a hardwood forest, located close to shops, restaurants and neighborhoods on GA 211,” Perry explains. “Currently, the trail is getting a facelift. In 2021, the Riverwalk will be widened and extended another mile to the Northeast Georgia Medical Center. And a second trailhead will be close to restaurants, retail and the LifePath multi-use sidewalk.” For Braselton, it’s all about connecting the dots—and helping residents make connections with all of the town’s remarkable attributes. As the town grows, more people undoubtedly will choose to call it home. And as more people do, the town will continue to blossom. I moved to the Midtown area two years ago in November of 2018. What brought you to metro Atlanta? Having lived and worked in New York City in the ‘80s, I loved the energy of an urban environment. I always knew that once my children were out of school and grown, I would probably return to that city lifestyle. I had lived the past 25 years in Gwinnett County; my children and I had a great life there with wonderful schools and friends. Once my youngest was a senior in college, the opportunity and the right time came along to move to the city. After placing my real estate license with Engel & Völkers Atlanta, it

just made sense to move closer to the intown market; that decision also served my desire to work around and learn from younger successful real estate professionals. It was the right decision. Grow Your Wealth with a Move to Atlanta Every couple of years, the UBS Global Wealth Management’s Chief Investment Office releases its highly anticipated Prices and Earnings Report. It helps people have an understanding of the overall cost of living differences between major cities across the globe. It gathers copious amounts of data from places like New York City, Tokyo, Paris and Geneva and analyzes them, looking at earning levels, the costs of goods and services and much more. From the most recent report, UBS considered the data and asked the question, “Does it still make sense to live near where I work?” Based on the past year, the question has never been more relevant. That’s because millions of people found themselves unexpectedly working at home—and many were given the option to continue doing so for the foreseeable future. With an office commute no longer a key issue, people have more flexibility in terms of where they choose to live. And ultimately, that can affect an individual’s or

She currently makes $200,000 per year, which translates to $128,000 after taxes. Her family’s current living costs amount to about $120,000 per year, leaving them with $8,000 in savings per year. Sarah is thinking about moving her family to a lower-cost area, where she can work remotely and potentially boost her savings. After doing some research, she realizes that Miami’s cost of living is about 25 percent lower than New York City’s, which could allow her to cut her family’s annual cost of living by about $30,000 per year. In addition, lower taxes would result in an after-tax pay increase of about $19,000. What has surprised you most about your local community? Brookhaven’s growth has definitely surprised me, but in a good way. When we moved here nine years ago, there were only a few restaurants and places to go, and we had to go to Buckhead or Midtown for a great experience. Now, I never want to leave Brookhaven — it has everything we need! I truly can’t think of a better night than dinner on Valenza’s patio or a drink at Arnette’s outside bar. I love that Brookhaven has such a neighborhood feel, but then you can go five minutes down the road and have the convenience of bigger stores like Costco, Whole Foods, Publix and Total Wine.

Before you settle on a place to live, make sure you have considered traffic and what your commute to work and/or school will look like. Although metro Atlanta has so many wonderful cities and neighborhoods, the traffic to and from a certain community may be a deal breaker if you don’t like spending a lot of time in your car. Also, use caution when falling for our Atlanta sports teams. They are heartbreakers! n

Moving to Atlanta Checklist T

here’s a lot of work that goes into coordinating an organized move, and it’s smart to get a head start on planning long before the moving truck arrives at your door. Here’s our step-by-step guide to streamline your move to Atlanta.

Research your options for moving or truck rental companies. Get on-site, written estimates and references from multiple companies — for moving and storage, if necessary.

Schedule a moving date or reserve a truck if you’re moving yourself.

Send your new address to friends and family members.

Complete a change of address with your local post office, or do it online at usps.gov.

Take inventory of everything in your home, room by room. Decide what you’d like to get rid of and determine what’s worth keeping, and make a list of all of the items you plan to take with you.

Start packing seasonal clothing and any other items not in immediate use.

Notify important parties of your move and provide your new address, including your bank, your employer’s HR department, magazines and subscription services, credit card, insurance and utility companies.

Start a binder of all paperwork, estimates and receipts related to your move. These costs can later be taken as tax credits and deductions.  Collect necessary records from your child’s school and your pet’s veterinarian, as well as family medical, dental and legal documents and keep them organized together.

Use up or give away food and supplies that can’t be moved, like frozen or perishable foods and cleaning supplies.  Host a garage or moving sale for the items you decide not to keep, and give away leftovers to charitable organizations.

Schedule disconnection of services at your current home and reconnection at your new house, including phone, cable and internet.  Contact insurance companies to obtain moving coverage and to transfer policies to your new home.  Research new medical professionals for you and your family, including family doctors, dentists and veterinarians.

Don’t leave it in the landfill. Research how you can recycle old electronics, plastics, metals and anything else you won’t be bringing with you that won’t naturally decompose.

Confirm dates and time of packing and moving if you’re using a mover. If you’re moving yourself, confirm moving truck arrangements.

Finalize all packing. Double-check that all closets, garage, attic and basement are cleared.

Verify the moving truck that shows up is the one you hired. The USDOT number on the side of the truck should match the number on the estimate/ confirmation paperwork. Scams can happen!

Transfer your automobile registration and driver’s license if you’re moving out of state.  Create a folder of important information about your house for the next homeowner. Be sure to include your new address so that future residents can forward any mail.

Confirm travel arrangements and pack a travel kit for you and your family members with whatever you need, including cash, credit cards, travel documents, medications, etc. Don’t forget activities and toys for the kids!

Complete a house check. Defrost the freezer, drain the water hose, disconnect and prepare any major appliances you’re planning to move.  Pack a “First Open/ Load Last” box. Include items you’ll need on the first day in your new home.  Confirm hotel or temporary accommodations, if needed.  Arrange for childcare and pet services.

Sign the bill of lading/ inventory list before the movers leave, making sure to check boxes and note any missing items or damage. Georgia Dream Homeownership Program

How participating lenders assist homebuyers with low-interest loans for down payments By Ken Abramczyk

H

omeownership represents one of life’s solid benchmarks, setting a foundation for future economic success for Americans. Purchasing a home enhances a sense of belonging, contributes to the quality of one’s life and achieves the American Dream. Firsttime homebuyers in Georgia may run into frustration and difficulties leaping a huge financial barrier: saving enough cash to finance a down payment. Through the Georgia Dream Homeownership Program administered through the Georgia Department of Community Affairs, they can obtain a low-interest loan to help with that down payment and land that all-important first home. And helping

them navigate through the paperwork and forms are 97 participating lenders located across the state. These professionals walk home buyers not only through the application process for their mortgage loan, but also simultaneously through the Georgia Dream Program to obtain a secondary loan for the down payment, closing costs or other fees associated with the sale. “Lenders who seek us out are really enthusiastic about the program, and a lot of the loan officers have passion for first-time home buying,” says Tonya Cureton Curry, Deputy Commissioner for Housing for the Georgia Department of Community Affairs. “I find that when

I talk to the lenders, they really want to help further that ownership for the first-time homebuyer. These loan officers really are mission-oriented.”

The Basics In the last five years, 6,800 families have benefited from the Georgia Dream Program. Dealing with lenders adds more forms and paperwork for borrowers to fill out, but it is well worth it to obtain the low-interest Georgia Dream loan. In fact, homeowners who meet certain requirements may be eligible for a $5,000 loan. In addition, first responders, public protectors, educators, healthcare providers, military personnel or those who


work in related industries and families that include someone with disability may be able to access a $7,500 loan. This secondary mortgage has zero-percent interest, and no monthly payments are made on the loan, as the loan amount is absorbed into the home’s equity. If the home is sold or refinanced, the proceeds fund the next generation of home buyers in the Georgia Dream program.

The Lender’s Role The lender with whom you choose to work will help steer the entire process, including securing both the main home loan and the secondary Georgia Dream mortgage loan, which applies directly to the down payment on a home. Participating lenders are trained by the Office of Homeownership and introduced to the program’s guidelines to ensure that they can work with clients easily, helping them beyond the traditional mortgage to create a good experience, Curry says. In fact, participating lenders are trained continuously to help the lenders, closers and underwriters understand the process. “The borrower will experience the normal rules and regulations because the lender has to get that loan insured through HUD or VA, but they will also experience a different set of guidelines through Georgia Dream,” Curry explains. “It’s two-fold, so the goal of the lender and Georgia Dream is to make it as seamless and invisible as possible, which is why we have participating lenders and we work together. We provide training to those lenders to make it a seamless process for our first-time homebuyers.” Most of the lenders are very knowledgeable and versed in FHA, first-mortgage loans and conventional, uninsured loans, she adds. As with a regular mortgage, the Georgia Dream loan requires continuous communication about the rules and regulations between the borrower and lender. “It is something that the lender will talk to them about as the borrower goes through this process,” Curry says. “The lender will prequalify them and tell them that they are a candidate for the Georgia Dream Program. As the lender is informing them about the first mortgage guidelines rules and regulations, they are also informing them at the same time about the Georgia Dream guidelines.”

Getting Started You can visit the Georgia Dream website to view income and other requirements and to decide whether the Georgia Dream program can work for you. Georgia Dream loans, which are 30-year fixed interest rate mortgages, are available to first-time home buyers, buyers who have not had interest or homeownership in a primary residence in the last three years or those who purchase a home in certain areas. Borrowers must have a household income up to the maximum, have liquid assets of no more than $20,000 or 20 percent of the sales price (whichever is greater) and meet mortgage loan credit requirements. Additionally, participating lenders give credit for FHA, USDA-RD, VA or conventional eligible mortgage loans. If you believe you qualify and have found a home you wish to purchase, then you can peruse a list of participating Georgia Dream lenders online, which are categorized by region. Once all of the necessary documentation is completed, the lender will contact the Georgia Dream Program. “Once the lender gets that loan packaged and ready for un-

derwriting submission, they’ll send that to us, and we’ll have the loan for about five to 10 days,” Curry says. Once all the documentation is completed and requirements are met, the Georgia Dream program issues a commitment letter to the lender, so that they can move forward with the closing. Curry notes that the entire process lasts about 75 days. In the end, Curry believes homeownership is critical to building equity. “Home buying is one of the most important things a person can do for the first time,” she says. “It brings them pride, helps them build up confidence and helps them build credit and accumulate additional credit going forward. They get a credit score, and they have access to other opportunities financially. t’s been the educational challenge of a generation and beyond. How could any school administration possibly expect to be faced with a global pandemic impacting every facet of daily life? The COVID-19 crisis may have shocked local 58  KNOWAtlanta   WINTER 2021

school systems, but commitments to teaching and learning ultimately prevailed, much to the benefit of students. This has been particularly apparent throughout metro Atlanta’s private schools, which have surged forth in the new school term

with renewed passion and dedication to fundamentals of education. From classrooms to admissions offices, adapting has been at the forefront, as schools found ways to welcome both established and new students for the 2020-21 school year.


Mount Paran Christian School

The Classroom: The Best of Both Worlds As the school year started, Atlanta’s local private schools leveraged access to technology to meet the unusual needs of cautious times and thrived off the creative

ingenuity of faculty and staff. From stringent social distancing and sanitizing to flexible schedules and synchronous learning models, these schools have maximized their resources to build a safe environment supporting unique circumstances. The Atlanta Girls School (AGS) started the school year in a hybrid scenario, mapping out an action plan to bring students back on campus in phases while keeping a virtual option for anyone at any time. Faculty utilize technology resources for everything from instruction and tutoring to counseling and coaching. A facilities task force took a holistic look at existing spaces to establish ways to maximize layouts and repurpose larger areas. Class sizes have been reduced and classrooms rearranged to allow for maximum social distancing. Each classroom has a new air filtration system as well as hand sanitizers and disinfectant spray stations. Each Wednesday, the school buildings are shut down for deep cleaning and fogging. Students each lunch in small advisory groups, often outside. Extracurricular activities launched using creative solutions, and performing arts have held virtual performances, including a recent coffeehouse-style talent show produced by editing together student-submitted videos.

The Atlanta International School (AIS) divided classes into smaller groups (pods) with the secondary school following a hybrid model that divides each grade level into two groups, rotating which group is on campus every other

week to limit the density of students. Hybrid learning combines face-to-face and online teaching into one cohesive experience. In order to maximize that experience, each classroom has been equipped with webcams, conference speakers and headsets to allow students in the classroom and those learning remotely to interact and collaborate with each other seamlessly. For further safety, all spaces, including classrooms, have been adapted to accommodate safe social distancing, and plexiglass screens and HEPA air purifiers have been installed across campus. All students, faculty and staff are required to wear masks on campus and must complete a daily wellness check through a SchoolPass app before coming to school each morning. All cleaning and sanitizing procedures have been upgraded and enhanced per CDC guidance and medical advice. AIS also has strived to enable co-curricular activities, including virtual STEAM and theatre workshops. The High Meadows School’s mission focuses on learning through connection with nature, which lends itself to effective transitioning for unique social distancing, as students learn outdoors whenever possible around the campus’s farm-like setting. Mitigation practices used to ensure safe learning during the pandemic include smaller cohort sizes, morning health checks, mask requirements and an emphasis on physical distancing with outdoor learning as much as possible. When students are inside, spaces have windows open if possible, and air purifiers are utilized. Mount Paran Christian School (MPCS) implemented a variety of new safety standards to facilitate effective health guidelines. In addition to physical distancing and required face coverings, the school administration also placed students into cohorts to reduce class size, maximized outdoor learning groups on its 68-acre campus and limited large gatherings, including a rotation for weekly chapel that alternates groups attending in person with groups live streaming the service elsewhere. To accommodate the need to temperature scan all daily visitors and faculty, staff and students, the school increased the nursing staff and hired an additional security guard. Hygiene efforts are aided by MPCS’s new cleaning systems, hand sanitizing stations, enhanced signage on campus for hand washing and distancing and designated one-direction stairways. For those families choosing to continue virtual learning, classroom cameras and technology keep students linked to live instruction. A touchless check-in/ check-out system and a new carpool management system also allows students to remain in the classrooms in the afternoon, limiting congregating groups. North Cobb Christian School (NCCS) offers both on-campus and continuous virtual learning options for students; parents can decide which is best for their family. For on-campus learners, facial coverings are provided and required in high-traffic areas, on school transportation and in large groups where social distancing is not possible. All restrooms have been optimized with touchless sinks and soap and paper towel dispensers, and touchless water bottle fillers have replaced water fountains throughout the school. Lower grades now use a “family” model to keep classes separated and facilitate any necessary contact tracing. Infrared thermometer stations screen all who enter campus; a second, additional school clinic helps manage student wellness, and detailed health summary reports manage community information. Creative solutions keep extracurricular programming a vibrant part of school life with virtual and livestream platforms for many programs, games and special events. To bring its school community together with one purpose, Springmont Montessori School enacted a Community Agreement outlining safety measures stipulated for both students on campus and those learning at home. All students and staff complete a daily health screening with temperature check, and face coverings are required at all times students or other staff members are present. Hand sanitizing stations and reminder signage are spread throughout campus, all buildings have been outfitted with enhanced air filtrations systems and frequent daily cleaning procedures include disinfection of high-touch surfaces with EPA-registered cleaners and UVA-C wands; additional


deep cleaning and electrostatic spraying of all classroom spaces occurs nightly. All classrooms open directly to the outdoors, rather than interior hallways, and lessons are conducted outdoors when-

ever possible. Classroom furniture has been rearranged for physical distancing, and sneeze guards have been installed to define personal workspaces for each student. Remote, synchronous options are presented for students ages 3 through sixth grade, and all events are held virtually, including the annual Montessori Mile Fun Run, parent observations, parent/ teacher conferences, opening night and parent education events and parent association meetings. Returning to school on a rolling basis according to grade level, The Walker School extends heartfelt gratitude to its entire school community for cooperating with all of its efforts and rising to the occasion in such a powerful manner. Walker put together a task force in late February, and this group has expanded while working around the clock to make sure that students receive a world-class education. This school year incorporates extensive safety measures, including required face coverings, temperature and wellness checks prior to entering school buildings, daily use of a health information app to update data, socially dis-

tanced seating throughout the facilities and mandatory assigned seats in classrooms to aid in any necessary contact tracing. New ventilations systems, electrostatic sprayers and sanitizing stations have been added to facilities, and floors are marked with arrows to show safely spaced traffic patterns. A new approach to scheduling helps limit the number of people in a room and the number of class changes per day, as well as streamlines capacity in common areas. Tents set up around campus allow for outdoor classes and innovative extracurricular programming like al fresco band practice and outside drama performances. A spacious nine-acre campus, abundant cottages housing classrooms, facility improvements, PPE purchases, dedicated faculty and supportive families allowed The Wood Acres School to easily follow the guidelines from the CDC and Georgia Department of Public Health regarding the safe reopening of schools. class size has been reduced to maximize opportunities for social distancing, and upper school students follow a block schedule to limit transition time. Acknowledging that the global pandemic has provided opportunities to rethink various aspects of education, Woodward Academy sees the challenge as a call to action to continue building on its collaborative environment. Advanced technological tools at Woodward bring remote or hybrid teaching formats to a distinctive new level with 21st century lesson design and 360-degree Owl-cams allowing remote students to easily interact with those in the classroom. Recognizing from the spring that assessment was one of the biggest challenges in a remote setting, Woodward put together a Project-Based Learning Team to explore authentic alternatives, and specialists at the school stay in constant communication to share best practices. Because of its ample technology, including a Bring Your Own Device (BYOD) policy in the Upper School, Woodward initially made the transition to fully remote learning smoothly. Now functioning on a hybrid model, the patterns and protocols are firmly in place to give structure for every student while also preserving the fluidity to adapt to any changing scenarios. As the 2020-2021 school year approached, many families faced challenges and decided to look at the various educational options in their communities. In many instances, private school became a real possibility, and even though many admissions deadlines had passed, these local institutions adjusted their protocols and found safe and innovative ways to bring new students into the mix—and those new options continue today as people continue to consider opportunities with metro Atlanta’s private schools. As local families shifted their educational perspectives in the COVID world, the Atlanta Girls School enrolled new students through the summer and even into the start of the school term. Today, many of the traditional prospective student events at the Atlanta Girls’ School occur virtually, which allows for them to be held more frequently. This year’s annual Open House will also be virtual, and AGS continues to host virtual shadowing days, connecting prospective students with current students in a new format. All Atlanta International School admissions tours and events are now virtual, taking prospective parents into classrooms via some of the same technology used for virtual learning. Students are able to attend virtual shadow sessions and have Q&A sessions with current students to learn more about what it means to be a student at AIS. The traditional Discover Galloway event series has been modified to give families the ability to explore campus in a more individualized setting by offering private tours. An admissions-specific landing page on the school site houses many of the materials usually presented


at an open house or in-person meeting and also includes videos from several familiar Galloway faces, including the Head of School, the principals, the administrative team and others. Additionally, The Galloway School’s announcement to start in-person schooling for the 2020-2021 academic year generated increased interest, particularly at the early learning levels, so these new admissions resources have been a valuable resource. The close-knit learning community at High Meadows is enhanced by a diverse student body and active family support. The majority of admission events currently take place online or after school hours with the goal of informing prospective students in meaningful ways as they explore school options. The school continues to have enrollment availability at some grade levels for the current school year and also has opened up admissions portals for the next academic year. Interest in the Mount Paran Christian School experience has definitely increased this year, especially once public school

districts announced plans to begin their semester virtually. The admission team and school administration carefully addressed new requests in order to maintain small

Videos available on the school website highlight the school environment for the academic year. North Cobb Christian School noted a definite uptick in enrollment and added classes to several grade levels to accommodate new students. Prospective families are welcome to schedule a personal tour of NCCS’s 50-plus acre campus anytime by contacting the admissions department and are also encouraged to participate in a shadow day with a current NCCS student. By lowering enrollment numbers, Springmont has been able to limit classes and cohorts to 12 to 15 students each for health protocols and now maintains a waitlist for each level. Prospective families are offered individualized virtual tours and classroom observations with the Director of Admissions and can have outdoor campus tours by appointment after school. All admission information is readily available on the school’s website,

and student assessments are successfully accomplished via Zoom interviews. The Walker School also has observed a definite increase in the number of prospective student inquiries as families consider individualized learning plans for their children. Some are accelerating the timeline of when they originally planned to switch to private school, choosing to make the change now, and some are just beginning to investigate the idea of private education. At this time, Walker holds tours virtually, connects prospective families with current families for input and conducts student interviews via Zoom. The early notes for the 2021-22 admissions season have shown a growing interest in all grades and programs for The Wood Acres School. Inquiring families are looking for academic excellence and a commitment to an affordable private school experience in a beautiful environment with dedicated faculty. Navigating the metro area via its numerous roadways can be a bit challenging. But it’s completely doable when you know which highways and interstates are which and where they go. Here are the fundamentals.

MARTA: Metropolitan Atlanta Rapid Transit Authority MARTA is the dominant public transportation system in metro Atlanta with about 500,000 riders every weekday. Buses run from 5 a.m. to 1 a.m. Monday through Friday and from 5 a.m. to 12:30 a.m. weekends and holidays. Times may vary on individual routes. The train operates from 4:45 a.m. to 1 a.m. weekdays and from 5 a.m. to 12:30 a.m. weekends and holidays. MARTA provides ADA-Compliant Paratransit Service to eligible persons with disabilities. Hartsfield-Jackson Atlanta International Airport Hartsfield-Jackson Atlanta International Airport is the city’s major gateway to the skies, though private air fields and county airports do exist. atl.com Location: Off I-85, 10 miles south of the city.

Interstate 75 I-75 runs northwest to southeast straight through the City of Atlanta and traverses north into Tennessee and south into Florida. Interstate 85 I-85 runs northeast to southwest and converges with I-75 to form the Downtown Connector. It traverses east into South Carolina and west into Alabama. Interstate 20 I-20 is a major artery running east to west through the City of Atlanta. It also traverses the state into South Carolina on the east and Alabama on the west. Interstate 285 Often referred to as “The Perimeter,” this interstate highway loop encircles Atlanta and connects I-75, I-85 and I-20 to the city. Georgia State Route 400 This former toll road known as GA 400 runs north to south through the north-central suburbs of Atlanta; it is concurrent with U.S. Route 19 from Exit 4 up through its ending point near Dahlonega in the North Georgia Mountains. Interstate 675 This 11-mile-long auxiliary highway runs through the southeast part of the metro Atlanta area connecting Stockbridge on the south end to I-285 on the north end. Interstate 575 A 30-mile interstate highway spur route, I-575 branches off of I-75 in Kennesaw and traverses up through the northwestern suburbs and into the North Georgia Mountains.
