Shops At Wiregrass Developer Moving Forward With Adjacent Phase II By Matt Wiley
With just short of a decade of being the central hub for dining, entertainment and shopping in Wesley Chapel under its belt, the Shops at Wiregrass mall is about to get started on its second phase of development. Following an April 7 pre-application meeting with Pasco County, Clevelandbased Forest City Enterprises (which developed the 646,000 sq.-ft. mall) is getting ready to launch the second phase of development on a 34-acre parcel of land within the Wiregrass Ranch Development of Regional Impact (DRI), immediately to the east of the mall, with additional frontage on S.R. 56. The expansion will bring not only about 120,000 sq. ft. of additional retail stores and restaurants to the area, but also more luxury apartments that will be developed concurrently by NRP Group, LLC, also based in Cleveland. “For the past few years, the economy wasn’t in anyone’s favor,” says Forest City’s manager of planning & development Abbas Hasan. “But, it’s coming back. The Shops at Wiregrass are doing well and there’s growth in the area.” Hasan says that about a year ago, Forest City started looking at the parcel of land next to the existing mall and having discussions about what could be done with it. He says that the company decided to chop it into two pieces and develop it into
both retail and residential space. “We’re working on our application for the U.S. Army Corps of Engineers,” Hasan explains, adding that only about 22-25 acres of the parcel are developable because of wetlands. Any plans for development therefore must be approved by the Army Corps to make sure that there won’t be any negative environmental impacts. “Getting the application in and approved will determine the timing for the project. It’s our biggest wild card.” Hasan says that he hopes to see movement on the project within a year of submitting the application to the Army Corps. “We’re looking at a 2017 timeframe,” he says. “We hope it’s earlier in that year than later.” No tenants can be named at this time, Hasan says, also due to the application process. What the Army Corps approves will ultimately determine the size of the buildings that can be built on the site. “We’re looking at the needs in the market and what would be complementary,” Hasan says. “We want to make it all work together.” Hasan also says that Forest City knows what sorts of tenants the company wants and is starting to approach some, which could include a large retailer (either a bigbox store or specialty grocer like Whole Foods or Trader Joe’s), a movie theater concept, restaurants and other retail stores. NRP Group also currently is working on the Army Corps application for the
planned residential segment, says NRP Group’s VP of development Kurt Kehoe. “We’re hoping to submit a formal application sometime in the middle of this year,” Kehoe says. “We’re working hand-in-hand with Forest City.” Kehoe says that NRP Group has a vision for 248 luxury apartments in three- and four-story buildings. Again Applauding The Wesley Chapel Rotary Club’s Honduras Trip An editorial by Gary Nager
I have been a member of the Wesley Chapel Rotary Club (which meets Wednesdays at noon at Stage Left Bar & Kitchen on S.R. 54 in Lutz) for a little less than three years and in that time, I have now seen three groups of members return from a humanitarian trip to one of the poorest sections of Honduras, in a joint venture between Rotary and Pure Water for the World. This is actually the fourth year the club has been sending its members to Honduras, but I have been witness to the return of the group the last three years. I keep hearing about how gratifying it is to bring pure water filtration systems and sanitary latrines to the appreciative people of this third-world Central American nation. I keep seeing the number of people the club to which I belong sends to Honduras grow every year. And, I keep hearing that you can’t even imagine how wonderful and sweet the people are that my club has helped, nor can the importance of bringing clean drinking water to these people be overstated, as the effort has saved the lives of many children, because the residents of these poorest areas drink the same water, from the same water source, that they defecate and urinate into every day. And yet, I still haven’t gone on any of these trips, nor do I plan to join my fellow club members when they return next year...or the year after that.

The 2015 WC Noon Rotary Honduras team. And, it’s not because I don’t want to go. My heartstrings have been pulled every time I hear the stories and see the pictures of the efforts of my fellow Rotarians. But, my head tells me that my body can’t adjust to a lack of air conditioning, that I’m hyper-allergic to every form of venom, that I don’t want to risk being bitten by a rabid dog or handle a case of “Montezuma’s revenge” in a country with extremely limited access to health care. And yet, all I hear is that my fellow Rotarians — all of whom could spend the week that they spend in Honduras each year on vacation and not deal with any of these potential health risks (or possible political unrest) — want to keep going back year after year. I hear that when you spend
a week with a group of people, even those you weren’t friends with before you went, you all return home feeling like a family. And, I hear that few things are as rewarding as the looks on the faces of the children when our club brings them things as simple as rubber balls and plastic jewelry. So, thank you, my fellow Wesley Chapel Rotarians, for doing the work that many of us, myself included, don’t want to or even refuse to do. Thank you for bringing pure water to people who so often die as children simply because they have previously had no choice but to drink and bathe in their contaminated water their entire lives. Thank you all for truly living the Rotary ideal of “Service Above Self.”

Pasco BOCC Unanimously Approves New Sexual Predator Restrictions By Matt Wiley
Those convicted of sex crimes against children in Pasco County, including here in Wesley Chapel, will have to stay further away from places where they potentially could come into contact with young victims, thanks to a new ordinance passed unanimously by the Pasco County Board of County Commissioners (BOCC). During the April 20 BOCC meeting, the Board voted 5-0 to approve a new ordinance that will prevent the county’s sexual offenders who have been convicted of crimes against children under the age of 16 from living within a “buffer zone” of 2,500 feet of a school, day care center, playground, park or other place where there commonly are children. Currently, state law prohibits sexual offenders from living within a 1,000ft. radius around those areas. But, Dist. 2 Comm. Mike Moore insists that the ordinance is for the county’s “worst of the worst,” meaning those who have had sexual contact with children under the age of 16. He says it’s not for the so-called “Romeo & Juliet” cases, in which two underage teenagers got together and the parents of one reported it. “This was an effort by the whole (BOCC),” said Comm. Moore, who represents Wesley Chapel on the Board. Moore and Pasco County Sheriff Chris Nocco introduced the ordinance proposal last December during a press conference and the BOCC authorized the county attorney’s office to draft an ordinance in January.
Pasco County is home to 872 registered sexual offenders, of which 775 are registered as “offenders,” while only 92 are registered or categorized as “sexual predators” and only five are classified as “juvenile offenders.” The ordinance applies to both the unincorporated areas of the county, such as Wesley Chapel, as well as within the county’s municipalities, such as Dade City, Zephyrhills and San Antonio. The Pasco County Sheriff’s Office (PCSO) will be responsible for enforcing the ordinance with citations. “Public safety remains one of the county’s top priorities,” Comm. Moore said. “Any time we can make it safer for our most vulnerable citizens, our children, it’s the right thing to do. If we can keep even just one child safe, it’s worth it.” The only exception to the new 2,500ft. zone is if the offender established and registered his or her address before the ordinance was enacted. “We’re not kicking people out of their homes,” Moore notes. “Those already living within 2,500 feet of (a buffer zone) will be grandfathered in. However, if one of those people moves (within the county), (he or she) will have to adhere to the ordinance.” In addition to the buffer zone, the ordinance also allows for a 300-ft. “safety zone” when children are present at certain places, including schools and school bus stops, playgrounds, YMCAs and YWCAs, Boys & Girls Club facilities, youth camp grounds, parks, youth sports facilities

According to the U.S. DOT, “SIBs are revolving infrastructure investment funds for surface transportation that are established and administered by states.” In addition to loaning money, the SIB also has a credit enhancement program that helps leverage funds to improve the feasibility of the project, the release said. An official “Letter of Interest” from Pasco is required before an interest rate on the SIB loan can be determined. The issue ultimately will go before the Pasco Board of County Commissioners (BOCC), but a date for that decision had not yet been set at our press time. SIB loans have been used for other projects in Tampa, including the construction of the I-4/Crosstown Connector. “As a lifelong resident of east Pasco County, I understand the important economic impact and the need for the expansion of S.R. 56 to four lanes from Wesley Chapel to Zephyrhills,” Rep. Burgess said. “Since being elected as a state representative, I have heard from many of my constituents about this important issue and have worked tirelessly to advocate for this infrastructure project. .” Sen. Legg concurred, “This presents a tremendous opportunity for our community and should be seized. Widening (the extension of) S.R. 56 is vital to realizing our region’s potential. But, this can’t get done unless the state, the county and the private sector come together for the benefit of our east Pasco County residents.” — MW

S.R. 56 is one of the two primary east-west thoroughfares in Wesley Chapel (S.R. 54 is the other). While already three and four lanes in each direction through the Seven Oaks area of Wesley Chapel, S.R. 56 is set to be extended from where it currently ends at Meadow Pointe Blvd. all the way to Zephyrhills (see map). Currently proposed as a two-lane extension from Meadow Pointe Blvd. to U.S. 301 (and intersecting with Morris Bridge Rd.), Dist. 17 State Senator John Legg (R-Lutz) and Dist. 38 State Representative Danny Burgess (R-Zephyrhills) announced a potential solution to ensure that the 6.7-mile extension of S.R. 56 into Zephyrhills will be built as four lanes (two in each direction) between Meadow Pointe Blvd. and U.S. 301. FDOT awarded the more-than-$30million contract for the S.R. 56 extension to Tampa-based Cone & Graham, Inc., in October, but only for a two-lane extension that could begin construction in 2016. FDOT determined that the overall $60-million project to initially construct a four-lane road was too costly and that additional lanes could be added in the future. If built as a two-lane road, the initial two lanes will serve as the eastbound lanes, once the additional lanes are added. After meetings with the Florida Department of Transportation (FDOT)’s legislative team and FDOT secretary Jim Boxold, Sen. Legg and Rep. Burgess have announced that a solution may be available in the form of a low-interest loan to Pasco

Wesley Chapel New Medical Offices On The Rise In Wesley Chapel
Wesley Chapel already is home to multiple major medical facilities, but still more are planned for our area. The first is planned for the Super Target parking lot, just north of County Line Rd. According to preliminary site plans submitted to Pasco County, Urgent Care Developers of Wesley Chapel, LLC, is planning a 5,235-sq.-ft. medical clinic north and west of the corner of Bruce B. Downs (BBD) Blvd. and County Line Rd. and just north of the existing outparcel strip center with Anytime Fitness. A representative from the developer declined to comment because the project is still in its very preliminary stages. Just two miles north of the Urgent Care project on BBD, Florida Hospital Wesley Chapel (FHWC) is planning a $78-million expansion to its 80-bed facility and Florida Medical Clinic (FMC) is constructing a new 85,000-sq.-ft. facility just north of the Shops at Wiregrass. In addition, Dr. Mark Farina, who currently has an orthodontic practice in the Palm Villa Center next to the Shoppes of Amberly on Amberly Dr. in Tampa Palms, is planning a three-story, 16,000-sq.-ft. medical building for the Wiregrass Ranch area, between the new FMC location and FHWC.

According to the Pasco County Sheriff’s Office (PCSO), 22-year-old Jacob Dillon Lavely (who has no permanent address) was arrested on April 15 for stealing several hundred dollars from the Burger King, located at the intersection of S.R. 54 and Bruce B. Jacob Lavely Downs (BBD) Blvd. He also is an employee of that restaurant. PCSO says that surveillance video shows Lavely entering the business after
News Briefs it had closed on April 10, wearing panty hose over his head. Once inside, Lavely reportedly located the safe, opened it and removed an undisclosed amount of cash. PCSO reports that Lavely then walked to a nearby gas station, where he was picked up by a female driver and taken to an unnamed motel in Zephyrhills, that he paid for with cash that he had stolen from the Burger King. After being tracked down and arrested, Lavely admitted to the crime. Lavely was still in custody at our press time in lieu of a $20,000 bond for burglary of a business, grand theft and committing a third-degree felony while wearing a mask.

Apparently under financial stress, Golden drove to Alabama and Georgia to sell the jewelry, but decided to return home. No
further information about Golden’s exact whereabouts or activities was available at our press time. PCSO spokesperson Eddie Daniels says that, since he didn’t actually break the law, Golden doesn’t face any criminal charges. Deputies initially said that they thought Golden could have been heading to Pennsylvania, where he has a 15-yearold son and an ex-wife. PCSO reports that Golden has had no contact with his estranged son, but had been making monthly child support payments to his ex-wife until October of 2014. A court case was scheduled about the lapse in payments for March 13, but Golden didn’t show up. — MW
Kohl’s To Join Cypress Creek
As work continues on both sides of S.R. 56 in the Cypress Creek Town Center (CCTC) Development of Regional Impact (DRI) off S.R. 56, it comes as no surprise that more and more potential tenants are now filing preliminary paperwork with Pasco County. Representatives from the Kohl’s department store chain have submitted papers with the county for a 55,000-sq.ft. retail store on the north side of S.R. 56 at the intersection with Wesley Chapel Blvd. (aka S.R. 54). A meeting was scheduled between Kohl’s representatives and Pasco County planners for April 28. Kohl’s is the first retailer announced for the north side of CCTC, across S.R. 56 from the bustling site of the Tampa Premium Outlets mall, which is expected to open in October.
Missing Uber Driver Back Home Safe
After more than a month of being considered “missing,” Uber driver and Wesley Chapel resident Sean Golden is back safe at home. The Pasco County Sheriff’s Office (PCSO) reports that Golden, 39, returned home to his family on April 13. His wife Corrine called PCSO to let them know that the search could be called off. New River Elementary Event Raises Awareness About Special Needs
As we announced in our last issue, 2015 marks the first time we decided as a company to dedicate ourselves to supporting one cause for an entire year, and we’re proud to say that we recently kicked off our involvement in autism awareness by taking part in two local events, one right here in Wesley Chapel. New River Elementary, which has one of the largest Exceptional Student Education (ESE) populations of any Pasco County public school (with more than 60 students, many of whom have varying forms of autism), hosted its third annual Exceptional Student Extravaganza on April 18, with a great fun run, 17 vendors, silent basket auctions and a wonderful spirit of camaraderie. New River assistant principal Colleen Wilkinson says that about 200 students, parents, teachers and administrators participated in this year’s largest-ever Extravaganza, and a record total of about $8,000 was raised to benefit the ESE programs and the autistic “unit” at the school. Wilkinson notes that “We really are focused on our autistic unit at our school. We have now raised about $20,000 in the three years we have held this Extravaganza.” She adds that New River’s behavioral specialist Jon Leidy organized the event, where many items, including the bounce houses, were donated by local businesses. Walk Now For Autism Speaks Raises $270K $200K Raised At March Of Dimes Event By Gary Nager & Matt Wiley On April 11, an estimated crowd of 8,500 people came out to Tropicana Field in downtown St. Petersburg to support the tenth-annual Walk Now For Autism Speaks Tampa Bay event, which did more than just raise hundreds of thousands of dollars for autism research. The Walk Now event featured a halfmile walk around the stadium, followed by tons of family-friendly entertainment on the field under the dome. Although the total had not been made “official” at our press time, Katy Formella, senior manager of field development for Autism Speaks, an international autism research and advocacy organization, says that about $270,000 was raised at this year’s Walk Now Tampa Bay event. “The tenth annual Walk Now event was an exceptional show of community support,” Formella said. “We received substantial sup-

port from the local corporate community, including new partnerships with Outback Steakhouse and Raymond James (Financial Services). And, the Tampa Bay Rays support and commitment to the cause made this year a home run!” In fact, injured Rays closer Jake McGee assisted with some of the festivities at this year’s Walk. By Matt Wiley Each year, hundreds of thousands of babies are born prematurely and researchers are hard at work to figure out why. It’s with the help of fund-raising organizations like the March of Dimes — which recently held its annual Pasco “March for Babies” at the Shops at Wiregrass mall in Wesley Chapel — that help make that important research possible. More than 1,000 people (photo below) came out to support the March of Dimes on April 25 by taking part in the walk along Paseo Dr. in the Shops, which raised about $200,000. This was the first year that the March was hosted by the mall, as it had been held in New Port Richey in previous years. “This year’s March for Babies at the Shops at Wiregrass was a terrific family event for an amazing cause — helping babies!,” said 2015 March for Babies chair Joseph Munier, of Wells Fargo, one of the event’s sponsors. “I was excited to chair the event this year to help support the March of Dimes and the babies in our community. I also was very excited to see the increased participation and support this year compared to last year,” adding that the March events help provide critical services for babies in need. Shops at Wiregrass marketing director Debbie Detweiler said that the mall was thrilled to be chosen as the host for this year’s March. “It was a great day for families that attended and a wonderful opportunity to partner with March of Dimes and Florida Hospital Wesley Chapel to raise funds to
support programs in our community that help moms have healthy full-term pregnancies,” Detweiler said. Wesley Chapel resident Dylan Cofini, 8, was this year’s March for Babies Ambassador. His mother Jennifer (of event Silver Sponsor Parks Motor Group) explains that Dylan, as well as his younger sister Madison (photo above) actually were both born prematurely. “As a mother of two premature children, the March of Dimes is near and dear to my heart,” Cofini explained. “I experienced first-hand the uncertainty mothers face with having premature babies. It’s a very long and scary journey that you can only take one day at a time. There are so many questions, so many ‘what ifs,’ and all you can do is sit and pray that everything will be ok. I was lucky to have a happy story. Both of my children are healthy and happy today. Unfortunately, not all of the stories end up this way.” Cofini and her family alone helped raise more than $3,000 for the Parks Motor Group team. But, Cofini says she’ll be setting her goal even higher for next year. “The March of Dimes was a huge resource and supporter for me, when I was going through uncertain times, so I feel compelled to continue to help so more babies are given hope and a chance to have a healthy start in life. When most people start the process of building a new home, they think of the builder as the man in a hard hat they talk to a few times during the few months of construction. However, at David Weekley Homes (DWH), which currently is building in the Union Park community of Wesley Chapel (south of S.R. 56, off Meadow Pointe Blvd.), the building part is just the beginning of a decade-long relationship. “We like to talk of it as a relay race,” says Nate Beauregard, president for DWH’s Tampa division. The Houston, TX-based homebuilder also has constructed singlefamily homes in communities in Arizona, Illinois, Tennessee, Utah and several other states since its inception in 1976. According to its website, DWH is known for “blurring the lines” between custom-built and production homes. The builder takes pride in focusing more on its designs rather than high price points. Beauregard says that once a lot has been purchased and a home plan has been picked, the baton passes from sales (or the internet advisor) to a personal builder, who will consult with the homebuyer throughout the construction process before handing the baton to the warranty services department, where the relationship will continue between DWH and the homebuyer for the next ten years. “Building a home is a small part of the life of the relationship,” Beauregard says. “We really believe in an outstanding customer service experience.”

M. Aamer Nawaz, M.D., and Aliya Rathore, M.D., own and operate the practice, which is located in the Seven Oaks Professional Park off S.R. 56, across Ancient Oaks Blvd. from Sam’s Club. Dr. Nawaz considers primary care, “the cornerstone of modern healthcare,” especially since the Affordable Care Act (ACA) has been implemented, and all patients are required to have a primary care doctor. “We know that a more involved primary care doctor means better outcomes at a lower cost,” explains Dr. Nawaz. “We’re not cutting corners to save money, but there is less waste.” Dr. Nawaz graduated from Rawalpindi Medical College in Rawalpindi, Punjab, Pakistan, in 1986, and later received dermatology training at the St. John’s Institute of Dermatology in London. He completed a residency in Internal Medicine at Salem Hospital in Boston in 1996. Dr. Rathore graduated from King Edward Medical College in Lahore, Pakistan, in 1989, and received post-graduate training in obstetrics and gynecology. She completed a residency in Family Practice in 2001 at St. Mary of Nazareth Hospital in Chicago and an internship in Internal Medicine at Salem Hospital in Boston, where the two met. They have been married since 1993,

They opened Point of Care Clinics Primary Care in 2006. “Our practice has grown with the community,” says Dr. Nawaz. “Most people find us through their insurance company, based on our location. Even if we’re the greatest doctors, if we’re not accessible or not on their plan, the interaction with the patient won’t take place.” Because of their specialties, both doctors are able to serve their patients in ways some primary care doctors may not. For example, Dr. Rathore offers “well woman” and routine gynecological exams. “We know that there is a ‘gender attraction,’ and many female patients want to see her,” explains Dr. Nawaz. Thanks to his advanced dermatological training, Dr. Nawaz also treats patients who have dermatological issues, including acne and psoriasis (a chronic skin condition). Dr. Nawaz says he will diagnose and treat both the medical cause and the dermatological symptoms of each condition. As an internal medicine physician, Dr. Nawaz says he also is responsible for the medical management of chronic, complex medical problems, such as diabetes, emphysema, heart disease and kidney disease. Many problems are managed at the Point of Care Clinics office, so patients don’t have to travel around town to see specialists (although the doctors don’t hesitate to send someone to a specialist if specific procedures are needed). “It’s a logistical convenience for our

For example, the office offers electrocardiograms (EKGs), continuous glucose monitoring (to help diabetic patients on insulin), an in-home sleep apnea test and 24-hour blood pressure monitoring using a small machine. “You take it home with you and it checks your blood pressure every 30 minutes, even while you sleep,” Dr. Nawaz says. “If you’re truly hypertensive, your blood pressure is high, even while you sleep.”

Partnering With Specialists To further Dr. Nawaz’s vision of providing a wide range of services for patients, Point of Care Clinics rents space to specialists, including a dermatology group, kidney specialists and a cardiologist. Although they are not affiliated with Point of Care Clinics and there are no financial ties between the practices, Dr. Nawaz says this is another example of being able to offer convenience for his patients. “I recently had a patient with a heart condition who needed to be referred to a cardiologist,” says Dr. Nawaz. “It turned out he could be seen at the same time he was already here by the cardiologist in our
office building, so it was all taken care of at once.” Dr. Nawaz explains that there was no need for telephone calls or notes because he could personally talk with the doctor. “That relationship is greatly enhanced because I have a rapport and a proximity to these specialists,” he says. “This makes for a very harmonious and cohesive practice, which is for the benefit of our patients.”
Laser Hair Removal & Aesthetics
In addition to medical services, Point of Care Clinics offers laser hair removal and aesthetic skin treatments; services that patients don’t have to go elsewhere to find. These services are offered by Lynnda Mattmuller, a certified and licensed electrologist and laser aesthetician /practitioner, who began offering laser hair removal and skin treatments at Point of Care Clinics in 2013. Cell Phone & Computer Repair Can Fix Your Phones & Devices! By Meaghan O’Neal
Since 2003, Gustavo “Gus” Romero and Zoleidy Mejia have owned a tanning and nail salon in Wesley Chapel. The two also opened a second business, Cell Phone & Computer Repair, in 2010, in the Village Market shopping plaza on Bruce B. Downs (BBD) Blvd. at S.R. 54. Gus says that what started out as “an experiment” in electronics is still going strong after almost five years. After several years of just owning Sunshine Tanning & Nails (located on S.R. 54, just west of Curley Rd.), Gus says he wanted to start something else and began to buy and sell smart phones on the side. He realized that there was a large market for the phones, especially for tourists who were in the country for a short time. He says he travelled all around the state of Florida and became well-known for selling phones at a great price. At that time, repairs on cell phones were first becoming popular, especially since new smart phones were more fragile and expensive to repair than their flip phone predecessors. “When we started the business,” says Zoleidy, “we were asked if people really did repairs on their phones because at that time they really didn’t do repairs. They’d just throw it away and get a new one.” The repair business was growing and Gus and Zoleidy were in the perfect place to capitalize on that growth, which they did in 2010, when they opened Cell Phone & Computer. Soon, the business became big enough to move to a trailer, which Gus would park along S.R. 54. He worked out

of the trailer until he started thinking about moving up and into a permanent location. It was then that he found the location in the Village Market shopping plaza and signed the lease papers for it immediately. Today, he has the location in Wesley Chapel and another location on Armenia Ave. Tampa. The business grew to doing full repairs on cell phones, tablets and computers, as well as selling devices and accessories. Gus says he buys and sells phones, whether they are “locked” for service with specific carriers or already “unlocked.”
No Diagnostic Charges!
For repairs at Cell Phone & Computer, Gus says the diagnostics are completely free, so that customers can know what they’re going to be paying before the repair is done. In addition to selling devices, Cell Phone & Computer also sells service from ten prepaid carriers. The carriers that they offer to customers (such as Boost Mobile) rent space on the towers of big companies like AT&T and Verizon to improve their own service. And, because they offer a variety of wireless service providers to choose from, Gus and Zoleidy can find the company that best fits the customer’s needs. Zoleidy explains that the service provider they recommend for a customer often depends upon where that customer lives because, “some carriers are better for some areas than others.” A Wesley Chapel resident named Candice says that she has had great success with changing over to Boost Mobile. Candice says she currently has four lines with them

George Stark Wants To Be Your Attorney For Personal Injury Cases By Celeste McLaughlin
You’re walking down the soda and water aisle at the grocery store and, unbeknownst to you, there’s a large puddle in your path, without a “Wet Floor” sign to warn shoppers. You slip. You fall. You get injured. Now what? Call George Stark. Stark is a personal injury lawyer with nearly four decades of experience who can help you receive justice (and compensation) for a wrongful injury sustained due to someone else’s negligence. Stark specializes in representing people who have suffered injuries sustained in vehicular accidents, as well as cases of medical malpractice, product and premises liability. Stark has two offices, one in downtown Tampa in the Sykes Building (aka the iconic “Beercan”) and one in the Brookside Professional Park off S.R. 54, next to Saddlebrook Resort & Spa in Wesley Chapel. “I have a personal injury practice,” he explains. “What that usually takes into consideration are accidents, such as automobile accidents, slip and trip & fall accidents, medical negligence and similar cases.” Stark, who lives in the Saddlebrook community adjacent to the office park where his office is located, with his wife Maxine, is a graduate of California State University and Southwestern Law School in Los Angeles. He was admitted to the Florida Bar in 1976 and first got started in the Tampa Bay area as an assistant public defender for Hillsborough County that same year. He was assigned to the felony

division and continued to work as a public defender until 1981. Then, during the next six years, he worked in a general civil practice, before beginning his own firm in 1987: George M. Stark, P.A. In addition to the State Bar Association, Stark also is a member of the Hillsborough County and Pasco County Bar Associations, as well as the Florida Justice Association (a group of the state’s trial lawyers) and the American Inns of Court (a legal group that specializes in fostering excellence in attorneys’ professionalism, ethics, civility and legal skills). Stark says that he has spent the last 18 years practicing in Hillsborough County, and has held offices in many of the familiar buildings in downtown Tampa’s skyline. But, eight years ago, Stark and his wife moved to Saddlebrook and decided to open the Wesley Chapel location. He says that today, his clients are split between Hillsborough and Pasco counties. “I’m a solo practitioner because I like it that way and I’ve handled personal injury exclusively since 1987,” Stark explains. “The benefit is that I don’t have to ask anyone any questions about what I do. I enjoy working by myself. At the same time, I also am a member of Tampa Bay Trial Lawyers Association and I have a lot of dialogue with other lawyers.” Stark says that he wanted to be a lawyer ever since he was young. “I’ve always been excited about ‘wearing the white hat’ and trying to help people,” he explains. “We feel really good

Assuming that a case cannot be resolved (out of court), he says that it has to be resolved in a professional way by competent people who know the system, appeal to juries and know how to secure results whether in litigation or outside the courtroom. “I’ve been fortunate enough to have cases in which I’ve had excellent results at trial,” Stark says. “The key is not necessarily to be nasty or adversarial, nor is it that every case has to be tried to a conclusion. Most cases get solved through settlement. Most trial lawyers spend more time in depositions than in court. On average, (personal injury trial lawyers) end up in court 1-3 times per year.” Stark says that the actual legal side of things is not even the most important part of the case. “The average person comes in and they’ve been in an accident, they’re traumatized and they’re not sure who to seek for medical care and attention,” Stark explains. “We encourage people to maintain good relationships with their doctors. The most important thing before getting the case settled is getting good patient care.” Stark says that, if a patient is unsure where to turn for proper care, he can refer them to physicians he has worked with before. “We point people in the right direction, so that they get excellent care for their (injuries) and then, if necessary, get appropriate documentation in order to document those injuries,” he explains. “At the end of the day, what we do is help
organize their files, have contact with the insurance companies and do our very best to resolve their claim. In order to do that, we need to be able to document their injuries. We never try to exaggerate any kind of injury. As an advocate, all we can do is try to make sure that our clients are fairly compensated.” Stark says that another key to success in legal cases is an open line of communication, which he says he goes to great lengths to maintain. “Clients’ number one beef with attorneys is a lack of communication,” Stark says. “While I believe that communication is a two-way street, we make it a point to make sure that the client doesn’t have to labor to maintain communication with us. I always encourage them to schedule phone conferences with me. PROtential Sports — A Proud New Tampa Sports Tradition Since 2003! By Celeste McLaughlin
A vibrant pair of former collegiate and professional athletes has been coaching kids in New Tampa for well over a decade. Tony Bland, a former NFL wide receiver who played four seasons with the Minnesota Vikings, and his wife, Nyree, a former nationally ranked collegiate and professional tennis star, own and run PROtential Sports, which provides sports for kids through summer camps, after-school programs and athletic leagues. But, what is perhaps most impressive about these athletic standouts aren’t their sports skills, but the life skills they are passing on to the kids who participate in their many programs. “We started in 2003 with a football camp, as a way to give back to the community,” says Nyree, “with pro players including (former Tampa Bay Bucs) Brad Johnson and Michael Pittman (who both won a Super Bowl with the team in 2003). After that, parents started asking us what we were going to do next. So, we started our after-school camp and summer camp followed that.” This year will mark the eleventh year of summer camps for PROtential Sports, which are available to kids ages 5-14. PROtential Sports now has 11 locations, including five in New Tampa and Wesley Chapel — at Arbor Greene, Cory Lake Isles (for CLI residents only), Grand Hampton, Heritage Isles, a drop off/pick up location at Club Tampa Palms North and at The Club at Seven Oaks. “We’re really structured,” says Nyree.
“We coach sports. We were athletes growing up and we were coached. We were taught respect and to follow the lead of our coaches, and all kinds of life lessons.” She adds that she and her husband, and their staff of more than 20 coaches, are now passing those life lessons on to the kids whose parents entrust them to their care. “We have a lot of fun and put emphasis on cheering for each other, and we’re always focused on teamwork,” she explains, adding that the lessons that PROtential Sports coaches teach kids about character are “the antidote” to what many see as the problems with kids today. “It seems like there’s a lot of entitlement – like they’re entitled to get a trophy – but, life’s not like that.” Instead, at PROtential Sports, kids are taught to work hard, to listen and be respectful. Parents who are looking to encourage good character and an active lifestyle in their children will surely find their goals aligned with those of PROtential Sports. District manager Julie Garretson supervises the coaching staff and helps run the programs. Julie was a multi-sport athlete growing up in Lakeland and went to school at USF to become a physical education coach. While in school, she worked in retail management. When she decided to leave retail, Julie began working for PROtential Sports as a coach, and has now turned her once part-time job into a career. “Everyone on our staff is involved in athletics,” Julie says. “We’re taking what we learned as young athletes ourselves and passing those lessons on to the kids. And we’re teaching life lessons, not just sports. We re-
ward kids when they’re cheering for each other or doing a good job. Nyree explains that PROtential Sports is hoping to continue to grow throughout the state of Florida with franchises. “We currently have one franchise in Riverview. We are hoping to expand our brand for people who love sports.” She says that anyone who is interested should call Julie to start the franchise process. After some background info is gathered from the applicant, they then have a “Discovery Day,” in which Tony takes the potential franchisee to the camps so they can get a visual of how they are run. The potential buyer and Tony spend a full day together, also discussing the legal and financial aspects. After that, if the prospect wants to, they move forward with the purchase of a franchise. No, these aren’t high school graduates about to walk off the stage and into the real world, but more than 100 students of all ages from Wesley Chapel’s ten Pasco County public schools, being recognized by the Greater Wesley Chapel Chamber of Commerce (WCCC) for their outstanding academic achievements during the Chamber’s 16th annual Student Pride Awards Breakfast at Wesley Chapel High (WCHS, located off Wells Rd.) on April . “For the past 15 years, (WCCC) has held this event to recognize students for their outstanding achievements,” said emcee Stanley Giannet, Ph.D., the current Honorary Mayor of Wesley Chapel and provost of Pasco-Hernando State College (PHSC) Porter Campus at Wiregrass Ranch. School-by-school, Dr. Giannet announced the names of the 103 students being recognized for their academic achievements, each receiving a certificate and shaking hands with Dr. Micah Richardson, chair of the WCCC Board of Directors; Pasco County supervisor of elections Brian Corley (who also led the Pledge of Allegiance); Pasco County School Board member Joanne Hurley; Chamber Board member Wendy Bechtelheimer; former Board chair Jeff Novtony and Dan Paasch, representing U.S. Congressman Gus Bilirakis’ office. Neighborhood News Team Successfully Defends Spelling Bee Title! By Gary Nager
So, I’m not going to lie, I was having a really bad day on April 10 (my son Jake’s birthday) and it showed as I and my teammates attempted to defend the adult Spelling Bee title our Wesley Chapel Neighborhood News Pirates won last year. In fact, in the first two rounds of this year’s fourth annual Wesley Chapel Noon Rotary Club-hosted Spelling Bee (benefitting the club’s selected charities) at Tampa Bay Golf & Country Club in San Antonio, our team captain (yours truly) misspelled six of 21 words (teams are allowed to “bribe” their way back in during the first two rounds, for $10 per bribe), including “Sergeant” and “Boutonniere,” two words I definitely knew but choked when it came time to spell them for the event. I even somehow argued with the judges (photo, top right) — Pasco superintendent of schools Kurt Browning, assistant superintendent Ray Gadd and this year’s Pasco Teacher of the Year Beth Hess of Hudson High — that the correct spelling was “Sargeant.” Yeesh. But, this year’s team — the Medieval Misfits (top left photo), co-sponsored by our publications and Smart Health, Inc. — wouldn’t let me choke away our title. My co-captain, the Black Knight Dane Parilo of Wells Fargo Financial, grabbed me by the shoulders, looked me in the eyes and said, “The third round is all that matters. You’ve got this!” Even so, without the help of Dane, Lady Victoria (Vicki) Hamilton of Smart Health and especially, Medieval Doctor Karina Azank, M.D., of the Florida Hospital Wesley Chapel Physicians Group, who helped make sure we correctly spelled three medical words in that crucial final round (when no more bribes are accepted), it came down to just two teams — our Medieval Misfits and the yellow-shirted squad from Pasco Hernando State College (top center photo) — for the title.
I was therefore surprised when the PHSC team misspelled what I thought was an easy word — “Commissar,” which I did spell correctly, so we somehow still ended up with the local spelling bragging rights for another year. Congrats to my Wesley Chapel Noon Rotary Club, including club PresidentElect and Spelling Bee chair Erin Meyer of Gator Cleaning Solutions (and her awesome committee) for raising $10,500 (beating last year’s $9,305 net fund-raising total) & thanks to my buddy Tony Masella and OurTownFla.com, which provided these great pics! Grandeur Hair Design Promises A Salon Experience You Won’t Forget! By Celeste McLaughlin
During the past five years, owner and master stylist Maher Al-Aghawani has built a loyal clientele of New Tampa and Wesley Chapel residents at Grandeur Hair Design – and many travel from as far away as Orlando, Sarasota and even Boston to see their favorite stylist. Feb. 12 marked five years to the day since Grandeur Hair Design opened in New Tampa, in the shopping center at the corner of County Line Rd. and Bruce B. Downs (BBD) Blvd. in the separate building that faces LA Fitness and Winn-Dixie. Originally from Syria, Maher has worked and trained in his home country, as well as in Paris and Boston, before the allure of warm weather brought him to New Tampa in 2007, where he worked in other local salons until 2010. That’s when he realized his dream was to own his own salon, and he made that dream a reality when he officially opened the doors at Grandeur Hair Design. “I’ve been in this business for more than 30 years,” says Maher, “I just love doing hair.” From the beginning, Grandeur Hair Design has always been about cuttingedge style, and a “wow factor” that comes from the salon’s sophisticated atmosphere, excellent customer service and fantastic hair styling. “I wanted (Grandeur) to be different (from other local salons),” says Maher. “I wanted my clients to experience a higher-

end salon, with a relaxing atmosphere, where we are friendly and everything is always neat and clean.” Maher says that he wanted to open a brand new salon. “When I signed the lease, the building wasn’t built yet,” he says. “It was just trees. This area is growing, and I like that there are people who live here from everywhere, like New York and Boston. And we’re right in the middle of New Tampa and Wesley Chapel.” Grandeur Hair Design offers cuts, coloring, highlights and Brazilian treatments, among other hair services. Maher says the Brazilian treatment, a chemical product that helps to loosen curls and minimize frizz for three or four months, is especially popular among his clients during the summer months. Hair services at Grandeur are priced on a sliding scale, according to which stylist a client sees at the salon. Services with the owner are priced slightly higher than with fellow master stylist and colorist Vickie Sanchez, and slightly lower prices are available with stylists and colorists Anya Bruner and Barbara Fernandez. Vickie has been with Grandeur since it opened. Anya has been with the salon for three years, and Barbara joined the Grandeur lineup six months ago. Maher and his fellow stylists regularly attend training classes, bring trainers into the salon for continuing education and attend hair shows to be sure that their skills and techniques are always up to date.

“My first priority is (the salon’s) reputation,” says Maher. “We care about our customers and their hair.” He explains that he and his staff aren’t thinking about how much they can charge you, but about how you can have better hair in the future. Compared to some salons, he says, “We have more experience, and understand women more completely.” Maher adds that he and his staff always do an initial consultation with each client, to be sure they understand, “how you like your hair, how you feel about it, whether you want to keep it the same or are ready for a change. I’ve been (at Grandeur) ever since.” She says she sees Maher about once a month to have her hair cut and colored. “I love the confidence that he has,” says Helen. “I never have to worry or correct him. The entire staff is so friendly, too. I always feel at home.” Helen says she recommends Maher to everyone. (In fact, she even asked me, “Have you had your hair cut there? You have to try it!”) Maher confirms that Helen has sent ten of her friends his way. “Most of our clients are referred by someone else,” Maher says. “They come in, and then they stick with us.”

I substituted Becky’s unique hash brown casserole, which includes not only a layer of delicious melted cheese but also a unique flavor twist with a hint of sour cream. Yum! And yes, it came out extra crispy, as I ordered it. I’ve also enjoyed Dine or Dash’s bacon, egg and cheese sandwich on grilled Cuban toast and look forward to trying the three-egg omelets, ribeye steak & eggs, blueberry or chocolate chip pancakes and breakfast burritos. For lunch or dinner, I don’t think you can go wrong at Dine or Dash. With great Cuban specialties like ropa vieja, roast pork in mojo sauce, empanadas, dev-

New Florida Hospital Wesley Chapel (FHWC) CEO Denyse BalesChubb (photo, right) gave a presentation at the April 7 Greater Wesley Chapel Chamber of Commerce (WCCC) monthly business breakfast at the PascoHernando State College (PHSC) Porter Campus at Wiregrass Ranch off Mansfield Blvd., detailing FHWC’s upcoming $78-million expansion that will add nearly 112,000 sq. ft. of new construction, as well as nearly 11,000 sq. ft. of renovated space, to the hospital. The expansion will add more patient beds, emergency rooms, labs, pre-operation, recovery and observation rooms. Construction is expected to start in August. Following the breakfast, PHSC celebrated the opening of its on-campus cafe (photo below), which is run by A Dash of Salt & Pepper’s Ghada Jadallah and her husband Lutfi. there have been WCCC ribbon-cutting events for Bricks 4 Kids (841-2120; see the ad on page 22) on Apr. 23 (below, right), as well as at Florida Aesthetics & Medical Weight Loss (FloridaAesthetics.com, 345-4046; or see the ad on page 21), located in the Oak Ramble shopping plaza on BBD south of Tampa Palms, which cut a ribbon with the WCCC on Apr. 28 (photo above right). “This is our second location,” said Florida Aesthetics managing director Abida Saleh, before cutting the ribbon. “We’ve been established in the Brandon area for years. “We’ve had a very warm welcome and this place will only grow.”

Chevron/Circle K Set To Open In Pebble Creek
The closest Chevron gas station (photo above) to Wesley Chapel is expected to open soon on BBD in front of the Pebble Creek Collection, less than two miles south of the PascoHillsborough county line. Renovated Quail Hollow Elementary To Reopen For 2015-16 School Year! By Matt Wiley
For the past two school years, one Wesley Chapel public school has remained empty, but that’s all about to change in a few months, as Quail Hollow Elementary (QHE, located north of S.R. 54 on Quail Hollow Blvd.) is set to reopen for the 201516 school year, along with two other Pasco County schools that also have been remodeled. At the end of the 2012-13 school year, QHE, Shady Hills and Sanders Memorial Elementary in Land O’Lakes were closed for some muchneeded renovations, says Pasco County School District (PCSD) director of construction services John Petrashek. The three schools were the last that remained of the District’s “Kelley schools,” or schools designed in the 1970s by architect Eoghan Kelley At that time, schools were designed with “open” designs, leaving most classrooms without a full complement of actual walls. QHE is the oldest of the ten Pasco County public schools in Wesley Chapel, as it was built in 1974. Petrashek says that the remodeling inside QHE has been extensive and that, although the school received little new exterior construction, the

interior was “pretty much 100-percent gutted and remodeled. There are some (interior) brick walls that we left,” Petrashek jokes, adding that all QHE classrooms now have the option of being open or closed for teachers, depending upon their lesson plans for the day. The classrooms are now controlled, but still-open environments that work perfectly for both “closeddoor” (for testing or quiet time) and open, collaborative teaching. Skylights also have been added, especially around the central media center (see rendering), which now is a brightly-lit space that is perfect for studying and even some class activities. Plus, all of the exteriorwall classrooms now have windows. Petrashek says that adjacent interiorwalls-only classrooms also can benefit from the light from the windows in the exterior-wall classrooms. He also notes that two stages also have been added inside the school for student performances.

But, the biggest addition Petrashek emphasizes is the new technology that has been implemented in every classroom. Previously, there was no skills lab or computer lab. While

there technically still aren’t “labs,” he says that there is now technology in every classroom. “I don’t believe one student or parent will be disappointed when they see it,” he says of the newly revamped QHE. “This is technology that the students, teachers and parents will all love, like at a brand new school.” The renovations, which were estimated to cost between $8.5-$10

million, are being paid for with the current one-cent “Penny for Pasco” sales tax. PCSD decided that the necessary renovations were too expansive to be completed with students in the building.
