Outlet Mall, PHCC & Hospital To Be Pasco’s ‘Economic Engines!’ By Matt Wiley Economic growth in Pasco County is synonymous with the Wesley Chapel area. And, as more economic opportunities come to the area, such as the under-construction Florida Hospital Wesley Chapel (FHWC), the Tampa Prime Outlets at Cypress Creek Town Center and the Porter Campus of Pasco-Hernando Community College, thousands of jobs and tax dollars are making their way into our area, as well. Pasco County administrator John Gallagher is among many local officvials excited about the influx of local jobs. As previously reported in the Wesley Chapel Neighborhood News, Simon Property Group has announced plans to open an outlet mall similar to the Ellenton Prime Outlets, with a Saks Fifth Avenue OFF 5th outlet store as

one of its staples. But, that won’t be the only store bringing jobs to the area. Gallagher says that once the mall opens, which is currently expected to be sometime in 2014, it will bring more than 6,100 jobs to the Wesley Chapel/Lutz/Land O’Lakes area, which will ignite the local economy. “If their estimates are true, it will bring a lot of jobs to (Wesley Chapel),” Gallagher says. “It will offer a lot of opportunities for young people in the area and definitely lower the (county’s) unemployment rate.” Gallagher says that a staff member of his spoke with representatives from Simon recently who said that they would be submitting their plans for the development in the next 60-90 days. And, not only will the outlet mall bring employment to thousands, he says, it also will bring more than $24

million in estimated sales and property taxes to the local economy. The Pasco County School Board, which has been the victim of intense budget cuts for the past five years, also will benefit from the mall, which will generate an estiThe Porter Campus of PHCC is expected to be part of a new mated $1.5 milurban center for Pasco County in the Wesley Chapel area. lion for the Dismall, progress continues on the Porter trict. With the Republican National Convention (RNC) fast approaching, the Republican Party of Pasco County is preparing for this historic political event that will bring lots of national attention to the Tampa Bay area. A number of upcoming events are helping Republicans from all across Pasco, including Wesley Chapel, get excited for the RNC, which will be held at the end of August in downtown Tampa. To further bolster excitement for

the RNC, the Republican Party of Pasco County is hosting Florida Governor Rick Scott as its keynote speaker at the group’s annual “Reagan Day Dinner” at Spartan Manor in New Port Richey on Friday, June 29. “A lot of other elected officials will be showing up to attend that, too,” says Mike Moore, president of the Wesley Chapel Republican Club. “Any time you get access to the governor, it’s a great thing. Besides doing the speech, I’m sure he’ll be pretty accessible to people if they want to meet him, shake his hand or ask him a question.” In past years, the Reagan Day Dinner has hosted other elected officials as featured speakers, such as U.S. Senator Marco Rubio and former Governor Jeb Bush. Moore says that the club’s recent and upcoming events are getting people “energized to volunteer.” The club’s last event, which featured candidates for Pasco County Sheriff, including current Pasco Sheriff

Editorial - When We Can’t Be Everywhere, We Still Want To Help One of the best things about being your local, direct-mail community news magazine for more than 18 years is also, sometimes at least, one of the worst parts. I love it when people tell me about their upcoming events, especially when they’re local residents and/or business owners putting an event in either New Tampa or Wesley Chapel. Unfortunately, many times, because we publish both our New Tampa and Wesley Chapel editions only once a month most months, with Wesley Chapel coming out two weeks after New Tampa, followed by another New Tampa edition two weeks later (and so on), we sometimes get caught with in-between dates for some events that make it impossible for us to either preview the event in a specific New Tampa or Wesley Chapel issue that comes out in time beforehand or to follow up the event within a reasonable timeframe after it takes place — or sometimes both. That doesn’t mean we can’t cover that event, it just means that we may only be able to put the info about your event on our website (WCNeighborhoodNews.com) or that we may need you to provide information and pictures as promptly after the event as possible to get it in our next edition. And, we’re always happy to do so, as long as we have print space available and receive your info on a timely basis. FDOT Hosts ‘Open House’ To Give Public Update On Projects By Matt Wiley Gusts of wind blow through the breezeway of the recently opened northbound I-75 rest area between S.R 56 and S.R. 54, as representatives of the Florida Department of Transportation (FDOT) showed off the final plans for the I-75 and I-275 widening projects, which have been under way for a more than a year now. During the FDOT Open House on May 22, the public was given a peek at the projects that can currently be seen as construction along the sides of both busy interstates. Although there was not a formal presentation, several projects were on display in the form of presentation boards that gave aerial views of what the future of the interstates will look like. “We usually have (these open houses) after construction begins,” said FDOT spokesperson John McShaffrey. “Once construction starts, the projects become more ‘real’ to folks.” The biggest project on display was the widening of the 11.4-mile stretch of I-75 from south of Fowler Ave. to S.R. 56 from four lanes on

each side to six lanes in both directions. In addition, to make it easier for drivers to merge onto the interstates, the sections near the interchanges of Fowler, Fletcher and BBD will be widened to eight lanes. The $95-million project began in October of 2011 and should be finished by the spring of 2016. McShaffrey said that this project is going to be completed before it was initially slated to begin, as it was not in the five-year plan. According to FDOT, in addition to widening the interstate, the project also includes improvements to lighting and drainage, resurfacing of existing lanes, construction of retention ponds and the installation of Intelligent Transportation System components including cameras, vehicle detectors and message signs to give important information to drivers. Another project that was on display was the widening of I-75 from south of S.R. 56 to north of C.R. 54, in which the 4.3-mile stretch of interstate is being widened from its current four lanes total to four lanes in each direction (eight total). The $22.5-million project began in March of 2011 and should be completed by the end

This was one of the presentation boards showing the plans for the widening of I-75 presented by the Florida Dept. of Transportation at a recent public Open House. of the year, concurrent with the completion of the work on both the C.R. 54 and S.R. 56 interchanges. Information also was provided on currently unfunded projects which will, in the future, widen I-75 to at least three lanes in both directions all the way north, through both Pasco and Hernando Counties, to the Florida Turnpike. Since they are unfunded, these projects will be added to the FDOT's “five-year work plan” only as funding becomes available. McShaf-

frey said that the funding for these interstate projects has come from “gas taxes.” As far as I-275 is concerned, the 5.7-mile stretch between Bearss Ave. and the apex with I-75 interchange is being widened to three lanes in each direction. The $20.6-million project began in January 2011 and is on schedule for a fall 2012 completion. For more information about these projects, please visit DOT.State.FL.US.

Bruce B. Downs Construction Still Creeping Along, But On Track By Matt Wiley Construction continues, as traffic patterns change and strange metal structures rise from the dust along multiple sections of Bruce B. Downs (BBD) Blvd. in New Tampa. Wesley Chapel commuters may have noticed a new traffic pattern along BBD just south of I-75 at Commerce Palms Blvd., as vehicles are now traveling northbound along newly reconstructed lanes, so construction can begin on the southbound stretch. “We switched the northbound traffic to the new lanes so that we can remove the temporary lanes in the median,” says Scott Passmore, an engineer with KCI Technologies, the engineering firm heading the BBD widening project. “That traffic configuration will remain in effect until the project is complete.” Passmore says that in that section of the construction project, storm drainage also needs to be installed before reconstruction of the southbound BBD lanes can begin. But, he says, that phase of the project is still on track to be completed by late this year. Continuing north on BBD past I75, drivers may have noticed a large,

metal, T-shaped structure rising from the median in front of Cold Stone Creamery. It’s not some obscure piece of modern art, but actually something much more practical. “It’s a support for a Dynamic Message Sign (DMS),” says Passmore. “There will be one installed north and south of I-75 on BBD by the time construction is complete.” Just as in some sections of I-75 and I-275, DMS's are electronic signs programmed with important information drivers should know about the

driving conditions on the interstate and are part of the state's Sunguide Traffic Management System, which, according to its website, helps to

provide motorists with reliable traveler information. Whether it is a message from the Florida Department of Transportation (FDOT) alerting drivers of a large accident and urging them to seek an alternate route, or a message from law enforcement warning drivers of an Amber alert, Passmore says that these signs are installed to keep drivers aware of what is happening on the interstate. The benefit of these signs, he says, is that drivers can see messages about driving conditions before they get onto the interstate. However, if the need arises, he says, messages about driving conditions on BBD could be delivered. “There will be some cross-functionality between the city and FDOT, but the primary focus is on the interstate,” Passmore says.

Wesley Chapel Man Killed In New Tampa Car Crash

Clearwater Murder-Suicide Leaves Children Parentless

A Wesley Chapel man is dead after losing control of his vehicle and rolling off the road during the early hours of June 5. According to the Tampa Police Department (TPD), just after midnight, 19-year-old William Gallagher, of the Country Walk community of Wesley Chapel, was driving with two passengers — 16-year-old Charles Trimbl of Tampa and 21-year-old Camron Davis, also of Wesley Chapel — when he lost control of his 1998 Honda coupe on Wild Tamarind Dr. in the K-Bar Ranch area of New Tampa near the Pasco County line. Police say that when the car rolled, Gallagher was partially ejected from the vehicle and pinned underneath it. He was pronounced dead at the scene when help arrived. Trimbl was taken to Florida Hospital Tampa with non-life-threatening injuries. Davis, the eldest in the vehicle, fled the scene. The accident is still under investigation, but, according to TPD, speed is thought to have been a factor in it.

Two Wesley Chapel children will grow up without their parents following a domestic dispute that turned fatal in Clearwater on June 5. According to the Clearwater Police Department (CPD), around 3:45 a.m. on June 5, Eugene Agbebaku, 33, of Wesley Chapel broke into the Clearwater condo at 1279 Abbey Crescent Lane where his estranged wife Ingrid, 32, was staying. Once inside, Agbebaku shot Ingrid to death using a Russian-made assault rifle before walking across the street and shooting himself in front of her parent’s condo in the same complex. CPD says that the couple was in the process of getting a divorce and was supposed to appear in court that Tuesday. Ingrid had been staying at her grandmother’s condo with the couple’s two children, ages five and 22 months. Ingrid had recently been denied a restraining order against her estranged husband. CPD has ruled the case a murdersuicide and is not actively searching for any additional suspects.

S.R. 56 Businesses ‘Hammered’ By Barber Nirfa Diaz doesn’t usually get called to come into her Nirfa’s Beauty Salon at 1 a.m. June 16, however, was not a normal morning. After receiving a call that her salon, located on S.R. 56, had been entered, she drove to the shop to find several Pasco County Sheriff’s Office (PCSO) deputies already at the scene. According to the PCSO report, Tampa resident and barber William Stevenson Bateman, 59, of 4720 El Dorado Dr., broke into Nirfa’s Salon around 12:30 a.m. on June 16, using a hammer to break the glass front door. Once inside, he stole a cash box containing an William Stevenson undisclosed Bateman amount of money. He also had already broken into Planet Beach, the business located directly next to Nirfa’s, stole a computer valued at $1,500 and fled the scene in his blue Dodge minivan. PCSO deputies pursued the vehicle and arrested Bateman, who was charged with two counts each of unarmed burglary of an

occupied conveyance, grand theft and possession of burglary tools after deputies confirmed the crimes that had been caught on Nirfa’s security camera. Roger Wolf, the owner of the adjacent Wolf’s Den restaurant in the same plaza, said the PCSO deputies, including a helicopter unit and several PCSO cruisers, were still at the scene looking for Bateman when the restaurateur arrived to do his breakfast prep work sometime after 3 a.m. “How unlucky was he (Bateman) that a deputy was circling around the plaza at that moment with his window rolled down and heard the glass breaking?,” said Wolf. — MW

“Elections” Continued from page 1 “Victory Office” for Mitt Romney’s presidential campaign on June 16 in New Port Richey off U.S Hwy. 19. Moore says that there are plans in the works for a potential office in Wesley Chapel, although a location has not yet been chosen. “We want to get people involved throughout the County,” Moore says. “It’s tough for people to drive all the way to New Port Richey or Dade City. We want to make (an office) accessible for everybody.” Moore says that the office will serve as a hub for making phone calls on behalf of the Romney campaign, as well as a meeting place for when the group begins doing “walks” later this year, in which they go door-to-door to try to persuade people to vote Republican in the upcoming election. “We need people big time for phone-banking during the convention,” he says. Other volunteer opportunities are available as well, including greeting delegates at the airport or being “runners,” people who help get the delegates to and from the RNC. “We’re going to see a lot of impact in Wesley Chapel,” Moore says. “We’re going to

utilize our economic opportunities.” More specifically, he means that many volunteers will work as “hosts,” taking delegates to local attractions, such as the Shops at Wiregrass Mall and local restaurants during their time in the area during the Convention. The Wesley Chapel Republican Club’s next meeting will be held Thursday, July 12, 7 p.m. at Hyundai of Wesley Chapel, located at 27000 Wesley Chapel Blvd. For more information, please visit PascoGOP.org or contact Mike Moore at WCRepublican@att.net. “Jobs” Continued from page 1 will be key to jobs because of its proximity to the other economic opportunities in the Wiregrass Ranch/Wesley Chapel area. Not only will the campus provide employment opportunities for faculty and staff once it’s completed, it will also open doors to potential careers for those who attend the school. “The students can find work at the mall,” Mulieri explains. “At the same time, employees at the mall can go to school at PHCC to upgrade their work skills. One program that will be offered (at the school) is nursing. The graduates of that program can then work at the hospital. It’s a circle.” The soon-to-be-completed 200,000 sq.-ft., 80-bed FHWC, located just north of the Shops at Wiregrass Mall on BBD, has been posting batches of jobs on its website for the past couple of weeks. Executive director of the FHWC Foundation Connie Bladon says that the new medical center will provide more than 400 jobs to the local economy. “We’re posting jobs in batches because there are so many that need to be filled,” she says. “We’re really just starting to hire.” Bladon says that most of the jobs that the hospital will bring to the com-

munity will be filled locally, so that people can work where they live and not have to endure a long commute. A small number of jobs may be transfers from other Florida Hospital facilities in the area, but Bladon says most positions, including doctors, nurses, clinical and accounting positions will be filled by residents of the local community. FHWC’s adjacent 100,000-sq.-ft. medical office building/wellness center also will have jobs that need to be filled. Financial services giant Raymond James was offered a $10-million incentive package by the Pasco County Board of County Commissioners to open a campus in Wesley Chapel (reportedly on S.R. 56, east of the mall) in October 2011 that could potentially bring 750 jobs to our area by 2024, 100 of which could be offered locally as soon as 2014. T. Rowe Price, another large financial investment firm, also has taken has notice of the Wesley Chapel area and shown interest in opening offices in what could become the new urban center of Pasco County. Cabinet & Stone International Can Give Your Home A Whole New Feel! By Matt Wiley Hui You has six kitchens, none of which are capable of cooking a meal. That’s because these kitchens make up the impressive showroom at Cabinet & Stone International’s N. 56th St. location in Temple Terrace, only 20-30 minutes from most of Wesley Chapel. The 2,000 sq.-ft. showroom is not only home to several sample kitchen designs, it also features samples of the many different kinds and colors of cabinets and countertops that Hui’s familyowned company has been installing in homes around the New Tampa and Wesley Chapel areas since 2004. “We specialize in all-wood cabinets and granite countertops,” says Hui. “We provide everything from measuring and designing, to installing the cabinets and countertops.” With the housing market finally beginning to bounce back, Hui says Cabinet & Stone is the perfect place to begin a kitchen or bathroom renovation project. “That is often what draws buyers to a house,” Hui explains. “If you do want to sell your house in this market, you need a new kitchen. People don’t want a ‘90s’- style kitchen or a kitchen that looks 15 or 20 years old.” She says that she sees many companies in the same line of business that

Hui attributes much of her customers’ satisfaction to Cabinet & Stone’s quick turnaround times. She says that at most other places, the cus-

At Cabinet & Stone, everything that is featured in the showroom is kept in stock in the company’s 30,000-sq.-ft. warehouse. “Here,” she says, ”you can buy, and take home, your cabinets the same day.” Most of her business, she says, comes from “word of mouth” from Cabinet & Stone’s many happy cus-

Lucas’ bathroom used to have marble countertops that, she says, were extremely hard to take care of. She also was not happy with a mirror that took up much of the wall. “After living here for 16 years, we decided that we needed to do something about (the counters),” she explains. Lucas shopped

‘Like A Good Neighbor,’ Jimmy Fisher State Farm Is (Still) There! By Sheryl Young Since 1988, Jimmy Fisher has been providing State Farm Auto Insurance to customers in New Tampa, Wesley Chapel and the community in which he was born and raised, Temple Terrace. His long-time office — situated on E. Fowler Ave. in a popular stretch of office and retail plazas a few miles east of Bruce B. Downs (BBD) Blvd. and less than a mile west of I-75 — is most recognizable by the white 1956 Ford Sedan delivery truck with the familiar red State Farm logo. The vintage truck sits out front almost all the time, signifying good old-fashioned neighborhood service. Since he isn’t limited by State Farm geographically, Fisher helps clients not only in his three primary communities, but also in other parts of Tampa, as well as Seffner, Plant City, Brandon, Riverview and all surrounding areas. Fisher’s two-story office building, with its black awnings, is home to a total of twelve experienced, licensed State Farm staff members, both fulltime and part-time. Together, Fisher and his staff have over 150 years of State Farm experience.

18

“I feel this crew helps me make a great difference in providing service to current and prospective clients,” he says. “We study the client’s particular risk for an understanding of what they need and then, we try to save them some money.” State Farm has been the largest auto insurance company in the country every year since 1942, which allows the company to offer the best-possible service at always-competitive prices to meet each customer’s needs. When you become a Jimmy Fisher State Farm customer, you will have access to a 24/7 phone answering line — and always hear a human voice. “Our customers practically have me ‘on retainer’ to talk to,” Fisher says. “I can visit people at their homes, and my office also is even open on Saturdays by appointment.” Fisher feels insurance issues are becoming so complex that people want someone who can help them answer their questions at any time, and address features in a policy that a customer may not even know exists or that may need clarification. Although Fisher and his associates specialize in automobile insurance, the office does offer life, homeowners and

They also can provide opinions and reviews of other insurance products. “We can help our customers pick the right companies and programs for their other insurance needs.” The State Farm company brochure at Fisher’s office features many types of auto insurance discounts, and Fisher himself says he enjoys talking about these special rates. “We have a Good Driving Discount, Accident Free Discount, Multi-

ple Automobile Discount, and a unique Steer Clear® feature for young drivers who may get a discount on their auto insurance after taking a special online State Farm program.” In addition, the company offers discounts for safety features in a car, a Defensive Driving Discount for people age 55 and older, and a program that provides State Farm’s own Emergency Road Service. Speaking of the State Farm brochures, they also are printed in Spanish, and Fisher has three Spanish-

Tebow? Who’s That? But, if the name Jimmy Fisher sounds familiar to you for reasons other than insurance, it might be because of Fisher’s football career — he was a starting quarterback for the University of Florida Gators (197276), and he was a team captain in that last year. Fisher set a record for singleseason rushing touchdowns by a UF QB (8, he also threw 10 TD passes that year) that stayed on the books until a relative unknown named Tim Tebow barely broke it (with 23 rushing TDs) more than 30 years later — in 2007. Besides being a big year for him in football, 1976 was a banner time for Fisher in another way — that was

From Windows To Floors, Keeps Carpet One Has Got You Covered! By Sheryl Young If your home needs new flooring, window treatments or other design elements, Keeps Carpet One Floor & Home is the place to go. You’ll have a field day with the choices at this standalone store on S.R. 54 between I-75 and Morris Bridge Rd., on the borderline of Wesley Chapel leading into Zephyrhills. Keeps Carpet One is owned by Leslie Egan, who came to work at the store in 2008 and bought it in 2009. She likes to give her customers the best products and prices. One conversation with this lady and you will know she eats, breathes, sleeps and cares about all kinds of home flooring and is determined to please her customers. The store offers carpet, hardwood, laminate and vinyl flooring, as well as ceramic tile. Leslie also creates tailormade area rugs to customers’ requests, with custom binding and unique, rounded corners that don’t turn up with long-term use. Leslie believes her customer service at Keeps separates her store from other flooring companies in the area, because she can offer the Carpet One companywide “Beautiful Guarantee™.” “With the Beautiful Guarantee, we

have warranty levels,” Leslie explains. “For example, our various carpets, such as the Lees® Carpet brand, come in levels of excellence, like Gold Level and Titanium Level. Warrantees can run from 60 to 120 days, and then there are various levels of guarantees for wear and tear; anywhere from 5 to 25 years." Satisfaction with the installation of your carpet or flooring is guaranteed for a lifetime. All of the store’s flooring is installed by employees of Keeps. The installers work for Leslie — she never uses subcontractors. “We have another unique perk for our clients,” Leslie says, “We’ll replace certain grades of carpeting for free within an agreed amount of time if a customer doesn't like it.” Keeps also has an in-house interior designer, Deborah Spanger. Deborah’s name may be familiar to people in Wesley Chapel because she is the former owner of Interiors by Spanger Design, which was located in the Freedom Plaza, a few miles west of Keeps location on S.R. 54. Deborah and Leslie have known each other for years, and have often referred customers back and forth to each other. “When my lease was coming up in my other location, Leslie and I joined

Karen says, “Leslie was very knowledgeable about all of her products and didn’t do any-high pressure selling. We found her installers to be professional and helpful, and we also used the painter she recommended. I sing their praises.”

American-Made Products At Keeps Carpet One “All of our carpets are lined with an exclusive tear-resistant backing made especially for Carpet One stores,” Leslie says. “I personally recommend Lees carpeting as top-of-the-line. It’s very hard to stain, and if it ever does stain, we can usually get it out.” Leslie also carries DuraCeramic tile by Congoleum, a special limestone composite tile that is more gentle on the feet but can still replicate the look of natural stone. “This can be grouted or aligned ungrouted, and can even be combined into designs with wood strips,” Leslie adds. “It also can be floated over any type of flooring without being glued down, and with nothing being ripped up.” The store also offers state-of-theart laminate flooring — which today is amazingly durable and looking more

like real wood than ever before. Guests in your home will be hard-pressed to notice a difference. Laminate flooring is especially suitable for people with pets or children with allergies, and still costs considerably less than real wood. And, Leslie says, “This, too, can be floated over other floors.” Leslie explains that “floated” flooring is advantageous in Florida’s humid climate, where changes in temperature can cause materials to swell or contract, thereby changing the fit. In addition, Keeps has high-grade vinyl flooring choices that are made to look exactly like hardwood floors or ceramic tile, for about a third of the cost of wood. These do need to be glued, and Leslie advises removal of the old floor first. And, of course, her installers can do all of that. She notes that vinyl is more water resistant than other flooring and very easy to clean. “And, by the way,” Leslie adds proudly, “95 percent of our products are American-made, like the Armstrong® brand. Armstrong flooring has brought all of their manufacturing back to the USA, and is now based in Lancaster, Pennsylvania.” If customers so desire, Keeps can treat new flooring for microbes, pathogens and other allergy-inflicting airborne substances before they lay the floors down. Keeps Carpet One is located at

34120 S.R. 54 W., between the eastern end of Wesley Chapel and Zephyrhills. For free estimates for your flooring needs, call Leslie at 782-6712. For window treatments and design consultations, call the store or Deborah at 263-4235. You’ll receive 10-percent-off your next purchase if you mention this story. Get Your Tile Floor’s Grout ‘Sealed & Delivered’ By Sir Grout! by Sheryl Young Greg Lynch started his Sir Grout® franchise in Lutz two years ago. His company’s specialty is cleaning and sealing the grout in tile floors and backsplashes. Lynch was in the insurance business for 18 years, after graduating with a Bachelor’s degree in Business Administration and Marketing from New Hampshire College in Manchester (now called Southern New Hampshire University). So how did he end up taking this step? “The company I had been working for transferred me here to Florida,” he says. “When the economy started failing, their business became unstable, so I started exploring for other things to do.” While looking into having the floors in his own home done, Lynch came upon the Sir Grout® franchise. Other grouting companies were beginning to offer multiple related services to stay afloat as the economy foundered, but he wanted someone who was remaining a grouting expert. Although Sir Grout (originally called Grout MD) outlets can do caulking, sandless wood refinishing

22

and stone cleaning and refinishing, Lynch has made a specialty out of sticking with kitchen and bath tile floor grout cleaning and sealing. “Grout cleaning and sealing is my bread and butter,” Lynch says. “I steam clean showers and reseal granite countertops, but I want to specialize in this one thing, and do it the best.” He works with two full-time employees and one part-time. They do jobs in Lutz, New Tampa, Wesley Chapel and neighboring communities all around the Tampa Bay area. Lynch believes that what makes Sir Grout® different is that the franchisees use a color sealant specifically made for the company, and they apply it by hand. Another advantage to Sir Grout’s sealant is that it prevents grout from staining as it gets older. This is the most common complaint about grout, especially in high-traffic areas that don’t get cleaned often enough and become permanently stained. “Builder-grade grout doesn’t have a long-lasting sealant,” Lynch explains. “Although there are some made of a Teflon substance, most grouts are silicone-based spray sealants. Since grout is porous, it seeps

Local Sir Grout® franchise owners Lisa and Greg Lynch and their children. inside and is absorbed by the grout, instead of settling on top and protecting the grout.” Lynch also gives an example of how he goes about cleaning and sealing the grout on tile floors: “We use a cleaner with a special brush that scrubs the surface dirt out and shoots hot steam between the tiles. We then scrub the floors, which both agitates the cleaner and extracts the dirt.” Lynch and his team will then apply the sealant, and they’ll even get

down on the floor with a toothbrush to make sure it is thoroughly applied into the grout before being sealed. Then, they will buff the floor twice to remove any remnants of the sealant from the tile. Lynch says that the average job takes five to six hours, but it will make the tile and grout look pretty much brand new. “And once the sealant is down, it dries in only 12 to 15 minutes,” Lynch adds. “The customer can walk on their floor after only 15 minutes, while other products can take as long

as two hours to dry fully.” There’s a video on the Sir Grout® website that shows the five steps done to make this happen. Some sealant is clear only, but the Sir Grout® sealant comes in many colors. A customer can pick a color to match or coordinate with the color of their tile. The sealant dries on top of the grout, forming a protective shield over the grout without soaking in or leaving exposed areas. Lynch’s Sir Grout franchise is listed on AngiesList.com as a “guaranteed reliable company.” He feels, although some people may think his prices are comparatively a little high, that they will love the service and results they get — and will not need to repeat it as often. Ron Gibbs found Sir Grout on Angie’s List. “The tile in our entry way had two different shades of grout color,” he says. “Some of the tile is fairly new, but there was also some eight-year-old tile. I knew that just cleaning it wouldn’t solve that issue.” Gibbs says that his call was returned promptly and that Lynch came to his house and explained that he could clean the grout and then use the color seal method to make it all look brand new. “The real test was when my wife came home,” Gibbs says. “She was

very pleased and agreed that even the old tile looked like new again.” He says that the work done was thorough and looked exactly as it was described — and that the price was reasonable. “I will talk to customers about our prices and why our competition may come in with a lower bid,” Lynch says. “People may think they can get a better price from a company that will give them a cost for a twicea-year job, but I stand by what Sir Grout® charges to get it right the first time. You get what you pay for.” Catch Greg this summer, and you can receive $50 off his services.

Eco-Friendly & Better For People With Allergies Due to more families wanting to be ecologically friendly to the environment, and being aware of what can cause many allergies today, more people are pulling up carpet and are turning to tile floors. “To help in this, all of our products are acid-free and allergy-resistant,” Lynch explains. He adds that the cleaner Sir Grout® uses is “Ph-neutral.” Ph balance is the proper balance of “potential of hydrogen” in human bodies. In order to be healthy, a body must have the right measure of acid and alkaline ions in the blood. Lynch assures that Sir Grout’s cleaners are Ph neutral –

meaning they won’t throw our Ph balance off. Greg and his wife, Lisa, have been married for 16 years. Air Rescue Will Help You Keep Cool In The Summer Heat! By Camille Gillies If you lived in Tampa in the 1940s and were lucky enough to have a heating and/or cooling system in your home, it’s possible that you put in a service call to Air Rescue, an air conditioning and heating company that continues to serve the Bay area today. Founded in 1946, Air Rescue claims to hold the title of oldest and largest residential air conditioning business in the Tampa Bay area. Over the years, the business has grown by leaps and bounds. Drive into Air Rescue’s headquarters off Massaro Blvd. and U.S. Hwy. 301 near Brandon and you can’t help but be impressed by the sheer number of service trucks parked at the building. This is obviously no mom-and-pop operation. According to marketing director Scott Scarboro, Air Rescue boasts a fleet of more than 70 vehicles. And, those numerous trucks travel many miles, as more than 75 technicians visit the homes of loyal customers from Spring Hill to Sarasota. “We service homes within about a 40-mile radius,” Scott says, adding that the New Tampa/Wesley Chapel area gets a lot of attention due to the age of the homes. He said homes that are 1015 years old, a common age for a home

24

in New Tampa and Wesley Chapel, tend to experience the most A/C breakdowns. Air Rescue offers trained professionals who can fix existing air conditioning or heating systems, provide general maintenance and/or install brand-new units. “We are specialists in residential air conditioners,” explains general manager Steve Cox, adding (and using a medical analogy), “If you’ve got a foot problem, you can choose to go to a general practitioner for treatment or to a podiatrist — a specialist — to have it diagnosed and treated. Similarly, if you have an A/C problem, you can choose a company that works on industrial as well as residential air conditioners, or you can choose a company like ours that specializes only in selling and servicing residential equipment.” As much as homeowners dread hearing it, A/C systems don’t last forever and, eventually, they all need to be replaced. When an Air Rescue visit involves replacing a total system, the technicians consider many factors to determine which system will work best for the customer. “There is a science to system replacement,” Scott says. “We analyze the volume, air flow, vent placement and duct work, all of which come into

Air Rescue’s fleet of more than 70 service vehicles and 75 technicians are even more impressive when they get your air conditioning system running cold again. play when evaluating the right system for the homeowner. We tailor the system to fit the home and each homeowner’s needs.” According to Scott, if your home’s A/C is more than eight years old, you could be saving 10-15 percent on the A/C portion of your electric bill simply by installing a more energy-efficient system. He adds that air conditioning is typically responsible for 60 percent of your power bill and that Air Rescue

offers an energy savings guarantee on the installation of its “optimum” and “premium” systems. “No other company offers an energy-savings guarantee,” Scott claims. When it comes to air conditioners, preventive maintenance is always a good idea, and Scott says the residents in our area know it. “One of our most popular promotions in New Tampa and Wesley Chapel is the $79 Total System Rejuvenation,”

Scott says. “It is the most thorough tune-up in the business. We totally take apart the system and clean it, bringing it back to factory-fresh condition. We are so confident in it that we offer a sixmonth no-breakdown guarantee.” Much of that confidence stems from the professional training and expertise of Air Rescue’s technicians. “Our technicians undergo extensive training and are certified North American Technicians of Excellence (NATE),” Scott says. “And, since we are sending them into people’s homes, we also are careful to consider their honesty and integrity.” If the managers appreciate the technicians, the feeling appears to be mutual: Air Rescue last year made the St. Petersburg Times’ list of “Tampa Bay’s Top 70 Workplaces.” Scarboro says employee recognition programs and incentives are key elements responsible for the company’s popularity with its employees. Those happy technicians will not only visit your home for repairs and installations, they also will stop by to offer a second opinion. Air Rescue will provide a complimentary analysis and you will have the peace of mind of either getting confirmation about the nature of the problem or gaining new insight into the issue at hand. Sometimes, Air Rescue can diagnose a problem when others fail. One

of the company’s testimonials on its website quotes a customer named Joyce, who had a hot-room problem, stating: “I’ve had three previous companies out here with numerous suggestions... nothing worked. I could not believe it! You solved the problem.” Additional services Air Rescue offers include the replacement of ductwork using a professionally engineered “green” duct system that is free of chemicals. Duct systems have improved over the years and newer systems are more energy efficient and contain antimicrobial materials that reduce the number of allergens in the air. The smooth texture of the newer ducts eliminates the nooks and crannies where dust and allergens traditionally have gotten trapped and built up, which can exacerbate allergies and asthma. The indoor air quality specialists at Air Rescue will give you a complimentary system evaluation, which may also identify air flow inefficiencies that are preventing your home from getting all the cool air your A/C is producing. If your air conditioning system has a meltdown this summer, don’t sweat it. Air Rescue can provide sameday service. The company’s technicians are on-call 24 hours a day, seven days a week, and they service all major residential brands. To schedule an appointment, call 315-3661 or visit AirRescue.com.

If you (or your child) love animals, you owe it to yourself to visit Dade City’s Wild Things (DCWT), the 22acre zoo located just 20-30 minutes or so from most of Wesley Chapel near the Pasco Hernando Community College campus in the heart of Dade City. As a proud member and supporter of the Greater Wesley Chapel Chamber of Commerce, I was thrilled to be one of fewer than 200 people who got to attend the Chamber’s “Member Appreciation Night” at DCWT. We also were treated to free raffle prizes, a sumptuous buffet meal provided by my friend Ghada Jadallah of A Dash of Salt & Pepper on Cross Creek Blvd. in New Tampa and a modified walking tour of the monkeys, bison, ostriches, bears and the animals that so captivated me as a youngster — plenty of big cats. DCWT has more than 200 species of animals, but I especially loved the zoo’s full-grown lions, tigers (including white tigers) and Florida panthers, as well as the 10-month-old lion “cub” named “Leonardo, King of Beasts,” and four amazingly cute two-monthold tiger cubs. The cubs get so close to you during DCWT’s awesome animal show — which we also got to enjoy — that you’re practically holding the cute critters in your lap. Thanks for an amazing evening! Dade City’s Wild Things offers guided tours and hands-on opportunities Tuesday-Saturday, 9 a.m.-5 p.m. (and some Sundays). For more info, call (352) 567-WILD or visit DadeCitysWildThings.com. — GN

From Florida panthers (above left) to baby tiger cubs (above right) you can get up-close-and-personal with, to a 350-lb. ostrich named Oz (right) you don’t want to get too close to, Dade City’s Wild Things is an amazing local zoo you should visit soon. (Below) Wesley Chapel Chamber executive director Mary Adele Cluck reads another raffle prize winner during the Member Appreciation event.

The Latest & Greatest News About Dining, Shopping, Retail & More In New Tampa & Wesley Chapel! New Restaurant Comings & Goings - Three of the eateries we told you about last issue — Baja Fresh (388-6898), the adjacent iCream Café (both located next to The Hungry Greek on BBD) and PDQ Fresh Tenders, Salads & Sandwiches on S.R. 56 (directly in front of Sam’s Club) have all opened and are already attracting interested customers. I have to admit that PDQ’s crispy chicken tenders and hand-cut fries, zesty dipping sauces and amazing shakes are new guilty pleasures of mine, while Baja Fresh’s wahoo (not a misprint) tacos are a little less guilt-inducing. And, iCream’s space-age approach to providing the coldest ice cream, frozen yogurt and shakes, plus hot pudding desserts, all with all sorts of mixins and toppings, has to be tasted to really be believed. Hopefully, the third time will be the charm for the location that previously was home to Santo’s Pizza & Pasta and more recently Drake’s Place, in the Pinebrook at The Grove plaza (on S.R. 54 west of I-75). The new restaurant is still also being called Drake’s Place, at least for now, but is under totally new ownership, with a new chef, karaoke and bike nights and a whole new, friendlier attitude. And, in the bad news (at least to me) department, both the delicious Boardwalk Frozen Custard on S.R. 56 and the Aja Wiregrass restaurant and night club in the Shops at Wire-

grass mall, which attracted a nicely dressed mix of everyone from 20s to 60s, had closed before our press time. We had not yet heard anything about possible replacements for either eatery. And finally, the Pizza Kitchen (528-8777) has opened in the Cross Creek Center plaza on Cross Creek Blvd. (behind the Shell gas station) in New Tampa, in the space previously occupied by the Urban Culinary Café. The pizza at the Pizza Kitchen is a thinner crust than my favorite New York-style pizza, but it’s still pretty tasty. The restaurant also features dine-in, takeout, subs and salads. Ribbon Cuttings & Mixers - It seems that there are fewer of these free events in the summer, but we still got to attend a couple before our p[ress time. The most recent was a free afterhours mixer at Kelly Mothershead’s A Focus on Fitness (344-3325) studio, which was celebrating two years in the same location, where Kelly is part of Star Ryan’s Star’s Organic Spa Group (2136 Ashley Oaks Cir., in the Seven Oaks Professional Park; 973-8787). Somewhere around 100 people attended and enjoyed great wrap sandwiches, fresh fruit and other healthy snacks, free raffle prizes...and maybe a glass of wine. A few days before that mixer, the Insurance New Tampa (33845 S.R. 54, Suite 103; 435-6350) office of independent agents Bob Black and Susan Casey in the new Brookfield Professional Plaza on S.R. 54 (just a couple

Saffron Is Still The New Tampa Area’s Favorite Indian Cuisine! By Gary Nager No, I’m still not going to tell you that Indian food is high on my list of favorites, but I will say this — if you’re not sure if you like Indian cuisine, you really should try Saffron Indian Cuisine, located in the Cross Creek Center plaza on Cross Creek Blvd. at Kinnan St. Owners Nimesh and Sunita Chheda will celebrate five years in business at the end of this year and there’s a lot of great reasons why the restaurant’s regulars keep coming back time and again. “We make everything fresh,” says Sunita. “And we use the finest ingredients and spices. People really appreciate our food. One young family that happened in while I was taking pictures for this story told me that although their kids

started out only eating the chicken fingers and fries from Saffron’s kids menu, they soon graduated to the chicken butter Masala and chicken Tikka Masala. “They really love it here,” said the busy mom, who obviously was into Saffron’s spicier options herself. Well, although I love some spicy foods, I will admit that I haven’t been able to graduate to the “Indian spicy” items on Saffron’s menu. My favorite starter is still the garlic Naan bread, which is topped with garlic and cilantro and baked in Saffron’s Tandoori oven. I also have enjoyed the meat samosa (triangular crispy pastries filled with meat and green peas) and definitely plan to try the chicken Kathi kabob rolls, which are sort of like a chunky grilled chicken taco with a soft wrap. But, whether you like a nice Mulligatawny stew, fried chicken, onion or even paneer (cottage cheese) pakoras or a Saffron special appetizer platter, you definitely can fill up fast on starters. And of course, every time I visit Saffron, I have to still get the Tandoori oven lamb chops, which come out sizzling, like fajitas, and sitting atop equally sizzling onions and peppers. I get these tender chops mild-to-medium, but they are always delicious. I can’t eat

I also have enjoyed Saffron’s chicken butter Masala and chicken Madras (with coconut), the lamb Saagwala (which is lightly spiced and cooked in spinach) and the obviously fresh fish tikka Masala. Last year, freeOur editor says these sizzling Tandoori oven lamb lancer Camille Gillies, a chops are his favorites at Saffron Indian Cuisine on much more experienced Cross Creek Blvd. in New Tampa.
