f you want a colour scheme which evokes good cheer, serenity and a little playfulness look no further than this season’s ‘It Colour’. You don’t have to channel the late, great Barbara Cartland to put yourself in the pink. Subtle shades of peach and blush can add a sophistication and energy to a space so take the plunge instead of turning to a variant of magnolia. Blush tones are very flattering for our interiors as well as our skintones, and you’ll be delighted to see how nicely they combine with grey, which has become a popular 21st century shade. There’s a subtlety in the paints available today which means getting in the pink and working with your existing pieces ensures taking the plunge doesn’t have to be a huge project.

Start by looking at the palest rose and apricot tones on the market (I have recently redecorated with Valspar’s You’re Blushing and am very pleased with the result) and remember that you can build up a colour in a number of coats. It is true that some red and pinks may need three coats rather than one or two depending on the particular pigment, but the end result is definitely worth it. Pink has been on the radar for the past few seasons – rose-gold is fashionable as a hair colour and as a metallic shade – and Pantone chose Rose Quartz as its colour of the year alongside Serenity (a pale blue). Pink is associated with love, nurture and the heart chakra so give your home a gentle grown-up hug. You’ll find that it works beautifully with grey, white and pops of green as well as blue. It also looks good with taupe, brown and orange so you can use it as a base colour for all sorts of schemes or emphasise existing details. Avoid the temptation to mix and match your pinks as the effect will be both intense and untidy. Your intention is to evoke warmth and a feeling of calm rather than sensory overload.

Thanks to the tropical trend, inspired by the Rio Olympics, flourishing in the home, we’re bound to see brighter shades of hot pink burst on to the scene. If you want to bring pink to a room but are unsure on where to start then consider introducing soft furnishings and accessories. These can be layered against other colours to either tone down or enhance the colour and will create a scheme not overpowered by pink.”

PHLOX

Synonymous with summer, this classic border plant has been a staple for UK gardeners since the early 1800s. Its blooming season is relatively long, stretching from July to September and partly accounting for phlox’s popularity. Despite their quintessentially English look, phlox plants are actually bred from two North American species, P. maculata and

Apparently so, according to a recent study by academics from Harvard University’s public health graduate school and Brigham and Women’s Hospital. The study found that women who lived surrounded by vegetation had a 12% lower mortality rate than those who did not, which is a great news for the keen gardeners among us. Summer is now well and truly here on the plot! Weeding, irrigation, feeding, planting out and pest control will all be important jobs to keep on top of in the garden in July, as plants are establishing themselves and the fruits of our labour are beginning to show. It will also be beneficial to do some light summer pruning of gooseberries and currants, as well as pinching out shoots on your tomato plants, climbing beans and melons in order to encourage the plants to concentrate on ripening fruits. The more energy conserved for this, the better.

Container-grown crops will need particular care and attention during dry spells, so make sure you provide adequate and consistent moisture. This helps to prevent issues such as bolting and skin cracking, which can have an impact on your eventual yields. One of the real perks of this month is that harvests will be starting to roll in, with strawberries, raspberries, peas, beans, salads and more all ready for use in the kitchen – so enjoy the fresh produce and the gorgeous long days in the garden!

The queen bee of the British gardening scene reveals her planting advice for the month and shares a fantastic offer with you

s the large-flowered gladiolus comes into bloom in the garden, don’t forget it’s still not too late to plant one of this species’ fragrant relations, Acidenthera muralie, which can be packed into pots and into cutting patches. The flat, sword-like leaves look handsome in containers within a couple of months and the flower spikes go on looking good for weeks with only cursory tidying required. I also love these – just a single stem – or a small number arranged in a tall, slim vase. We take our shrubby herb cuttings this month too, plants such as rosemary, lavender, and any of the more unusual sage and thyme. We use lots of rosemary here, in the kitchen and for flower arranging. For that we grow ‘Miss Jessop’s Upright’ with tall, straight, vertical stems, so much better for flower arranging than the pretty, scraggy, weeping forms. Take cuttings now and root them with a bit of basal heat so they are well-set and you have potted them on, ready for planting out in the garden in the autumn or early spring.

Remove as many short side stems (2-3 inches long) from the parent plant as you want cuttings, with a sharp knife. Strip the leaves off the bottom of the stem. Push them into a gritty mix of compost – four or five to a medium sized pot, around the outside - and if possible put them in a propagator with a bit of bottom heat. Keep the compost moist at all times, but do not overwater. On to harvesting, courgette flowers are one of the great luxuries of July. We pick them just as they open, shake them to dislodge any ants or earwigs and then remove the stigma. If we’ve picked a mini courgette with the female flower, we slit them lengthways, two-thirds of the way up the fruit before cooking (this allows the heat to penetrate the courgette flesh). I love the flowers stuffed with a mix of cream cheese, goat’s cheese, pine nuts and thyme (a teaspoon of mix to each flower), dipped into a light tempura batter and fried. The Cretan way is then to drizzle them with a little runny honey for a delightful taste sensation.

It’s also peak season for globe artichokes which crop in succession. In Italy, you’d be thought odd wanting to eat more than the heart, but I love globe artichokes cooked whole and eaten leaf by leaf, dipped into a sauce I learned to make in Italy as a child. For 6 large artichokes, mix 4 eggs, hardboiled, shelled and broken up with a fork, with a very large bunch of chopped, soft green herbs (half flat-leaf parsley and the rest a mixture of chives, fennel, dill and/ or coriander, or one of these), 2 tins of anchovy fillets, drained and finely chopped and about 300ml extra virgin olive oil with 3 tablespoons red wine vinegar. Stir them all together – with freshly ground black pepper - and serve. It makes an artichoke into one of the very best summer meals and with one per person, is perfect for a party. Orange pan-tart Preheat the oven to 160°C/320°F/ Gas Mark 3. To make the topping, place the sugar, water and vanilla in a 24 cm/9.5 inch non-stick oven-proof frying pan over medium heat. Stir until the sugar is dissolved.

Add the orange slices and simmer for 10-15 minutes or until the orange is soft. Remove from the heat and set aside.

Mix eggs, sugar and vanilla with an electric mixer and whisk for 8-10 minutes or until the mixture is thick and pale. Sift the flour over the egg mixture and fold through. Fold through the butter and almond meal.

Pour the mixture over the orange slices and bake for 40-45 minutes or until cooked when tested with a skewer. Turn out onto a platter to serve.

garden’s beauty often lies in its tranquillity, and this did not escape Anna Vinton on her first visit to Stoke Albany. “I looked out of the window over this big expanse of lawn, and felt a great sense of peace,” she recalls. Instinctively drawn to this fine English country garden, Anna loved its wide, open spaces and framework of walls, borders, walks and magnificent trees which, despite needing renovation, had retained its essence. “I knew this was somewhere I could happily live,” she says. It is now over 30 years since Fred and Anna Vinton acquired Stoke Albany House in Leicestershire. Built in 1836, the Georgian mansion sits amidst eight acres which include a walled garden, lawns, park and woodland with centuries-old trees such as a superb Atlas cedar. Anna knew little about gardening, but quickly became very interested and started trying different plants, with mixed results. “It’s an ancient site, once part of Rockingham Forest where the Plantagenet kings used to hunt,” Anna explains. “When you look through the plant catalogues, everything is so tempting, but after a lot of mistakes, I realised that soil is absolutely key to success.”

NEW IDEAS

Anna’s bookshelves soon started filling up with gardening books, but the first and most influential was Rosemary Verey’s The Englishwoman’s Garden. “I visited many of the gardens featured in her book, which really conveyed people’s love of their gardens,” she says, before recalling her first garden visit, which was to Barnsley House. “We met Rosemary Verey and I felt so in awe of her. I visited Hidcote, as well, and it just took my breath away. I’m a very visual person so plenty of my ideas have come from visiting other people’s gardens. I’m an avid note-taker of plant names.”

Many of the plants were to later feature in the garden’s herbaceous borders, but first there was rampant ground elder to deal with. “The border spent a year under black plastic to kill the weeds,” Anna explains. Once uncovered, the clay soil was planted with shrubs — berberis, dogwood, ceanothus, euonymus and hazel — to add height and continuous form throughout the year. Colour schemes came next, and Anna decided to group all the hot reds, oranges and golds at the top end, with the cooler shades of blue, purple and pink are at the other. “We’ve pretty much stuck to that, adding whites, creams and coppers throughout,” she adds. “We’ve had to design this border to look good from a distance, ensuring there are large plants that you can recognise from the house, but as you draw nearer, finer details are revealed.” Amongst Anna’s favourite plants are oriental poppies, especially those in less usual shades such as ‘Patti’s Plum’ or ‘Cedric Morris’. Alliums are planted in swathes to trickle

through the main border, with hardy geraniums at their feet providing the “glue that holds everything together.” Then there are roses, old-fashioned, English and rambling. “They do incredibly well here and I think I tend to favour plants that grow well,” Anna admits. Anchusa is another favourite, but despite three attempts, it just won’t take in the borders. Neither will peonies and bearded irises, even though they thrive a mere stone’s-throw away in the walled garden. “It’s too cold for them,” Anna explains. “The east wind whips through the main border and the plants are always several weeks behind those within the walled garden.”

Change came about gradually in the walled garden, with the kitchen garden transformed into a delightful potager of boxedged beds filled with topiary, flowers, fruit and vegetables. Running from one side to the other, three separate pergolas now form one long tunnel swathed in Rosa ‘Madame Alfred Carriere’, with aromatic blue catmint at its feet. A Memorial Garden commemorates Anna’s mother-in-law and parents, who died during 2002. “I wanted something that was simple and peaceful with the sound of water, but wouldn’t create lots of work,” Anna recalls. The original idea came from a visit to Felbrigg Hall in Norfolk, that Anna had made with her mother shortly before her death. “We’d admired a circular raised pool in the middle of the garden, and it seemed right to do something similar, incorporating a fountain that my mother had given me.” The pool is enveloped by grass that is allowed to grow longer, with paths cut through. The cool green of the Memorial Garden acts as a foil to the colour all around. Rambling roses cover the walls, whilst

there is a cutting border of beautiful old peonies and the Iris Walk. Planted with scores of glorious bearded irises, it is at its most magical when caught in the crisp, early morning light of late spring. “It’s a twoweek wonder, but the irises are so rewarding to grow and so stunning for that short period, that it’s worth it,” says Anna. Behind the irises run some very old espaliered apples which are reaching the end of their life. “Each year we remove one tree and replace it — that way, we’ll never be faced with the shock of taking them all out at once.” During the early years, it was Alistair Peake, the former head gardener, who masterminded many of the changes, including a rose parterre inspired during a garden tour of the Scottish Borders. “We came across some mirrored parterres and the head gardener was incredibly helpful in advising us,” Anna says. Alistair adapted the design to fit the area between the front facade of the Georgian house and a ha-ha which allows unbroken views of parkland beyond whilst keeping horses and cattle at a distance. The parterre is made up of nine elongated, curving borders: five beds are enclosed in box hedges and filled with pink, white or red roses — ‘Trevor Griffiths’, ‘Winchester Cathedral,’ ‘Rosa de Rescht’, ‘The Fairy’ and ‘Little White Pet’ — whilst the remainder are planted with Nepeta ‘Six Hills Giant’. Whilst the roses flowering at different times and extend the season, the catmint remains a constant. “It’s such a useful edging plant, and brilliant for attracting bees,” says Anna. It features in the main border, flowering in time to partner the first alliums. “I simply love allium time, when there’s the early promise of everything to come in June: I can’t bear to go away during that time,” she continues. If her absence is unavoidable, then on her return she goes straight into the garden and savours the space. “I especially love to walk round at dusk in summer - the main border is just enchanting in that light - and after all these years, I very much feel it’s my garden.” This garden opens in aid of The National Gardens Scheme charity. ngs.org.uk PERIOD IDEAS 27

elissa Smart was born in the USA but moved to England with her husband Richard, who grew up in Cornwall. She moved to sample life in Europe, but the years soon passed and Melissa established a life here, with a business, a young family and an idyllic, rural home. “We had no ties at the time, and I was keen to try life in Richard’s home country, so we could decide where to settle before we had children,” she explains. “Richard went to university in the West Country so we started house-hunting around Bath.” Both were keen to find an older property and they chose a pretty, three-bedroom cottage in a quiet hamlet a few miles from Bath, “We looked at several cottages but this one seemed to receive more daylight than the others, because several rooms have dual aspect windows,” says Melissa. “Also, the village was lovely, and very close to everything we needed.” The cottage was in sound structural condition, but the interior felt dingy and dated, and needed complete redecoration. At the time, Melissa had recently visited

Bath’s renowned American Museum, and was inspired by the reconstructions of traditional New England interiors on display. She introduced deep barn reds, Shaker blues, mustards and ochres in the living areas and the bathroom.

CHANGING COLOURS

A couple of years later, when Melissa and Richard were revamping their heating system, the couple took advantage of the disruption to replace the dark, terracotta floor tiles in the kitchen and dining room, as well as the dull, cream carpet in the living room. Melissa was prompted to re-think the house’s colour schemes at the same time and the use of natural light was a major factor in her decision. “Our existing colours made everything feel cosy in the winter, but were too sombre for the rest of the year,” she recalls. “Compared to New England, the windows are smaller here and the sunlight isn’t as strong, so we weren’t making the best of the house. I really wanted to use the natural light more effectively.”

Changing the floors instantly made a huge difference. Melissa opted for rustic, cream-coloured flagstones for the kitchen and dining room, with natural, textured sisal for the living room. The space felt larger, fresher and more modern – an airy, neutral palette seemed the obvious next step. However, pinpointing the right shades for redecorating proved a challenge. Melissa started with the dark red dining room, trying numerous tester pots, before making a decision that she quickly regretted. “We used a beautiful, pale grey, which was great until the evening, when it felt really stark and unwelcoming,” she says, “I had to swap it for a warmer cream tone which is softer and seems to suit an old house better. Tester pots are helpful, but until you’ve done most of a room, it’s sometimes hard to be sure you’ve got it right.”

MIX & MATCH

A self-confessed ‘accessories fan’, Melissa found that the new, pale colour scheme allowed her to experiment with all sorts of interesting items, both new and old. Her home contains furniture and decorative pieces brought from America alongside vintage china, local West Country art and second-hand buys that she has painted or revamped herself. “I adore having pottery, painted furniture, glassware and pictures around, but my real love is textiles, especially vintage fabrics,” she says. “A clean, simple background really works because I have such a lot going on.” Melissa is drawn to Scandinavian design as well as English country and New England coastal looks, and is at ease with layering different styles and mixing patterns. The bedrooms are dressed with colourful cushions and classic patchworks, including a treasured quilt found in a New England antique store. Pale, seaside blues and taupes feature in the many pieces of artwork, and the pretty kitchen is dotted with bold splashes of red and green in the shape of tins, china and fabric. “The girls and I enjoy baking together, so the kitchen is quite playful and fun, with lots of retro knick-knacks,” she says. “We use everything, though – there’s no point in having it otherwise.” Melissa and Richard’s home reflects time spent in New England as well as the family’s ties to the local area. Despite having initially arrived to ‘test the water’, the couple seem set to stay in the West Country for some time to come. “A bit more space would be great, but we love the village and we love this house,” says Melissa.

HOUSE & HOME For Melissa, her home is made even more enjoyable thanks to friendly neighbours and a great sense of community. “It’s the best of all worlds,” she says, “We’re just seven miles from the beautiful city of Bath, and we’re surrounded by gorgeous countryside.” Bradford-upon-Avon is also close by, where you can hire bikes and cycle along the canal. The tow path is really pretty, with several cafés and pubs to stop at on the way. Melissa appreciates her home, and its setting, all year round: “We have cosy fires in the winter, baking with the family throughout the year, and the sound of children and dogs playing all over the house.”

How Ann Allen and Paul Griffen created their dream home

fter two years of living in a house overlooking the Bay of Cannes on the côte d’Azur, the increasing noise of traffic and flow of people persuaded Ann Allen and her partner, Paul Griffen, a retired businessman, to look for a new home inland. “We must have looked at 10 to 12 existing properties in the mountain region of the Var, but they were all in need of repair and modernisation. Besides which they seemed incredibly expensive and the rooms were relatively small,” Ann recalls. “We realised we would need to expand room sizes and began to wonder if building a new house from scratch might be less expensive and infinitely preferable. At least we would end up with large open living spaces and our a tailor made dream.” Ann remembers getting quite worried about the scarcity of suitable building sites. “Paul just happened to ask our estate agents, Agents du Lac, if they knew of any sites for sale and sure enough one had just come onto the market. We knew it was a recent addition to their books because when we arrived there, the white paint on the boulders depicting the boundary lines was still wet.”

EXCITING TIMES

The site was south-facing on a steep slope in a mountainous region near Frejus. It had been terraced to grow olive trees and the supporting walls were crumbling but the view was just amazing – overlooking the Esterel mountains which create a dramatic backdrop to miles of undulating farmland enriched with olive trees and vineyards. The shape of the site, which was an open V-shape facing south across the valley, dictated the V-shaped plan of the house which was designed by Ann and Paul and interpreted by a local architect. “It was a 200 square metre, plot which is the smallest parcel of land you can buy,” Paul explains. “There is a rule which prevents buildings to extend beyond 10 metres line of the boundary line and that also determined the shape of our new house.” The couple say they had endless fun times discussing plans for their villa and scribbling ideas on the back of envelopes. “We would talk in

bars, in restaurants and even in bed in the middle of the night – it was so exciting, especially when the foundations were finally laid.” Initially they thought to position the kitchen at one end of the V-shape but Ann decided she wanted it to be in the centre of the house. “The kitchen now opens onto the terrace and has the best view. As I spend most time there, in hindsight I am sure we made the right decision. All the main rooms are on the first floor to make the most of the view and below we have a large amount of storage space

and a pool room. One day we might convert the space for changing rooms or even a self contained flat for visitors.” Ann says that a huge amount of their time in early days was spent sourcing building materials, like windows, tiles, and door handles. “Building a new house in a foreign country is not a job for the faint-hearted,” she says. “Also there were lots of hidden costs. 300 metres of retaining terrace walls had to be rebuilt and the access road had to be widened for fire trucks and emergency vehicles. Then we insisted on burying cables to get rid of telegraph poles.”

DESIGNER DETAILS

The interior design of the three-bedroomed house was quite tricky because the couple live there all year round. Ann says the dining room had to be “winter and summer friendly, so I chose a dark red for the walls, which glows by candlelit in winter – especially good at Christmas time – and in summer on hot days we tend to eat on the balcony. On an occasional cloudy day the red is a good colour contrasted with grey skies. The sitting room I chose to furnish mainly in white and cream, but we included a large French style fireplace for the winter and in summer I fill the space with flowering olive branches.” In the bedrooms, Ann decided to decorate in different colours, also reflecting her desire for seasonal adaptability. “One room is white and blue and feels really summery,” she says. “The other one is painted in red to feel cosy when it gets cold for winter.” Having spent a year at Chelsea School of Art doing an interior design course, Ann says she is never happier than when “messing around with paint, decorating furniture. Paul brought a selection of mahogany and yew reproduction furniture and I am having fun making it look like painted PERIOD IDEAS 43

distressed French antiques. I am working through it piece by piece. After stripping down and painting I wax it with a Liberon antique wax or Pientre a L’Ancienne Teintee as it is called in France. I have also photocopied the royals from a pack of playing cards – heads of kings, queens and jacks to cut out and make into decoupage table tops. I also use sheets of music.” Ann and Paul have, together, channelled their artistic talents into the garden – landscaping and now growing fruit trees- figs, lemons apples, plums, apricots and cherries, tomatoes and peppers. Ann admits, “It has been hard work but we share a wonderful sense of achievement. We often sit out on the terrace under the stars and count our blessings. The view is particularly uplifting. When we first arrived Paul would get up at 5am – even in the rain to watch storms or sun rises. We love it here so much so we don’t need to go on holiday. Actually living here feels like a permanent holiday.”

RIVERIA LIVING The inside story on a Mediterranean hotspot You may know Ann and Paul’s stamping ground better as the French Rivieria, though the côte d’Azur lives up to its name in Occitan of the ‘azure coast’. It includes the sovereign state of Monaco and extends from the Italian border in the east, to Saint-Tropez in the west. The coastline was one of the first modern resorts in Europe, and began life as a winter health retreat at the end of 18th century. It became the holiday spot of choice for the British and Russian aristocracy, and in the first half of the twentieth century artists and writers including Pablo Picasso, Henri Mattise, Edith Wharton, Somerset Maugham and Aldous Huxley enjoyed its charms. Elton John and Brigitte Bardot have homes in the region today.

ate Farley, a garden designer, and Giles Farley, a software specialist, have transformed their family holiday home and lovingly renovated it. Originally built as a fisherman’s cottage and tucked away in a quiet mews in the centre of Padstow, it was previously owned by Kate’s parents, who were drawn to North Cornwall for their holidays and used to stay at The Seafood, newly opened then by Rick and Jill Stein 30 years ago. “Back then my mother had the good fortune to inherit enough money to buy the cottage, which they spotted on one of their visits,” says Kate. “At the time the writer Patricia Tyrrell lived there with her numerous cats and historically she would often be seen at the window typing away,” explains Kate, Now aptly named Writers Cottage, Kate and Giles let the cottage out through

Harbour Holidays (harbourholidays.co.uk) making it available for others to create their own story. When it was Kate and Giles’ turn to care for the cottage it was in need of updating and it was an opportunity for them to put their own mark on it. The renovations took place over a period of five years and the first thing the couple tackled was the first floor.

LOCAL KNOWLEDGE

Using a local builder and carpenter, the Farleys replaced the ceiling and removed a partition wall that had created a corridor to the bathroom upstairs opening to open out the bedroom. The artexed walls were stripped back to the original lathe and plaster and rebuilt. “It was a horrible job for

the builder, who according to my neighbour, appeared from the cottage covered in black building dust,” recalls Kate. The floor boards which had been hidden under carpet, were then sanded and finally varnished. In the bathroom, the couple added a shower where there had been a tiny sit bath and replaced the sanitary ware. “I rescued the wash basin from our old house, as Giles had wanted to sell it and I was so pleased I kept it, as it works perfectly and sets the style of the room”, says Kate. Downstairs Kate and Giles got the builder to completely gut the room in preparation for a new kitchen, removing a stone shelf to the left of the chimney breast and the old kitchen, which had been hidden in a cupboard to the other side of the chimney breast. “It was very basic and consisted of a sink with shelves above to store crockery and a curtained cupboard beneath to conceal the storage of a portable camping stove and a few pans,” recalls Kate. “I had sat in the cottage over the years, pondering where I could place the kitchen and had disregarded putting it under the stairs, because of the onerous task of relocating the plumbing,” says Kate. The couple were pleased, however, to find that it was a possible option when they employed Wadebridge Kitchens, who managed to come up with a design that would do just

that. The kitchen is from Wadebridge’s Masterclass range and is a Sherbourne design, painted in powder blue, which the firm installed along with the traditional oak floor. “For me the most important part of the house is the dining table as it’s where everybody gathers and I was keen to have it under the window, where you can watch the world go by,” says Kate. The dining area doubles as a reading nook, fitted with a bench with a light above and books all down one side that are in handy reach. There is also a power socket, which would be convenient for any budding writer who is inspired to plug in a laptop or simply to recharge a phones

“As we couldn’t be there at the house in Padstow all the time, it was really helpful to leave the whole room to be completed by Wadebridge Kitchens,” explains Kate. The firm built and fitted the reading area and put in the lighting too, so they had plenty of involvement in the project. “The table was a complete bargain as I was lucky enough to acquire it from a customer of mine, who practically paid me to take it off his hands, “ says Kate. “It had belonged to his mother, who was the wife of the Vicar of Chagford in Devon,” she recalls. The table has plenty of character and adds plenty of rustic charm to the room. The Farleys decorated throughout using Farrow & Ball estate emulsion in Pointing No. 2003. “We found that Pointing is a great shade of white to use because it is a creamy white and doesn’t look too bright in the Cornish light, which artists famously flock to the area for,’” Kate says. Those of us gardening in Britain are very lucky

think a garden is like a stage set. To put on a play you need a stage, backdrops, props, costumes, players and, of course, the play itself. Only when all of those ingredients come together can the play be performed. The first step is to understand the nature of the play, and that is my most important role as a designer: to interpret the wishes of my clients and understand any influences on the design, such as the landscape and the architecture. Then I can bring my design ideas to the stage. From that moment the creation of a garden becomes an exciting collaboration with a wide range of people, from landscapers and stonemasons to nurseries and craftsmen, and - most important of all – the gardeners who coax it through the early days and ultimately enable the plants to give their best performance. I enjoy greatly the process of working with craftspeople on every detail of a garden. It might be as simple as a door latch or a hinge on a garden gate, but I’m excited to get it right, and to produce something unique to the garden. Old gates or benches often bear the mark of the maker, and feel a world apart from the dull ‘standard’ items that make up the vast majority of what’s on offer today. I find it very satisfying to come across a new, beautifully crafted gate with a lovely latch, balanced to close with a satisfying click, with a small detail on the hinge that echoes an architectural detail in the house. Finding craftsmen to interpret my designs is not always easy, but when we discover the right person the most exciting aspect is that they bring their own knowledge and flair to the design and produce something that exceeds our expectations. There must be a close pairing of craftsman and task. For example, a wall must not just be beautifully and soundly built; it has to work within the garden, too. We can look at photographs and drawings, and specify what we want, or even visit a local example to analyse the style, but the subtle difference between one waller and another will always affect the outcome. A true craftsman constantly makes decisions as he or she works – how smooth the face should be, how tight the gaps, how regular the size of

stone – and, like handwriting, the result will show his or her character. Walls and gates are part of the architecture of the garden – the backdrops, if you will – but the ‘props’, the furniture and pots, lights and sculptures, have a more immediate impact. They are sometimes seen as ephemeral objects that come and go with different fashions or owners, but that is not necessarily the case, and I prefer to think of them as an essential part of the design. I enjoy working with craftsmen who are familiar with traditional techniques and even patterns, but bring their own flair and

dexterity to the work. Terracotta garden pots, for example, once made by village potters up and down the country, were functional and largely similar, but each had a variation that was particular to the maker. Many had a motif or decoration that was specifically for a local house. Although these village potters have largely disappeared and their pots have been replaced by cheap mould-made imports, there is still a handful of potteries making handthrown terracotta in Britain. Of all the elements that make up a garden, for me the most important is the plants. I am passionate about going to small, specialist PERIOD IDEAS 55

Of all the elements that make up a garden, for me the most important is the plants nurseries to find unusual plants, or to search out a better strain of a cultivar. It is worth making the effort to seek out a particularly beautiful plant, even if it flowers for only three or four days of the year. It is like owning a stunning jewel thatâ&#x20AC;&#x2122;s worn only once a year: that occasion is always memorable. These rarities give an air of excitement and refinement. Those of us gardening in Britain are very lucky to have nurserymen and women who are dedicated to growing a very wide range of perennials and roses that allow us to

bring great subtlety to the planting palettes of our borders. Then there are the specialist growers: of ferns and hellebores, of orchids and auriculas, of hardy geraniums and pelargoniums â&#x20AC;&#x201C; in fact of almost every genus of plant. These specialists, plant collectors and breeders are constantly looking for new species and cultivars to offer us. I think itâ&#x20AC;&#x2122;s important to realise what a marvellous resource these specialist nurseries are, and appreciate the vital part they play in the quality of our gardens. When I am creating gardens abroad, I often find that the choice

of plants is much more limited, and have to create impact with restrained, simple plant selections. It certainly makes me appreciate the collaborative relationships I have formed with nurseries at home, and I miss the subtle complexity that is made possible by the sheer range of plants they grow. Excepting the relationship I have with my clients, the most important collaboration of all during the creation of a new garden has to be with the gardener. Just as every stonemason or potter has an individual style that comes through in his or her work, so the gardener PERIOD IDEAS 57

will leave their fingerprint in the way they tend the garden. The planted elements are not static; they change daily, and every day the gardener also makes decisions: to stake a plant in a particular way, to deadhead, cut down, prune, sow new seed, replace a failing plant... the list is endless and constant. Because of where my own passions lie, I design gardens that are intended to be gardened. They are definitely not lowmaintenance. The gardener will and should make their own mark on the garden, and make decisions that will carry it forward.

hen Beatrix Potter self-published The Tale of Peter Rabbit 114 years ago, few could have predicted how successful the story would be. Peter is now one of the world’s most recognisable literary characters, and Beatrix is among the most admired children’s authors and illustrators of all time. This year marks the 150th anniversary of the writer’s birth, and the National Trust have a series of celebrations planned. However, while she’ll always be remembered for her stories, there was more to Beatrix Potter than just her famous ‘little books’. For John Moffat, the General Manager of the South Lakes at the National Trust, the key to Beatrix’s books is that they remind people of when they were young. “There’s a very strong emotional link for people all around the world, because her stories are so synonymous with so many of our childhoods,” he says. “That’s how most people know Beatrix, and we understand that.” The Tale of Peter Rabbit, which sees a naughty bunny attempt to steal vegetables from Mr. McGregor’s garden, is the first of 23 original stories. There follows, amongst others, Squirrel Nutkin’s trip to Owl Island, kind Mrs. Tiggy-Winkle’s laundry service and Tom Kitten’s disastrous attempts to keep clean. Every tale carries a moral, and just enough threat to make that moral memorable.

CREATIVE INSPIRATION

Tom Kitten’s story was particularly influenced by Hill Top Farm, which is located near Hawkshead in Cumbria and is perhaps the place best associated with Beatrix. “Hill Top was the most special of places for her,” says John. “It was the first property she bought in the Lakes, and where she went to get away from London. She wrote most of her books there.” As a result, the house serves as a starting point for fans looking to find out more about Beatrix’s life. “Everything at Hill Top is authentic,” says John. “Everything inside belonged to Beatrix and is mostly unmoved. We want to give the sense that she’s here, that she’s just popped out to the garden. The house is exactly how she left it, and really allows visitors to travel back in time.” But Beatrix’s life cannot be contained to one house alone, and there are many sites across the Lake District with links to her. “The Beatrix Potter Gallery in Hawkshead is another major attraction this year, showing an exhibition of her artwork,” says John. “There are showcase tours going on all over the Lakes as well, offering a chance to follow in her footsteps.” Wordsworth House is staging Beatrix-inspired art classes, and Castle Cottage, where Beatrix lived with her husband, is open to the public. The sheer amount on offer shows just how much she means to the area, and that her importance stretches beyond her books.

CHANGE OF FOCUS

“Beatrix was a major conservationist,” explains John. “The Lakes would look very different now, if it wasn’t for her. She used the money that she made from writing to buy local farmland, to protect it from development. October 1939 saw a significant turning point in her life as she married William Heelis and immediately moved to Castle Cottage, which was within walking distance of Hill Top – leaving London behind for good. Although she didn’t stop writing completely, she slowed down and her efforts shifted toward conservation.” PERIOD IDEAS 61

As Beatrix used her wealth to buy up land, she became increasingly involved in the local farming industry and was a regular member on committees geared toward land preservation. “Many people don’t realise that Beatrix was an award-winning sheep farmer,” says John, “which is quite incredible given that she came from an upper-class Victorian background. She kept Herdwick sheep, an exceptionally tough mountain breed not usually desirable for farmers because its wool is wiry and less lucrative. That didn’t bother Beatrix though, and thousands of sheep in the Lake District today are descendants of her flocks. “She was always working toward long-term conservation and was helped by her relationship with the National Trust, which goes back to before it was even formed. Beatrix was a lifelong friend of Hardwicke Rawnsley, one of the Trust’s founding members, and was incredibly active with the organisation. When she died, she donated 14 farms and 4,000 acres to the Trust, which have been looked after in line with her wishes.”

For John, it’s important that people see how much Beatrix gave to the community. She could have kept what she earned through Peter Rabbit and the rest of her stories, but instead she chose to invest it in land for the benefit of everyone. “Beatrix was always interested in the natural world. She was a scientist even before she was a writer and illustrator,” says John. “Given the popularity of her books, we sometimes overlook how detailed the drawings are – and that comes from a childhood of being fascinated by nature, and of trying to replicate it on paper. In her younger years she gained great attention for her research on fungi!”

PARTY TIME

This year, the Lake District remembers one of its best-loved residents. “We want to use the year to celebrate Beatrix Potter,” says John. “We have a major project team overseeing all of the activities happening in the lakes, and working with each individual location. We’ve also worked closely with a number of other partners, especially Penguin - who publish Beatrix’s books - and Cumbria Tourism, who want to let people know that the area has now fully recovered from last year’s flooding.” Beatrix’s exact birthday falls on July 20th and parties are planned across the Lakes, but the festivities will run throughout the year. For fans of Peter Rabbit, for readers of the books and for anyone interested in modern English history, it’s sure to be a summer to remember. “I hope that people realise just how important Beatrix Potter was,” says John. “She was much more than a writer, although her books are why she became famous. She was a farmer, land owner and conservationist, and she’s still an integral part to the history of the Lake District.”

Collectables Margaret Powling explores the improbable history behind Meissen porcelain

ou might think it a story from the Brothers Grimm, but this is no fairytale – because you simply couldn’t make it up. The history of Meissen porcelain begins in 1700, when Johann Friedrich Böttger – an apprentice at a Berlin apothecary – falsely claimed to have found the philosopher’s stone, something which could turn base metal into gold; the arcanum. When news of his alchemy broke, Böttger became a fugitive, wanted for his ability to magic riches. He was seized by Augustus II the Strong, King of Poland and Elector of Saxony. ‘Augustus the Spendthrift’ might have been a more appropriate name - his funds were low because he bought lots of rare, Oriental, hard-paste porcelain. Augustus believed Böttger at first, so eager was he for gold, and while the alchemist was undoubtedly a prisoner, his incarceration included a laboratory and assistants. Had he confessed his claims to be false, he knew that he’d end up in harsher confinement, or dead, so he fruitlessly continued the pursuit of gold. However, Böttger was not the only person working for Augustus on a valuable project. “Ehrenfried Walther von Tschirnhaus was a nobleman with an interest in experimental furnaces,” says porcelain expert, John Sandon. “He had established three glass factories and hoped to discover another arcanum – the secret of making porcelain. Nothing could have excited Augustus more, for porcelain was the king’s greatest passion.”

DOUBLE UP

The two men - Böttger and Tschirnhaus met in the early 1700s. But, by now almost bankrupted by war with Sweden and his

porcelain habit, the king’s patience was wearing thin and he was considering executing the alchemist. He might have done so had not von Tschirnhaus persuaded Augustus to let Böttger help him discover the secret of porcelain. “In 1705 Böttger was moved to a larger laboratory in the cellars of the Albrechtsburg, the royal castle in Meissen,” says Sandon. Böttger may have remained a prisoner, but according to author and antiques writer, Janet Gleeson: “The rooms he occupied had been comfortably appointed, he had been plied with food served on silver dishes… In addition, he had been permitted to enjoy strolls in the exquisitely tended gardens… to entertain guests for dinner, and exchange ideas with the leading scientists and philosophers of the Saxon court.” But just as rapid progress was at last being made, von Tschirnhaus died on 11th October, 1708.

SUCCESS STORY

Böttger was devastated, but the recipe for porcelain was now handed to him, and he finalised the formula. In January 1710, the Royal Saxon Porcelain Manufactory in Meissen was formally established, with Böttger as administrator – though, according to Sandon: “He was still a prisoner some miles away in Dresden, permitted to make only a few very short visits to supervise the new factory.” According to Sotheby’s Concise Encyclopedia of Porcelain: “When Böttger died in 1719, he left the factory in a desperate financial situation.” But it eventually achieved

success under Johann Gregor Herold, and was the first European producer of hard-paste porcelain. But at what cost? “Protecting the secret of making porcelain was more important than anything,” says Sandon. “Workmen at Meissen were forbidden to talk with any outsiders.” But by the middle of the 18th century, workmen were increasingly prepared to sell their knowledge, and other German porcelain factories appeared. The industry particularly thrived in the state of Thuringia, which became known as the Staffordshire of Germany.

Monkey business The 21-piece ‘Monkey Orchestra’ is one of Meissen’s most famous creations. First conceived by Johann Joachim Kaendler in 1753, it was revised in 1765-6 by modeller Peter Reinicke, and a 22nd figurine was added to the series in 2006 – a tambourine player. Around 300 pieces were made in the mid-1700s, but Meissen destroyed the majority of moulds, leaving us with a unique, classic collection. urchasing an antique is a great way to enhance a period-style home. As well as looking beautiful and usually being built to last, antique furniture can also bring a touch of history to its surroundings. But despite its obvious appeal, going vintage may not be for every homeowner. In previous years, reproduction furniture has been considered a poor substitute for an original piece, but recently our views on this have changed. Many of us enjoy the look of a period style home but don’t insist upon authenticity, so there is a growing market for replicas. The shift makes sense; not every piece of furniture in the past was built to be an heirloom, and if our ancestors were alive today they might be surprised to discover the importance we place on their craftsmanship. In this light, it seems that buying reproduction furniture may not be so bad after all. There are plenty of advantages to buying reproduction pieces. Firstly, you will be able to find out everything about your replica, and it will not come with any pre-existing damage. It will be made with new materials and carry a much lower price tag than its original counterpart, whilst still looking almost identical. And best of all, you won’t even have to insure it. Many companies, such as Paragon Furniture, can offer a bespoke

furniture-making service, so if you do have your eye on a particular antique but can’t acquire the real thing, a copy can be made to your exact specifications. When buying a reproduced piece, first look for quality. One of the potential downfalls of imitations is that they can lack the craftsmanship and detail of original antiques, so make sure your product is built to last. A good furniture-maker will not try to hide the fact that their piece is not an original;

there will usually be a tag or label to state this, or a sign that says ‘inspired by’ if the item is an imitation of a particular artist’s work. In the end, whether you go for an imitation piece or a real antique will mostly come down to the money you have to spend and the reasons you’re buying in the first place. Antiques are an important part of our heritage but if you really just want an eye-catching piece that fits in with your décor then you’re probably better off with a lookalike.

ew rooms are more fundamentally important to our lives than the bedroom. We may be asleep for most of the time we spend inside it, but that’s what makes it so essential, and why we should give a lot of thought to how it looks and feels. According to the Sleep Council: “If you’re having difficulty sleeping, one of the first things to look at is your bedroom.” It adds that your space should be “pleasant, inviting and welcoming.” With this in mind, it is important to make sure you set the right mood for a restful night. Start with your bed. If you regularly wake up in the middle of the night, or you’re shaking off aches and pains throughout the day, then it might be time for a change. With mattresses, it really is best to try before you buy – and, when possible, to test on a bed base similar to your own. Pocket sprung and memory foam are the most popular options. Memory foam moulds to your body shape and is a little warmer, while pocket sprung varieties tend to provide more ‘bounce’ and a cooler night.

THE RIGHT CHOICE

The right mattress isn’t necessarily the most expensive one you can afford, but try not to cut costs too severely. If the price looks good but the product doesn’t feel great, then it’s probably going to feel even worse over time, and you’ll end up replacing it sooner than you’d like to. Your bed should be something you are pleased to see, and your bedroom should be a place of sanctuary at the end of the day.” However, it’s no good having a comfortable bed if the bedroom itself doesn’t match. If you struggle to sleep then scale back on busy, complicated designs and replace them with soothing, simple shades. But it is important that when you switch off the lights and draw the curtains, your room is as dark as possible. One option is to swap cottons for denser curtain fabrics, for a cosy feel. But if you favour a lighter scheme, then go for blackout blinds, which can be discreetly rolled up during the day. Don’t forget how disruptive electrical lights can be as well. he holiday season is upon us, so now is a great time to bring the spirit of travel into your interiors. By using the colourful patterns and rich textures of North Africa and the Middle East you can create a home full of overseas influences, whether you're planning a long-haul trip this year or not. The trick with this scheme is to mix softer shades with more eye-catching pieces, and to combine a variety of shapes and designs for a multicultural look that offers plenty of scope for your individual style. While the Moroccan trend is typically built around intricate and vibrant patterns, this season's take is more inclusive of simpler designs. Geometric shapes are popular and there's always room for decorative scatter cushions, but by matching them with block colours and soothing shades you achieve a comfortable balance. Reds, oranges and purples give a traditional feel, while blues and light greens mix for a cooler interpretation.

Add shades of jade or sapphire for an especially on-trend look and feel. There is a need for comfort at the heart of this style, meaning there's opportunity to introduce an eclectic mix of textiles. Persianstyle rugs are obviously an option, as are multicoloured throws, cushions and Ottomans. Replace hard materials with softer, hand-made products, including authentic Moroccan weave, brushed leather and patchwork quilting. For inspiration, look at the Moorish architectural style, which is characterised by sweeping

arches and ornamental domes. You don't need to fully renovate to achieve the effect, just invest in some decorative lighting or some smaller, finely-crafted pieces of furniture. When looking to add an opulent edge to your scheme, bedside lamps, lanterns and dining table centrepieces are a great place to start. Blend older, time-worn metallics with shinier examples for a true Middle Eastern vibe – but again, 'less is more'. Let your home sparkle, but refrain from fully recreating the cave of wonders; make sure you appreciate your individual pieces! The end result should be an exciting balance between well-travelled and well lived-in, cultured and comfortable.

estoring original windows is not always a popular solution, as many sash window owners have been erroneously informed that only new windows can provide solutions for draught-proofing and better thermal efficiency. In reality, original windows can be refurbished to achieve the same performance as new ones while still providing benefits that newer windows can never match. Original windows were handmade by skilled craftsmen who used seasoned timber, yet many homeowners have been dismayed after having their original windows replaced with new softwood versions that were not properly painted, and subsequently showed extensive rot within a short period. Unfortunately these people have then had to either replace these windows with hardwood substitutes or spend large amounts of money to have them repaired. “We believe that the company that makes a stand against unnecessary replacement will be at the forefront of English Heritage safeguarding,” explains Pieter Booyse of Fortis

& Hooke. “We have a proven track record in the conservation of original sash windows.” In a recent window restoration project the company undertook, a client had bought a large manor house. It was a Grade II listed property with 36 large sash windows and several original doors. The client was looking for a specialist company that was able to deal with listed properties and had expertise in restoring original sash windows.

The sash windows were removed and taken off to the workshop to be worked on, during which extreme care was taken as the glass was original and the client didn’t want it replaced. The sash windows were stripped back and the wood was repaired where needed. They were decorated with the client’s chosen colour and the windows were draught-proofed before being fitted back in. Security locks were installed so that the children could not open the sashes and ensured that the house could not be broken into from outside. The doors the client wanted restored were also repaired on site. “Our client was happy with the way we handled the windows and the decoration process,” Pieter concludes. “We restored everything with care and when we left they all looked as good as new. So, STOP, don’t replace! Instead, contact us and we will advise you on a cost-effective way to restore and refurbish your original sash windows.”

More than any other flooring option stone is reliable, durable, and it also brings a unique edge to your overall interiors scheme. Sandstone is often seen as a starting point, because it’s one of the most resilient materials available. Slate and travertine strike a balance between being practical and looking great. Travertine is a soft, sedimentary rock which offers a natural matte finish, for a touch of warmth evoking Mediterranean style. f you have the chance to bring a touch of the past into your home with reclaimed flooring then you’re in for a big adventure. There is a wealth of options available including stone, tiles and marble as well as timber, which will suit your preferences and the style of your house. You need to think about the levels and thickness of your flooring especially if you are covering a large area so it all lies true. Humidity is an important factor to weigh up if you are tempted by a wooden floor or you are revamping a kitchen, utility area or a bathroom. You also need to be realistic about how much wear and tear the room is going to get. It is vital to go through everything with the person who will be doing your installation before making your final purchase.

Buying reclaimed items can be a minefield and you need to check every piece very thoroughly. This is where buying from a reputable dealer is definitely the way forward. Period Ideas can recommend Burgess Reclamation, near Bicester, for its great assortment of goods (01869 346 347, burgessreclamation.co.uk) and if you are in the south west, Frome Reclamation (01373 463 919, fromerec.co.uk) is a superb yard. The family firm has a large stock of reclaimed floor boards including pine, elm and oak. Be careful if you are considering reclaimed tongue and groove flooring, as unless it has been properly lifted the tongues, and probably the grooves, will be broken and split. Look out for boards which have had carpet stapled or glued to them, as gum and staples are hard to remove. Avoid wormy pine boards and negotiate on price if the boards you have set your heart on are damp. Drying them out can take time and space, so see if you can get a substantial discount or look elsewhere. Underfloor heating is growing in popularity, and reclaimed stone or tiles can work well with it. But do check the maximum thickness which will suit your system so you will get the optimum heat. Reclaimed wood is far more stable than new timber but there is no guarantee that it won’t move. It is wise to ensure that the boards are sealed on the underside to minimise

this and that you always give them plenty of time to acclimatise to the heating. Remember you can use new engineered oak board which can be distressed to look old and would be totally stable. That way you would have a reclaimed look together with peace of mind.

Holyrood Architectural Salvage has steadily grown into one of Scotland’s biggest reclamation yards

n the early days, Holyrood Architectural Salvage went by a different name. The company founder, Ken Fowler, set up ‘All About Baths’ in 1993, after being disappointed when another company badly restored a bath for his own house. But Ken’s cloud had its proverbial silver lining, and the frustration inspired him to enter into the industry himself. Ken’s first move was to employ local spray painter, David Gallacher, and the pair soon began sourcing roll-top baths for resale out of their workshop in Leith. At first, the business was built on a combination of restoring baths belonging to customers, and buying them to salvage themselves, before selling on. ‘All About Baths’ quickly became a thriving enterprise,

operating in Edinburgh, Glasgow and throughout the Scottish Borders.

FRESH START

Soon, the company outgrew its original premises and in 1996 relocated to the old Dryborough brewery in Duddingston. The move saw available space soar from 500 square feet to 6,600 square feet overnight, and it also prompted a significant name change – Holyrood Architectural Salvage was born. At first, Ken and David’s stock looked a little inadequate in its spacious new home, but when Alan Brown joined the team, they set about filling their floor with all manner of unique and unusual things. Some of their early

purchases can still be seen at the yard, including a pair of columns from a masonic lodge, but most items were quickly snapped up by salvage hunters. And as the number of customers increased, the variety available at the showroom widened too.

GROWING COLLECTION

Given its background, baths and bathroom furniture was a natural area of expertise for the company, but as it expanded, antique fireplaces became a speciality. Today, a HETAS approved team carefully restores fireplaces, and there’s also a collection of antique lighting, garden statuary, panelled doors, cast iron radiators, furniture and other miscellaneous items.

My favourite room is... a Chinese Chippendale drawing room which we are currently designing for a client in Central London. We are using the Chinese dining room at The Royal Pavilion in Brighton, which was built for George IV, for inspiration. I have been working with Hayles and Howe to get specially built plasterwork and mouldings for the room; it’s great fun and is going to look gorgeous. The thing I like most about my house is... that it was built in 1722 and is quite quirky. It has lovely original features which we have restored. I love working with period features and fitting in modern living details and design elements.

My inspiration comes from everywhere! Mainly ballet, theatre, nature, travel and art.

AT HOME WITH...

I wish I had invented... electricity! The place I love most in Britain is... London. Whenever I go away and come back I always think how lucky I am to be living in such a vibrant and beautiful city. Not only is the history and architecture wonderful, but London has the best art, theatre, ballet and of course, interior design. When decorating a room I always... think of the client. It is the most important thing to remember when designing a room for someone. It is key to always think about the person who will be living there, as making clients happy is the reason I do this job.

My top tip is... always plan. Also make sure you scale; over-scale and under-scale. I would suggest drafting a paper plan and putting it onto the floor before buying anything. You certainly do not want to make a very expensive mistake by buying something too big or too small. The worst design disaster I’ve ever had was... when our team of decorators went into the wrong apartment in Knightsbridge and stripped off the hugely expensive silk wall covering in the dining room. If I could make over anyone’s house it would be... someone who wanted to build a house within the proximity of a desert – it would be a fantastic challenge with wonderful light. The current interiors trend I love the most is... the return of English country house style, in particular period detailing, grand hallways and chintz.

I think the next interiors trend will be... green. I have seen it everywhere recently; we seem to be moving away from bright blue and aqua. I also think chintz is coming back in a big way. The best advice I ever had was... always sleep on an idea and come back to it in the morning. Things always look clearer the next day when approached with a fresh head.

Firstly think about the period of your house, then choose which timber you would like your doors to be made from, then select the style your prefer. If you want to add colour consider glass or porcelain. Should you wish to go with the era, brass and porcelain were most popular in Victorian times, wooden doorknobs were favoured in Edwardian houses and the preferred Art Deco look was polished nickel or chrome. un, sea, sand and a glass or two of wine from a nearby vineyard can make you wish that holiday feeling could go on forever. I think we can all admit to dreaming of owning a property in our favourite holiday destination so that we can hop on a plane, boat or even train and escape whenever we feel like it. But sometimes with a dream like that, it is really worth considering whether it would be the right thing for you – or finding an alternative way to achieve your overseas dream. I am sure you all like to check out property values when we go away (or is that just me?) and, when you see some of the ‘bargain’ prices in certain parts of the world, it can be tempting to view buying overseas as a cheap and easy investment which will give you free holidays for life. However, buying and owning a second home and especially one abroad is never going to be an easy task and it shouldn’t be – you are taking on a lot of additional financial and

legal risk. So to know whether it is right for you or not, you need to first look at the costs involved in buying, owning and selling it in the future. Another factor to consider is whether you really want to go on holiday to the same place every year. What if it changes? If you’re the type of person who enjoys exploring new places, it might be great for a few visits, but you may soon get bored and prefer to visit other places. If you do enjoy returning to familiar territory, whether to secure some heat or hit the ski slopes, and you’re in a position to take frequent or long holidays, a second home abroad could be a life-changing investment. It could give you pleasure for many years to come and it may even appreciate in value over time. In addition, you won’t have to worry about your holiday accommodation not being up to scratch, because it will be your very own ‘home from home’, and you’ll be able to take breaks whenever you want to, without going through the bookings process.

Of course, if you decide to offset some of your costs by letting out your property, you’ll still have to reserve your own weeks as you’ll almost certainly want to visit at the most popular times of year, at least sometimes. And don’t forget this money will be subject to taxes, possibly in the UK as well as the country you buy in – so make sure you know what these are prior to buying. Although you can find overseas property companies to help you cut through the red tape and offer advice if they are members of the Association of International Property Professionals (aipp.org.uk), this is no substitute for engaging an independent lawyer. You should factor this cost in to your purchase as it could be several thousands of pounds. Next, when owning a property abroad, be aware your costs will vary depending on exchange rate fluctuations. Even a small drop in value of the pound against the euro or dollar could send your dream property soaring out of budget. Similarly, if you take out a mortgage in the local currency, you’ll need to be prepared for your monthly payments increasing if sterling falls in value. Other costs to bear in mind include any licensing to let the property, sometimes VAT and, of course, maintenance. You’ll need to have somebody you can trust nearby, who can go to the property when you aren’t there to fix it without getting you to pay for things they don’t actually end up doing, or for poor work.
