What is driving the robust activity in the current luxury real estate market? We are several months into the advent of Covid-19. Some predicted the coronavirus would hit the high-end market hard. This has not been the case— quite the opposite. People centered in metropolitan areas (such as NY & Boston) are seeking to "shelter in place" at more comfortable and safer locations (such as our areas) that are drivable from those metropolitan locations. This influx has significantly impacted my recent robust sales activity. The US Postal Service reportedly indicated that between March and June, 10,000 New York residents requested a change of address to Connecticut, compared to 1,200 during the same period last year. However, there are additional fundamental factors that are at work in this very active market: The real estate numbers in the first part of the first quarter of this year, pre-CV, were good, pointing to a strong 2020 even before this all started. One very strong fundamental in this market is the large cash position of the affluent buyer. This goes back to the real estate market in 05', 06', 07', and the banking crisis of 08'. Consumers went to the sidelines for some time Buyers Find the Connecticut Shoreline and began to save at an unprecedented rate. In the words of economist Marc Chandler is a Safer Respite from City Living from You.Gov; The affluent diligently saved and de-levered growing net worth and cash reserves. From 2007 to the end of 2019, those savings rose 66% to $118 trillion. This is a staggering figure and might well be a significant driving force accounting for some support in the current market. How might Realtors connect with those metropolitan buyers? Today there are sophisticated technologies used by professional Internet marketers but rarely seen in our industry, to target, identify, and "follow" high intent luxury buyers with your property. These systems go way beyond common digital advertising platforms such as Adwerx which uses zip codes that are much more generic in their targeting. High-end buyers are less than 1% of the buying pool. Simply putting your home on various websites is not enough. The strategy involves purchasing tens of thousands of paid featured and sponsored ad impressions of your property. The behavioral patterns of online home shoppers are then analyzed; identifying and targeting serious luxury buyers with a predisposition to buy. Your property is then "served" to these high-end buyers, and it also rises to the top in their home searches. That is not all. These buyers are then matched to their social media accounts, and a video of your property also shows up on their personal Facebook page! Whether you think it is cagey or cool, it works. Eighty percent of all luxury sales are influenced through digital, with social media being the number one source of inspiration. What else is trending in real estate marketing? Two major changes are currently impacting the real estate market: Virtual Staging and Professionally Produced Full Motion Video. Virtual staging erases older furnishings in a home’s photos and digitally remasters targeted areas in a home with new on-trend furnishings and décor using computer imagery. The seller does not buy anything or lifting a finger! For today’s buyers those homes that look the best online – as a first step – get the most attention. While less than 5% of agents nationally use professionally produced video, a professional video production of your home is one of the most important and effective ways to help sell your property. Video evokes emotion and tells a story that photos alone cannot. Video shows your home in action and communicates how it feels to live and entertain in a home – a lifestyle – capturing a buyers' interest almost instantaneously. Video is Different. Video Gets Found Online. If you were looking for real estate information about homes for sale, would you click one of the nine links that all look the same or the Video? Exactly. In addition to significantly heightening your home's presentation, and making it stand out from the crowd, there are other reasons to use Video to market your property critical to a sale: Video increases buyer inquiries by 403% over still photos alone. Video drives a 157% increase in organic traffic from search pages. Video generates 12X more shares on social media than text and images and increases sales in general by more than 80%. No one is starting their home search anymore by hopping in their car to come to see your home. If your property does not reach out and grab the buyer - with the best and most exciting online presentation possible - and does not target serious buyers in your price range - they will not be coming to see it. *Not all video is created equal. Some agents use their cell phone for the home video. This could have a negative impact on the professionalism of your presentation. It is important that the video be professionally produced. What is on the horizon in real marketing? Immersible 3D-Virtual Reality allows buyers to experience a property as if they were there, such as looking out the windows, “walking” upstairs into rooms, or onto to the deck to take in the ocean or the grounds. It is as close to being there as one can be without being there. This is more important now than ever. Virtual Reality has been around for quite a while but is only used by a very small percentage of real estate agents. It will become a gamechanger. Look for agents that have it in their marketing arsenal.
