What’s new and growing in the building, remodeling and furniture design industry but yet not so new in many areas around the country? It’s the contemporary style design that is showing up everywhere. Homes, offices and design stores are all adapting and embracing this new look. Some are even combining the new with the old and calling it “transitional.” Read about what some experts think of the increasing use of contemporary style in the “Voices of the Professionals” special section. Our Spring issue is full of captivating articles that discuss the new clean lines of the contemporary trend that continues to trickle into our Mediterranean, Stucco Ranch style homes and traditional furniture typically found in most Texas city designs. leek, clean, clutter-free – all elements of modern design where textured, decorated surfaces are out and smooth, streamlined ones are in. It is a style that is seeing a resurgence in popularity as people seek to retreat from the overstimulated world of technology and media in which we live in. Simplicity in the home seems to be the answer. Providing rest to the eye, living spaces are designed with a minimalist approach using clean lines and thin proportions. In San Antonio, NEST Modern – a sophisticated furniture and design center in the Quarry Village – beautifully showcases this unique style and provides the best go-to place for all things modern. Owners of the Austin-based company, John Allison and Douglas Galloway explain that, although thought of as

a community with a tendency toward more traditional design aesthetics, San Antonio is really embracing and “thirsty for” modern. “Opening a store here was a natural response for us because 25 to 30 percent of our clients in Austin were coming from San Antonio. We realized there was a true need for NEST Modern in San Antonio,” says Galloway. Since doors opened here in October 2010, the store has flourished. The savvy design-duo credits their success to being more than just a home furnishings store, but rather a design resource center where they offer professional design services and custom-made orders. Whether decorating one room or redesigning an entire home, a wonderful selection of distinctive pieces, along with hundreds of textiles and fabrics,

allows clients to create exactly the look they want. “We are very selective of what we carry. Sixty percent of our furniture is American-made, and the other forty percent is from Italy,” says Allison. “It comes from the most reputable manufacturers that includes names like Dellarobia, Bon Tempi Casa and Thayer Coggin, which in particular, offers the design classics of Milo Baughman – a pioneer of mid-century modern design.” An example is the design classic dining room chair. An upholstered chair with thin polished steel legs, Allison says it’s an “archival piece that was big back in the day and has made a comeback.” While Allison and Galloway confide that they originally intended to go with a more transitional look for their San
Antonio store, they were pleasantly surprised to discover that clients actually prefer more modern. Still true to Texas nature though, the designers say one of the biggest attention grabbers in the store is a cowhide-

O
ne of the greatest things about custom building a home is that you get to choose virtually everything from the style to the design to the fixtures. You truly get to make it your own. With this comes many choices, and we are starting to see a myriad of changes in the choices that are being made when it comes to building high-end custom homes. Throughout the past decade, many of the elite custom homes in San Antonio have been built with Mediterranean architecture and Tuscan features and finish-outâ&#x20AC;&#x201D;heavy textures, rich colors, arches, crown molding, etc. Well, it seems as though this trend is fading some and that modern and con-

temporary are taking its place in high-end custom building. San Antonio is not jumping feet-first into the ultra-modern style that we see in some areas of California or even Austin that can sometimes border on stark and clinical. However, we are definitely seeing cleaner lines, more glass and without a doubt, more open spaces. Ceilings are getting taller; windows are getting larger; finish-out is becoming less elaborateâ&#x20AC;Śsimple, yet refined. Even with the larger and more open gathering spaces, the overall size of homes is decreasing. What is not decreasing is the use of quality products, energy-efficiency and high-tech features. Kitchens and master baths are still getting a lot of attention.
Kitchens are decked out with top-notch appliances, granite surfaces and large eat-atislands. Master baths are getting even more spa-like with oversized soaking tubs, large showers with multiple showerheads and separate generous walk-in closets. Many master baths even come equipped with their own coffee bars & mini-fridges. To go along with these larger showers, many are choosing water-saving showerheads and tankless water heaters for added water conservation. Home automation is also on the rise with elaborate lighting functions, streaming audio and advanced security features that in many cases can be controlled not only by remote control throughout various locations within the residence, but also
by the use of smart phone technology when not at home. It’s not just the style and features that are changing, but the designs and layouts are transitioning as well. For example, one previously “must-have” in custom-built homes was the media room. While we still see homes that feature dedicated theater rooms, many new homes are being built with larger multi-purpose common area, oftentimes complete with a state-of-theart built-in bar. We are also noticing an increased focus on outdoor living spaces. Several key outdoor components are outdoor kitchens and swimming pools, both of which are getting their own modern makeovers as well. Most notably changing are
swimming pools, which have strayed away from the freeform lagoon look to shapes with straight lines that incorporate features such as breathtaking negative edges and water walls. Many custom builders are finding unique ways to combine indoor and outdoor living spaces, making for effortless congregation and easier entertaining. Over the past several years many real estate markets have gone through some tough times, but San Antonio’s market has stayed relatively stable and has even shown signs of growth. This, combined with our strong local economy, has brought many transplants to our city from other states and even other countries. As others see San Antonio as a safe place to invest in real es-
tate, a good place to work and a great place to live, our real estate market and trends are feeling the positive affect and changes. High-end custom homebuilders are on the front line when it comes to adapting to new innovations and adopting new design demands. As technologies continue to ascend and home buying consumer styles continue to evolve, it will be exciting to watch San Antonio’s luxury homes transform and progress into the future. ■

mages conjured upon mentioning “contemporary home” design might often be of a waterfront home in Miami, or a glass box void of all privacy resting on a Connecticut farm. But when referring to “Hill Country contemporary” the images conjured should change dramatically, and rightly so. “Hill Country contemporary isn’t stark or cold, unwelcoming or pre-manufactured. It doesn’t draw attention to itself, nor the variety of ceiling treatments, tile patterns or countertop edging imaginable. Hill Country contemporary rather has character in the simplicity, clean lines and proportions,” says custom home builder, Robert Thornton. “It employs stone, concrete, steel, natural lighting and reclaimed woods, often with a hint or remnant of an industrial warehouse or barn. It fits the environment in which it’s placed, as if there were some historic relevance – both inside and out. Good connections and intersections are important, as are well placed windows, but the emphasis remains on the home furnishings, artwork, and Hill Country views,” he adds. With its history of early settlement ranching, long vistas, hilltops, valleys, native grasses, natural springs and limestone outcroppings, Cordillera Ranch, Thornton explains, has a spot that is well suited for all. For those who might desire to let the land speak for itself with a Hill Country contemporary design, there is no better place. In recent years, local builders admit they have seen a noticeable shift in specific home styles and design elements. Whereas before, clients wanted intricate ceilings, a great deal of texture and larger design details, the trend is now moving in the opposite direction. “On a regular basis, we are being asked for more subtle details, straight lines and simple treatments,” says Ray Stadler of Stadler Custom Homes. “Colors are becoming lighter and the structure of the home and its details are generally less complex – even out here in the Hill Country. Many are instead choosing to use art and furnishings as the accents in the home and not the structure itself.” In Cordillera Ranch, contemporary themes are concentrated in the interior of a home. “We have done several homes over the
past few years where clients are going for a ‘transitional’ look with the exterior façade maintaining elements of the Hill Country/ Tuscan/Villa look and inside, more modern elements are introduced” says Art Burdick of Burdick Custom Homes. Modern technology also plays a key role in maintaining a contemporary, streamlined look on the inside of a home. Sterling Home Technologies implements a high-tech integrated home control system in many homes in Cordillera Ranch that allows walls to preserve a clean look, free of numerous light switches and electrical plugs. The technology is hidden behind the scenes, so to speak, where lights, security features, HVAC and audio visual systems can all be operated from a single panel or via remote access through an iPhone application. “To allow this type of system to operate, you must have a good solid, broadband in place,” says Steve Cooper with Sterling Home Technologies. Despite Cordillera’s rural location, service provider GVTC’S Fiber-to-the-Home Technology offers 80 Mbps – the fastest broadband connection in San Antonio and the Hill Country, and the perfect solution for this kind of state-of-the-art technology. Other modern interior trends include subdued flooring and wall colors. Gabe Garcia of Pasadera Builders explains that a contemporary interior may consist of singular choices in materials that are carried throughout the home. “In one home we built, all of the flooring was a particular stone, a very light limestone from Germany. We used the same stone in all wet areas throughout the home to give a fluid clean look,” he says. “The paint color chosen was also just a single color that included the walls and cabinets. There was very little contrast in materials and colors yet the home maintained an inviting appeal.” spring 2012 / NHOME /

When you think of modern or contemporary homes it is impossible not to think about them as an open canvas that features a modern, clean architecture through a palette of whites and blacks. But today we are seeing a lot of middle ground. Cool grays such as Devine Buffalo, bright corals like Devine Lobster, and khaki-greens like Devine Pecan are mixing with whites to enhance repurposed wood, recycled tiles and new flooring options. Black is no longer limited to just black, but can have deep and rich chocolates, purples, or charcoal hues.

Modern design in kitchen interiors has become much more mainstream in the last few years. A clean line and minimalist approach define the design. In cabinetry, light colored lacquer finishes combined with natural wood tones seem to currently dominate. Manufactured countertops such as Quartz surfaces are in high demand in modern spaces because of the clean look, thickness options and low maintenance. Hardware is also keeping consistent with the minimalism in today’s modern kitchen. Integrated hardware, routed finger pulls and top mounted hardware produce less visual chaos and are therefore the more prevalent choice. Wall cabinets are being replaced with larger paned windows to let in more light and bring the outside in.

lthough contemporary living has been around for many years, only recently has there been a growing demand in the San Antonio area. From Alamo Heights to Stone Oak and the Hill Country, sleek, clean lines are the new “must-have” in the building market. As the city grows and matures, we tend to see a more artistic approach to building and find that people are less scared to think “outside the box” and endeavor to try projects out of the San Antonio norm. As an evolution from the modern architectural styles introduced in the 1950s, contemporary living is not just a style of building, it is

a way of life. With simplicity and sustainability as the main focus, it has attracted a discernible clientele interested in a comfortable “less is more” lifestyle. When building a contemporary home, everything should have a purpose and be for a reason. From color scheme to cabinet placement, every inclusion is part of the overall vision. Going Green at the Office Strategies and Tradeoffs // by: Lauren Austin, Hon. TSA/AIA Austin
I
n the last issue of NHOME, we began our look at the mostly uncharted territory of commercial green building for business decision-makers. Often called smart or sustainable building, green building significantly reduces material waste and energy costs. So it makes sense that green building and the retrofitting of commercial and public structures is on the rise in Central Texas and across the country. While this upward trend is due in part to increasing government mandates, business decision-makers are also recognizing that energy-efficient workplaces can benefit a companyâ&#x20AC;&#x2122;s top and bottom lines. High-profile projects like the $550 million retrofitting of the Empire State Building in New York are popping up everywhere, driven by calculable financial gains. Letâ&#x20AC;&#x2122;s turn our focus now to Central Texas and a recent commercial retrofit in downtown Austin. Looking for a way to leverage a tight budget into a smart business investment, three local business owners saw an opportunity to reposition a neglected 1960s-era structure located in the shadow of the State Capitol (1300

Often called smart or sustainable building, green building significantly reduces material waste and energy costs. Guadalupe) into a modern, sustainable office building to appeal to the needs of today’s urban workforce and meet the requirements of the Austin Energy Green Building process. When Austin-based NoackLittle Architecture and Interiors evaluated the site, the existing structure was unlivable. “It consisted of a couple of two-story buildings glued together, with a partial basement, no elevator, substandard stairs and roof,” recalls Clay Little, AIA, founding partner of the firm and lead architect on this project. “From both design and investment perspectives, this building had the word ‘opportunity’ written all over it.” The question of how to realize immediate value and plan for long-term gains for the owners and tenants guided the retrofit process. Sustainable Objectives and ROI The owners began the retrofit process with clear objectives: • Provide a high-quality work environment (e.g. physical comfort, air quality). • Obtain LEED certification. • Reduce energy costs over traditional office spaces by at least 25 percent. • Improve operational efficiencies through

smart maintenance systems. • Predict and measure savings month-overmonth for owners and tenants. In terms of design, NoackLittle retained most of the structure (building reuse is a big plus in green retrofits) and added an elevator, one-and-a-half floors and roof deck. The major sustainable elements were HVAC; lighting and water strategies; and greatly improved energy and maintenance costs throughout the building. In a traditional structure, these three elements alone represent the bulk of a building’s operating costs. “So the decision to use sustainable systems was a given for us,” Little says. “In fact, our original intention was to be sustainable and LEED1 certified for better positioning in the marketplace.” Budget realities required the owners to weigh the opportunity cost of different systems. For instance, what kind of month-to-month return would a mid-priced HVAC system give over a high-end system costing 30 to 50 percent more upfront? The diagram on previous page outlines which sustainable strategies translate into cost savings for the owners and tenants. From an investment standpoint, a sustainable retrofit (as opposed to a tradition-
al remodel) of 1300 Guadalupe is providing a recession-proof benefit for the building owners. This reflects new trends in the marketplace: The predictable, measurable and guaranteed savings on monthly operating costs is a differentiator for tenants wanting competitive leasing alternatives and better-performing spaces. “Today’s commercial tenant is value-driven and appreciates the tangible benefits associated with lower operating expenses and improved work environments,” says Ben Tolson, Aquila Commercial broker for 1300 Guadalupe. The workforce today is looking for environments with better air quality, better lighting and more predictable HVAC levels. Perhaps the most interesting trend is an increase in companies looking for ecofriendly offices. “By nature, Central Texans have a strong social conscience,” says Gary Morris, LEED AP at NoackLittle. “We find this relates to an eco-consciousness toward recycling waste and using renewable materials. This is translating into client expectations on projects.” Tradeoffs Between Features and Costs One of the first tradeoffs considered on this project was the affordability of the LEED certification process, which can add
10 to 20 percent to a project’s documentation costs alone. The LEED process also adds a layer of fees to construction costs, which can vary widely depending on the systems used. Often confused with sustainability itself, LEED is actually a rating system that has become the national standard guiding most of the commercial retrofits and green building we see today. While not a mandate, local governing bodies that approve commercial green building tend to use LEED as the measurement standard. “A big advantage in taking the LEED route is in the added marketability of the project to more eco-conscious tenants,” Little explains. At the same time, creating a truly sustainable structure does not actually require LEED certification. In the tradeoff process here, the cost of LEED became a non-essential budget variable. The owners reallocated the savings into actual sustainable systems. Top Strategies Implemented Next, the owners prioritized the design approach based upon rapid ROI. The following elements represent investments with a full payback realized in as little as a few months to no more than two years: • High-efficiency lighting systems with
occupancy sensors • Sub-metering of tenant spaces, allowing for individual control and monitoring • Low-flow plumbing fixtures • Reflective roof membrane • Pre-treatment of outside air In addition, the owners invested in construction-waste recycling. While this provides no real financial payback, they wanted to contribute to eco-conservation. Biggest Sacrifices Made The toughest tradeoff decisions involved HVAC and insulation system options and the opportunity cost of sun shading. In each case, the payback for high-grade systems would be five years or more. Using a mid-grade HVAC system, however, would save 10 to 20 percent in monthly usage costs by improving flexibility and control for occupants, while adding only 5 percent in upfront costs over a standard system. In the case of sunshades, the owners chose to forgo this added expense in lieu of a high-grade insulated window system. The insulated window glazing alone reduced energy consumption by 10 percent. After only six months of building occupancy, the design decisions and tradeoffs made are proving powerful in terms of short- and long-term ROI. Electrical
consumption for some offices within the building is surpassing savings estimates, tracking at less than 40 percent of previous traditional office spaces. Today, the building is 85 percent occupied, with continuous leasing interest by good-credit-quality tenants. This comes at a time when the San Antonio and Austin commercial vacancy rates overall sit at 18.3 percent and 20.72 percent, respectively2. It appears that the project owners’ recession-proof objective is structurally sound. In the next issue of NHOME, we will look at what a sustainable building can look like if budget is not a factor. ■

Mystery of Credit Scores Revealed: How Your Scores are Derived // by: easton crafts
D
eveloped as a mortgage underwriting tool in the early 90s, the credit score is derived from a person’s credit history and its purpose is to determine the likelihood of that person having a 90 day late payment within 24 months of any tradeline. Obviously, the higher the score, the lower the likelihood and vice-versa. The top 5 contributing factors are listed on the credit report just below the score and are in order of their “effect” on the score. The FICO Model (Equifax, Experian and Trans

Union) can range from 300 to 850 and weighs the following factors when computing a person’s credit score:
35% of the score is made up of payment history
Are there 30/60/90 day late payments, collections/charge-offs? The recency, frequency and severity are all considered ➤ Late payments are not good regardless of how old they are, but the effect of recency is tiered: ➤ 0-6 months recent has the most negative impact ➤ 7-23 months recent has some negative impact ➤ 24+ months recent has the least negative impact ➤ ➤

The Art of Design NKBA presents a Networking, Fashion Show and Charity event!

Award-winning studio Light by Design hosted the National Kitchen and Bath Association (NKBA) as they presented an evening of networking, fashion and charity. Those who think kitchens and baths are dull have a reason to think twice. The NKBA Texas South Plains Chapter presented The Art of Design Spring 2012 Fashion Show and Membership Mixer on April 5th, where local home industry designers showed off their skills—in fashion, that is. The lights dimmed in the Light by Design studio, and the designer face-off began as the home design inspired fashions made their way down the lighted runway. Guests were treated to an array of runway looks inspired by kitchen and bath projects completed by each participant, not to mention artistic and lavish accessories made from lampshades, tiles, and everything but the kitchen sink. Guest judges, Raquel Guerrero of Nic Abbey, Etienne Apodaca, owner of Style Labs, and reality star and owner of Cabana Casa Trey Hultgren gave

their vote for “Favorite Project Photo,” “Best Overall,” and “Best Accessory.” As the fashion show and awards came to a close, the lights were brought back up and guests were invited to bid on silent auction items created by young artists from the Children’s Bereavement Center of South Texas. The silent auction was just one of the few ways the mixer benefitted the CBCST; guests were also encouraged to donate various art supply items in conjunction with the admission fee where partial proceeds were donated to the CBCST. “I’m so overjoyed at the results of the evening. We are extremely grateful to Light by Design and the members of the National Kitchen and Bath Association for all of their hard work,” said Traci B. Gomez, President and CEO of the Children’s Bereavement Center of South Texas. “Here at CBCST we depend so much on volunteers and special events like this to help sustain our mission. We are 100% privately supported, so proceeds from the event will help us continue to offer our grief support programs to children at no cost. The CBCST belongs to the community and the community has never let us down.” The evening proved to be a success, not only for the CBCST, but for NKBA too, as the goal of the evening for the non-profit was to encourage membership. The organization added over twelve new members to its network of home industry professionals. “We are excited to welcome our new members and hope to add more designers and vendors to our roster as a result of the membership mixer,” said Vanessa Turney, VP of membership for NKBA and owner of Light by Design. “The event was a great way for NKBA to encourage new membership, as we showcased the fabulous work of our current members through an original platform of a fashion show, while impacting the community by benefitting a great local cause such as the Children’s Bereavement Center of South Texas.” The Art of Design Spring 2012 Fashion Show and Membership Mixer is one of many Texas South Plains Subchapter’s programs slated for this year. On June 22nd the chapter will host an Outdoor Kitchen Design Symposium—a full day of education and culinary delight. F
or many of San Antonio’s lowest-income families, a “dream home” is defined very simply – a simple, decent and affordable place to call their own. For more than 35 years, Habitat for Humanity of San Antonio has helped to make that dream come true for 735 families and counting. Families who enter into the Habitat program work to make their dreams come true by performing a minimum of 300 hours of sweat equity by helping to build their homes and the homes of their neighbors. “We aren’t your typical charity. These families aren’t given anything. They work right alongside our staff and volunteers to help build their homes,” said Stephanie Wiese, vice president of development and communications for the non-profit organization. “They also attend 15-22 hours of homeownership education classes. We want them to be successful once they move into their homes.” Wiese went on to explain that these families, who
on average earn about $22,000 a year, often can’t afford a decent place to rent, much less the mortgage payments required to purchase a home through the traditional route. Often times, the majority of their income goes to rent, leaving many of their basic necessities to get pushed to the side. “We are the only organization to offer homeownership to families in this income level. We are their only option and we feel everyone deserves a good home to live in,” she said. HFHSA was the first Habitat for Humanity affiliate in the United States and began with one home in 1976 that was built in partnership with Ernesto Torres, a painter, and his wife, Sylvia. “We didn’t have anything so I said, let’s give it a try,” Mrs. Torres said late last year through an interpreter. “We were willing to take a chance and we believed it would happen.” Their rental house in San Antonio wasn’t much more than a shack – it was small with walls that spring 2012 / NHOME /

didn’t block summer’s heat or the cold winds of winter. With only three rooms, the family of six lived in very cramped conditions. They moved into their Habitat home in 1979. “We paid $400 down,” she said. Their payments began at only $50 per month and eventually, because of taxes, rose to about $120 a month. Despite a few struggles over the years, the family was able to pay their home off early in 2006. This success story is not uncommon among Habitat families, said Wiese. “Through their hard work, they are invested in their homes,” she said. “Often, they are the only ones in their extended families who have ever owned a home and they work very hard to get it. They take pride in their homes and want to stay in them. Our foreclosure rate is very low, less than 2%.” Habitat families are selected based on need. They are first-time homebuyers and earn 25-62% of the area median income. They must have “workable” credit, make a small down payment and be willing to partner. Once their sweat equity is complete and their homes are built, they purchase them on

a 20-year, 0%-interest mortgage. Today, payments average about $400 a month, including taxes and insurance. Since its humble beginnings of one house, HFHSA has now grown to build approximately 50-55 homes each year, all built with volunteer labor and donated funds. In fact they are on tap to build 58 homes in 2012. Five of those are already under construction in the newest Habitat community, Coleman Ridge. The organization is the fourth largest builder of new Habitat homes in the nation and the largest builder of new Habitat homes in the state. “We are very blessed to have such tremendous volunteer support. About 17,000 volunteers assist us each year,” Wiese said. “They are the heart of our organization, helping us to not only build homes, but also serve as a springboard to help these families build better lives for themselves.” 100% of all donations go to the organization’s building program thanks to the success of its three Habitat Home Centers where new and used building supplies and home goods are sold. Those stores provide
