CiVerMa rises from a city’s general need of green spaces that are disappearing as the city expands horizontally in which gets to a point of no return where urban population request a vertical growth. Malaga emerged after the Spanish reconquest on 1497 from a long Muslim era in which traditions and culture still per-during today. The city started to grow from metropolitan area of Malaga and along the coastal strip towards outside the center making the city grow in a horizontal line.

This dynamic density proposal tries to express the extreme request for current growing cities to adapt to its own medium. The lack of green areas do not only affect the nature but also affect us. Not only in a healthy way but also and furthermore interesting: in our behavior and how emotionally it can affect us.
A way of solving this issue its to make a building becoming more like a living organism: architecturally with plants and green areas and also with a dynamic and fluent movement of people with interaction within each other. Activities in Malaga goes from Cave of Nerja, Castle of Gibralfaro, Port of Malaga and many other parties and events that happens during the year. About a population of 569,130 in 2015, Malaga becomes one of the favorite place for travelers to visit all among the year as the temperature stays pretty much constance on 20 degrees.
Malaga population has a huge problem with sun light and the heat that this produces on the hot summer days. It get so hot that pavement reaches up to 53 degrees. It is very understandable that kids and people in general can not use the street from 12:30am to 8:00pm; I have a testimony from myself as I am from Sevilla. People disappeared from Earth from June/July to mid-September as under shadow the temperature reaches the 32 degrees on a normal summer day.

Furthermore, as a search of green spaces, Malaga has a lack of interaction between the different generations or even they are exclusive for a private organization for example the football pitch which is near the El Duende in Malaga, it is only used for the local Malaga team to train. Malaga as a big city, its has the trouble of having green areas without shade as summer are so intense people are not able to use it most of the time. Users, specially kids from school finishes the studies at 2:30pm, then have lunch and most of them go to external classes. This happens from September to May/June. Therefore, in summer when they have free time, the go out to play usually in the morning as it is most likely that it would be over 27 degrees by 1pm. By these reasons, the pattern leaved by the shadows of the buildings are defining the green spaces and the social activities. Activities in Malaga goes from Cave of Nerja, Castle of Gibralfaro, Port of Malaga and many other parties and events that happens during the year. At priory, Andalusian court yards were very famous for its social networking and interaction. However, right now, most of them are used for a more climate impact on the surrounding buildings. These courtyards are very well ventilated and allow sun light penetration through its core during different times of the year. Furthermore, these effects are applied to the buildings around it as they benefit from a very good light source and natural ventilation. There is nonetheless, a social side too; these plazas are a magnet for people from all ages to socialize with others, chill out and even create temporary events and parties. It becomes a community space outside the house parameters where people can be interacting with the world only a few steps away from their homes. These courtyards contains a wide range of activities from tennis to a local cinema. The proposal is willing to achieve the continuous visit of users from the building and the interaction with others who are not. This could turn very fast into a social meeting point where people would meet up using Civerma as a reference point like a big shopping center calling for teenagers.
As a site boundary maximum height was restricted to 13 levels as a surrounding buildings maintenance. Most of the 360 degrees of views are very open and have a welcome impact according to a survey done in a site visit. Most of the building around does not have a particular character apart from being “boxy� and informal as a movement matter of the 70s. Part of Malaga still works as a maze and to move from A to B can take more that you think by looking at Google maps. As said so, the proposal involves a double spiral circulation as movement of rotation and translation likewise to the Earth movement around the Sun. This seems a bit confusing of even our of traditional methods of vertical cores with vertical stairs. However, by moving in such a different way, the user indeed gets to know the building by heart and the transition from one floor to another occurs while communal spaces and arched cores appears through each level. As a matter of preventing over density, each floor has its own character and level of flexibility. As an instance, one floor has a small gym but more living areas but another floor has a bigger exercise area but less people living in that floor. This like this makes each level more interesting and forcing users to move from one floor to the other to achieve goals. Green spaces as reflected before, are a very important matter not only in this project but also in every big growing city. There are different levels of terraces: some of them are completely privatize, other shared by a couple of neighbors and other completely open to the public. As a matter of fact, this is the biggest treasure anyone could wish for as most of gardens only exist in lower floors and general flats have problems when organizing events as a lack of space. This provide all this elements but also including natural ventilation, natural lighting and more importantly have a piece of nature within the house.
As such as a diverse site with tremendous amount of population all over Malaga, this project has the obligation to evolve with the different densities that comprehends the city. -XL It comprehends 58 dwellings in a zigzag variety of densities from low to the highest. Involving several activities areas and four flexible levels for a bazaar or extra activities purposes. -M It comprehends 50 dwellings in a more uniform variety of densities. Two flexible levels for a bazaar or extra activities purposes. -S It comprehends 28 dwellings in a less compact density. Two flexible levels for a bazaar or extra activities purposes.
Structurally, the building is held together by a series of cores made by arches dispersed around each level. These cores and arches acts as columns and make each level a sandwich allowing platforms. The central lift core which runs from top to bottom bring a spectacular view through the entire building but also, allowing natural wind circulation. It also allows sun light to penetrate naturally the building from its top which bounces in each glass and traveling as far down through the building as the weather can allow.
There are also another type of core which allows light through a gap in the ceiling covered with a HQ floor glass. This core is intended to be used as a social interaction place where people can gather as the old times. Different uses can happen at this stage as for example students could work together in this areas. Circulations was deeply based in how we interact with the city and our will for finding new things. A double spiral takes you in a very twisted way between floors making the user loosing its sense of North but allowing a constant change in the panoramic view making each step an unique scene.
Living spaces are not just a bed and a kitchen. They become over time a place of interaction between neighbors and also a familly reunion space. Combining private and public places, the building becomes more like a maze where only the users know how to interact with it within a level of details as they may not know if other flats have a private area or not.
Green spaces form at least the 15% of each floor level giving the tower a feeling of a city within a jungle. Some flats have a more private interaction with their neighbor as they have a sharing garden/terrace. Other green spaces are a gym space with some equipment which also can be used for outdoor yoga for example.
The typology registered in this building comprehends the possibility of host students, families of 2-4 rooms, single users with a passion for cooking, artist with the need of a design or workshop space.
Indeed, some flats close to the two big terraces have a cross view from side to side of those two green areas.
