CHALLENGE

To develop and establish my expertise to becoming their trusted advisor it was important during the buyer consultation to educate about the nuance of purchase process in New York City, what additional requirements they would need to consider as non-citizen purchasers,and to highlight how purchasing in New York differs from the processes in the countries where they own other residences as well as discussing the macro market dynamics at the time I then translated this to their specific requirements and discussed the micro trends and statistics,relevant to the niche that best suited their goals, to identify the ideal potential properties that they should consider

STRATEGY

During our buyer consultation, I advised the clients of the current market dynamics, and narrowed down to the specific submarket/niche that best suited their situation Doing so helped to establish that I am an expert in the market and how to translate that to identifying the right property

RESULTS

We toured dozens of new development condominiums throughout Manhattan and Brooklyn virtually, identified the ideal building and ideal line within the building I was able to negotiate concessions from the developer when I was able to leverage relationships to find out where in the building there was the most negotiability. Clients successfully closed on the unit, from abroad, and saw the unit for the first time six months after closing ? which is also when I met them for the first time

CHALLENGE

Client from the Pacific North West reached out after reading an article in the New York Times,where I was quoted.They were interested in purchasing a pied- - terre on the Upper East Side, between 60th and 80th,between Lexington and Fifth Avenues to be walking distance to Central Park before the anticipated influx of global buyers returning as we were emerging from the pandemic.

STRATEGY

After our buyer consultation, I curated a selection of properties that fit the initial criteria, both new development and resale A significant part of the conversation revolved around explaining the intricacies of purchasing in coop apartments

RESULTS

We found the ideal building and apartment in our initial outing, and by the end of tours later in the week it was clear that this was ?the one?We put together a compelling and complete offer to win in a competitive bidding scenario ? presenting the purchaser as the ideal candidate for this board, and where my reputation for approaching the art of board package akin to preparing complicated investment prospectuses- gave us the edge we needed I helped the client to select their team in New York,and worked with their team of financial advisors on the completion of a complex board package (which was nearly 2000 pages) ,and prepared client for a mock board interview

CHALLENGE

Clients had long been outgrowing their space,where I represented them as their buyers broker when they purchased a sponsor unit over 15 years prior As they started their life together and expanded their family ? space was quickly dwindling.As they started to outgrow the space over the years several ideas were considered,and needing to understand how the market had changed since their last transaction The clients really wanted to remain in Brooklyn ,but as a growing family, it was difficult to balance finding enough space in neighborhoods that were still convenient for the elements of their lifestyle,and the differing financial scenarios to buy a coop or a condo or a house At several points,potential transactions were negotiatedIncluding the purchase of the apartment next door to combine the units, negotiating a partial purchase of the apartment next door for expansion AND negotiating a purchase of a larger apartment on another floor in the building The additional challenge to purchase a new home,if not combining was the need to sell their current home in order to purchase the next home

STRATEGY

We toured properties across a variety of neighborhoods, new developments, townhouses and detached homes We ultimately narrowed in on a segment of the market (larger condos in Brooklyn) that at the time were not seeing significant traction.At one point during the search,we also explored areas outside of Brooklyn,including Roosevelt Island!

RESULTS

Clients closed on a beautiful brand new condo, with significant concessions from the developer, including storage,parking and taxes The closing of the sale of the coop also required figuring out post closing occupancy,as the new development timeline was shifting

CHALLENGE

Introduced to client in 2016 as a referral from an agent I met while deplaning on my way to a business meeting abroad The buyer met the agent at MIPIM that spring I became a trusted advisor to the family ,on the off market sale of their long time family pied-a-terre on 5th Avenue,and helping various family members with subsequent purchases around NYC.Client?s goal was to purchase a property that would serve as an investment , and potentially in later years as a residence if any of their children attended school in New York or a pied- a-terre for themselves The numbers needed to work, and it had to have the elements that would appeal to potential tenants as well as for their personal use

STRATEGY

Keeping the client continually advised- for YEARS- of what was going on with the market, while specifically keeping my eyes peeled for properties in luxury condos that might fit their criteria for views, price and amenities ? that would be easy to keep leased with minimal turnover or vacancy I helped them to assemble their team of related professionals to advise and execute on ideal ownership structures and asset protection for a non-citizen purchaser

RESULTS

Negotiated purchase, below asking price, and have managed the rental of the unit for the client,at peak pricing with minimal vacancies between tenants.
