The Heart Shaped Peninsula Istria is the largest peninsula in the Adriatic sea and is an enchanting region that offers spectacular coasts, unique Roman monuments, and exquisite cuisine. It also offers an extraordinary opportunity to build your wealth with an investment property. This is because Croatia is hot right now with both the number of tourists and property prices increasing1. And due to the recent success of the Croatian national football team in the 2018 FIFA World Cup, and the use of Croatia as a backdrop for Mamma Mia! Here We Go Again, Game of Thrones and Star Wars, enthusiasm for the country shows no sign of diminishing. In 2017, 18.5m tourists visited Croatia generating 102m overnight stays. These were increases of 13% and 12% respectively compared with 2016. Istria received over 4.2m of these tourists, generating 27.5m overnight stays2. Tourist accommodation in Istria is in high demand and very often is fully booked months in advance. Part of this increase is due to an organic growth, with many tourists returning after enjoying themselves and new tourists arriving through word of mouth recommendations from family and friends.

Traditional tourists to Istria come from Germany, Slovenia, Austria, Italy, Czech Republic and Slovakia due to their vicinity, allowing them to come by car. However, in the past 10 years, the number of tourists from France, the Netherlands, UK, Ireland, and Poland has increased. In fact, Istria’s airport in Pula had a 31% increase in passengers between 2016 and 2017. A lot tourists coming to Istria are high spending families or couples attracted by its cultural, natural and gastronomic attractions. Another factor that makes Croatia generally attractive to tourists is it being very safe, with an absence of crime and internal problems. Croatia has been ranked among one of the safest countries in the world for tourists to visit, being ranked 24th in the 2017 Travel & Tourism Competitiveness Report3 . Croatia is also very tourist friendly with most local people speaking at least three languages (Croatian, Italian, English, or German)4. Also making Croatia attractive to property investors is that property prices are growing on average 2.3% annually. Istria has some of the highest growth with an average of 3.13%. In particular, properties in Pula saw a rise in value of 11% last year5. However, there is limited space to build on Croatia’s Mediterranean coastline, with 90% protected and set to be untouched.

This growth is expected to continue, being stimulated by investments in Croatia. Between 2014-2020 the EU allocated almost €7b to boost economic competitiveness6 and €12.7b for structural investments. Between 2021-2027 these amounts are expected to rise. Private investors are also pouring money into Croatia, with €7b expected to be invested in hotel construction and renovation, convention centres, campsites, nautical tourism and theme parks by 2020. And with Croatia’s economic outlook being upgraded to BB+ and healthy GDP growth expected (2.6% in 2018 and 2.5% in 2019), more investments are foreseen in the coming years7. Examples of such are: - €270m by the Valamar Group to build both new resorts and refurbish it’s current facilities8; - €80m to build the most luxurious hotel in Croatia, in Rovinj, Istria, by the end of 20189; - A €65m new resort and marina in Pula to be completed by 202010 ; - €11m for a new winery in Motovun, Istria, that includes a hotel, restaurant, multi-purpose hall, wellness centre, lounge bar, and nightclub11.

A growing country with a secure economic situation and advantageous fiscal conditions is a country where you can invest with peace of mind. In Istria, many investments are taking place, which are additionally increasing the value of the properties in the region.

Buying a Property in Croatia Despite this positive outlook, a foreign property investor wanting to buy a property in Croatia may come into difficulties and may be disappointed with their return on investment. The following are the most common problems we see foreign investors face.

Purchasing Investing away from your hometown means you can face obstacles such as language, lack of knowledge of local customs and laws, and having no trustworthy contacts. Not having these on your side may mean you end up signing a contract that doesn’t protect your interests. We have heard horror stories of contracts not handing over ownership, pre-existing mortgages on the property, and problems with the property only being discovered after the sale.

Quality Buyers often look for quality, and sellers often say they offer quality. But quality is one of the most abused and empty words. Price seems to be a good indication of quality. However, the highest price can be misleading. It is simple and fast to manipulate numbers, and often villas are built for a lot of money, but the construction hasn’t been properly supervised and the build quality suffers. Without a standard set for quality, and an agreement establishing this, it is very hard for quality to be guaranteed.

Renting Apart from having to dedicate a lot of time and effort into marketing your property to prospective guests, there are significant risks and uncertainties when renting your property, such as:

- Late or no payments; - Guests damaging the property and not paying for repairs; - Unexpected maintenance costs; - The law supporting the tenants not you, in case of problems. These risks and uncertainties mean that often you don’t know what your income will be, and it’s normally lower than expected. It also means you don’t know what your costs will be, and they are always higher than expected.

Management Renting a property is also very time consuming. Once you have guests booked in, you have to welcome them at whatever time they arrive, make sure the property is clean, do the laundry, fix any problem, and be available 24/7 for their every need. If you don’t have a team responsible for managing your property, it can be more engaging than a 9 to 5 job. If you do go for a management company, they can end up taking a significant portion of your income.

Not having a legal guarantee means you’re not protected if the property has serious problems of a legal nature.

Krnica Project The point indicates the position of the Candy Brick villas in Krnica. The villas are 2km from the sea and benefit from glorious sea views. How Can I Become the Owner of a Candy Brick Villa? A Candy Brick villa costs €350,000. Once you have decided on your villa, you can reserve it by signing the purchase agreement and paying an initial 10% reservation deposit. When the villa is successfully completed, ownership will be transferred over to you on the payment of the balance. You can purchase a Candy Brick villa either as a private person or as a company. We recommend you opening a d.o.o. (private limited) company in Croatia for the following reasons:

- It is very fast, only taking a few days to establish, and is relatively cheap, costing around €1,000 to incorporate and €1,000 in annual management costs; - Companies with an income lower than 3 million Croatian kuna (HRK) only pay 12% corporate tax. After deducting your costs (including depreciation12), it amounts to about 2% of your rental income (€780);

- You won’t have to pay VAT which is an additional 25% (€87,500) in Croatia. It is reimbursed by the government within 30 days. If you can’t cover this amount for 30 days, we can offer you an interest free loan to cover it;

- You can avoid tax on dividend if you loan your company the amount to buy the villa via an interest free loan, and pay yourself back steady interest free loan repayments.

Please note, these calculations have been made excluding other marginal and communal costs, such as your water and rubbish collection, that you can use to reduce your profit before tax. We have also not included the additional income you could make from selling the excess electricity your solar panels make to the grid. This could be between €3-4 a day when the villa is not in use. In the future this income could increase up to 10x should the government reintroduce feed-in tariffs. Nor have we included the benefit of spending 2 weeks for free in your villa, worth €2,500 (excluding July and August). For financing, if you need it, the best thing to do is contact your bank. Your bank knows your specific situation and will be offering the best solution according to your needs. Getting a mortgage for your villa in Croatia is also possible from a Croatian bank.
