PRESIDENT’S MESSAGE

Iwas incredibly honoured to be elected as President of the Northern Ireland Hotels Federation in October as we celebrated our 25th Anniversary. Thank you to everyone for the good wishes at Hospitality Exchange and to those who have reached out to me since. I would like to thank my predecessor, Eddie McKeever for all his guidance and mentorship and the NIHF board for their support.

It is a huge privilege to take on the role and I look forward to representing the sector over the next two years. I am the thirteenth president, the second woman to hold the role and have worked in the sector for nearly three decades building a career in the commercial side of the hotel business. The industry comprises many different disciplines and skills, the board is a diverse and skilled collective and I hope that the skills I have honed will add a new dimension.

Over the last two years, the NIHF has worked closely with HATS to highlight the career opportunities within the sector and support the “Make it here” campaign overseen by TNI to address the negative perceptions of our industry. Not only is the hotel, tourism and wider hospitality sector a great career for the next generation but a super

opportunity for people re-entering the workplace and I plan to continue this work by focusing on the sustainability of our people.

The proposed “good jobs bill” is currently at the forefront of industry discussions and although there are concerns about aspects of the consultation, the principle to support being able to offer “good jobs” is something which the hotel sector is committed to. Tourism features in the draft programme for Government and in the Economy Minister, Conor Murphy’s economic vision. The hotel, tourism and wider hospitality industry can offer opportunities in every corner of Northern Ireland, thus achieving regional balance. The recent budget does present a challenge for the sector and the Federation has raised these concerns with Government at all levels.

This sector is more than just a business. It’s a community of people with a shared commitment to showcasing Northern Ireland as a destination. I look forward to working with my colleagues across the industry to drive innovation and ensure that we continue to thrive in the face of new challenges and opportunities.

months which we hope members will find of benefit. I hope to see you there and if there are any topics or actions you would like us to consider, please reach out to the office team who will be happy to explore them.

In this, our 25th year I would like to thank all the Patrons, Past Presidents, Past and current Board and all our Members for helping us create an organisation we really value; I thank each and every one of you for your support and wish you all a Peacefull and Happy Christmas and a successful 2025.

JANICE LOOKS AT THE GROWTH OF THE SECTOR AND THE CHALLENGES AHEAD

It’s the end of another interesting year for the hotel sector but perhaps not the script that people thought would play out in 2024. Only one hotel opened this year, bringing the number of hotels to 144 with a room stock of 9,679 bedrooms. The market was further boosted by some premises moving out of government contracts and back into the tourism sector. The hotel sector has grown 24% since 2015 with the edition of 9 hotels. In 2015, the market was braced for a major influx of bedrooms with 7 hotels coming to market in a three-year window. Since then growth in the hotel sector has been slow and limited to 1-2% per year.

No doubt, the onset of the pandemic followed by a global financial crisis impacted on development plans. It’s been a mixed picture with the other elements of the accommodation sector: guest accommodation and self-catering have grown exponentially while the number of guesthouses and B&B’s have declined. On face value this seems simple enough but in reality, businesses are moving between accommodation types. Guest accommodation was introduced as a category in 2011 and has worked well as a flexible solution

for those wishing to trade in the accommodation market. Selfcatering has grown exponentially but not all product in this segment operates all year. The majority of businesses are single unit operations, and this is an important segment which helps satisfy customers in times of high demand.

A - Acquisitions

There appears to have been a big “for sale” sign looming over Northern Ireland with over 15 hotels sold since 2023. Local groups have consolidated with Andras House, Galgorm Collection and the McKeever Hotel Group expanding their portfolios through acquisition. Investment by companies south of the border, private equity funds and hotels groups from outside Northern Ireland have invested and are continuing to look at opportunities in a market that they consider offers good value. Buying still remains a cheaper and faster means to getting into the hotel business in Northern Ireland.

B - Building

Building has been a challenging process with delays, supply chain and infra-structural constraints. Planning remains a protracted process with developers facing

disappointment and additional costs through the development and construction process. Hotels have realised that customers are looking for product outside the traditional bedroom and are investing in alternative accommodation; forest dens, suites and lodges not only increase the appeal of the business but have proved a more costeffective way of adding rooms and are a much quicker route.

C - Costs

The cost of doing business continues to grow. Soaring inflation coupled with rising interest rates have made expansion expensive. Day to day operations have attracted more costs with rises in minimum wage, increases from service industries like insurance and inflation still impacting on the cost of food and consumables. Energy prices are rising once again with an unstable global market affecting supply and cost.

The coming year will be one of growth with an increase of around 5% in bedrooms and currently 3 new hotel openings predicted. More hotels could come to market within the next year but it looks more likely that 2026 will be a year of considerable expansion.

Titanic Hotel Belfast has added two prestigious Irish Hotel Awards to its trophy cabinet with awards for 4 Star Lux Hotel of the Year and Hotel Restaurant of the Year in Ulster, bringing the total number of awards from the Irish Hotel Awards to six over the past three years.

Adrian McNally, General Manager of Titanic Hotel Belfast, said: “The team at Titanic Hotel Belfast consistently delivers and recognition like this from the Irish Hotel Awards solidifies our reputation and what I believe to be our rightful place at the forefront of tourism and hospitality at a local, national and international level.

The Cocktail Bar at The Merchant Hotel received the coveted status of 2 PINs for ‘Outstanding’ cocktail bar, awarded by The Pinnacle Guide, one of only 18 bars in the world. They also won the title ‘Best Cocktail Experience in Ireland’ at the 2024 Food & Wine Restaurant of the Year Awards.

And, the hotel was awarded with the 2024 ‘Large Golf Hotel of the Year’ at the recent Ireland Golf Tour Operator Association (IGTOA) Conference and Gala Awards.

These are yet more additions to ever-growing trophy cabinet, which now boasts over 150 awards over the past 18 years.

The Marine Hotel in Ballycastle has had a busy few months. They have appointed Olga Henry as General Manager and have received planning permission for 14 extra rooms, 10 self catering studio apartments and a rooftop events space.

Hotel directors, Colum McLornan and Claire Hunter, have also aquired the Glenariff Inn in Waterfoot and will look at developing this going forward.

Finally, the Marine Hotel was awarded AA 4 Star Hotel over the summer.

GALGORM

Galgorm has been recognised with an impressive six awards at the World Luxury Awards 2024 including two worldwide awards for Best Luxury Golf Resort and Best Luxury Golf Resort Spa. The resort also picked up with Best Luxury Resort in Northern Europe, Best Luxury Spa Resort in Northern Europe, Best Luxury Destination Spa in Northen Europe and Best Luxury Resort Spa in Northern Europe.

The Maldron Hotel Belfast International Airport, has recently made strides in eco-friendly initiatives with the installation of an advanced solar panel system. The installation features 406 high-efficiency solar panels and is anticipated to generate around 114,780 kWh of clean energy annually, while reducing CO2 emissions by over 55,000 kg each year.

Following a successful £4 million renovation and a recent four-star rating from Tourism Northern Ireland, this green energy initiative underscores the hotel’s commitment to delivering an exceptional guest experience that not only meets but exceeds expectations.

LOUGH ERNE RESORT

Lough Erne Resort in partnership with Cash for Kids NI, has helped raise £38,532.22 through two major funding events, aimed at combating holiday hunger for children across Northern Ireland. An intimate evening of entertainment with Nathan Carter was attended by 150 guests and was followed by a Corporate Golf Day, which attracted 100 participants.

24 new luxury rooms have opened at The Malone Hotel as part of a 3-phase redevelopment. The Malone’s latest renovation marks a significant milestone in the family hotel history and enhances the hotel’s traditional hospitality offering.

The Killeavy Castle Estate Landscape Restoration Project, one of Northern Ireland’s most ambitious reforestation efforts, has begun replanting over 27,000 native broadleaf trees, Scots pines, and shrubs like hazel and hawthorn. These plantings will take place this winter with the help of the Woodland Trust and is a major milestone for the Estate which plans to plant 50,000 trees on the slopes of Slieve Gullion over the next 10 years.

This 15-year project, costing over £1.5 million, is spearheaded by the Australian based owners of Killeavy Castle Estate, Mick and Robin Boyle. The plan focuses on regenerating woodlands, hedgerows, heather and grasslands on the estate’s mountainous terrain, introducing native species to support local biodiversity, and building resilience to climate change.

AC HOTEL BELFAST

The AC Hotel by Marriott Belfast is celebrating an exceptional November after securing two prestigious awards. The hotel was recognised as a finalist in the Restaurant of the Year Category at the GNI Magazine Awards and also won the Editor’s Choice Award at the Firmus Energy Local Women Magazine Business Awards 2024.

The Culloden Estate & Spa has been named the Northern Ireland Food Lovers Choice at the Good Food Ireland Awards 2024.

The event took place at a glamorous ceremony at The K Club in County Kildare and was attended by 300 guests including Irish and international chefs, buyers, food and drink writers, media and industry leaders. The award is a recognition of the entire team including Executive Head Chef, Mark Begley; Hotel Head Chef, Ross McAlister; Head Chef of Vespers, Oliver Burns and Head Chef of Cultra Inn, Peter Robinson.

The Burrendale is on course to complete its major refurbishment programme in 2025 with the final 20 bedrooms. The hotel has completed makeovers of the main function suite, Cottage Bar, lounge and an outdoor courtyard extension.

NIHF Vice-President, Nicky Cassidy, is venturing further into retail with the addition of a cafe at his Gourmet Grocer concept in Enniskillen.

The Ebrington Hotel has been honoured as AA Hotel of the Year for Northern Ireland at the prestigious 2024 AA Hospitality Awards in London.

Belmore Court & Motel has achieved outstanding recognition at the 2024 GuestRevu GREAT Awards, winning the coveted GREATest Room Quality in Europe category. The awards ceremony, held at Tapa Tapa Wine Bar during WTM London, celebrated excellence in hospitality across Europe and the Americas.

TOUR OPERATOR CONCERNS

TOURISM NI CHIEF EXECUTIVE ON THE OPEN AND BUILDING FOR THE YEARS AHEAD

As we hurtle into what I hope will be a busy Christmas period for Hotplate readers and towards yet another New Year it is a good time to take stock on last year and look towards what 2025 might bring.

Overall, 2024 has turned out to have been a positive year for the hotel sector and for tourism in general. All of the data points towards room sales and occupancy being on a par with last year although there has been some change in visitor mix. The domestic and ROI markets have been softer than last year due to poor weather and reduced disposable income, but that gap has been filled by an increase in visitors from the UK and US. Room rates have held up well which has helped with profitability although these are likely to come under pressure with ongoing consumer concerns about the cost of living impacting what customers are prepared to pay, particularly our domestic customers.

Turning to next year there is good reason for optimism. The Tourism Economics Global Outlook for next year predicts ongoing growth in international travel with outbound travel from Ireland’s key markets set to grow by 7% next year. These projections are in line with Tourism Ireland’s ambition to increase visitor spend from overseas markets by 6.5% over the next three years. With inflation now under control we should also see interest rates continuing to fall hopefully leading to lower mortgage payments and with that an uplift in the domestic market.

The amount of acquisition business transacted and the investment in new product last year is a clear sign that the sector shares that optimistic outlook and is bullish about the future. Its significant too that the confidence shown by local businesses like the Galgorm Collection, Andras House and the McKeever group is shared by new arrivals into Northern Ireland such as the Inua Collection and MHL Hotel Collection into the local market.

Next year will of course see the much-anticipated return of The Open to these shores. When it came back to Portrush in 2019 for the first time in 68 years who would ever imagined it would return again just 6 years later.

That is the dividend we get when we play to our strengths, work collaboratively and show the world what a great destination Northern Ireland has become.

The week of the tournament will bring around 80,000 out of state visitors to our shores. 65,000 of those visitors will come from over the border or across the Irish Sea. These are people, who if they believe they’ve had a wonderful, value for money experience will come back time and again.

The Open will not return for at least another six years. Golfers on the other hand will return year on year and spend three times what the Open spectators will spend in the week of the tournament - every year.

We have all spent much time and resource building our tour and FIT business over the last decade. In recent weeks we have had many of established tour operators contacting our visitor attractions to cancel hundreds of bookings, not because of a lack of accommodation but due to unaffordable rates and requirements to book a minimum 3 or 4 nights.

This is our “bread and butter” business. We are operating in an unceasingly competitive world. Our visitors have a choice of where they want to go and increasingly our major tour operators have a choice as to where they programme.

Let us enjoy the privilege of hosting one of the worlds’ great sporting events arriving on our shores and take the opportunity to do great business whilst the eyes of the world are on us, but lets also make sure that everyone gets a giant welcome, that they feel they got value for money and they leave wanting to come back again and again.

TOURISM IRELAND CHIEF EXECUTIVE ON STRENGTHENING PARTNERSHIPS

It is exciting to think of the potential ahead for overseas tourism in Northern Ireland. Visitors coming from overseas bring over half of the revenue generated in the tourism industry. In 2023, those visitors spent £672 million, supporting economies and communities and aiding recovery post Covid. Growth continues in 2024. In the first quarter, per NISRA (Northern Ireland Statistics and Research Agency), overseas visitors spent £117 million, up +6% compared to the year before, reflecting +6% more visitors and +11% more bed-nights.

At Tourism Ireland, our role is to market the island of Ireland overseas and help Northern Ireland achieve its tourism potential. We couldn’t be more honoured by the brief. I joined Tourism Ireland as CEO in September 2023. Two short breaks I took before I began were to the glens of East Antrim and to the mountains of the Mourne Gullion Strangford Geopark. It is no surprise to me that on surveying 7,000 overseas visitors as to what attracts them about Northern Ireland, the answer comes back in our Tourism Ireland Sentiment Tracker that it is the breathtaking scenery, warm people and culture, as well as deep heritage that appeal to visitors, underpinned by a sense of exploration and discovery.

Targeted marketing campaigns

Inspiring visitors across 13+ overseas markets can broaden Northern Ireland’s reach and diversify revenue sources. Today, over 80% of visitors research and book online, so at Tourism Ireland, we focus on the art and science of marketing – creative branding

and data-driven techniques to win hearts, minds and trips. Our ‘Fill your heart with Ireland’ campaign leverages ‘screen tourism’, featuring well-loved figures Sharon Horgan and the Derry Girls to showcase what they love – from people to places. Tourism Ireland coproduced Dermot’s Taste of Ireland, reaching 2.5 million viewers on ITV in GB, as star Dermot O’Leary hosted five episodes including showcasing Belfast’s buzzing food scene. With 7 million followers on social media across overseas markets, Tourism Ireland is proud to post inspiring videos and stories, highlighting places like the Fermanagh Lakelands or festivals like Derry Halloween to our audiences. Leveraging platforms like YouTube and Instagram, digital campaigns target younger, more tech-savvy travellers who are increasingly influential in shaping tourism trends.

Strengthening partnerships

I reflect that tourism is always a team effort. Many touchpoints are involved, as 2 million overseas visitors per year move from feeling inspired to researching flights, contacting tour operators, or booking hotels. Tourism Ireland connects 250 businesses selling Northern Ireland every year with overseas trade or tour operators who can bring visitors at scale. This autumn, we were joined by Minister for the Economy Conor Murphy at Flavours of Ireland in London, an event connecting global inbound operators who bring 500,000 visitors per year to the island of Ireland with Northern Ireland businesses, from hotels to distilleries, 100-acre gardens to

clifftop walks or orchard experiences. Air and sea access underpins growth on this island, so we invest in cooperative or collaborative marketing with carrier partners to stimulate demand for routes directly into Northern Ireland and the regions of Ireland. Promoting sporting events can win visitors and create a spotlight around the world – partnerships are in place with overseas media for maximum coverage of The Open at Royal Portrush.

Looking ahead

In any industry, there are risks to mitigate and tourism is no different. On my mind are cost of living concerns for consumers, competitiveness, the airport cap at Dublin and the added step ETA brings. However, there is also enormous potential ahead and we are ambitious for growth in Northern Ireland. It is inspiring to see innovation and expansion in the industry and growing overseas stays can support development across communities and regions. I’m grateful to the Northern Ireland Hotels Federation and its wonderful members for the locations, experiences and warm welcomes offered, sealing the deal as together we inspire overseas visitors to explore Northern Ireland.

REGIONAL BALANCE

“Regional balance” is featuring heavily in economic chatter these days, particularly since Minister Murphy announced his four economic missions. These efforts aim to address inequalities and enhance regional development, and this vision was recently expanded through the introduction of the Sub-Regional Economic Plan, published in October 2024. This plan prioritises locallydriven initiatives that empower communities to identify and pursue their own economic goals, promising a more inclusive approach to development across Northern Ireland.

The key question emerging from this regional growth agenda is whether tourism, a vital sector for our economy, benefits from this new era of regional balance?

The good news is that tourism is a significant area of focus. The plan emphasises developing and promoting regional tourism assets, such as heritage sites, natural landscapes, and cultural events, to attract both domestic and international visitors. Investments are being directed towards improving infrastructure around popular destinations like the Causeway Coast, Mourne Mountains, and Fermanagh Lakelands. Efforts will also be made to diversify the tourism offering

by spotlighting lesser-known rural areas, thus spreading the economic positives of tourism further across NI. It is recognised that improving transport connectivity to remote areas, enabling easier access for visitors, will be needed to make this happen.

While this focus on regional balance is a welcome development, it raises concerns that Belfast, the central hub of Northern Ireland’s tourism economy, could be overlooked. There are fears that the push for regional growth could inadvertently foster an “anywhere but Belfast” mentality. Such an approach risks undermining Belfast’s role as the gateway to the rest of the region and its critical contribution to Northern Ireland’s tourism success.

The importance of Belfast to Northern Ireland’s tourism economy cannot be overstated. As the capital city and a vibrant cultural and economic hub, Belfast serves as the primary entry point for most visitors and acts as a connector to other regions. Figures released by the Northern Ireland Statistics & Research Agency (NISRA) highlight the city’s significance. In 2023, Belfast welcomed 1.7 million overnight visitors, who spent 5.1 million nights in the city and contributed £539 million to the local economy. These figures

represent nearly one-third of all overnight trips and nights stayed in Northern Ireland, as well as 44% of total tourism spending.

This dominance underscores Belfast’s unique role as a driver of tourism, not just for itself but for the entire region. Many visitors use the city as a base from which to explore Northern Ireland’s iconic landmarks, such as the Giant’s Causeway, Titanic Belfast, and the scenic Antrim Coast. Belfast’s welldeveloped infrastructure, including transport, accommodations, and entertainment, makes it an indispensable hub that supports the wider tourism ecosystem.

Regional balance is an essential goal, and the Sub-Regional Economic Plan provides a promising framework to achieve it. Tourism, as a sector that naturally spans urban and rural areas, is well-positioned to benefit from this approach. However, Belfast’s pivotal role must not be underestimated. Rather than viewing regional balance as a zero-sum game, policymakers should focus on leveraging Belfast’s strengths to amplify tourism growth across the entire region. By doing so, Northern Ireland can ensure a thriving and inclusive tourism economy that benefits all communities.

COKE LAUNCHES 16TH ANNUAL CAMPAIGN

Coca-Cola HBC Ireland and Northern Ireland has partnered with social media star Kegs to launch its annual Designated Driver campaign. The campaign seeks to reward the Designated Drivers who are the zero heroes on nights out to ensure friends and family get home safely with two free soft drinks or water from the Coca-Cola range.

GOOD JOBS PART 2

A CONTINUATION OF ADVICE FROM THE LAST ISSUE OF HOTPLATE

The ‘Good Jobs’ Employment Rights Bill represents a significant shift in Northern Ireland employment law which aims for an alignment with England, Scotland and Wales. The bill aims to provide new protection for workers and some of the proposals could have significant implications for hotel businesses of all sizes. The public consultation concluded in September and it’s vital for hoteliers to understand the potential impact and ensure they are prepared for compliance.

Employment Terms

• Prepare your business for potential changes in worker contract regulations, including the possibility of an outright ban on zero-hours contracts. Potentially assess the viability of transitioning to banded hours contracts that will reflect actual working hours. Establish a clear process for handling requests for more predictable working arrangements.

• Consider whether reasonable notice is currently given for zerohours shifts and note the proposals on compensating workers when shifts are cancelled at short notice.

• Ensure access to employment data and transparency in decisionmaking. Provide written statements of particulars to all workers, not just employees, on or before their start date, and be prepared to offer updated statements to existing workers upon request.

• Familiarise yourself with proposals on dismissal and re-engagement practices, and ensure your procedures align if implemented. Additionally note proposed changes surrounding agency workers particularly on Pay Parity.

Pay and Benefits

• Review proposals regarding tips and ensure the staff/managers that would regularly handle them are fully aware of the potential changes. Consider publishing a

written policy on tips if you do not currently have one and ensure distribution is transparent.

• Prepare to update payroll systems to provide payslips to all workers, including details of paid hours worked, especially for workers with variable hours. Additionally take note of proposals to extend the holiday pay calculation reference period for workers on variable hours from 12 weeks to 52 weeks.

• Note the conversation currently surrounding the “right to disconnect”. Consider whether workers currently feel pressured to engage in work-related conversation outside of working hours?

Voice and Representation

• Prepare to potentially grant trade union officials access to your workplace, even if you do not recognise the union.

• Be aware of the potential lowering of the employee threshold required for a trade union to seek formal recognition. Take note of the proposed provisions on collective bargaining and prepare for a potential reduction in the notice period required for industrial action, from seven to five days.

• Familiarise yourself with the requirements and procedures of e-balloting, including the role of the independent scrutineer.

• Stay informed about potential changes to TUPE regulations. Understand how these changes might impact your business in the event of a transfer.

Work-Life Balance

• Be prepared to handle flexible working requests from employees from their first day of employment. Note the potential removal of the requirement for employees to explain the impact of their request on the employer.

• Prepare to grant eligible employees

up to one week of unpaid carer’s leave per year to care for a dependent with long-term care needs. Consider establishing a clear policy outlining the notice period required for carer’s leave requests, considering emergency situations.

Employment Protections

• Understand the employment protections afforded to employees who take carer’s leave.

• Implement a system for granting eligible employees neonatal care leave, accruing one week for every week their baby spends in neonatal care, up to a maximum of 12 weeks. Consider the potential requirement to pay eligible employees neonatal care pay at the statutory rate, develop procedures for handling notice periods and evidence requirements for neonatal care leave and pay, considering the flexible nature of the situation.

• Update redundancy procedures to reflect the extended protection periods for pregnant employees and those returning from relevant family leave (maternity, adoption, and qualifying shared parental leave). Understand the minimum six-week threshold for shared parental leave to qualify for enhanced redundancy protection. Note the proposals on to allow paternity leave to be taken as two separate blocks within 52 weeks of the birth or adoption.

By proactively addressing these points, Federation members can ensure that they are prepared for the eventual implementation of The Good Jobs Employment Rights Bill.
