Job-loss mortgage insurance is available from a host of sources and policies vary in coverage, cost, benefits and requirements, so you'd better shop around. Simply put, for policy holders, job-loss mortgage insurance pays your mortgage when you lose your job -- to a point. Typically paid direct to the lender, policy benefits can cover principal, interest, taxes and insurance, if all items are included in the original mortgage payment. "The job loss insurance is a big help for many mentally, knowing that the help is available if they should lose their jobs. And it gives comfort for some that are sitting on the fence," said Quincy A. Virgilio, Jr. president of the Santa Clara County Association of Realtors. The coverage can be a good deal if you fear job loss, if you have no other financial back up should your employment end or if you know you later can't
refinance or modify your loan out of trouble and don't want to lose your home. Here are some issues to consider. • Variations. Premiums, terms, limits, benefits all vary. So shop around. Evaluate your debt and income to determine the policy that's best. Evaluate your mortgage payment to determine if a given policy will provide sufficient benefits to make the payment when you can't. • Affiliation. Some policies require an affiliation with a lender, realty agency or other entity. Keller Williams, for example, offers its policy through the Rainy Day Foundation, which requires participation in its home ownership counseling program. New home builders sometimes require that you use their affiliate lender. A California Association of Realtors (CAR) plan, for example, requires that you buy a listing held by a state licensed real estate agent. "The Mortgage Protection Program was developed to help ease the anxiety of consumers who are con-
cerned about potential job loss and its impact on their ability to pay their mortgage should they purchase a home," said CAR President James Liptak. • Waiting periods. Depending upon the insurer, potential policy holders must be employed full time or for at least 30 hours a week and for a period of time before they can obtain coverage. Once you buy coverage, there is a moratorium of a month or more before the policy's coverage kicks in. After the moratorium, the home owner typically must be out of work some time, say 30 days, before the first benefit is paid. • Limits, Terms. Benefits aren't paid forever and they may not cover the full cost of your mortgage payment. Some policies pay for six months, some pay nine, others for 12 months. CARs' plan, for example, limits payments to $1,500 a month, for six months. And once funding is depleted, the CAR policies will remain in force, but new policies won't be available. Some policies require purchase as

part of the acquisition process, other policies allow you to buy the insurance whenever, with waiting period provisions, of course. Other policies require that you finance the premiums along with the mortgage and still other policies allow you to buy coverage as a separate cost and payment. And now, here's the rub. Unfortunately, not everyone can buy the coverage. Typically ineligible are those always on the bottom of the bailout/relief totem pole whenever it
comes to special assistance -- hard working self-employed people, independent contractors, work-at-home business owners and the like. Others ineligible for some or all policies include: • The already unemployed. • Individuals under 18 and over 60. • Retirees at any age. • People who work in sectors with a high rate of economic distress or existing unemployment. • Military personnel, especially retirees. Black Thai banana offers staggering beauty By Norman Winter McClatchy-Tribune News Service
(MCT)The Black Thai banana was one of the most sought-after bananas at the early spring Mississippi Garden and Patio Shows. Unfortunately I dawdled and missed my opportunity to grab one. A friend of mine in another town purchased one and now I am green with envy.She says her Black Thai seems to grow a foot a day. I was shocked to see how much it had grown from April through the
first of July. Some commercial producers suggest that it can grow to 18 feet tall and reach a second story roof. This plant makes you want to invite the neighbors over to cook out and sit and watch it grow. The Black Thai is the perfect choice for those of us who love tropical plants. While the northern United States has been inundated with rain, the south has been battling heat and dryness. In these brutal conditions the tropical plants have risen to the occasion, and the Black Thai banana is
no exception. The new and popular Siam Ruby banana, which is dark red with lime green variegation differs from the Black Thai in that it has a deep purple, almost black, color from its pseudostem, or trunk, up to the petioles of the large leaves. The leaves are slightly thinner than most banana plants’ leaves; if you don’t like the torn island look, protect them from the wind. Botanically speaking, the Black Thai is a selection of Musa balbisiana. The species has played a crit-
ical role in banana hybridizing. It is also an important species for the production of yarn and fiber. Additionally, it is another cold-hardy banana choice. The Black Thai is close to rivaling the Japanese fiber banana Musa basjoo, able to survive in zone 7 and possibly zone 6. Winter hardiness may be attributed to how well the soil drains. There are spots in my landscape that stay wet from December through March. This situation is

(MCT)Q: Now that hot weather is here, I’m not going to be going up to our attic again until fall. It gets totally unbearable up there in summer. I wonder sometimes how much damage this intense heat can be doing to the ducts and pipes in the attic as well as all the valuables we store up there. Are there any easy ways to cool off our attic? A: You left out one of the biggest worries a homeowner should have about a hot attic — what happens to all that heat once it gets into the attic? It usually flows downward, heats up the insulation, and then keeps on moving into the living space. Research has found
that on a hot summer day with outdoors temperatures in the 90s, the temperature inside an attic can easily reach 140 degrees or more. That’s why energy experts usually recommend a well-vented attic with soffit and ridge vents, light-colored roofing material to help reflect the sun’s heat, and strategies like foil radiant barriers to keep the heat out of the house. Usually located at the highest point on the roof, these small units move air that might otherwise stay stagnant in the attic. This helps lower humidity and condensation, and reduces the possibilities of damage to ducts and other equipment and stored items in
the attic. I think good attic ventilation is absolutely critical to keep a home comfortable, especially in the hottest summer weather. In these days of high utility bills, the cost of operating electrically powered attic fans can make them less desirable than the solar-powered option. Q: We often get mold or mildew in our closets in hot weather. A friend told me this is probably caused by humidity, and I need to keep our home cooler. Is there any way
to help this problem without wasting energy? A: High humidity can indeed be a cause these problems. I think many people can resolve this problem by making sure there are no water leaks in the home, keeping as much ventilation flowing through the rooms as possible, using exhaust fans in the bathrooms and kitchen, and making sure your air conditioner is working properly to get rid of high humidity. Indoor relative humidity levels of between about
30 and 60 percent are typically recommended for humidity control.Make sure you set your thermostat to “auto” instead of “on” when the air conditioner is being used to get better dehumidification. Don’t set the thermostat lower than about 75 degrees. If closets are not air conditioned, you can leave their doors open and the closet light turned on all the time.Try these tips to see if they help. Home improvement Q&A: Getting that deck cleaned, better late than never The Philadelphia Inquirer
MCT)Q: I know you’ve written many times about cleaning decks, but mine is looking kind of dingy and, because it sits on the north side of our house, is coated in mildew. The deck is gray, but the color is more greenish-black. Can you dig into your files and see if you can find your advice? I would have liked to have gotten it done for July 4. Maybe I’ll get it done in time for Labor Day. Thanks. A: First, if you don’t want to do the job yourself — especially if it has been a while since the last cleaning — there are companies that will do it for you. Check out the Yellow Pages or ask your friends or neighbors for recommendations. (I can’t provide names because of newspaper policy and personal ethics.) We had a mixed bag of weather in the last six months: Dampish fall, cold and dry winter, wet and cool spring. If the weather had been dry and sunny, as in the Southwest, and you had cleaned your deck last fall, you might need to
just spot-clean and add a coat or two of waterproofing that needs 24 to 48 hours to dry between coats. At least three days of good drying weather should elapse between cleaning and coating the deck. A cloudy day is best for cleaning, because the deck needs to stay wet to thoroughly clean the surface.If you haven’t cleaned the deck in a couple of years, you might want to rent a power washer, but check them out first and read the instructions when you get one. The appropriate washer for this kind of job is one that delivers 1,500 to 2,100 pounds of pressure per square inch. Be very, very careful if you’ve never used a power washer before. You can do serious damage to the wood if the spray is too hard or you lose control of the machine.
What cleaner do you use?I’ve had great success with vinegar, as well as with diluted household bleach and
with chemical-based cleaners you can buy in the store. I’ve also had some luck with oxygenated bleach.
Don’t ask how I know, but OxiClean and water easily removes mildew from centuries-old headstones.

Love blooms in many-splendored container garden By Kathy Van Mullekom Daily Press (Newport News, Va.)
(MCT)NEWPORT NEWS, Va. — A Garden of Eden blooms at a home on Pocahontas Place in Hampton, Va. Thousands of flowers spill from the stems of impatiens, geraniums, begonias, marigolds, hydrangea and lantana. Hostas, ferns and ornamental peppers provide a backdrop of fancy foliage. Interestingly, most of the plants thrive in pots — more than 100 containers in different sizes, shapes and colors. Celestine and Charles Johnson, both 77, are the green thumbs behind the potted garden. Their brick home, located on property that measures 60 feet by 110 feet, is tucked among other neatly kept homes. A “distinctive showplace” sign from the Hampton Beautification Committee says they are the experts on their street. “Wow, I know where to get plenty of pretty cut flowers,” says an admiring member of a road crew working in front of their home. “Want to see the back yard?” asks a proud Charles. Off they go. Charles, who retired from Fort Monroe 22 years ago, has been gardening since he was 15 years old. In fact, he grew up on the same street, on
the same plot of land. About 40 years ago, he built a larger house over top of his homestead, which was constructed there in 1915, he says. “I remember Sunday afternoons when we would walk the street looking at the yard of the week, then that house would serve ice cream and cake,” he says, thinking back to his childhood. “I like flowers. I came up with them.” Married 56 years, the Johnsons share gardening chores. They spend about $2,000 annually for
pots, soil and plants. Charles shops Costco and Sam’s Club for the 25 to 30 bags of Miracle-Gro potting mix that he uses each year. To keep potting mix expenses at a minimum, he uses cheaper topsoil to fill the bottom half of each pot. Foam packing peanuts are mixed in to absorb water and help keep roots moist, especially during the heat of summer.Celestine goes outdoors at 6 a.m. daily to spend an hour watering the front yard and an hour watering the back yard. Along the way, she
removes old flowers, especially on the geraniums, so they stay looking nice all the time. Water for plants comes from a 35-foot-deep well that’s been there 25 years.“We channel out ideas together and help each other out,” says Celestine, a retired teacher’s assistant. “You’ve got to be retired to garden like this because it’s a lot of work. You can’t fool flowers ... they need attention.”Once a week, Charles uses two hoseend sprayers mixed with Miracle-Gro to spray everything.Needless to say, the Johnsons spend most of their days outdoors but it’s not always puttering with plants. When the afternoon sun gets hot, they find shelter inside a canvas-and-metal gazebo that’s shaded by a tall tree at the back corner of their land.“ That’s our favorite spot,” says Charles. “We like to eat our here and just relax.” When cold weather arrives, Charles uses plastic to turn that same gazebo into a winter greenhouse where plants in big pots are stored. The gazebo’s brick floor radiates some heat at night; when it gets really cold, Charles runs an extension cord and heater out there. Cuttings from plants Celestine wants to maintain are kept in contain-
ers in their sun room. She and Charles dislike seeds because they have little luck with them. “It’s easy to root pieces of most of these plants,” she says. “All my hydrangeas came from cuttings I rooted.” Where they go from now is a big question, given the fact they have put about all the pots they can in their yard. Only small strips of grass remain anywhere. But, a grinning Charles is already thinking about how he can do more next year. “My mind changes,” he says. “I’m always thinking.”
THEIR TIPS • Easy does it. Container gardening is easier because there are fewer weeds and grass to content with, says Celestine. • Whoa, watch the fertilizer. Too much fertilizer burns tender summer flowers but the ready-mix, hose-end sprayer with Miracle-Gro prevents that, says Charles. • Fix them up. Backyard bird watching is a fairly simple exercise. Provide enough food, water and cover, and birds will come flocking. Playing favorites, though, calls for using the right kinds of incentives. Hummingbirds, for example, will linger longer if you offer nesting material to help cushion their pea-size eggs. “Goldfinches and titmice go for it, too. Lots of birds,” said Mel Toellner, whose company, Songbird Essentials in Mexico, Mo., makes a fluff-stuffed enclosure called the “Hummer Helper.” Instead of hunting for filler — primarily spider webs or moss — hummingbirds can pick up what they need from this fiber-filled

Platform feeders with screens on them are a better alternative than

Immersion heaters keep birdbaths clear of ice in winter. • Fruit, jams and jellies. “My No. 1 selling feeder is a jelly feeder,” Toellner said. “Jelly will bring up orioles, mockingbirds and catbirds to feed.” The plastic apparatus fits on top of 10- or 12-ounce jelly jars and provides a place to perch.
• Protein-rich worms. Look to bait shops for a steady supply of live meal worms or wax worms. • A few fruit-filled pie pans tossed onto the ground will collect insects. “Use fleshy fruits like peaches, guavas and bananas for this,” Toellner said. “The fruit flies will come for the fruit and the birds will come for the small insects.”
