The Norman Board of REALTORS® celebrated their 9th annual LuDown this past Friday (June 19th) at the Cleveland County Fairgrounds The name LuDown came about in 2000 when the Public Relations committee and the Affiliates council of the Norman Board of REALTORS® had a meeting to discuss having an event that would allow all members of our organization an outlet to socialize and have a fun time. The first suggestion was to have a Hawaiian Luau although some wanted to have a Hoedown so there was a compromise to call the event a LuDown; a cross between Luau and Hoedown. Our first LuDown was held in June 2001 in the backyard of Jim West’s home; the 2001 NBR President. For this first event there was a whole pig spinning on an open pit and a Karaoke DJ along with a handful of donated items to be auctioned off. That event brought in about $4,000. Last Friday’s LuDown grossed over $20,000.00 with over 100 items donated by fellow REALTOR® members, Affiliates and members of the Norman Business community. There was a silent auction on various quality items, a silent dessert auction and later a live auction with long time REALTOR® member Gene McKown serving as auctioneer. The money raised by this event goes back in to the communities the Norman Board of Realtors’ serve. We work through the Norman Public Schools to sponsor 75 students each year to provide them with the necessary items needed to return to school without worrying about how they are going to get their schools supplies and clothing to look their best on the first day. This year we will also be taking those same 75 students to Hey Day for an afternoon of fun and games. Later in the year we have a Christmas party for the same 75 children to make sure their Christmas list is fulfilled. We don’t stop there… We provide monies to Norman High, Little Axe, Noble, Washington, Lexington, and Purcell to help fund their after prom/graduation shut in parties. And then we provide up to three $1,000.00 scholarships to area students. There is a selections committee that reads each of the many applications to determine the winners. LuDown has became an event the whole Real Estate community looks forward to as members see the need and services we are able to provide through their efforts.

Even more importantly, he argues, the jobs offer a refreshingly clear measure of success.“Working in an office, the chain of cause and effect can get a little confusing and opaque, and responsibility tends to get spread around,” he told me. “To take a tool in hand and see a direct effect of your actions in the world answers to a basic human need, I think.”Maybe that message will resonate among the members of the information class, many of whom
have been all too disdainful of those who work with their hands.Back in 2001, Jim Olsztynski, editorial director of Bensenville-based Plumbing and Mechanical magazine, wrote an essay titled “Blue-Collar Bias,” in which he blasted school counselors who “advise students they have better futures as third-rate paper shufflers than as craftsmen.”When I talked to him last week, he said he hoped that such attitudes might be changing.“Right now, I think anyone would value a good plumber
more than one of these wizards of Wall Street who got us into this mess,” he said.It would be wonderful to think so, but the evidence on that score is disappointing.Local schools that offer career training to high school students are seeing their enrollments boom, but not in trades like machine tooling or heating, ventilation and air conditioning. And kids from the higher economic classes remain conspicuously absent from the student body.Even if we’re not due for some karmic payback, I think “blue-collar bias” might indeed be
changing. Massive big box hardware stores and the parade of DIY cable shows have made all of us think we can do it ourselves. When it turns out we can’t, it’s hard not to admire those who really do have the skills.But let’s spare a kind thought for the lazy, clueless mopes like me, the ones who should have trigger locks on our staple guns. Leaking toilets result in six billion gallons of water loss every day according to Richard Quintana, founder of AquaOne Technologies. That astonishing figure is a real problem with financial and physical effects. Here’s how the water gets washed away. Quintana says there are more than one billion toilets in the U.S. and, according to the American
Water Works Association, one out of five leaks. The toilets can lose anywhere from 30 to 500 gallons of water daily just from a small silent leak that is the size of a staple. According to a report from the Associated Press, handyman jobs are increasing for practical repairs like leaking toilets. These days, in a tough economy, homeowners are trying to preserve their homes and to conserve wherever they can. But, Quintana
says it’s not just water loss which translates to financial loss that can hurt homeowners. Leaky toilets lead to black mold and even injuries. “A senior who had a problem with his toilet getting plugged walked into the bathroom and didn’t notice the water on the floor and had a slip and fall injury,” says Quintana. Quintana says the product not only stops overflow but it also tells you where a leak exists. “It can tell you

if you have a silent leak. A silent leak is often from a flapper that’s closed but it’s [slightly] warped,” says Quintana. The flapper is the part of the rubber mechanism on the flush valve that seals water into and out of the tank when the toilet is flushed. A silent leak can cause significant water loss. “The H2Orb can tell you exactly what needs to be taken care of in your toilet. Even a tiny crack in a toilet can cause significant water damage that may not be visible unless inspected thoroughly. 2. Make sure the base of the toilet is sealed using special waterproof caulking. 3. Replace flappers every two to three years or as needed. 4. Install appropriate device to detect leaks and manage possible toilet overflows. 5. Check for toilet sweat. Not a pleasant concept, it can cause water damage. In regions where the water coming into the toilet is colder than the humidity in the room, the toilet can produce condensation and leave a puddle of water behind the toilet. Toilet insulation kits are available. They provide rigid pieces of foam that fit inside the tank and prevent the cold water from touching the tank walls. Or you can buy a new toilet with an insulated tank.

Now, mortgage modifications can include second mortgages -- not just first mortgages -- and cash incentives are sweetening short sale deals, thanks to new efforts by the Obama Administration. The new efforts give some homeowners a second shot at a home-saving loan modification, especially if they were originally turned down -- or turned off -- because the second mortgage (piggy back, home equity loan or line of credit, etc.) impeded the process. Other homeowners may now be able to take the short sale escape route from unaffordable mortgages that could otherwise wind up in foreclosure. Second mortgage modifications Loan modifications are designed to make the home loan more affordable, typically by reducing the interest rate, extending the term of the loan and, less often, by reducing the principal. They are not refinanced mortgages, which pay off the old mortgage with a new mortgage. Under Making Home Affordable's new secondlien program, borrowers whose first mortgages are modified will automatically have payments reduced on their second mortgages as well, provided the first and second-mortgage lender
participates in the program. Twelve mortgage servicers currently do. Among them are large banks including, Bank of America, Wells Fargo, Countrywide, Citibank, Chase and others. Eligible homeowners looking to modify their first mortgage must be an owner-occupant of the home; have an unpaid principal balance that is no more than $729,750; have a loan that was originated on or
before January 1, 2009; have a mortgage payment (including taxes, insurance, and home owners association dues) that is more than 31 percent of their gross monthly income; and have a mortgage payment that is not affordable, perhaps because of a significant change in income or expenses. Under the new second mortgage program, in addition to lowering the pay-
ment, lenders can also opt to erase a borrower's second mortgage in exchange for a lump-sum payment from the government. New short sale incentives Short sale incentives were among recent refinements to the Obama administration's housing rescue programs. In a short sale, the lender closes the mortgage in return for whatever sale price the homeowner can

net. However, the difference is sometimes considered income for which the selling homeowner may be taxed. It's important to include a tax professional's advice in the deal. Under the new short sale incentive, lenders can receive a $1,000 payment from the U.S. Treasury for allowing the owner to sell the house for less than the amount owed on the mortgage and for accepting the proceeds as full repayment, rather than treat it as a short sale. Lenders can also receive
$1,000 for accepting a deedin-lieu transaction, in which the deed is simply transferred to the lender instead of going through a costly foreclosure. Homeowners who agree to short sales or deed-inlieu deals can receive up to $1,500 in closing costs. To help stop second mortgages from blocking the deal, the Treasury will pay second lien holders up to $1,000 to relinquish their claims in such transactions. However, I saw an article a while ago where some researchers said that these products really don’t save money and they don’t think they’re very useful. What’s the real story?A: While I do think that a programmable (also called set-back or automatic) thermostat can save money and keep your home more comfortable, it’s important to note that it will only do these things if you use it the right way.What a programmable thermostat does is adjust your air-conditioner or heating settings to
match your lifestyle according to the schedule you set up. For example, during the summer, you might like to sleep with the windows open so you set the thermostat to turn the air conditioner off between 9 p.m. and 5 a.m. You set it to turn the air conditioner on at 78 degrees at 5 a.m. and leave it at that setting until 8 a.m. when the family leaves for the day. You program it to raise the thermostat at that time to 82 degrees. And you adjust it to turn on the air conditioner back at 78 degrees starting at 4:30 p.m. when the kids get home from school.Wait a minute, you might say. You can do all that yourself. But there are ways to get around that. Here are some ideas from the authors of “The Family Kitchen Garden: How to Plant, Grow and Cook Together,” by Karen Liebreich, Jutta Wagner and Annette Wendland (Timber Press, 2009): • Learn by doing. “It is boring watching other people gardening,” Liebreich said. “They must be involved from start to finish. Doing is interesting. Watching is dull.”
• Teach kids how to compare: “Does the beetroot ‘Chioggia’ taste different from beetroot ‘Bull’s Blood’? If you close your eyes, can you tell which is a white currant, which is a red currant? Is French parsley different from Italian, curly from flat-leaved? This not only makes it fun, but also cultivates a palate to distinguish tastes,” Liebreich said. “And, incidentally, shows the importance of opinion.” • Stage competitions: “Whose bramble root is longer, whose bean grew taller, who speared more potatoes on their (pitch)fork when digging them up?” • Experiment: “Did the bean with no water germinate? The bean in the dark? What happened to the bean with no stick to climb?” • Do things in short sessions: Work on childsize jobs rather than large projects. Prepare just one menu item at a time. • Go heavy on the encouragement: Getting seeds into the ground the right way is more impor-
