Fall recipes for open houses By Carla Hill RealtyTimes.com
Fall is the perfect time to entice buyers with the comforts of home -through food! The cooler weather makes us all crave something delectable. Here are two simple and quick recipes you can make at your next gathering!
Hot Apple Cider 6 cups apple cider 1/4 cup real maple syrup 2 cinnamon sticks 6 whole cloves 6 allspice berries 1 whole orange peel, cut into strips 1 whole lemon peel, cut into strips square of cheesecloth kitchen string
Directions: Pur the cider and syrup into a large pan. After folding remaining ingredients into the cheesecloth, tie it up with some kitchen string and add to the cider. Heat you mixture for around 10 minutes. You want it warm, but not boiling! Remove from heat, toss the cheesecloth, and enjoy!
This recipe makes 6 servings. Simply double or triple the recipe depending on the size of your gathering! As an extra tip: don't let the citrus peels simmer for too long or they'll become bitter. Pumpkin Pie Squares This particular recipe makes around 20 servings. It's a great way to get

Cut in the butter. Next, press this mixture in a greased 13 x 9 inch baking pan. Bake at 350 degree for 20 minutes. Now that your "crust" is done, move on to the filling. In a large bowl, mix together the filling ingredients. Mix until smooth and then pour over your already baked crust. Bake for around 45 minutes. Finally, add the topping! Combine the topping incredients in a small bowl and then sprinkle over your baked squares. Bake around 15 minutes longer until you can poke a toothpick in and bring it out clean. Let it cool and set up in the fridge and then serve!

Foreclosures on auto-pilot? By Phoebe Chongchua RealtyTimes.com
The recent news of "robo-signing" (signing off on foreclosures without reviewing and verifying the information in the documents) has chilled the rapid pace of foreclosures... at least for now. JPMorgan Chase has frozen foreclosures in about half the country due to the paperwork fiasco. "It didn't surprise me. You're talking about foreclosure mills that run thousands of foreclosures a month; how can the attorney filing on behalf of them have personal knowledge of all those files," says attorney and educator, Lance Churchill, President of FrontlineSeminars.co m. It's being reported that up to 56,000 foreclosures are affected. An employee for JPMorgan Chase said in a deposition that her team signed off on some 18,000 foreclosure documents per month, yet those loan files and reports were not reviewed, according to MarketWatch. MarketWatch also reports that at GMAC, as many as 500 foreclosure affidavits per day were signed by a professional signer
without reviewing the files or having his signatures notarized. Real estate finance professor Susan Wachter from Wharton School at the University of Pennsylvania, told MarketPlace's Bob Moon, that this may buy homeowners who are facing foreclosure some precious time. "That's the beginning and the end. One has to document that one has ownership before one can take possession," says Wachter. That extra time may afford homeowners the opportunity to actually sell their home rather than have it foreclosed. But in the end, Churchill says, "The bottom line is I think it may be hard to overturn a lot of the foreclosures." What does this do to the foreclosure market for buyers? "For the buyers of these properties, there shouldn't be any problem," says Churchill. But he says it depends on where you purchase them, "If I as an investor bought a foreclosure at an auction and it turned out it's a robo-signing type situation, I shouldn't
have any problem or suffer any consequences from it because virtually all state laws provide that if you're a good faith purchaser for value at the auction, you get good title. If there's a screw up where the lender didn't protect the borrower or didn't do something right, that's a lawsuit between the two of them now," says Churchill. But he does offer this advice about buying foreclosures. "A new thing that has come into play is the federal government last year passed this Protecting Tenants at Foreclosure Act. If there is a tenant in the property that's foreclosed on [that tenant] can stay for the balance of the lease. So if you buy a property that's occupied, if you don't know whether it's the owner or a tenant that's occupying it, you could get in trouble," says Churchill. Churchill says if the property is occupied by the owners, they have to leave the property fairly quickly or are evicted. "But because of this new
federal law, [tenants] are guaranteed to stay at least 90 days under the federal law and if they have a long-term lease (two-year lease), they can stay for the balance of the lease." He points out that a tenant does have to make rent payments. "But if you intended to move in to that [property] or flip it, you're going to be stuck with it or you have to figure out a way to buy out the tenant," says Churchill. As for the robo-signing mess, industry experts expect to see more companies freezing foreclosures due to flawed paperwork at least until further reviews are made.

Five keys to smooth sales and bargain buys in a slow housing market (ARA) - Not everyone who relocates has the luxury of doing it when school is out and the yard looks beautiful. If you’re forced to sell your house and/or buy a new one outside peak season, you might have to work a little harder and think creatively. Anyone who has bought or sold a home has heard the standard advice: Find a good agent, be aware of local home values, fix up the house you’re selling and research school districts and crime rates where you’re buying. It’s all good advice, but it’s not always enough,” says Rich Novak, assistant vice president of Home Solutions, with USAA, a full-service financial services provider serving military personnel and their families. “Families who need to move quickly during a tough real estate market may need to go the extra mile to close a sale.” Keep these five themes in mind from the moment you start planning your next move: 1. Dig deeper: You probably already know to use neighboring home values as a comparison point for selling or buying. But in
today’s market, some additional homework can pay off. If you need to sell quickly, for example, keep a close eye on what other houses are selling for in your neighborhood and stay ahead of the market by pricing yours lower. In the wake of the bursting real estate bubble, it’s also important to have a heightened awareness of foreclosures, both where you’re selling and buying. As unfair as it seems, any foreclosures on your street can put a dent in your home’s market value. And if foreclosures are still prevalent in the neighborhood you’re moving to, it could be a warning sign that values could continue to drop after you buy. 2. Be involved: Just
because you’re working with a realtor doesn’t mean you can’t do some of your own legwork. “The first 10 days on the market are the most critical to selling a home because new listings tend to get the most attention from buyers,” says Brenda Wall, relocation director with ERA Colonial Real Estate in San Antonio, Texas. “Anything a seller can do to get their home ready to sell before putting it on the market would be helpful, including decluttering, cleaning, painting if needed and making the home look spacious and bright.” The Internet and social media have opened limitless new strategies to sell your home and find your next one. Try
Craigslist, Facebook, Flickr, and YouTube. And don’t be shy, say real estate agents. When you’re selling, post pictures that show your home at its best and upload a narrated video tour - because that’s what you’d want to see as a buyer. At some real estate agencies, a video tour is becoming the new requirement for sellers. 3. Accept a helping hand: Take advantage of a wide range of services, beyond your local realtor’s, that could help you streamline the buying and selling process. Some cost money, such as home “staging” services that can help whip your house into selling shape. Others are free, such as relocation benefits offered
by some employers, or the military’s Homeowners Assistance Program. One free service actually helps you while you are out and about looking for a place to live. For example, Home Circle from USAA provides free home search services on the Web and through an iPhone app that gives you access to the same comprehensive listing information real estate agents use, driving directions to the homes you’ve searched and organization of pictures taken to help you keep track of all the homes you’ve seen. Chances are you qualify for some type of assistance through an employer, the government, or an association you belong to - you just have to ask. 4. Get creative: Sometimes it takes outof-the-box ideas to seal a deal. If you know that a potential buyer is wavering on whether to make an offer on your house, buck convention by making a “reverse offer,” where you try to win the sale with an attractive price. Sellers might also sweeten the pot with extra incentives. Money toward closing costs or prepaid homeowner’s dues are common buyer incentives, but why not set yourself
apart by offering a free trip to a beach resort? If you’re the one buying but can’t find the perfect house, ask your agent to look up houses that were recently taken off the market. You might be able to request a “one-time showing” and get a bargain price on a house the owners thought they couldn’t sell. 5. Remain flexible: According to the experts, buyers and sellers should keep their pride in check and be willing to make some concessions, especially in a tough market. That means not haggling over minor repairs or refusing to leave behind the chandelier your potential buyer loves. Factor in the cost of keeping up your home for several more months versus just accepting a lower selling price today. “Always think in terms of the bigger picture. Don’t lose a deal over $500,” says Jodi Van Wagner, a Coldwell Banker agent in the Pensacola, Fla., area. Saving energy might not be as difficult as you think (ARA) - While saving energy and lowering your bills during the winter takes some personal sacrifice, it might not be as hard as you think. With a combination of changing your habits and a few simple fixes, it’s possible to realize significant savings on your utility bills. You could be well on your way to saving money and lessening your impact on the environment this winter by making a few simple changes: • Reduce your home’s average temperature by a degree or two. You obviously don’t want to make your house too chilly for you or your guests, but this is a case where a little can go a long way. For each degree, you may be able to save 1 percent on your heating bill, according to the U.S. Department of Energy. Over the whole winter, that 1 or 2 percent can amount to quite a bit in actual savings. • Consider a programmable thermostat. This allows you to set the heat at a lower tem-
perature while you are at work or while you sleep, and then program the thermostat to reach comfortable levels before you arrive home in the evening or get up in the morning. Products like the Schlage LiNK remote homemanagement system, which can be used with a Trane Remote Energy Management Thermostat, allow you the option of controlling the temperature of your home from most Webenabled cell phones or a computer no matter where you are. You can
also set up the system so when you enter your code in the Schlage wireless keypad lock in your front door, the thermostat will adjust to a temperature that’s most comfortable for you. You can even program the thermostat to send text or email alerts if the temperature goes below a preset level, indicating a potential heating system failure. With a system like this, you can save a lot of energy - and money and always be comfortable when you arrive home.
• Check your HVAC filters and replace them if they are dirty. This should be done at least once a month during times of heavy usage, according to the Department of Energy. Clearing and cleaning any vents in your heating system will also help it run more efficiently. The Schlage LiNK remote home-management system, when used in conjunction with the Trane thermostat mentioned above, will send text alerts when filters need to be replaced. • Seal places where
heat could escape. Some strategic caulking and weather stripping can go a long way toward bringing your heating costs way down; the Department of Energy says properly sealing your home can reduce costs by 20 percent. Using duct sealant to close up any exposed heating or cooling ducts can also offer significant savings. • Keep curtains open during the day to let in natural heat energy. Keep them closed at night to provide extra insulation around your
