Are foreclosures a real deal? By Carla Hill RealtyTimes.com

Foreclosures make up a large segment of the housing market at this time, accounting for around 19% of total sales. This percentage is much higher in areas that went from boom to boost, such as in the states of Florida, California, and Arizona. According to Realtytrac.com, 1 in every 371 housing units received a foreclosure filing in September.

The question is posed. Does buying a foreclosed property save you money? A market report from Zillow.com gave this example. "In the San Francisco market, where foreclosure re-sales made up 60% of transactions in December 2008, the median sale price for foreclosures was just 47% of the median sale price for non-foreclosures." Savings range widely depending on the area where you are buying,

but Zillow.com reports that "foreclosures sell for approximately 28% less than non-foreclosures after controlling for differences in individual houses." If you are looking to make an investment, however, you need to consider the market in which you are buying a foreclosure. A weak and ailing market could mean values will continue to fall. Buyers may be scarce. This is not an ideal environment for an invest-

ment. Other issues must be taken into consideration, as well. The process of buying a foreclosure can take weeks longer than traditional negotiations. This is simply the nature of the beast. A foreclosure is a legal process. A foreclosure also means you must buy title insurance. According to CBS money watch, "A title search will pick up errors before you sign the check and protect you if something was overlooked. In

Most Americans believe the housing market has hit the bottom and that it's a good time to buy, in part because many also think rents will rise faster than home prices. Fannie Mae's latest nation housing survey found that 70 percent of Americans think it's a good time to buy a home, up from 64 percent in January. By an overwhelming majority, 78 percent, also believe home prices will either hold steady or increase over the next year, compared to 85 percent believing the same thing about rental increases. While Americans expect rents to rise by 3.6 percent on average, home prices are expected to turn up only by 0.9 percent, Fannie Mae found. "Given the remaining level of shadow inventory, as well as the high number of adjustable rate resets still looming which could in turn lead to further defaults, it is difficult to see the supply of housing falling in an amount sufficient to move prices upwards in many parts of the country," said Nancy Osborne, chief operating officer of Erate.com, a Santa Clara, CA-based financial information publisher and interest rate

tracker. Also 67 percent believe housing is a safe investment, down three points since January and down 16 percentage points from a similar 2003 survey and the largest drop by far among all investment types tracked since then. Housing ranked second behind putting money into a savings or money market account (76 percent). "Our survey shows that consumers see a mixed outlook for housing and homeownership," said Doug Duncan, Fannie Mae's vice president and chief economist. "These findings indicate a return to a more balanced and realistic approach toward housing. While this will likely weigh on the housing recovery in the nearterm, it should, over time, help to build a stronger and healthier market focused on sustainable homeownership," he added. The Fannie Mae National Housing Survey polled homeowners and renters between June 2010 and July 2010 and compared the findings to similar surveys released earlier this year and 2003. The survey also found: • Mortgage borrowers (74 percent) and underwater borrowers (69 percent) are more likely to say owning a home is a safe invest-

ment than delinquent borrowers (57 percent) and renters (54 percent). However, this measure has fallen among all subgroups since January, with delinquent borrowers and renters showing the largest declines, down eight and seven points, respectively. • More than 70 percent of all respondents believe it will be harder for the next generation to buy a home, up three

points from the beginning of the year. • Fifty-four percent think it would be very difficult or somewhat difficult to get a home loan today, down six points since January. • Thirty-three percent of all Americans said they would be more likely to rent rather than buy if they were going to move, up from 30 percent in January.

• Among renters, 60 percent said they would rent again if they were to move, up from 54 percent in January. However, 69 percent of renters think it makes more sense to buy a home than to rent. • Mortgage borrowers (83 percent) and underwater borrowers (77 percent) remain bullish on housing and said they are more likely to buy in the future

than rent — both groups increased two points from January. "If you couple this (high inventories and rate resets) with the reality that it is far more difficult to obtain a mortgage as well as a job, when selling a home to someone who presumably needs financing to buy it, housing is still facing a conundrum." Osborne added.

Pet odors are a downside to sharing your home with a furry friend. These smells can become even more prominent during the cooler months when you cannot open the windows to let in fresh air. Deck and patio checklist: How to hold off winter weather and prepare for next year (ARA) - The patio season is winding down, but it doesn’t mean it’s time to neglect your outdoor space. While the season for outdoor decorating and hosting is about to take a break, you can do a number of things to make sure your deck or patio stays in good shape for next year. Winter also presents a great time to work on some projects that can make your outdoor space look even better once the warm weather comes back. Before the weather gets too cold, you’ll want to make sure you take care of a few things to protect your deck or patio from Old Man Winter’s wrath. Follow this checklist as you prepare for winter: • Clean your patio furniture before putting it away for the season. If you don’t have a place to store furniture inside, cover it with a tarp to protect it from the elements. • Bring flower pots and other containers used to hold plants inside, as ice or cold temperatures could cause them to crack.

Don’t forget to stain all ends and edges of the wood for maximum protection.

Always back brush to ensure optimum penetration and uniformity.

• Whether you have a cement patio or a wood deck, it’s a good idea to clear it of leaves and other

organic material, as it could cause mold, rot, staining or mildew if it is left there all winter. • The period before

winter provides a great time to clean and stain your deck. Staining your deck helps protect it from the ele-

ments and the process works best when the temperature is around 50 degrees. How to stain a deck: Remove all dirt and debris. If old deck coating is peeling, you should remove it using stain stripper. Before staining, apply wood deck cleaner liberally and allow to stand for five to 10 minutes. You may have to scrub areas with hard-toremove-stains. Rinse with a hose and lightly sand the surface after it has dried (recommended 24 hours after rinsing), removing dust before applying stain. If using a solid color, apply two coats of stain. If using a clear or semi-transparent stain, one coat will suffice. Always “back brush” for optimum penetration and uniformity. Avoid staining in direct sunlight or on hot surfaces.
