It can be easy for the selling experience to become clouded by emotion. A homeowner may have years of memories stored within the walls of a home. They look at a room, and instead of resale potential, they see a
baby's first steps and early Christmas mornings. When the time comes to sell, however, the time has also come to sever emotional ties with a house. Emotions can cloud your reasoning. And they can misguide you during a very expensive and important business transaction.
Sellers sometimes overvalue their homes, adding in sentimental value on top of property value. They refuse offers that, while reasonable, don't add up to the value of their memories. Or they turn down a potential buyer, because they don't garden and won't "leave the rose bush-
es," or aren't the "type" of person they'd like living in their home. For a smooth transition, hire an experienced real estate agent. Once you've turned yourself over to their guidance, you can then turn your focus onto the new phase of your life. And agent can help you establish a fair, and unbiased, asking price. They find the sellers. They show the house. And they help you sign
on the dotted line. The middle man is extremely beneficial in separating from your emotions. Your emotions may surface as soon as you list the house for sale, since many agents will suggest you remove many of your personal items from the house for staging. Because this is a very busy time of year with personal travel and holiday celebrations, many real estate experts note that if you have buyers dropping by your open house or making an appointment to view your home, there’s a good chance they’re serious buyers. There are some things you can do to make your home more “showable”. We often say in the real estate industry, “the way you live in a home is not the way you stage a home.”
So, while this time of year often brings out all the holiday decor, there is such a thing as too much holiday cheer. No, I’m not the Grinch. It’s just that not all buyers celebrate the same holidays. A good rule of thumb, is to keep decor simple and subtle. If you celebrate Christmas, go ahead and put a tree up but don’t put one up in every room. Remember that buyers will be looking at your home and imagining their own holiday celebrations there. So, be sure to
leave them room to envision their lives in the home. This goes for the outside too. Holiday lights can be placed outside very tastefully but ditch the huge inflatable characters that make it look like your yard is an amusement park. There are two reasons: presents take up precious floor space and they are a distraction. It’s a good idea to keep as many personal belongings as possible in a safe, private place. Especially in cold weather areas, cinnamon pine cones or some other mild potpourris can be a pleasant welcome. But don’t go overboard with different fragrances in every room. Another nice touch is to spruce up the mantle. However, if you usually hang stockings with your family’s names on them, you might consider using less personal ones while showing your home. It’s the same reason, stagers will put away your personal photos—to create a space where buyers can imagine their photos and belongings in. Listing your home for sale during the holidays doesn’t have to make you blue; in fact it can truly brighten your spirits by putting some green in your bank account. Federal tax credits set to expire by end of year (ARA) - Putting off that home improvement project? Waiting too long could be detrimental to your wallet. On Dec. 31, the federal tax credit worth up to $1,500 for energy-efficient home improvements will expire, leaving procrastinating homeowners out in the cold or at least chilly from their old, drafty windows. In addition to tax credit savings, many window sellers are offering savings on qualifying windows during October, which happens to be National Energy Awareness month. “The timing couldn’t be better for value shoppers to make the investment into new energy efficient windows for their homes,” says Erin Johnson, window expert for Edgetech I.G. “Special offers and tax credits will add up through December, but the longterm savings on energy bills will be long-lasting if consumers do their homework to find the right windows to meet all of their needs.” Shopping for replacement windows The first rule of thumb when shopping for new sustainable windows is to understand what the labels mean, and to read them carefully. Windows that bear the ENERGY STAR label are proven to
reduce heating and cooling costs, and are National Fenestration Ratings Council (NFRC) approved for U-factor (the rate of heat loss through the window) and solar heat gain (how well the window blocks heat from the sun). To meet the federal tax credit requirements, windows must achieve a .30 U-factor and .30 solar heat gain coefficient, and this information should be clearly marked on the windows. But to ensure the long-term performance of replacements, there are a number of other factors that should be considered, including condensation resistance. “The existence of condensation on windows is a sign that a window is inefficient,” Johnson says. “This can even occur in newer, poorly constructed windows and will lead to other problems, including
mold and damage to curtains, walls, carpet and the window itself. Most importantly, moisture can lead to seal failure and the need to replace the entire window system.” Some NFRC labels include condensation resistance (CR), which is reported on a scale from one to 100, and measures the ability of a product to resist formation of condensation on the interior surface of the product. The higher the CR rating, the better that product is at resisting condensation formation. While this rating cannot predict condensation, it can provide a credible method of comparing the potential of various products for condensation formation. This rating is not required to be posted on new windows - so be sure to do your homework if it isn’t there. The primary compo-
nent to watch for to prevent condensation is the spacer - the window component that separates and seals the two panes of glass. According to the NFRC, an important step toward reducing the potential for condensation is the use of a warm edge spacer system that reduces the conductivity through the edge of the window. “Non-metal, dualsealed warm edge spacer systems, such as Super Spacer, are less conductive than metal spacers, which leads to less condensation in insulating glass windows,” Johnson says. “Because of its all-foam, no-metal design, Super Spacer offers the highest condensation resistance in the industry.” According to Johnson, all-foam spacers have other benefits that will ensure the long-term energy performance of
replacement windows. “Rigid, metal spacers do not bend, so over time stress from wind, snow and barometric pressure changes can cause the seal to crack. A flexible spacer will expand and contract with weather changes, keeping the seal intact and the window performing longer,” she says. A survey conducted by the Alliance to Save Energy found that 64 percent of homes in the U.S. have single-pane
windows, which contribute up to 35 percent of energy wasted in buildings. In cold climates, energy-efficient, dual-pane windows with low-e coatings can reduce heating bills by as much as 34 percent. Air leaks in your attic or basement are harder to find, but cost you a lot in warmth and money. Take time to search your attic and basement so that you can find hidden energy leaks, especially along ducts and vents. A quick fix for these trouwalls and in the attic and how you can save energy. After all, what you can’t see can often ends up costing you a lot of money. To get started on weatherizing your home for fall and winter, follow these energyefficient tips: • Find hidden energy leaks in your home. A thermal leak detector that senses changes in temperature can help you find where your home’s weak spots are. • Insulate. The Department of Energy recommends that you have approximately 19 inches of insulation in your attic. According to the EPA, adding insulation to your home can save your family up to $200 a year on utility bills. For the average attic that has existing

If you want to attract a bounty of birds to your backyard during cold months, fat is your friend. Birds love suet, the solid fat rendered from beef, venison or vegetables that provides concentrated energy to help birds make it through freezing winter days and nights. Typical suet-eating birds include woodpeckers, bluebirds, chickadees, titmice and nuthatches, but you never know who might show up, like a kinglet or warbler. Feeding birds through winter can actually improve traffic at your feeder, since many birds will find and stay where there is a reliable food source. Supplement suet with seed While birds need
suet during winter, they also need a variety of foods that normally constitute their diets as well. Supplement your suet feeding with plenty of seeds, presented in a variety of feeding styles. Variety and reliability will attract birds and keep them coming back to your yard throughout the year.
