Is a little elbow grease needed? Selling an "as-is" home may turn off buyers, according to a recent survey of real estate professionals. The study comes from Coldwell Banker. The company found that 87 percent of firsttime buyers don't want to buy a home that requires them to do a NEW LISTING

The point is putting a little effort, money, repairs, and tender loving care into it. This could go a long way at the time of the sale. veways can go a long way to help increase the listing price. Ripping up carpet and painting the inside and/or outside of the home can also increase buyer appeal. If you have a homeowners insurance policy, yes, you have "tornado insurance." Homeowners insurance policies cover your home and its contents for wind damage, including damage caused by tornadoes, according to the Insurance Information Institute (III). You've just got to be sure your coverage limits are enough to fully cover the cost of rebuilding and replacing your stuff. April 27, 2011 was the deadliest day for tornadoes since a 1925 tornado outbreak killed more than 700 people in seven states according to the National Oceanic and Atmospheric Administration (NOAA). Recent tornadoes killed more than 300 people, largely in Alabama but also in five other southern states, leaving thousands homeless and without power. III says homeowners policies also cover the cost of additional living expenses (ALE), the cost of living elsewhere when you can't inhabit your home due to damage from an insured disaster. ALE covers hotel bills, restaurant meals

and other living expenses incurred while your home is being repaired or rebuilt. To get your home fully rebuilt after total destruction you need "guaranteed replacement cost coverage." Avoid home valuebased coverage (the value of your home on the open market), unless you can afford to pay the difference after a disaster. Replacement cost coverage will fully rebuild your home and replace its contents at current market costs. The coverage can be

tough to get in some high hazard risk areas, but if you live in areas with a high risk for tornadoes, hurricanes and other natural disasters, you need all the protection you can get. Home-based business equipment and supplies, home improvements and upgrades adding extra square footage, antiques, collections, hobby materials and other valuables should be adequately insured and may require special coverage. The III offers the fol-

lowing advice to speed your insurance claim settlement after a tornado. Much of the documents you may need should have been kept either in a disaster proof safe or away from the home, say in a safety deposit box • Be prepared to give your agent or insurance company representative a detailed description of the damage to your property. Your agent will report the loss to your insurance company or to a qualified adjuster who

will arrange an inspection of the site. • If it is safe to access the area, take photographs or videos of the damaged property. Visual documentation helps speed the claims process and assists the adjuster in his or her investigation. • Prepare a detailed inventory of all damaged or destroyed personal property. Make one copy for yourself and another for the adjuster or insurance agent. The list should

be as complete as possible, including a description of the items, dates of purchase or approximate age, cost at time of purchase and estimated replacement cost. Again, you should always keep an inventory of your personal property, just for this reason. After a disaster, your emotions will play havoc on your memory and make it difficult to detail all that you owned. (con’t. on page 8)

Spring home decorating: Taking items from discarded to divine (ARA) - Spring is often considered a time for cleaning up and cleaning out. As the saying goes, “Out with the old, in with the new.” However, according to Molly J. Deas, academic director for Interior Design at The Art Institute of Portland, spring is an ideal time to inject trends of the season and redecorate by reusing items in new ways. Deas highlights what’s hot in interior design and offers ideas on turning items that might usually be labeled as “junk” into new treasures. “Reuse” is the key to being both thrifty and eco-friendly. Examine objects you already have or flea market finds and consider how a fresh coat of paint or new hardware could update it. “Some popular new trends in interiors comprise the use of intense pop colors, mixing colors from a similar palette, metallic accessories, and adding natural accents such as seasonal flowers and plants,” says Deas. Incorporating pops of color like bright yellow, magenta, violet and lime green is a simple way to create a fresh room. Try punches of bright color against neutral backgrounds, such as white, cream or gray, for a live-

ly new vibe. Mixing colors of the same palette, for example a light violet with a darker plum, is another way to use color this spring. “Metallic accents can add a feeling of luxury and drama to a room,” suggests Deas. “Be on the lookout for mirrors, trays and picture frames that you can integrate into your room.” White furniture and accessories are another way to bring freshness to your space. They provide a neutral backdrop

and contrast to bright accent colors. Finally, bring nature and spring color indoors with potted tulips, daffodils, paperwhites or amaryllis. Make a statement with a brightly colored pot. This is a great way to incorporate subtle hits of color, particularly if your landlord just won’t go for magenta walls. Now that you have your inspiration and ideas, here are some suggestions on how to bring them to life. Commonly over-

looked pieces that can be reused for home decor include old lamps, lighting fixtures, picture frames, mirrors, and furniture. All of these items can be painted to create new decor. Paint is the most inexpensive way to create dramatic change in an interior environment. Mirror frames, old lamps and lighting fixtures painted with metallic paint will add a feeling of luxury and add contrast. Furniture can be painted or stained as well. Consider new,

brushed metal hardware to give it a modern feel. Be eco-friendly by using a non-toxic or low-VOC paint. Both are widely available at local home improvement and hardware stores. “As the weather improves, flea markets and garage sales are the perfect place to search for unique accent pieces. Vintage is still a hot trend in interior decorating,” says Deas. Mix vin-

tage objects and furniture in with modern decor. Buying used or vintage is good for the environment because it doesn’t require the use of more natural resources, energy or packaging.
