In a growing atmosphere of the do-it-yourself mentality, some wonder should I take on the homebuying process on my own. It's certainly been done, but, more often than not, homebuyers turn to the experts when it comes time to making, what will often be, their most expensive purchase. Here are just a few reasons why it's a good idea to use an expert real estate agent to help you navigate the homebuying process. 1. Knowledge is power. Real estate agents work in the field every day. They're immersed in markets that buyers, likely, have less opportunity and time to study. Working with the right expert can not only speed up the homebuying process but also help you easily transition from your current living space to the home of your dreams. You can also learn
information that's not readily available from, say, an open house sign or a listing you may view on the Internet. Elizabeth Weintraub, About.com Guide, writes, “For example, you may know that a home down the street was on the market for $350,000, but an agent will know it had upgrades and sold at $285,000 after 65 days on the market and after twice falling out
of escrow.” 2. Help with paperwork chaos. If you've bought a home then you know that the paperwork is enormous. If you've never purchased one, get ready to be overwhelmed. Why winterizing your fence is an important part of home maintenance (ARA) - Winter rain and storms take a toll on metal gate hardware. Inexpensive gravity latches function fine when new. However, as soon as rust sets in or gates fall out of alignment, these latches no longer close without manual assistance. A well-maintained fence can protect your home and possessions, prevent young children and pets from venturing out of your yard without your knowledge, and keep unwelcome intruders out. A fence that has been allowed to deteriorate, particularly if the gate no longer closes and latches securely, is a liability. It won’t provide constant reminders that repairs are needed, like a leaking roof, but it still needs to be fixed. You could be subjected to a lawsuit if someone enters your property, even without your permission, and is injured. A well-maintained fence surrounding your property can reduce that liability. Professional fencing contractors can be consulted for minor repairs, as well as new or replacement fencing, but there are
many “do-it-yourself” steps homeowners can take to preserve the appearance as well as extend the useful life of their fences. For wood fencing: • Protect against dry rot. If it’s already invaded the wood, pry or cut the damaged section out, scrub the remaining fence with mild detergent or diluted bleach and replace the section you removed with the same type of wood that was used in the original fence. Then, prime and paint or stain the entire fence. For metal fencing: • Powder-coated aluminum needs little maintenance, but if the coating has worn off in areas, it will need to be sealed and repainted before winter weather causes the metal to rust. • Steel or wrought iron fencing needs to be repainted when it rusts. Use a stiff metal brush to remove rust, wash thoroughly, then prime and paint with a rust-proof paint. Gates and gate hardware are the only moveable parts on a fence system, so they’re subject to the most wear and tear. Rust and gate misalignment are the most common prob-
lems that prevent latches from engaging properly. If the gate does not latch each time it’s closed, the entire fence is ineffective. Selecting the right gate hardware can prevent most of these problems. An investment in quality when buying new, or when replacing defective or old hardware, can mean that little or no maintenance needs to be done to the gate. How to cut more than $1,500 from your utility bill (ARA) - In today’s challenging economy, homeowners are looking for a few extra bucks to help pay their monthly utility bills and other household expenses, but there’s no need to resort to searching for spare change in the sofa cushions. You can find plenty of extra cash throughout the house by making some simple and smart energy-efficient home improvements. “The average household spends approximately $2,200 every year on energy bills, but there are definite ways to save,” says Bill Cunningham, an energy efficiency expert with home heating and cooling equipment manufacturer Lennox Industries. “In fact, homeowners who take the proper steps may be able to cut their annual energy bills by as much as half.” Cunningham points to the following areas of the home, and estimates just how much each of these 10 simple steps can add to your bottom line: Climate control: • Get with the program. Install an ENERGY STAR-qualified programmable
thermostat, and take the time to program it (the majority of consumers don’t). When used properly, these thermostats can cut energy costs. Average savings: $180 per year. • Retire the failing furnace. Replace your furnace if it’s more than 15 years old. Today’s state-of-theart furnaces, like the new Lennox SLP98V gas furnace introduced this year, can save hundreds of dollars each year in heating costs compared with older furnaces that are only 65 percent efficient. Average savings: $800 per year. • Insulate the attic. Since only 20 percent of homes built before 1980 are well insulated, it’s a good idea to add extra insulation to prevent the home’s heating and cooling system from having to work harder. The amount you may need to add will vary with climate, but you can save up to 10 percent on your energy bill by air sealing the home and adding insulation with a higher R-value, which refers to the insulation’s resistance to heat flow. Average savings: $220 per year.
Water heating: Dial it back. Lower the temperature on your hot water heater from 145 degrees to 120 degrees - the only place you’ll notice the difference is on your utility bill. Ten things to keep in mind when renting a home or apartment
(ARA) - Rent vs. own? More Americans are wrestling with that question as the economy continues its slow recovery. Even though homes are selling at record lows, many Americans are choosing to rent instead, maintaining their mobility and financial flexibility until the economy, as well as their job prospects, improve. More than 38 million people currently rent their primary residence, which represents about one-third of total U.S. residences, according to the U.S. Census Bureau. With the recent downturn in the economy and the spike in foreclosures, the demand for apartments and homes to rent has grown steadily in many parts of the country. For those new
to renting or those who haven’t rented a place to live since college or their early 20s, it’s important to understand your legal rights, according to the legal experts at FindLaw.com, a leading online source of legal information. Knowing your rights can help you avoid being taken advantage of or, avoid problems that could arise between you and your landlord. Every renter should become familiar with these 10 tips from FindLaw.com: Know your rights. It is illegal for a landlord to refuse your rental application for discriminatory reasons such as race, sex, color, religion, class, etc. If your application to rent an apartment is rejected, you have a right to
know why. Landlords cannot say an apartment is unavailable if it isn’t or use a different set of rules for assessing different applicants. Background checks. Landlords want responsible, trouble-free tenants. To aid them in selecting a renter, they can use background checks and credit reports to learn about a prospective tenant’s credit worthiness and potential criminal record. If you’re dealing with these issues, it’s often a good policy to be upfront with the landlord about any problems that may be revealed during a background check to gain the trust of the landlord. What should be included in the lease or rental agreement? A lease can be wordy, but make sure that it has
these important aspects: length of tenancy (month-to-month, one year or another period of time), amount of rent and deposits the tenant must pay, the number of people who can live on the rental property, who pays for utilities, whether the tenant may have pets, whether the tenant may sublet the property, and the landlord’s access to the rental property. Keep a written copy. While most states honor a verbal agreement, they are more likely to cause a dispute. Findlaw.com recommends getting your lease agreement in writing and using it as a reference for any complications that happen during your time as a tenant. If a landlord offers any additional benefits for renting, make sure those are spelled out in the rental agreement. Call the landlord with a maintenance problem. Usually the landlord is responsible for all maintenance issues. Document the problem by writing down the date it started and taking pictures if necessary. In some agreements, landlords need to respond to the maintenance issue, so refer to your lease for specifics. If they don’t respond, typ-
ical options include withholding a portion of rent until the problem is fixed, paying for the repair yourself and deducting the amount from your rent, or abandoning the property altogether without liability. Check the laws in your state. Noisy neighbor. One of the biggest hassles of renting is dealing with a noisy neighbor. If your neighbor is disturbing you, notify your landlord. In most leases, tenants agree to be respectful of those around them. It’s also a good idea to use your landlord as a third-party enforcer to preserve the relationship between you and your noisy neighbor. Safety first. In many states, landlords must provide minimum safety equipment such as peepholes, deadbolts, window locks and safety glass. If your landlord promises certain safety features, make sure he or she follows through on those promises. Ask other neighbors about the security and safety of the area before renting an apartment. Get renter’s insurance. Renter’s insurance is relatively cheap and will protect you where your landlord’s insurance won’t. If you suffer losses due to
theft or damage or are sued by someone who alleges they were injured in your rental because of your negligence, renter’s insurance can cover you and save you from a large financial loss. Preserve your security deposit. Security deposits are one of the most disputed items between landlord and tenants, so make sure that your lease clearly spells out the exact manner in which your deposit will be used or withheld. When you first move in, do an extensive walk-through to record existing damage and keep a copy of whatever report you give to the landlord. Handling an eviction. It’s hard to decide how to handle an eviction. If you can prove that the landlord was wrong, then it may be worth it to fight against the eviction notice and protect your rights as a tenant. Sometimes, it’s not worth the fight even if you win. Remember that in some cases you will still have to continue to deal with the same landlord.
