OUR PROPOSED PLAN Background • A two-year search • A perfect location for a design studio in a park-like setting • Unique mid-century modern architecture well suited for a design studio requiring minimal changes to existing structure • Close to home

OUR PROPOSED PLAN About the Property • Purchased property that is in disrepair and in need of renovation • 9.4 acres located off of Perrysburg Holland Road • Current structure is separated by a natural buffer, creek, floodplain and woods approximately 360 feet to the north of the neighbors to the South • Located approximately 330 feet from the nearest home to the North • Heavily wooded, secluded setting with plenty of space and privacy for the proposed use. Natural visual buffers exist between structure and neighbors • 2 existing buildings, a barn and a winding stream • Located near existing commercial property on Airport Highway

OUR PROPOSED PLAN Restore and Maintain the Natural Surroundings • Restore and maintain trees and other landscaping, currently suffering from years of neglect - Restoration work to grounds has begun • Plan to retain private setting and park-like surroundings • Establish any necessary visual barriers and privacy between one adjacent house to the North using evergreens or other plantings

Current buildings are mid-century modern, prairie-style, timber beam construction Main structure is approximately 3,000 square sqft Smaller building is approximately 700 sqft Separate barn

Views to the South A large meadow, stream and wooded area provide natural visual buffer to the South (even in winter with the leaves down). Floodplain insures natural barrier to South remains undeveloped.

Views to the West Heavily wooded area to the West provides buffer between property and Hoen’s farmland.

Views to the East Views toward Perrysburg Holland Rd. (East). Structure is set back and visually hidden by a natural buffer from neighbors on the other side of Perrysburg Holland Rd.

Renovate and remodel the existing buildings to meet our needs Possible addition to main structure for a total of approximately 4,000 sqft Minimal parking area required for staff and customers Environmentally conscience approach to preserve the environment

Proposed addition would be integrated into the existing architecture.

OUR PROPOSED PLAN Zoning Request • Seeking Office-Research (OR) for half of total site • Half of acreage to be zoned Open Space (PO) guaranteeing future buffer to the South • Zoning allows for use by a professional services firm • NORTH is not a retail business • Office-research (OR) and (PO) zoning creates a logical buffer between existing commercial on Airport and residential to the South
