A Review of 2022 and Outlook for 2023
2022 was a year of progress and a lot of construction. We saw an increased return of activity as offices welcomed more people back to the workplace each month. Additional residences were added, all with the most enviable views from their windows. Events filled with music, wellness, kids, and markets came back in full force. Restaurants and merchants never slowed down despite the new “progress interruptions.”
Some of the notable highlights in 2022:
• Opening of The Eastern, the newest residential tower at North Hills with 36 floors of residences and incredible views of Raleigh.
• Groundbreaking of Tower 5, an 18-story Class A office tower in the center of the North Hills Innovation District (NHID) along the I-440 beltline.
• The Midtown Farmers’ Market celebrated its 15th year anniversary.
• Opening of new merchants, including Woodhouse Day Spa, The BBQ Lab, Jubala Coffee, CowBar Burger, Primohoagies, and Clean Juice.
As we begin 2023, please continue to “pardon our progress.” Yes, there will be lots of construction throughout 2023 but as we enter 2024, we will have new areas to gather, to work, to shop, to play, to dine, and to live. The excitement around the Main District expansion and the expansion of NHID will have an immediate positive impact on the quality of life for everyone who experiences the North Hills community. These improved and expanded districts will provide places for the special outing, the important meeting, as well as the spontaneous visit. The community of North Hills will become even more vibrant, diverse, and deep as the progress continues.
In 2023 we look forward to:
• Channel House’s opening in late Spring. This will be the second residential building in NHID, adding 200 more residences to North Hills.
• The opening of NHID’s Maker’s Alley–a unique collection of micro-retail units designed to accommodate breweries, restaurants and local artisans and makers.
• One North Hills Tower, the 10-story office building fronting I-440 and in the middle of the Main District, will open in early Fall.
• The NHX Creative Office will also open, adding 80,000 square feet of additional office space in the Main District.
• The anticipated opening of Giorgio Bakasias’s newest culinary concepts: Las Ramblas and Giorgio Pizza Bar.
• The opening of new retailers like Rothy’s, Tecovas, and the Wake County ABC Store.

The Eastern
The Eastern rises 36 stories above North Hills, making it the tallest residential building in Raleigh. Since opening in April 2022, nearly 60% of The Eastern’s 376 studio, one-, two- and three-bedroom floor plans have already been leased, showcasing a significant demand for luxury living at a level previously unmatched in the Raleigh market. High-end interior finishes include gourmet chef’s kitchens with custom islands and quartz countertops, spa-inspired bathrooms featuring backlit mirrors and floating vanities, floor-to-ceiling windows with roller shades, premium wide plank flooring throughout, and much more.

Vine North Hills
Vine North Hills represents Phase 1 of the highly anticipated North Hills Innovation District. This mid-rise, 326-unit building has a mix of studio, one-, two- and three-bedroom apartments, available in two unique design schemes with plank flooring throughout. Additional interior features include stainless steel Energy Star appliances, including side-by-side refrigerators and front-loading washers and dryers; kitchens with premium quartz countertops, full backsplash, and designer lighting and plumbing fixtures; and luxurious baths with frameless glass shower doors and garden tubs.

Park & Market Midtown Green
The studio, loft, one-, and two-bedroom apartments at Park & Market are located in the Park District, directly above a variety of retail and dining options, including a Harris Teeter grocery store. Newly renovated apartment upgrades include granite and quartz countertops, stainless steel appliances, plank wood-style flooring, upgraded LED lighting, and island kitchens. Hospitality-inspired amenities include a saltwater pool with contemporary outdoor fire pit, fitness studio with cardio and weight machines, community bike share program, and a stylish clubhouse featuring televisions, comfortable seating, a game room, and computer workstations.
Midtown Green offers spacious studio, one- and two-bedroom apartment homes with views of beautiful Coastal Credit Union Midtown Park and surrounding neighborhoods. Luxury finishes include high ceilings (14’+ in penthouse residences), granite countertops, two-inch blinds, and vinyl plank flooring throughout. Residents of Midtown Green also enjoy a variety of community amenities, including a 24-hour fitness center, yoga studio, and fitness on demand digital classes; resort-inspired saltwater pool featuring gas grilling station, outdoor shower, festival lighting, and cabanas; and resident lounge with coffee bar, smart TVs, and iMac computers.
In 2022, Midtown Green updated the fitness center with new state-of-the-art equipment, and enhanced the courtyard with the addition of a fire pit.
Allister North Hills Apartments
Allister North Hills offers studio, one-, two, and three-bedroom apartment homes. The apartments are well appointed with two distinct interior finish options, granite countertops throughout, generous closet space, and balconies or extended sun rooms in every floor plan style. Amenities include two saltwater pools, an upgraded fitness center with row room, fire pits, a life-size chess set, and much more.
Allister completed several fitness center enhancements in 2022, replacing three elliptical machines and adding new equipment including four Peloton bikes, a Reflect smart mirror, and a TRX training area. The on-site pet park was expanded to create distinct spaces for large and small dogs to play. In 2023, the property plans to extend the pool deck of the main pool, adding an outdoor kitchen area and updated pavilion. An extensive clubhouse renovation is also planned to take place in 2023, with a focus on offering more work-from-home arrangements and more options for entertaining in the clubhouse kitchen.
The Dartmouth
The Dartmouth North Hills Apartments, located in the Park District, offers studio, one-, two-, and three-bedroom apartments complete with elevated interior design with granite countertops, stainless steel appliances, and smart features. Channel House North Hills Apartments
Set to open in May 2023, Channel House will usher in the second phase of NHID. A true celebration of the creative, the design of Channel House features a mix of live metals, natural wood, handforged iron, and exposed aggregate, which blend seamlessly with large-scale murals by local artists as well as the natural topography of Big Branch Creek. The St. Albans F+B Building
The freestanding retail space will feature an interior of 6,000 SF and more than 15,000 SF of outdoor gathering space – the most of any other North Hills space to date. An ideal home to one hyperlocal purveyor, guests of the St. Albans F+B Building will experience Raleigh’s most distinctive indoor/ outdoor experience in the heart of NHID.
St. Albans Residential
St. Albans Residential, located at the corner of St. Albans Drive and the future Hardimont Drive extension, will be NHID’s third residential community. Construction will begin in Summer 2023, with first apartments available for move-in beginning Summer 2025.
The two six-story mid-rise buildings of St. Albans Residential will offer a total of approximately 380 apartments atop 5,500 SF of ground-floor retail space. A mix of studios and 1-, 2-, and 3-bedroom apartment homes will feature high-end interior finishes, with oversized windows overlooking Big Branch Creek and the pedestrian bridges and walkways throughout NHID. North Hills Tower is a two tower mixed-use development with roughly 600 residential units, ground level retail and structured parking. The development project will be constructed in two separate phases with phase one breaking ground Summer 2023. Back for its 15th season, the Midtown Farmers’ Market continues to be a community favorite. A producers only Market that provides a weekly shopping experience in the fresh air for a full 30 week season with live acoustics, activities, and cooking demos.
Coastal Credit Union Midtown Park
Back for its 14th season, our Midtown Beach Music Series continues to be a regional and local favorite. This series is a communitybuilding event where guests can enjoy live outdoor music with their friends, neighbors, and co-workers. This concert series is held in the sweet spot of the warm weather season, mid-April through June, for a 10-week season.
Coastal Credit Union Midtown Park
Wellness Wednesdays Series consists of 24 weeks of fun fitness opportunities. This event series encourages participants to “Get Your Fit On” and promotes whole-body wellness through offering a wide variety of fitness concepts and healthy food or drink options. Triple Delight
by Gabriel Eng-GoetzThe current installation at Bank of America Tower’s Artbox is titled Triple Delight by Gabriel Eng-Goetz. Gabe is a visual artist based in Durham, North Carolina. His work explores the cultural history of identity, including his own as a Chinese American born and raised in the South, and our human connection to the natural world. This piece illuminates the unique and complex journey Asian Americans experience navigating life in the Southern United States – an experience that can often be described as ‘alien’ or ‘out of sight’. The vibrant colors, shapes and imagery celebrate the rapidly growing Asian community here in the Triangle as both worlds collide as one to create something uniquely beautiful.
Love Squared by Gina Franco
Gina Franco is a North Carolina based mural artist. Her work has been featured in many spots, including Crafted GSO, Burgerim, Pig Pounder Brewery, Greensboro, Durham and on the Beltline in Atlanta. She installed her first ever public mosaic in North Hills in 2022 accompanied by three street murals.

(Marina Nicole)Originally a classical pianist, born and raised in Pittsburgh, PA, Marina learned discipline and structure from a young age. To break from a regimented and strict practice schedule, she did art. In the beginning, Marina’s art was solely abstract, pen & ink. She enjoyed the precision and detailed designs. While she considers her niche to be pen & ink work and iconography, she has found that she also loves painting with bold and vibrant colors. She has delved into the mural realm and continues to paint on larger scales.
What Lifts You
by Kelsey MontagueKelsey Montague returned to North Hills in 2022 to update our What Lifts You Mural at Overlook Park. Kelsey Montague is an American illustrator, interactive street artist, and founder of the #WhatLiftsYou global campaign. She is best known for her large-scale, interactive street murals around the world, which provide opportunities for people to step into the work and become a living work of art.
Coastal Credit Union Midtown Park
In May 2018, Kane Realty Corporation and Coastal Credit Union announced an exclusive multi-year strategic marketing partnership for the naming rights to Coastal Credit Union Midtown Park, formerly called Midtown Park, located in the heart of North Hills.
Bookended by Tex-Mex restaurant, Chuy’s, and The Cardinal, and flanked by Midtown Green Apartments and Park Central, the area’s first high-rise luxury apartments, the 1.25-acre Coastal Credit Union Midtown Park is the backdrop for many events, both large and small. Designed by Thomas Sayre and Fred Belledin of the firm Clearscapes to be a distinctive piece of architecture in its own right, the space is versatile and inviting for guests of all ages. North Hills Dog Park
The fenced-in dog park is 9,500 square feet and located on St Albans Drive across from The Dartmouth and Park & Market North Hills Apartments. Complete with waste stations and water bowls, the dog park is open for public use.
Pop Up Park
The Outlook
Located between CAPTRUST and Bank of America Towers, The Overlook opened in March 2016. Designed by renowned artist Thomas Sayre, The Overlook is a sculptural gateway that connects North Hills’ Main and Park Districts with a grand stair, meticulous landscaping, and multiple levels for gathering.
In 2023, we added a new pop up park and dog park to the Park District of North Hills. Located by Advance Auto Parts Tower and The Eastern, these new parks will serve as a great amenity for employees and residents alike.
Sustainability
Tesla Superchargers
There are twenty-four Tesla Superchargers up to 250kW in the Main District near Target. The new Superchargers provide fast, reliable electric charging for Tesla vehicle owners. The Supercharging site will help grow the electric vehicle-charging network for customers, which can increase sustainable transport and provide a convenient destination for drivers to shop.
Walkability
Walkability is emphasized with the WALK [Midtown] program, which aims to improve pedestrian mobility, safety, and health. The proximity to the Raleigh Greenway, also helps reduce the carbon footprint of the community.
Recycling
Co-mingled recycling centers are available onsite. Restaurants participate in grease collections, which can then be recycled into biodiesel fuel, as well as food waste diversion and compost programs.
EV Chargers
Thirty-six charging stations are available in North Hills: (32) level-2 charging stations in the Park District’s Midtown Green Apartments, Park & Market Apartments, Bank of America Tower, Captrust Tower, Midtown Plaza, and Advance Auto Parts Tower; and (4) level-2 charging stations in the Main District.
Energy Usage
Energy consumption is decreased with LED lighting and by creating smart and efficient practices across the property with new technologies, such as automation and energy management systems. Use of Utility management software to track energy and water usage and monitor variances.
Beehive Initiative
North Hills has partnered with Bee Downtown to host Honeybee hives at Bank Of America Tower. Bee Downtown installs and maintains beehives on corporate campuses, rebuilding healthy honeybee populations while simultaneously powering Employee Engagement Programming and Leadership Development.
Composting at North Hills
North Hills and our retailers have been partnering with Compost Now since 2017. For 2022, Compost Now members diverted 255,057 pounds of compostable waste from the landfill. By diverting food waste from the landfill, we are reducing greenhouse gas emissions. Their aim is to continue lowering the barriers associated with composting, find and implement effective ways to reinforce the environmental, social and economic benefits of composting, and build a lasting, profitable organization that empowers its employees and customers.

Since its redevelopment in 2004, North Hills has been the heartbeat of Midtown Raleigh.
Midtown Raleigh Alliance
As a community-based nonprofit, the Midtown Raleigh Alliance (MRA) continued its mission to serve, promote and advocate for our local community and business district. The MRA prioritized curating and sharing information critical to businesses as they navigate the recovery process amid the challenges of labor shortages, inflation and supply chain woes. Additionally, we strengthened our partnership with the city of Raleigh to explore additional funding for new transportation and greenway connections.
Excitedly, we returned to in-person corporate events and community social gatherings. Two large forums were held the first half of the year providing timely expertise to members, guests and business leaders. ‘Midtown: Down to Business’ provided expert analysis and projections for the existing and pending post-pandemic business landscape. The ‘UN-Real Estate Forum’ provided market analysis on residential, commercial, and retail trends as well as several presentations on large scale Midtown development projects. The MRA partnered with the North Raleigh Chamber of Commerce and community members at our summer networking social and co-hosted a local Candidate Meet & Greet with Raleigh Magazine. The Midtown streetscape got a new burst of color as the MRA continued its Midtown Banner Art tradition, featuring two designs from one of the organization’s founding members and local artist, Chris Young.
Fulfilling a call to identify and support future leaders, MRA w as excited to again provide two college scholarships in the Spring of 2022. Sanderson High School seniors Aubrey Loftis and Nayla Seda were awarded the Midtown Community Hero Scholarship for their impressive academic and community service efforts while attending Sanderson.
At the 2022 ‘State of Midtown’ event, guests experienced exclusive luxury atop of The Eastern Residences in North Hills as they joined to celebrate the success of Midtown. This extraordinary event showcased the best views of Raleigh, including aerials of current prominent projects. The State of Midtown provided an experience that will long be remembered and furthered the strength of the Midtown brand. We are grateful to all sponsors who were paramount in making this event such a grand success!

Smoky Hollow
Smoky Hollow is a mixed-use, distinctive urban district revitalizing the northern gateway to downtown Raleigh. At Smoky Hollow you will find Class A office space, urban apartments, Publix grocery store and an energetic pedestrian promenade activated with events and outdoor gathering areas encompassed by engaging restaurants and retail.
This past year
several retailers opened their doors including Dose Yoga + Smoothie Bar, J.Lights Cafe and Milklab. In 2023, we are excited to welcome The Crunkleton, Heat Studios, Hush Raleigh, Madre, Midwood Smokehouse and New Anthem Brewery to the district.Platform
Platform is a 442-unit apartment community located on W. Cabarrus St., adjacent to Raleigh Union Station in Raleigh’s West End. The 7-story building will feature an active ground level with commercial and retail spaces and six levels of apartments above, all surrounding an integrated parking deck. In addition to the large central courtyard, community amenities at Platform will include an expansive pool deck with grilling stations and fire pits, wellness center with group fitness area, robust indoor/outdoor coworking spaces and resident clubroom with TV lounge and café barstyle dining area.
The first phase of apartments and the amenity spaces are scheduled to open in September 2023, and construction is anticipated to fully complete in February 2024.
West End II
Occupying just over two acres at the corner of S. West Street and W. Cabarrus Street, West End II will feature five floors of apartments atop two stories of parking and an active ground level with 4,000 SF of retail space. In addition to its collection of 240 studio and 1-, 2- and 3-bedroom apartments, the new development will feature an array of top-tier community amenities. Residents will enjoy indoor/outdoor social and co-working spaces, a robust fitness center, a large central pool with sundeck, and a top-floor sky lounge with views of the West End, the Warehouse District, and Downtown Raleigh.
Groundbreaking is slated for Summer 2023, with construction anticipated to be complete in Spring 2025.
