III. site surveying Novart Engineering provides professional inspectors to all areas of expertise in the construction field. Our services are not limited to the monitoring of quality of works on site, but start in the design phase of the construction when we assist the beneficiaries in adopting the best technical solutions, taking into account both technical and economic aspects through the execution phase and during the exploitation. For us, site surveying means not only supervising and issuing the legal documents for the technical book of the construction, but also a complete approach to all quality aspects of construction projects, management consultancy, contract management, planning and monitoring. Our main responsibilities are: •U nderstanding the needs of the beneficiary regarding the quality of projects; • Taking responsibility and coordination of the whole quality management process;
• Verifying the correctness and completeness of the technical project and construction permit compliance; • Verifying the correct execution of the works in accordance with the building permit, project technical specifications and technical regulations in force; • Checking compliance of the execution technologies to achieve high quality performance; • Prohibiting unauthorized use of materials and the use of unskilled labor; • Ensuring communication and collaboration with designers and legal procedures regarding changes to the project; • Ensuring compliance with legal provisions regarding the documentation of the execution of works; • Achieving the reception of the building objectives; • Preparation of the construction technical book.

efficiency means knowledge Planning and Control of Costs In the initiation phase of the project we estimate the investment costs, analyze the cash flow during the project execution and operation, determine the financing requirements and calculate the financial indicators of the project. In the design and execution phase, we implement the planned budget ensuring that each package of works to be contracted is within the budget.
Planning and Control of Resources Within the project execution schedule, we will embed the designers schedule (document release schedule), General Contractor and subcontractor’s schedules (human resources, materials, plant based on productivities and volumes of work) and the main suppliers of materials, equipment and services in order to obtain a realistic program of the project execution, avoiding interruptions, overall locations, cost overruns and conflicts in the project execution.
Project Risk Management Risk analysis at project level includes developing a risk register applicable to the analyzed project, qualitative and quantitative risk analysis, assessing the impact that the risks have over costs, activities’ durations and project quality, developing three possible scenarios for project execution (optimistic, most likely, pessimistic) that underlie strategic and tactical management decisions required in the project.
Project planning using Critical Path Analysis Our experts develop the schedule for the project execution using Critical Path Analysis method and taking into account all phases of the project - design and execution of construction works (all trades - structure, architectural finishes, plumbing, electrical, HVAC, weak currents, equipments), project completion and delivery.
