Sunset boost for Baylys Beach  by Paul Campbell and Sheri O’Neill

Nine years after the Baylys Beach Sunset West subdivision application was first lodged, the project is now restarted and moving ahead. The project has been sold to new developers in a move expected to increase the size of the beachside community by a massive 33 per cent. “But despite the fact that this community will be going from 200 ratepayers to nearer 300 over the next few years, there has never been any planning done for a commercial area for the township,” said Baylys Beach Society chairman, Maurice Weatherall. “This need will become glaring as the prospect of another 86 houses in the subdivision boosts the area economy. We will have tradesmen, owners and visitors providing a real financial boost to the area. And while it’s important to have progress, it’s also important to plan for the future, but that planning has been missing here.” The subdivision will also mark a local divide, with the developers committed to a sewage scheme for the new properties, while the older part of Baylys Beach will not be connected. In 2004 the Kaipara District Council worked with the original developer to install two temporary holding tanks to service the subdivision until a public wastewater scheme, then under consideration for the coastal settlement, became available. In the interim, council was to be responsible for the emptying of the holding tanks and the recouping of associated costs.

However, the proposed community wastewater scheme was then dropped, in the face of mounting costs, as the sewage system for Mangawhai on the east coast burgeoned into a monster that ultimately bought down the Kaipara District Council under an $80 million debt burden. With a public scheme for the community now very much on the backburner, the onus is back on the new Sunset Beach developer to fulfill the original resource consent conditions. After taking over the development three months ago, the new owners are

currently completing installation of the Innoflow wastewater system that was originally consented to permanently service the 86 lots on the property. Sunset West’s agent in Dargaville, Neil Sinclair of Bayley’s Real Estate, says the system is expected to be completed by April and that all stages of the subdivision are now available and priced to meet the market. “In addition to being a permanent solution, the yearly costs to lot owners for the Innoflow system will be considerably less than the current council rates for the holding tank service,” he said.

Mardi Gras is coming to Aratapu Aratapu Tavern proprietor, Donice Hall-Morris, is getting close to her southern United States roots, hosting a ‘New Orlean’s Mardi Gras’ jazz and food weekend over the weekend of February 8 and 9. “Mardi Gras celebrations are big all through the south. So this year we thought we’d hold our own.” Donice says the tavern will be providing some essential ingredients: New Orleans-style Cajun food, live jazz and ‘beads for deeds’. “This is where if you do something spectacular — such as singing a song or doing a great job on the dance floor — we reward you with a string of beads.” Another Mardi Gras prerequisite is a mask. “In New Orleans it’s kind of illegal not to wear one. But at Aratapu this year they’re optional.” The Northern Jazz Society is providing the music, and children are welcome. For information go to: www.aratapu.com or ph 09 439 5923.

for compensation and a further $20,000 to cover the costs of his career transition. According to at least one news report, an expert on employment law has said that a $20,000 tax-free compensation payment for the former CEO’s hurt and humiliation as part of the settlement indicated there was more to Mr McKerchar leaving the job early than met the eye. “KCRA finds it quite unacceptable that ratepayer money should once again be paid out behind a smokescreen of deceit and is asking the Commissioners to explain, under a freedom of information request, for more details on this matter”. KCRA is asking if there is a documented resolution for the payments voted on by all councillors, if legal advice was obtained and if former mayor Neil Tiller, and deputy, Julie Geange, followed “all lawful procedures.”

Information about the 2013 Northland Field Days from February 21-23 is being posted on the Northland Field Days Society’s new website, says president Lew Duggan.

“With a new date for the Field Days and more new exhibitors than ever before, we thought it only fitting that we launch a new website.” The site hosts a specials page, a news section, and a list of all the free services offered at the Field Days. Committee member Julie Geange says they are adding new features and information on a daily basis. “Info gets outdated really fast leading up to the Field Days, and the new website is super quick, which allows us to keep it right up to the minute. “ She says over the coming days exhibitors and visitors will be able to subscribe to an online newsletter,

access an interactive map and browse detailed exhibitor listings. A highlight of the Field Days this year will be the 21st running of the Northland Tractor Pull Competition. Organiser John Phillips says to mark the occasion 120 invites have been sent to previous competitors. “The tractors may be different but the general idea is exactly the same. We’re upping the stakes by including a three-legged race with teams of three, and there’ll be a special barbecue tea on the Saturday night.” For fur ther information: www.northlandfielddays.co.nz/ or phone 09 439 8998.

Settlement under fire The Kaipara Citizens and Ratepayers Association believe that the release of the deed of settlement covering the departure from the Kaipara District Council of former CEO Jack McKerchar “raises more questions than it answers.” “When his departure was first announced, Mr McKerchar said he chose to resign for personal and health reasons; ‘to increase my fitness and get the health benefits that will bring, so I can lead an active and healthy life as I get older’,” said KCRA chair, Ron Manderson.“Now we find that Mr McKerchar was apparently paid out to leave his position as CEO a year early.” The actual reasons for this termination are not spelt out in the deed of settlement. However the agreement provided Mr McKerchar with $200,000 for lost salary through ending his contract a year before its expiry date, the $20,000

Keeping you informed of happenings on our harbour today, and from bygone days — truly the ‘Jewel of the Kaipara’.

Kayaking the Kaipara  by Sheri O’Neill

Friends Craig Neilson from Auckland and Frederike Koring from Germany wanted one last summer excursion before Craig returned to work and Frederike set off for university in Edinburgh. “Kaipara’s history and geography seemed like something to experience, rather than read about,” says Craig, “and we wanted to go somewhere really remote, but not too far from Auckland. “ The tides of adventure brought them and their tightly packed double kayak to the Kaipara Harbour. “We paddled calm seas from Tinopai over to Oneriri, following the coast south to Motuouihi and Motuouroa islands in the Port Albert River mouth,” Craig says. “After crossing to Tapora for lunch we made the most perilous part of the crossing through tumultuous high-tide seas. When we arrived at Pouto, a kid on the beach informed us that we’d just crossed the world’s biggest white shark breeding ground!” After camping two nights at Pouto and exploring the area, Craig and Frederike made an easy trip back to

the Tinopai wharf on the low tide. Allan Crabb, Tinopai Volunteer Coastguard, commented on the couple’s journey: “It’s eight miles from Tinopai to Pouto – that’s 16 miles return – quite a trip!” Before leaving Tinopai the pair informed Allan of their destination and expected return times, and their plans to keep in touch with friends on land via cell phone. “They had their phone inside a condom, so they could use the touchscreen without getting it wet –  Kayaker Craig Neilson with well-protected cell phone bloody brilliant!” Allan says. However, Allan warns that Kaipara kayaking away from the shore is not for Tinopai’s Komiti Bay the inexperienced or unprepared. “For a start, you’ve got 9 knots of tide rip out there and you’ve got to be really fit to paddle against it.” A few days after Craig and Frederike’s Port Albert River mouth safe return, the Tinopai Coastguard had a callout for a Kelly’s Bay kayaker who had failed to return home. “We sent three boats out and found him up near Males Island,” Allan says. “He’d come across the river to the Tinopai side for a fish, but it’d blown up rough and he was too exhausted to make the return trip – and he had no radio or cell phone.” Pouto “You need to know your tides and Tapora keep a really good eye on conditions. Sandbank And as in any boating trip, anywhere, tell someone where you’re going and when you expect to return.”

“Covering the Kaipara”

Kaipara beats the main centres for housing affordability “First home buyers are now looking outside the major cities to secure their first home purchase. The Kaipara and in particular Maungaturoto, Paparoa, Matakohe and the areas in and around Dargaville offer an excellent opportunity to break into the housing market,” says Jill Wilson, principle of First National Roper and Jones. “Securing employment within the

greater Kaipara area or even the Whangarei area provides many first home buyers with the opportunity to buy their first home as house prices are much more affordable. The medium house price for Dargaville is still just under $200,000.” The number of first home buyers in this area has increased in 2012, with many first home purchasers praising the Kaipara’s affordable property market. With the housing prices still on the rise in the major cities across New Zealand (particularly Auckland and Christchurch) first home buyers may need to consider their options elsewhere if they want to buy a quality first home. One of the most important steps in ensuring first home buyers ensure they are making good decisions is not only to get great Real Estate advice from their local agents but to also have a good relationship with their bank who will guide help them on their purchasing budget.

At 65, he owns Mangawhai Computers and works part time repairing and maintaining gadgets and says he has had to adapt with the vast changes in the IT field. “Technology is moving very quickly and it seems new models will be outdated in less than six months. “While it is becoming user friendly the technology is more sophisticated although it’s generally easier to fix,” adding that he has had to learn to use, iPads, iPhones, Androids and Kindles among other gismos. When he began working for the Herald, he repaired a Linotype machine where

operators entered text on a keyboard and the machine assembled it on metal ready to be printed. The method was abandoned and replaced with computer typesetting in the 1980s and Alan feels that more changes are ahead in the news industry. “Newspapers are struggling to keep up with advancements made on the internet — flicking through the Herald, you can see they’re not getting the advertising they used to.” But these days he is more interested in spending time with his wife Carol and their grandchildren who ‘drag him down to the beach’.

Countdown tomatoes grown locally  by Rose Rees-Owen

Cherry and berry tomatoes at the Dargaville countdown may be grown closer than you think. Gurcharan Sing and Manjit Kaur Sood, hydroponic growers in Aratapu, supply produce to supermarkets under the Progressive Enterprises banner to outlets all around New Zealand.

“Gardening is my hobby and my passion — I’m in here seven days a week and sometimes nights, I love it.” After struggling with land prices in Auckland, they moved to the Kaipara in 2007 to set up their business and they are presently expanding with the fourth plastic shade house, covering 2,400 square meters, under construction. There are around 6,000 tomato plants per house and Gurcharan says he is the second biggest producer of cherry

tomatoes in New Zealand and one of two growers who produce the berry variety trading under Rasila Produce Ltd. “Progressive has the rights to the seed — so no one else in New Zealand can produce them.” While they may grow on a large scale it’s a family business with all members, including the grandchildren, helping out. “Gardening is my hobby and my passion — I’m in here seven days a week and sometimes nights, I love it.” He employs 14 local workers in the summer when production is at its peak picking a couple of tonnes of tomatoes every week. The family emigrated from the Punjab region in the north of India in 1988. Gurcharan worked in a government department but in his spare time he helped his father grow a variety of crops including sweet corn, wheat and sugar cane.

Following on from indications that sections and bare land are back in demand, some Kaipara builders are reporting an increase in new work. A builders’ supplies source says they are supporting more new work than usual, and he knows of two local builders who joke they have turned their phones off, they are so busy. He also reports an increase in out of town builders working locally, an indication that there may be work to spare. Grant Eager of Maungaturoto’s Brogan Builders, welcomes any rise in new work. “The trend in Kaipara has been to buy a reasonably priced piece of land

Those planning to DIY need to know that any building work that requires a building consent must be completed to the appropriate standards under the Building Code. Some work, notably gas, plumbing and electrical work, must be done by a professional. In the last two months of 2012, Kaipara District Council issued 151 building consents and signed off on 103 Codes of Compliance Certificates for completed building work.

Farming in the 21st century is a far cry from the simple rural idyll of yesteryear, when the most complicated piece of machinery on the farm was a horse and plough. The modern farm relies upon a dizzying array of high powered machinery to operate, from powerful tractors through to balers, rakes, harrows, cultivators and quad bikes — not to mention the farmer’s trusty ute! As well as farms as most would imagine them, there also exist in the north vast farmed areas of timber, silviculture plantations tended as carefully — and with the same calibre of modern technology — as the most up-to-date dairy farm. Machinery is critical to their success. No matter how advanced, though, the crucial points where machines can fail are

always the same. Good lubrication and sturdy tyres are the key to long-lasting, reliable service in the forest or on the farm, and in Dargaville the team forging this link in the chain are Gas and Tyre Services. Over the years they have built a reputation on honest and dependable service, on call to keep the Kaipara’s machinery moving. This year at the Field Days Gas and Tyre Services will be represented among the massive machines which they are proud to service — tractors, logging machines, farming implements and more, and to help their customers along they are also offering generous Field Days discounts. It’s all about numbers Starting on February 16, 7,000 temporary workers will deliver around 6.4 million paper forms to approximately 4.6 million people and 1.8 million dwellings nationwide in time for the National Census on Tuesday, March 5. Kaipara’s share crunches to 50 workers delivering around 25,000 forms to approximately 18,000 people in 7,000 households. All these numbers are more than usually out of date, as this year’s census is running two years late. By

law, New Zealand counts its people and their dwellings every five years, but in the aftermath of the Christchurch earthquakes the survey due in 2011 was deferred. The census also collects data such as income, disabilities, educational qualifications and smoking rates. Everyone in the country on census day must fill in a form but information can only be used in ways that cannot identify individuals. The numbers gathered enable central and local government planning for schools, roads, public transport and recreation facilities. Electoral boundaries are also determined. “The paper forms will be delivered to every household, but on census day people will have the choice to go online, using the reference number from the form and a unique Internet access code. If everybody in your household does their forms online, a collector may not need to call back,” said Northland area manager for Statistics New Zealand, Lynsday Elliott. Results of the census will be available in December.

Letter to the editor Getting it right Dear Editor,

team performed against another team. Have I just answered my own question?

What has happened to the English language? In the January 15th edition of the Kaipara Lifestyler, in an article about the restoration of the Askoy II, you said that Lindsay Wright ‘brought’ the yacht at auction. For goodness sake, ‘bought’ is the correct word! So many people these days say brought instead of bought and vice versa, rung instead of rang, done instead of did, seen instead of saw, I wonder what is taught at school? I once heard a teacher say “We bet them” when asked how his sports

Dear Oldie. Thank you kindly for your keen observation. We do strive for the highest English language standards in our publications. Sadly, amongst so many words, there may still be a literal slip between cup and lip. But we are certainly grateful for the vigilance of our readers. — Ed.

Water use warning Kaipara is facing a water shortage following a dry spell and the Northland Regional Council is asking for users to prepare for possible restrictions, unless there is significant rain over the next month or two. Areas at risk of water shortages include western areas of Kaipara from Kaihu to Pouto Point, the central areas south of Kaikohe and west of Whangarei, and Bream Bay and the southern Kaipara districts .Rain over the past several months has been significantly lower than usual. “This month has also been dry with high temperatures and persistent

westerly winds resulting in low soil moistures and reduced water resources,” said water resources manager, Dale Hansen. “Low soil moisture levels are likely to continue and river flows and ground water levels are expected to recede further throughout February and March if the region does not receive sufficient rain.” Mr Hansen says realistically, many parts of Northland will need about 80 to 100mm of rain — effectively the average monthly rainfall for February — over the next few weeks to ease the situation.

The key to being stress free  by Rose Rees-Owen

Grant Waldron looks like a man much younger than someone in their 60s and he says his active and stress free lifestyle keeps the grey hairs at bay. He crafts furniture in a workshop metres away from his house in Te Kopuru, where he and his wife, Cherry have a productive orchard and rear four cows. “In the early days, we used to be out there milking goats and making leather out of animal hides but that got a bit much.” He built his house from scratch and for many of the materials it was a case of one man’s rubbish is another man’s treasure. They braved a bee hive to save a set of French doors and the deck is made from timber recycled from a school demolished in Whangarei.

The house is a “labour of love” he says and it is still being added to after he started around 30 years ago — with Cherry excited that building has finally began on her walk-in-wardrobe. Part of his stress-free lifestyle is being his own boss. He works on anything from custom designed kitchens to pews at a local church in Te Kopuru trading under Grant Waldron Fine Furniture. The pieces are noted for their craftsmanship and he uses distinctive native timber and “swamp kauri.” Currently Grant is volunteering to help build the new movie theatre for Dargaville and he says it is a case of, “If you build it they will, hopefully, come.”
