A dining room from a renovation project on Love It or List ItVancouver by designer Jillian Harris.

WITH TV HOST, DESIGNER & MOM:

JILLIAN HARRIS

Niki Hope interview

Former Bachelorette Jillian Harris has been busy these last few years. She welcomed her first child, Leo, with longtime partner Justin Pasutto in 2016 then renovated her own home, all the while running her web business and filming Love It or List ItVancouver full time (last episode aired on July 17, 2017). Now, with baby number two due to arrive this October, Jillian finds time to share her insider tips with at home readers on how to make the most of their next renovation. Has having a child made you think differently about the functionality or design of space? Yes, it has.We have used softer finishes, thought about slip-covered furniture and used more colour in decor items to stimulate Leo’s senses.

most difficult make-overs to do, they make the biggest difference in your home. Bedrooms and living rooms can be easily updated with a lick of paint and some new furniture or lighting, but changing out plumbing, cabinets, and countertops and flooring in a kitchen or bathroom has more impact in the long run.

The families on Love It or List It Vancouver were always happy with the result of the renos - even if they ultimately decided to move. Was the reveal as fun for you as it was to watch? Yes! We kept everything a secret from the homeowners so the reaction you saw onTV is the same one we saw on the day. It was really amazing to watch and was always my favourite part of every episode.

What are some of the mistakes people make when tackling renos?

Love It or List It Vancouver was highly entertaining and inspiring. What would you say are the most impactful and ultimately best areas of the home to put one’s reno dollars into? If we are talking about value in terms of resale, then I’d say homeowners should invest in kitchens and bathrooms because even though these are the

A lot of people try and change their minds when construction has already started on the project – that can be a really costly mistake! You’re going to want to take the reins on the project and steer it to where you want it to go. So, the best way to do this is to take the time – before anyone knocks down a wall – to think through exactly what you want in terms of layout, finishes,

lighting placement and so on. Once a renovation starts, the trades move quickly and you don’t want your indecision to hold them up or have them undo something because you’ve changed your mind too many times – that can really hit your budget hard! With most renos, there tends to be unknown costs. How much should a homeowner put aside for these? You should have a 12 to 15 per cent contingency set aside to cover things like asbestos (if present, which is a big unknown cost) and other issues that may come up during a renovation, like electrical and plumbing updates. That amount will also give you a little leeway to make some minor changes during the process. How is it different to work on your own personal project? It’s not that different – the same decisions need to be made, like: “How will this space be used?” or “Will I still like this tile in 10 years?” It’s just that it’s all for my own family rather than someone else’s. But really it’s no more or less important than when I’m designing a space for a client. The only difference is that it’s way easier for me to make a decision for someone else than for myself. There are so many options out there these days, and I find

it hard deciding what will be best for me and my family; it’s much easier to decide for someone else.

Where are some of your favourite Metro Vancouver home stores? Where do you find inspiration for projects? I love shopping at The Cross, Country Furniture and Pottery Barn. I also enjoy seeking out vintage items at places like Spruce Collective, Painted with Love, The Found and the Freed, Franklin Antique Market and many others. I love working with artisans like Cason from Urban Roots, Steve from Concept and Design and James from Shilo Living – these guys make my design dreams come true.

Lastly, one piece of sage advice for those about to tackle a reno. What would you say is the single most important factor to consider before they begin? Concept. Know where you are going with the renovation so that you can make the decisions you need to make in a timely manner. Are you going contemporary, traditional or transitional? Pull together images that describe what you like as pictures speak a thousand words when it comes to design. !

Bathroom Ideas to Rejuvenate Your Space

Interior designers at Oliver Simon Design, Greer Nelson and Jamie Hamilton, share their expert advice when it comes to creating the perfect sanctuary bathroom setting.

1

Custom hidden storage

Bathrooms are typically filled with lots of little unsightly necessities – things crucial to existence, but not very pretty to look at. The secret to a beautiful bathroom is to build the right type of storage to ensure those necessities can be tucked away neatly and discreetly.Trays also work well to keep jewelry or other small pieces together. Let’s put it this way, we love trays so much, for their decorative appeal and functionality, that we don’t do a bathroom – or almost any room – without one.

2

Create natural light

If you are doing a renovation, make sure you bring in a window, if possible. It’s always wise to have as much natural light as possible in a bathroom. A good-sized window provides the right kind of lighting for doing your makeup, makes the overall bathroom space feel larger and allows for the flow of humid air.

Add an organic

3

Another great way to soften a bathroom’s hard surfaces is by adding earthy pieces such as baskets, wood trays or plants. Other options include an antique or new rug, fabric roman shades – just something to soften the space and add warmth to the bathroom.

4

Opt for pattern

There are a few ways to bring pattern into the bathroom: wallpaper, painted tile, or by installing tile in a patterned format. For example, place the tile in a classic, ever-stylish herringbone pattern, or a brick-lay pattern. Introducing pattern offsets the many hard surfaces – counters, vanities, tubs – and breaks the monotony.

A designer finish

Everybody always thinks about accessories in the living room, but bathrooms need those finishing touches just as much. Accessorizing adds personality and a focal point of interest to a bathroom. To achieve a finished, designer look, put a piece of art on the wall or add a beautiful rug.We also really love hits of black in a bathroom for added drama.
