PASSED THE MIDWAY POINT OF 2018. WHERE HAS THE YEAR GONE? Question: Do any of us react well to change? I’m guessing it’s a thing that most of us continue to resist. A product of increasing age? “Are we all undergoing ‘life velocity trauma’ (WTMB)* or is it just me?” *Whatever That May Be Let’s consider for a moment two issues. Firstly, the recent Ethical (some would say Legal) evolution in many significant fields. Among these would be – Political, Education, Business, Wage policy & Medicine/ Healthcare – to name but a few. The Second issue. The Effect is a resultant change in Standards or Practices. The oft termed, dreaded New Rules! As this is an Update relating to Real Estate, I make no apologies in my reference to a set of changes resulting from recommendation of the IAG (IndependentAdvisory Group) Report RECBC (Real Estate Council of BC). For those who have an interest in what I referred to as the new rules, these are available on RECBC’s Website. Thanks for your aid, Mr Google. These new standards became effective on June 15th of this year. Existing and new Real Estate practitioners beware; they must be obeyed! Whoever coined the expression “A change is as good as a holiday” may not have had this particular one in mind. These changes were indeed long overdue! For almost 2 decades many of us have been discussing the absence of logic in a practitioner, (Realtor) representing both a Seller client and at the same time a Buyer client. In Greater Vancouver this will no never happen.
Oh, yes, and remember when you discuss buying and selling a property with a Realtor, you will likely be asked to provide an initial/signature to confirm your agency relationship with that person. This is not a whim of the practitioner but a practice requirement. Being represented is not a legislative imperative but rejecting this agency may well be unwise. Note: my opinion here puts no more $’s in my Bank account. This month I’m not doing the numeric analysis of the ‘houses up, t-homes and apartments down or unchanged’ type of data mining. I will say though, that, as a general statement, detached homes number of sales are down as are detached selling prices while attached selling prices are up – remember that my focus here, as always, is our N/Shore. We shall continuing to include SnapStats which provides a 12 month trend for not only N and W/Van, but ALL available Metro locations. If any are not of interest, please ignore.
